麦纳首要业绩大跃进

(吉隆坡27日讯)麦纳首要有限公司(MAGNA,7617,产业组)公布,在截至2015年6月30日止第2季度,所取得的税前利润按年从286万令吉激增至3177万令吉。

至于营业额则由之前的669万令吉大幅扬升至7163万令吉。

该产业发展商致函大马交易所表示,业绩大跃进,主要是由墨尔本的‘皇宫’项目销售良好所贡献。

它说:“虽然我们预计下半财政年是充满挑战性,但是董事局对整个2015财政年度的财务表现持乐观态度。”【光华日报财经】

脫售產業獲利‧麥納首要第三季轉虧為盈

(吉隆坡17日訊)歸功於脫售產業獲利,麥納首要(MAGNA,7617,主板產業組)截至2015年9月30日第三季轉虧為盈,共取得8千535萬令吉盈利,去年同期為虧損2千107萬2千令吉。

9個月淨利漲124倍

首3季淨利成長12393.94%至1億7千304萬1千令吉。

第三季營業額飆漲37098.95%至2億4千848萬9千令吉;首3季營業額則增長405.44%至7億1千零70萬4千令吉。

派息5仙

該公司董事部建議派發5仙股息。

麥納首要在文告中指出,旗下產業發展部門的表現改善,這是由於完成和銷售古晉路商業中心計劃第一期6棟店屋建築和澳洲墨爾本的The Istana產業項目。

至於建築和工程部門沒有營收,盈利增加是由於早前對法律糾紛的虧損過度撥備。

貿易部門的盈利改善則由於對生產成本過度撥備。(星洲日報/財經)

傳華商有意購買 萬拿第一黎明小學地段

(吉隆坡22日訊)有消息指萬拿第一(MAGNA,7617,主要板建築)獲得華商興趣,以轉手吉隆坡市中心毗鄰的黎明小學面積達1.06公頃地段。

財經週刊《大馬焦點》引述報導報導,上述消息最早將在月底公布,而該公司早在今年初已表示有興趣脫售相關地段。

據悉土地叫價4億令吉或每平方不少于3500令吉,分析師指市價為每平方尺3100令吉。以此價碼計算,高于萬拿第一約3億4945萬令吉市值。而該公司已委任房產顧問代理尋找買家。

萬拿第一是在2010年以1億4820萬令吉或每平方尺1350令吉買進有關地段,並計劃發展成具18億令吉發展總值的安邦路標誌性大樓,但最終決定專注于較小型工程而中止計劃。

一投銀分析師稱,萬拿第一日若以每平方尺3500令吉達成土地交易,扣除2億7700萬令吉貸款后會有1億2200萬令吉現金,相等于每股37仙淨現金價值。

《大馬焦點》在稍早前報導,萬拿第一董事經理拿督拉哈典稱無意將售地所得收益派發給股東,而是用以購置小規模土地以及為未來工程發展融資。【中国报财经】

(吉隆坡3日讯)玛拿第一(MAGNA,7617,主板产业股)委任新总执行长和非独立非执行董事,即日起生效。

该公司在今天发出文告指出,61岁的谢霖宏(译音)委任为总执行长,而50岁的张志国(译音)受委为非独立非执行董事。

另外,在玛拿第一担任执行董事的陈伟达(译音),则由于追求其他兴趣事业为由辞职。

谢霖宏拥有超过30年的建筑和产业发展的经验,其中有两年在雪兰莪公共工程局(JKR)担任工程师。

他曾在不同的上市公司担任要职,包括在马化国际(MULPHA,3905,主板贸服股)担任总经理及马星集团(MAHSING,8583,主板产业股)担任执行董事。

傳麥納首要多名大股東‧洽售30%股權

(吉隆坡16日訊)據傳,多名麥納首要(MAGNA,7617,主板產業組)大股東有意脫售大約30%股權。

財經週報《The Edge》引述消息人士稱,這些大股東已遊說包括多家政府相關公司在內的潛在買家,惟至今仍未達成任何協議。

消息人士並未披露有意售股的股東身份。

目前,李興利和李頌海透過Fantastic實業公司握有麥納首要的20.69%股權,為最大股東,其他持股超過5%的顯著大股東包括陳梅娥(7.04%)、董事經理拿督拉哈迪安(6.46%)和陳玉瑩(5.62%)(人名譯音)。

值得一提的是,麥納首要早前發出4千萬股優先股予武裝部隊基金局(LTAT),如果這批證券換為該公司新股,武裝部隊基金局將握有稀釋後股權的10.77%。(星洲日報/財經)

Magna Prima以4300万令吉购地在莎阿南打造公寓发展项目

(吉隆坡9日讯)Magna Prima Bhd 献议以4300万令吉,收购一块位于雪兰莪州莎阿南镇、面积5.25英亩的有期地契地段,以打造住宅发展项目。

Magna Prima今日向大马交易所报备,独资子公司莎阿南Magna City私人有限公司(Magna City Shah Alam,MCSASB)已和卖家Regalia Raintree私人有限公司订立一项有条件买卖协议。

有鉴于此,MCSASB将负责在上述等地段打造一个住宅发展项目,发展总值(GDV)预计为2亿2081万令吉。

“此项目的发展成本总额预计为1亿8069万令吉,总盈利预估4012万令吉。”

根据评估公司Messrs Khong & Jaafar私人有限公司(K&J)的评估,在考量过土地规划许可及已核批的地盘规划图后,上述地段截至4月15日的估值为3800万令吉。

上述收购价是基于愿买愿卖的基础,在考量过该地段的市值、土地规划许可、地盘规划图、土木工程计划后所得出。

除此之外,该集团也参考由另一家独立估价公司PPC International私人有限公司(PPC)所进行的可行性研究,以评估这个发展项目的可行性,以及该地段的发展潜力。

Magna Prima计划打造一项住宅发展项目,包含315个单位的三栋楼高15层的住宅公寓,以及5间店面办公室。这几栋住宅公寓和店面办公室也将备有953个停车位。

“此发展项目预计在今年第三季动工,料将在2019年完工。我们将从公司内部调动资金,或向银行贷款,惟目前仍未决定需筹资的数额。我们将此发展项目命名为‘The View Residence’。”

Magna Prima表示,这项收购计划是策略增长和未来发展计划的一部分,以确保公司未来可持续获利。

该集团可在产业市场放缓之际,着手进行这项小型发展项目,同时,这个地段也已获得莎阿南市政厅的批准。

根据PPC针对这个发展项目的可行性研究报告,基于产业市场的现况,PPC认为,Magna Prima短期内不适宜在现有地库进行发展项目,并指在产业市场放缓之际,小型住宅发展项目更能反其道而行,并杀出重围。

此外,PPC在报告中也指出,这个发展项目的住宅单位定价为每平方尺600令吉,店铺为每平方尺750令吉,与当地相同类型的发展项目定价相去不远,即介于每平方尺590令吉至820令吉。

“另一方面,以此发展项目的献议定价来计算,其内部回酬率(IRR)达37.71%,销售回酬总额为19.14%。这属于可接受的回酬水平,尤其是小型发展项目,相对的风险也较低。”

这项收购计划也有助Magna Prima在巴生谷地区站稳阵脚,特别是在雪州莎阿南市区一带。

“此发展项目料将提高Magna Prima的营收,预计将为其未来的业绩表现作出贡献。”

(吉隆坡22日讯)产业投资项目价值调整,带动麦纳首要(MAGNA,7617,主板产业组)截至2016年6月30日止第二季上涨964%至2亿4495万6000令吉。

首半年净利起185.65%至2亿5048万6000令吉。

第二季营业额则跌69.8%至2187万8000令吉,首半年营业额挫90%至4642万6000令吉。

该公司透过文告表示,澳洲及古晋路产业项目为该季度营业额主要贡献者,产业投资项目的合理价值经调整后,取得2亿6100万令吉收益。展望未来,管理层预期今年业绩可符合预期。

购地价合理.麦纳首要盈利提振

(吉隆坡14日讯)麦纳首要(MAGNA,7617,主板产业组)以4300万令吉收购沙亚南5.25英亩租赁地,分析员认为尽管以溢价收购,但高回酬让整体出价显得合理,有望在短期内为公司带来盈利贡献。

艾芬黄氏研究表示,根据独立产业估值单位Messrs Khong & Jaafar,该地收购价虽比市价溢价13.2%或500万令吉,但整体价位合理,估计整合发展计划有望带来37.71%内部回酬(IRR)及19.14%的销售回酬。

一旦收购完成,麦纳首要独资子公司——麦纳城沙亚南有限公司(MCSASB)将发展3栋15层楼的高楼住宅及5间店,发展总值约2亿2081万令吉,总发展成本约1亿8069万令吉,料可获利4012万令吉。

目前,该发展计划已取得沙亚南市议会批准,可随时开始发展工程,并于2017年完成,艾芬黄氏预计,料可在近期内为该集团带来盈利。
