●慶隆發展(KELADI,6769,主板產業組)是活躍於吉打居林的產業發展商,且是作風低調的商界聞人——丹斯里陳華春旗下公司之一,無負債,淨持1億5千萬現金,具備良好盈利與執行紀錄,而其潛在價值對積極找尋低估資產的投資者來說,更是一大珍寶!
根據2013年報,該公司擁有許多長期不曾進行重估的地庫,尤其是居林一片暫用於油棕種植、但已取獲商業與住宅產業發展許可的515英畝地庫,最後重估時間是1996年,目前賬面值僅為1千947萬7千令吉。
用每英畝=4萬3千500平方呎計算,上述地庫反映在財報內的每平方呎價值,竟只有區區86.82仙!而另一片正進行產業發展的170英畝地庫,每平方呎賬面值亦只有1令吉34仙,顯然已與當今市價脫節。
用當地產業每平方呎叫價80至90令吉,與地庫成本佔發展值10%保守估計,有關地庫每平方呎市價如今可能已達8至9令吉,相等於每股資產值31至35仙;單是兩片主要地庫市價(未計算潛在發展值、另外667英畝種植地、其他中小型地庫或資產價值),就已較慶隆發展現有27仙股價高出14.8至29.6%。
考量居林產業以基本買家為主,需求較穩定,對政府打房政策免疫力更高,上述地庫料可長時間支持慶隆發展業績,逐漸兌現其價值;若多數資者察覺這點,這匹黑馬就有希望了!

(吉隆坡25日讯)产业发展业务贡献降低和鲜果串销售减少,导致庆隆发展(KELADI,6769,主板产业股)截至1月31日的2014财年全年净利下跌60%。
庆隆发展全年净利报2145万6000令吉,低于上财年的5297万2000令吉。
相比于2013财年9304万9000令吉,庆隆发展营业额按年下滑36.8%,至5885万令吉。
末季方面,庆隆发展净利按年上扬19.6%,至773万令吉,上财年同期净利为646万2000令吉。

庆隆发展首季净利跌29%

(吉隆坡28日讯)基于产业发展收入走低,庆隆发展(KELADI,6769,主板产业股)截至4月30日首季净利下滑29%,报291万7000令吉,上财年同期为411万令吉。
营业额则从上财年同期1167万9000令吉,下跌32%,报792万9000令吉。
基于手上项目销售缓慢以及一些产业项目以“先建后售”概念进行,产业业务在首季营业额和盈利走低。
至于种植业务营业额则因为鲜果串产量下滑而走低。
不过,盈利表现却因为种植园费用减少以及去年翻种活动几乎完成而上扬。【南洋网财经】

慶隆發展 一度觸及7年新高

(吉隆坡24日訊)市場揣測,本月初在巴生谷購買新土地的慶隆發展(KELADI,6769,主要板房產),或有計劃發展高檔住宅項目成焦點,傳聞帶旺股價盤中一度勁起4仙或9.3%,創下7年新高。
該股今早微揚0.5仙,以38仙迎市,隨著傳連發酵吸引大批散戶進場,交易1個半小時后勁揚4仙至41.5仙,交投愈發火熱,早盤位居10大熱門股榜,休市時掛41仙,起3.5仙,半日計有2457萬200股。
午盤間,慶隆發展走勢穩定,仍在40仙水平線上遊走,閉市報42.5仙,起5仙,成交量4256萬900股。
該公司本月2日宣布以1億9237萬令吉,向關聯公司陶瓷用具製造商吳萬發(GBH,3611,主要板工業),購買9塊位于吉隆坡泗巖沫(Segambut)土地,總面積近14英畝,值得注意的是,這些土地鄰近滿家樂鎮,近年來頻頻推出豪華公寓項目。
丹斯里陳華春為慶隆發展與吳萬發共同大股東,將吳萬發土地注入慶隆發展是為釋放資產價值;慶隆發展過去主攻中低房產發展項目。

發展值14億 慶隆泗岩沫建高檔住宅

(吉隆坡31日訊)慶隆發展(KELADI,6769,主要板房產)確定位于吉隆坡泗岩沫(Segambut)總面積近14英畝土地,將進行高檔住宅發展,估計發展總值介于14億至15億令吉之間。
這是該公司在本月初、從吳萬發(GBH,3611,主要板工業)購得土地后的最新發展,也是市場關注慶隆發展主席丹斯里陳華春釋放資產價值的計劃。
陳華春今日在出席股東大會后向媒體指出:“旗下公司在整合中,我們也開放各種機會。”
詢及是否會進一步脫售其他公司,他僅以笑回應,並指現沒有任何概念。
另外,慶隆發展董事經理蔡振亞說:“我們具有充足現金,未來若要為購地活動集資,我們有能力籌得資金,但目前未有發行附加股等活動來集資的打算。”
上述土地交易是在7月初簽署買賣協議,該公司在未來亦會持續尋求具發展潛能土地。
料營業額5800萬
慶隆發展2015財年首季業績表現雖下跌,但蔡振亞指次季料可交出媲美去年同期的業績表現。
“我們的項目具有良好訂購率,料本財年營業額可達5800萬令吉。”
他也指,公司未有放緩現有房產發展計劃,今年全年發展總值料達5800萬令吉,其中1500萬令吉屬已確認項目。
雖然國家銀行進一步升息,但對慶隆發展融資未有影響。
“銀行方面對我們有信心,並提供具吸引力的融資配套給買家。”
巴東色海項目發展值2.4億
慶隆發展在今年推出2項新工程,其中位于巴東色海(PADANG SERAI)的Taman Puteri發展占地240英畝,發展總值2億4000萬令吉,涵蓋341單位排屋、1010間半獨立式房子、234間獨立式房子及52單位商店。
此外,該公司4C2階段先建后售房產發展在6月24日推出后,已全面出售。至于4B2階段將在12月推出,相信會全盤出售。
慶隆發展現有1182英畝油棕地,其中667英畝屬已種植地,油棕樹樹齡介于20至38年,其余518英畝土地剛完成再種植。
該公司亦有133英畝空置土地,尚未進行規劃,以及167英畝發展中土地。
種植業務對公司收入貢獻,每年僅占約5%到10%之間。

集团次季净赚518万令吉或每股0.68仙;低于去年同期的636万2000令吉或0.84仙。
此外,营业额则按年跌16.01%,达1460万1000令吉,去年同期为1738万4000令吉。

1.9億向吳萬發購地‧慶隆進軍高級產業

(吉隆坡9日訊)慶隆發展(KELADI,6769,主板產業組)將以從吳萬發(GBH,3611,主板工業產品組)手中購得的泗岩末地段開路,進軍巴生河流域的高級產業領域。
該公司董事經理拿督蔡振亞在股東特大後說:“該地段將成為公司進軍高級產業的第一步。”
他表示,慶隆發展一直都在尋找黃金地段的空地,也認為,該公司現有的產業發展已成熟,是時候擴展其業務方向。
慶隆發展以1億9千237萬令吉購得該地段,而原址為工業地區,但在市政局及其他發展商的推廣下,逐漸變成住宅區域。
吳萬發工廠提供租金收入
該公司執行董事涂寶生表示:“要獲得有關單位通過發展批准,還需要2至3年,期間吳萬發工廠可為公司帶來穩定的租金收入。”
他也表示,視乎需求,如果市場需求好,將會在2年後立刻推平該工廠;如果市場不濟,則最多會跟吳萬發簽署多一年的租約。
“那塊地只會用以發展商業及公寓,工廠不在整個大藍圖之中。”
吳萬發稍早前配合Dynac倒置收購案為由,將上述土地賣給慶隆發展,以籌集拓展資金。
儘管吳萬發倒置收購案臨尾告吹,賣地計劃卻照跑,加深市場疑慮,擔憂吳萬發前景。
身兼慶隆發展和吳萬發大股東的丹斯里陳華春之前表示,吳萬發獲得的現金將不會用在擴展製陶業務,也表明這項業務面臨瓶頸。
吳萬發在獲得賣地得來得1億9千237萬令吉後,在沒有足夠資產的情況下變成了淨現金公司,如果在1年不注入新資產或減少現金流量,該公司將除牌。
數據顯示,陳華春分別持有慶隆發展的16.8%股權,以及吳萬發的64.1%股權。(星洲日報/財經) |

庆隆第三季净利扬12%

(吉隆坡22日讯)庆隆发展(KELADI,6769,主板产业股)截至10月31日第3季净利按年扬升11.62%,录得363万1000令吉或每股盈利0.48仙,上财年同期为325万3000令吉。
同期营业额报974万令吉,涨幅为43.94%,高于上财年同期的676万令吉。
合计首9个月,由于产业发展业务的收入减少,拖累营业额按年下滑9.94%至3226万6000令吉;同时也影响集团净利下挫14.56%,报1172万8000令吉。
庆隆发展管理层表示,国行紧缩贷款政策和调涨隔夜政策利率的影响,将会带来更大挑战。【南洋网财经】

KASB is a private limited company having an authorised share capital of RM400,000.00 comprising of 400,000 ordinary shares of RM1.00 each and its issued and paid-up share capital is RM100.00 comprising 100 ordinary shares of RM1.00 each. The intended principal activity of KASB is property investment.
