房市疲弱恐影响销售.实达3年财测微降

(吉隆坡16日讯)实达集团(SPSETIA,8664,主板产业组)2016年首9个月业绩表现普遍符合市场预测,惟分析员认为未来产业市场疲弱成为常态,将负面影响其产业销售活动,稍为下调其2016至2018年财测。

首9个月业绩符预测

丰隆研究指出,实达集团2016年首9个月净利3亿8300万令吉,占该行及市场全年预测的59%及57%,该行视为符合预测,因第四季净利将更为强劲,主要是第四季交付Parque墨尔本(6亿9500万令吉)、Eco-Sanctuary(2016年杪完成)、及部份第一期的峇达西发电站计划。

丰隆指出,实达集团管理层有信心达致全年销售目标35亿令吉,特别是ViiA-Residence及Setia-Sky士布爹计划获得良好订购率,加上今年其余时候将推出总值10亿令吉产业单位。

联昌研究认为,实达集团2016年第三季净利低于该行及市场预测,占全年预测的50%及57%,主要是工程进展放缓及产业销售额低于预期。该行将其2016年至2018年每股净利预测下调5%至16%,以反映较低的销售预测。

实达集团多元化其产业种类供各项目标市场,惟安联星展研究还是认为,大马及伦敦产业市场走软,料将拉低其销售额。产业销售疲软将是未来常态。

马银行研究指出,截至2016年9月杪为止,实达集团的未入账销售达84亿令吉(占2017年产业营业额的1.7倍)。

该公司最近以6亿2000万令吉代价,收购巴登的1675英亩永久地契土地,这使其地库增加至5480英亩,有效发展总值则增加13%至810亿令吉。

达证券将实达集团的2016至2018年的销售额预测,下调至34亿令吉至62亿令吉,同时将净利预测下调4%至微增1%。

安联星展指出,实达集团资产负债表保持健全,截至2016年9月杪为止净负债率为40%,使该公司在收购土地良机浮现时拥有借贷空间。惟目前该公司拥有3595英亩土地(发展总值710亿令吉),可供未来10年的营业额。

全年35亿销售恐难达标

联昌预料该公司未能达致全年35亿令吉的销售目标。

截至今年10月,累积销售额仅为24亿令吉,要在其余2个月中每个月平均销售5亿5000万令吉产业着实不易,特别是年杪为产业的传统弱季。

(墨尔本16日讯)实达集团(SPSETIA,8664,主板产业股)于澳洲墨尔本发展的Parque高端时尚公寓提前竣工,今日正式交屋。

该集团今天也宣布另3项房产发展计划,为迈向国际化的战略而布局。

该集团主席丹斯里万莫哈末扎希披露,该集团于2011年在墨尔本推出首个发展项目——Fulton Lane豪华公寓,并赢得信誉,这为集团向海外发展注入了一剂强心剂;接着发展第二项目Parque高端时尚公寓,推出332个单位,于2013年中旬开盘3个月便售罄,反应热烈。

“集团原本打算在印尼雅加达主办Parque公寓展销会,因单位卖完,最后被迫腰斩。”

他指出,Parque高端时尚公寓项目占地2英亩,发展总值为2亿3070万澳元(约7亿5707万令吉),同时保留1亩的“自然遗产植物保护园”作为私人公园,并在园内种植6棵树龄150年、受澳洲政府归类为国家级保护植物的榆树,迷人的景观出自国际名设计师Karl Fender之手。

购屋者六成澳洲人

他说,该发展项目凭借本身的优质住宅规划,加上坐落在墨尔本圣科达路(St Kilda Road),距离墨尔本中央商业区只需5分钟车程,如此优越策略性地点的加持,如虎添翼,可让购屋者逃离城中喧嚣,身处一个安宁及设施高尚的理想居住环境,做到大隐隐于市的最佳效果。

他表示,该项发展项目提前一个月竣工,至少55至60%的购屋者是澳洲人,另外大马人及中国人则各占一半,大部分购屋者打算入住。

他今日在墨尔本为“Parque高端时尚公寓”主持交屋仪式时,发表上述谈话。

收购地皮继续发展

万莫哈末扎希指出,未来该集团将陆续放眼进攻墨尔本房产市场,已收购地皮,料展开其他发展计划,包括卡内基(Carnegie)的Maison公寓发展计划、伯兰(Prahran)精品公寓以及完成第五项购地行动,其中以1亿零100万澳元(约3亿零77万8000令吉)大规模地买下中央商业区(CBD)4140方尺地皮,卖主为澳洲电讯公司Telstra机构,这项项目料在明年中旬陆续进行推介礼。

We refer to the announcements dated 3 June 2016, 29 August 2016, 30 August 2016, 19 September 2016, 17 October 2016, 21 October 2016, 24 October 2016 as well as the abridged prospectus dated 7 November 2016 in relation to the Rights Issue (“Abridged Prospectus”). The RCPS-i shall carry the right to receive preferential dividends, out of the distributable profits of the Company earned from the first day of the calendar month following the Issue Date ("Profits"), when declared and approved by the Board of Directors of S P Setia, at the expected preferential dividend rate of 6.49% per annum.From the period commencing on and including the 15th anniversary of the Issue Date until the Redemption Date (as defined below), an additional stepped-up preferential dividend rate of 1.0% per annum above the expected rate mentioned above, shall be payable on the RCPS-i on an annual basis, provided that the aggregate of the expected preferential dividend rate (including the stepped-up preferential dividends, if applicable) shall not exceed a total rate of 20%.

Redemption

塌橋意外主要由承包商負責 實達集團股價影響微

(吉隆坡1日訊)肯納格證券研究認為,吉隆坡生態城(KL Eco City)發展工程發生橋樑坍塌事件,或由工程承包商負責,不太可能對工程發展商實達集團(SPSETIA,8664,主要板房產)股價帶來影響。

該行今日指出,是項工程的承包商很可能需要對這起事故負責,並承擔成本。但在特定情況下,發展商也得給予承包商協助。

無論如何,肯納格證券研究指出,正尋求向實達集團管理層取得更多詳情,以確認是否涉及更多傷亡人數。

根據實達集團截止至中午1時發出的文告,這事故至今造成一死一失蹤,5人受傷。

實達集團指出,公司針對上述事故仍在進行調查,工程組將持續與有關當局緊密合作,並在適時作出跟進。

除了上述跨河行人天橋,將繼續進行吉隆坡生態城的其余工程。

是項工程的一座興建中的跨河行人天橋,周三發生意外坍塌事故。【中国报财经】

The Board of Directors of S P Setia wishes to announce that S P Setia had on 21 December 2016 acquired the entire equity interest in Setia Recreation Sdn Bhd (“Setia Recreation”) comprising 2 ordinary shares of RM1.00 each for a total cash consideration of RM2.00 from Lagavest Sdn Bhd, an indirect wholly-owned subsidiary of the Company (“Internal Reorganisation”). Upon completion of the Internal Reorganisation, Setia Recreation will be a direct wholly-owned subsidiary of S P Setia.

Setia Recreation is currently dormant and the proposed business of Setia Recreation is property development. The acquisition of Setia Recreation by S P Setia from Lagavest Sdn Bhd is part of S P Setia’s internal reorganisation exercise to streamline the companies within S P Setia group of companies for a more optimum corporate structure.

(吉隆坡22日讯)实达集团(SPSETIA,8664,主板产业组)宣布,该公司正式签署买卖合约,以6亿2012万令吉代价向莫实得种稙(BPLANT,5254,主板种植组)收购槟城威省北部的5块毗邻总占地1674.83英亩土地,以供日后发展为综合产业城镇计划。

该公司文告指出,随着旗下独资子公司──实达休闲有限公司日前成功标得上述地皮后,而于今日与莫实得种植委托的信托公司──联昌伊斯兰信托有限公司正式签署买卖合约。

文告指出,上述土地料充当发展综合产业城镇计划,预料在2019、2020年开始推介,需要15至20年才能全面完成。

Reference is made to the Company’s earlier announcement dated 9 November 2016 in relation to the acceptance of an award of tender for the purchase of 5 adjoining parcels of freehold land measuring approximately 1,674.83 acres in Seberang Perai Utara (“Land”).

The Board of Directors of S P Setia wishes to announce that Setia Recreation Sdn Bhd had on 22 December 2016 entered into a sale and purchase agreement with CIMB Islamic Trustee Berhad (acting solely in the capacity as trustee for Boustead Plantations Berhad) in relation to the acquisition of the Land for the purchase consideration of RM620,122,555.80 (or RM8.50 per square foot).

实达集团销售放缓或新常态

尽管实达集团(SPSETIA,8664,主板产业股)多元化旗下产品,但我国与伦敦房产市场疲弱,将继续打击新产业销售。

基于我国与伦敦主要市场营运环境艰难,该集团管理层早前下调2016财年销售目标,从40亿令吉降至35亿令吉。

英国推出欧盟后,伦敦巴特西发电厂(Battersea Power Station)项目的销售也显著放缓。该项目占实达集团82亿令吉未入账销售中的49%。

行家建议:

我们相信,产业销售放缓是未来的“新常态”,并压制净利增长前景。

预计实达集团在英国、新加坡,及澳洲价值26亿令吉的海外项目,将在今年首季进账,占该集团截至2016年9月杪未入账销售的31%,或海外未入账销售的50%。

因此,疲弱的新增销售,将造成净利下行风险。

实达集团的销售,主要受我国的城镇发展所推动,因该集团专注在推出更多可负担及中档房屋,令旗下的城镇发展广受大众好评。

实达、森那美和I&P终止与PT Hanson International在雅加达发展可负担房屋联营计划

(吉隆坡17日讯)产业发展商实达集团(S P Setia Bhd)宣布,印尼实达集团、森那美(Sime Darby Bhd)和I&P Group私人有限公司决定终止,与印尼PT Hanson International Tbk在印尼大雅加达(Greater Jakarta)联手打造一个可负担房屋项目的联营计划。

实达集团向大马交易所报备,根据之前与Hanson International签署的谅解备忘录(MoU)条款,印尼实达集团、森那美和I&P Group行使权利并终止这项MoU,即日起生效。

“终止MoU并没有对公司造成重大的财务影响。”

同时,该集团也没有交代终止MoU的理由。

这三家大马产业发展商在8月2日与Hanson International签署上述MoU。

各方拟在一幅面积500公顷的地段打造可负担房屋项目,此项目的发展总值(GDV)为11.29兆印尼盾(约35亿令吉)。这副地皮座落于马贾(Maja)坦格朗(Tangerang),距离雅加达约80公里。

根据MoU,森那美、印尼实达集团和I&P Group各别持股20%,而其余40%股权则由PT Hanson持有。I&P Group是国民投资机构(PNB)的独资子公司。

实达今年攻40亿销售
比2016实销高近5%

(吉隆坡23日讯)在同业下调销售预测之际,实达集团(SPSETIA,8664,主板产业股)反而上调本财年目标至40亿令吉,比去年实现的38.2亿令吉高近5%。

主席兼总执行长拿督许捷任指出,今年预计推出总值43亿令吉的项目,时间和项目会依据市场反应和需求调节。

截至去年12月杪财年,总销售额报38.2亿令吉,也突破了原订的35亿令吉目标。

放眼海外贡献20%

“尽管房地产市场疲软,但实达集团仍取得漂亮的成绩,团队的努力有目共睹。”

许捷任今日在2016财年业绩汇报会如此指出。

出席者还包括执行副主席兼财务总监蔡家耀和副主席兼营运总监拿督黄德威。

尽管市场备受挑战和不明朗,但他深信新财年可保持良好表现。

他说,外国项目去年贡献8%销售额, 墨尔本和伦敦市场的反应尤其好: “我们决定把海外业务贡献提升至20%。”

他解释,国内销售额大部分是来自中马,点26亿4000万令吉,而南、北和东马则合共8亿5970万令吉。

3个月赚4.2亿 派息16仙

截至12月杪的3个月,实达集团营业额报17亿7180万令吉,净赚4亿2480万令吉;同时,建议当季派息每股16仙,若股东同意,全年共派息每股20仙。

实达集团财年原本是10月底截止,但之前建议更改至12月底,因而无法与前财年同比,但合共14个月的营业额49亿5716万令吉, 净赚8亿803万令吉。

截至去年底,实达集团共有30项目动工中,发展总值达764亿8000万令吉,未入账销售额82亿5000万令吉。

许捷任指出,目前拥有5218英亩地库:“我们也会继续扩大地库,尤其是在巴生谷和柔佛。”

实达集团相信,这些因素可支撑接下来几年的营运。

推出更多可负担房

可负担房屋和中价位产业的需求殷切,实达集团将推出更多相关产业,主打介于60万令吉至80万令吉的排屋。

此外,还将推介Setia Sky Seputeh B座,及巴生武吉丁宜TRIO公寓。

至于海外发展计划, 许捷任表示,继Parque Melbourne获得成功,将再推出2项计划,分别位于伯兰和Exhibition Street。

另外,伦敦巴特西发电厂第一阶段工程,其中2栋楼已在去年12月交屋,剩余10栋将在2017财年次季完成。

询及实达集团会否再扩展业务至? 许捷任回应:“若时机恰当,不排除这个可能。”

上个月,实达集团旗下实达(印尼)私人有限公司、森那美(SIME,4197,主板贸服股)和岛屿集团私人有限公司(I&P),终止早前签下的了解备忘录,意味着在印尼打造可负担房屋的计划告吹。 【e南洋】

业绩超标财测上调

最新进展

实达集团(SPSETIA,8664,主板产业股)截至12月杪的3个月,净赚4亿2480万令吉,营业额报17亿7180万令吉。

合共14个月的营业额49亿5716万令吉, 净赚8亿803万令吉。

行家建议

实达集团全年净利录得8亿800万令吉,超越我们和市场全年预期。我们因而将2017和2018财年净利预测,分别上调3%和4%。

按季计算,归功于伦敦巴特西电站首期项目Circus West,其中2栋交屋,及Parque Melbourne竣工,当季净利增长3倍。

同时,当季销售额录得18亿令吉,带动全年总销售额达38亿令吉,超越管理层和我们预测,分别为35亿令吉和34亿令吉。

另外,中马依旧是公司强力支柱,全年带来26亿令吉销售额,反映出住宅需求尤在。

至于其他如Setia Eco Templer、Setia Eco Hill 2、ViiA Residence及Setia Sky Seputeh,共贡献7亿3400万令吉。

尽管市场备受挑战,但实达集团表现亮眼,连续两年超越市场预测。维持“买入”,目标价从3.39令吉,上调至3.82令吉。

答:是的,实达集团2016财政年业绩很好,表现超越市场预期,主要是英国巴特西发电厂计划(Battersea Power Station)提早显现的盈利,不过份析员在调整英国计划贡献时间后,普遍下调2017和2018财政年财测,最高达12%。

实达集团末季净利大扬217%,超越市场预期,全年业绩录得8亿零800万令吉。

大众研究则因为巴特西发电厂项目提早完成,且入账已显现在2016财政年,因此分别下调2017至2018财政年财测7%。

丰隆研究指出,实达集团在去年成功交付巴特西发电厂计划的两栋楼,对比预测的一栋楼快,因此上调2017财政年财测8%,惟在调整巴特西发电厂计划交付日期后,下调2018财政年财测12%。

肯纳格研究认为,实达集团的盈利将不会出现显著的转变,上调2017财政年销售目标14%至40亿令吉,并预计在巴特西发电厂第一阶段提早发展后,下调盈利预测2%。

丰隆指出,实达集团上升潜能来自于未来地库的发展项目及并购的机会。

多项风险

肯纳格则认为,实达集团面对的风险包括产业销售疲弱、赚幅波动、房产政策及贷款变化、海外及本地产业入账时间。

实达集团管理层设下2017财政年的销售目标为40亿令吉,其中54亿2000万令吉由新推项目推动,而料77%的销售贡献自本地项目。

40亿销售可达标

肯纳格认为,实达集团2018财政年可录得40亿令吉销售,且没有主要的国外项目贡献。未入账销售为82亿5000万令吉或为2年能见度,对比2年前的111亿令吉。

大众指出,该公司预计在今年将陆续推荐中等价格的有地项目及可负担房产,相信可贡献弹性需求。

分析员一般都给予买进评级,目标价是介于3.29至3.98令吉。

喊价8.37亿领先对手
实达竞标狮城道德路地段

(吉隆坡12日讯)实达集团(SPSETIA,8664,主板产业股)证实,子公司S P Setia国际(新加坡)私人有限公司确实参与新加坡道德路(Toh Tuck Road)住宅地段的竞标。

针对新加坡《商业时报》的报道,实达集团今天向交易所报备,旗下S P Setia国际(新加坡)私人有限公司的确有竞标该地皮,不过,还未收到新加坡市区重建局关于竞标结果的官方通知。

报道称,市区重建局在周二的竞标结束后公布,该地皮共接获24个竞标。

其中,实达集团的喊价最高,高达2.65亿新元(约8.37亿令吉),相等于是每平方尺每地积比率(psf ppr)939新元(约2968令吉)。

然而,实达集团今天的文告,并没有透露竞标价,仅表示一旦接获竞标结果通知,将会详细公布。

根据报道,实达集团的出价,超乎产业顾问的预期,因为顾问预估最高的竞标价,将不会超过每平方尺每地积比率750新元(约2369令吉)。

该地段面积达1万8721.4平方米,可以容纳最多2万6210平方米的楼面面积,或325个单位。

喊价排在实达集团之后的是新海逸投资,竞标价为2.602亿新元(约8.22亿令吉),相等于每平方尺每地积比率922新元(约2913令吉)。

而第三高的是Centrex发展,出价2.509亿新元(约7.93亿令吉),或每平方尺每地积比率889新元(约2809令吉)。

实达集团竞标的地段,是新加坡市区重建局今年推出招标的第一幅私宅地段。该局在2月28日,这幅99年地契的地段招标,并预计可为市场增添325个私宅单位。【e南洋】
