棕油價產量齊跌‧莫實得種植財測下調

（吉隆坡20日訊）莫實得種植（BPLANT，5254，主板種植組）首季淨利受原棕油價和產量雙雙下滑傷害，僅達到全年財測的10%，馬銀行研究下砍2015至2017年財測14至36%。
儘管降低財測，馬銀行仍認為該股股價下行空間有限，因股價目前僅以0.9倍本益比交易，每公頃土地企業價值亦企於誘人的3萬7千令吉，因此僅稍微下調目標價至1令吉65仙，重申“買進”評級。
馬銀行表示，首季低迷業績暫時受到莫實得種植建議以4千900萬令吉脫售柔佛古來88.2公頃採石地的利好消息沖淡，賣地計劃料能為該公司帶來3千800萬令吉一次性盈利。
“我們相信賣地活動反映出管理層釋放地庫價值的意願，尤其在原棕油價低迷的當下，因此預料該公司未來會傳出更多賣地消息。”
考量首季產量低迷，馬銀行仍決定下調未來3年的鮮果串產量預期3至6%，並因此調低2015年財測36%，2016和2017年財測則分別調低16和14%。（星洲日報／財經‧報道：李三宇）

莫實得種植擬售龐大地庫

（吉隆坡13日訊）莫實得種植（BPLANT，5254，主板種植組）自2014年6月上市至今，一年來的表現似乎並無任何喜慶的理由。
不過，一些意見認為，不妨重新審視這家公司，其中一個理由，恰好是該公司廣袤地庫的潛在商業價值。
莫實得種植向《The Edge》表示，公司未來會持續脫售非核心資產，並會適時作出公佈。
早前，該公司以4千899萬令吉脫售柔佛古來2片地庫，脫售總面積為88.17公頃，預期可取得3千800萬令吉或每股2.4仙的淨利。
馬銀行研究表示，脫售上述的地庫所得，相等於種植業務未來185年的淨利總和，每公頃的售價相等於55萬5千631令吉。
土地管理成本
不符合經濟效益
分析員表示，該公司部份種植地庫面積不大，且遠離其他大面積的種植地庫，管理成本不符合經濟效益，預料該公司近期將會持續脫售地庫。
截至2014財政年為止，該公司共有8萬3千360公頃地庫，分佈在士毛月、古來及檳城，總值約8億令吉。
分析員認為，上述的地庫可充作城鎮型產業計劃。
“該公司若持續脫售小面積的地庫，將有助於大幅度提昇淨利能力。”
另有分析員表示，若該公司進軍產業業務，將可釋放地庫價值，其現金流及資產負債表的估值相當誘人。
鑒於控股公司莫實得控股（BSTEAD，2771，主板貿服組）的產業計劃主要以巴生河流域為主，因此莫實得種植脫售地庫並不會對前者造成太大影響。
“即使該公司沒有進軍產業，截至2014年，回酬率達4%，算是相當穩定的回酬率。”
他認為，目前種植股的負面消息甚多，該公司股價下跌空間有限，且下半年原棕油貨應該會回升，屆時該公司應該可獲得更好的淨利。
分析員表示，按6月10日1令吉31仙閉市價計算，開年至今，該公司已經下跌了9.66%。對比1令吉60仙的首次發售價，目前估值相當誘人，主要是該公司的地庫價值高之故。
傳統上，種植公司每年首季表現最弱。截至2015年3月21日首季，該公司營業額下跌33.6%至1億3千18萬8千令吉，淨利重挫75.65%至735萬令吉。
若該公司在來臨的季度，無法取得較佳的淨利，相信管理層脫售地庫所取得的淨利表現，將再度引起市場注意。（星洲日報／財經‧TheEdge專版）

（吉隆坡16日訊）寶實得種植（BPLANT，5254，主要板種植）將以1億4300萬令吉，脫售柔佛面積達247公頃土地，進一步釋放資產價值。
文告指出，寶實得種植和子公司寶實得Sungai Manar 私人有限公司，與Sanggul Suria私人有限公司和Hanson Quarry產品私人有限公司簽署買賣協議，分別脫售57公頃和102公頃土地。
同時，上述脫售活動也包括在5月間公布，售出面積達88公頃土地給Seng Hong Quarry私人有限公司和Bentara Gemilang工業私人有限公司的建議。
換言之，該公司共脫售面積達247公頃土地。
寶實得種植副主席丹斯里洛丁發布文告稱：“這項脫售建議有助公司釋放投資價值，符合我們的策略計劃。脫售採石相關活動，即非核心業務，有助加強種植業務運作。”
相較估價師給予1億3900萬令吉合理價，上述脫售活動提供500萬令吉溢價。
寶實得種植預計可從中取得1億2200萬令吉收益，相等于每股7.6仙。

（吉隆坡17日訊）原棕油貨低迷，莫實得種植（BPLANT，5254，主板種植組）脫售種植地庫釋放價值，分析員看好該公司可能增發股息。
馬銀行研究相信，該公司接下來將會脫售士毛月、吉打、北海及大山腳的地庫。
該公司週二以1億4千300萬令吉脫售柔佛2片地庫地庫，脫售總面積達247公頃，預料可獲得1億2千200萬的利潤，遠大於種植業務4千700萬令吉的淨利，上述脫售預料在第四季可完成。
馬銀行表示，目前原棕油期貨低於3千令吉，該公司每公頃種植地庫最新的脫售價每公頃為59萬2千零20令吉，接近種植業務淨利200年的總和。
馬銀行說，脫售地庫可能成為釋放莫實得種植地庫價值的方法之一，並可能促使該公司增派股息。
連同脫售地庫淨利計算在內，馬銀行維持該公司每股淨利及股息預測，預計莫實得種植可派發6仙股息，週息率達4.5%。
“對比0.9倍的賬面價值，相信該公司股價下跌空間有限。”
馬銀行補充，該公司進行重估淨資產估值（RNAV）為39億7千萬令吉，每股為2令吉48仙。

(吉隆坡10日訊）大馬朝聖基金局（Lembaga Tabung Haji）收購寶實得種植（BPLANT，5254，主要板種植）4.95%股權，躍升成為后者主要股東。
寶實得種植今日向馬證交所報備，大馬朝聖基金局在週一（6日）收購公司7869萬股，直接持有4.92%股權，及間接持有135萬股，相當于0.084%股權。
隨后在週二（7日）時，該局再進一步購入2萬500股，並于週三（8日）購入50萬股，總共持有寶實得種植7921萬股，相當于4.95%股權。
寶實得種植兩大股東分別是寶實得（BSTEAD，2771，主要板貿服）和大馬武裝部隊基金局（LTAT），分別持有59%和11.34%股權。

（吉隆坡22日讯）由于售地取得3910万令吉的单次收益，莫实德种植有限公司（B PLANT，5254，种植组)次季净利飙涨逾4倍。
截至6月底次季净利达4860万令吉，或每股3.04仙，相较于上财年同期的946万令吉，或每股0.9仙。
该集团在今年5月19日与Seng Hong采石私人有限公司以及Bentara Gemilang工业私人有限公司，签署买卖协议，以4900万令吉现金，脱售位于柔佛古来面积88.17公顷的永久地段。
次季营业额则跌18.73%至1亿5338万令吉，同期为1亿8873万令吉。
该集团宣布派发每股5仙的第2次中期股息，并将于9月29日支付。本财年累积股息为7仙，相比去年的2仙。
首半年净利为5595万令吉，较去年同期的3956万令吉增41.43%；营业额则跌26.35%至2亿8526万令吉，去年同期为3亿8730万令吉。
该集团表示，如果不计售地获利，次季和首半年的营运盈利比去年同期低，因鲜果串产量下滑、棕油产品价格看跌，以及原棕油销量降低。
展望未来，莫实德种植指出，下半年的展望取决于原棕油价格回升和产量增加。
然而，该集团说，砂拉越地区的产量可能依然充满挑战，因宵禁还在持续。
该集团补充，印尼政府征收原棕油和加工棕油产品出口税的新政策，导致全球供应减少，大马出口有望受惠。

莫实得种植售6地皮 入袋5240万

（吉隆坡8日讯）莫实得种植（BPLANT，5254，主板种植股）脱售6块地皮，给杨忠礼机构（YTLCORP，4677，主板建筑股）旗下杨忠礼洋灰，预期可获利5240万令吉。
根据文告，公司将把位于柔佛古来再也（Kulai jaya），总面积达104.4公顷的6块地皮，脱售给杨忠礼洋灰，交易总值6067万令吉。
莫实得种植指出，这宗交易，有助公司释放非核心地库价值。
公司预期可从中获利5240万令吉，相等于捎来每股净利3.3仙。
今年6月中时，该公司也宣布以1亿4300万令吉，脱售古来再也共247公顷的地皮给数家采石场公司。
副主席兼董事经理丹斯里罗丁当时表示，采石并非核心业务，脱售旨在可简化和巩固公司种植领域的营运。【南洋网财经】

莫实得种植（BPLANT，5254，主板种植股）今年至今宣布脱售3片土地，总值2.04亿令吉，该公司料净赚1.74亿令吉或每股10.9仙。
管理层指出，明年将继续释放资产价值，会有更多脱售土地计划。
公司仍然拥有不少园丘地，这些土地已经不符合经济规模及营运效率。
此外，该公司也继续维持60%股息派发率的政策。
行家建议
我们相信，脱售土地的活动将陆续有来，这不会是一次过就结束的。
如果第三片土地的脱售交易，能够在年底前完全，我们预测的2015财年每股7仙股息，将有上调的空间，因为每股净利预测将从原本的8.9仙，提高至12.2仙。
尽管我们目前维持2016至2017财年的盈利预测不变，然而，我们相信更多的土地脱售活动，将可推高该公司每股净利及股息。

（吉隆坡19日訊）脫售地庫所得提振莫實得種植（BPLANT,5254,主板種植組）淨利，該公司截至2015年9月30日第三季淨利起27.36%至2千363萬9千令吉，帶動首9個月淨利揚升36.93%至7千958萬5千令吉。
第三季營業額微起2.26%至1億6千655萬4千令吉，但受棕油價不振影響，首9個月營業額挫17.88%至4億5千181萬7千令吉。
售地所得提振
莫實得種植發文告表示，脫售地庫獲得1千810萬盈利而提振了淨利表現；但今年首9個月平均棕油售價為每公噸2千160令吉，低於前期的2千477令吉，影響了營業額。
展望未來，管理層表示，原棕油貨價格、砂拉越鮮果串收成及沙巴勞工短缺都會對公司表現造成影響，不過馬幣走低有助需求，而厄爾尼諾影響收成，加上大馬和印尼政府努力支持，預料有助棕油價格走勢。（星洲日報／財經）

莫实得种植（BPLANT，5254，主板种植股）第三季净利按年涨27.4%，达2363万9000令吉，归功于脱售地皮的收益。
若排除收益和账面外汇亏损，莫实得种植的核心净利报1400万令吉，首9个月的核心净利则按年跌46%，达3400万令吉。
行家建议
莫实得种植首9个月的核心净利，达到我们全年预期的176%，主要是低于预期的成本和小股东权益。
然而，首9个月的核心净利却按年下跌，归咎于原棕油平均价格走低至每公吨2160令吉，但种植业务疲弱的表现，受到土地脱售收益缓冲。
今年迄今，该公司已宣布7项总值2亿400万令吉的土地买卖，估计有1亿7400万令吉收益入袋。
在纳入近期的脱售土地收益5200万令吉，我们将今年净利预估，上修41%至2亿100万令吉，同时本财年的股息预估调高至10仙。
我们估计，该公司在明后财年，将会脱售更多土地，以维持股息吸引力，维持“买入”投资评级和1.56令吉目标价。
