我只能找到annual report而已,quater report要在哪里找啊?可不可以指点指点?
还有,在bursa的网站找得到KLCI的本益比吗?
为什么在annual report里的balance sheet里面没有inventory的? |

(吉隆坡)亿成控股(MELATI,5129,主板建筑组)计划以1635万7603令吉34仙,向两位私人买家全面收购Asas Jiwa私人有限公司,以获得后者两块吉隆坡永久地契作为產业发展。
此公司发文告说,这项收购价包括Asas Jiwa债务1636万零754令吉84仙。后者目前在吉隆坡拥有两块面积达6795.968平方公尺地皮,主要用来发展住宅区。
亿成控股將透过內部资金融资,预料今年第4季可完成。

昨天 Melati 宣布买入 AJSB ,AJSB 是一间本地的小型投资公司。Melati 将以RM16,357,603.34 的价钱购入 100% 的股份,同时也承担这间公司的 RM16,360,754.84 债务。
听起来好像很复杂,其实并不是,让我来解释一下。
AJSB 是一间非常小型的投资公司,里面也只有两样资产,就是位于 Bukit Tunku 的两块地,地的面积如下:
Lot No. 4802 - Approximately 2630.371 square meters
Lot No. 4803 - Approximately 4165.597 square meters
在来看看他的负债,2008 只有 RM 2307 的负债,而到了 2009 年就增加到RM 16,360,752.84,这也不难理解,因为 7 April 2008 AJSB 买入了两块土地,买入价是 RM16,350,000.00。
所以我说 AJSB 的资产只有以上的地。
那现在看看 Melati 的投资如何:
我们先来 convert square meters 到 square feet:
2630.371 square m= 28313.077 square ft
4165.597 square m= 44838.112 square ft
总共的面积就是 73151.189 ft□ 。可以说是很小的土地,应该只足够建 bungalow。
我从这个网站看到一间位于附近的 bungalow 的价钱:

如果以这样的独立洋房为标准,Melati 收购的地只足够建两间。售价大概 1 千万一间,就是说总共可以卖出的价钱是 2 千万左右(以目前的市价)。
买入价是 1 千 6 百万,扣除种种费用,我相信 Melati 只能够赚取 1 到 2 百万左右的盈利。
以上全是我个人推测,当然还有很多可能性,比如说 Melati 选择暂时不发展这两块地,保留等待土地升值,那计算就完全不一样了。又或者 Melati 不只起两间独立洋房,结果也不一样了。
无论如何,Melati 这个投资确实是很小的投资。根据种种资料显示,我对于 Melati 进军住宅区还是有所保留。
p/s: 补充一点,Bukit Tunku 是属于高级住宅区的。

melati开始有复苏的迹象。。。
第四季的盈利高达5。20sen。足足占了近50%全年的盈利。。。加上手头上的工作足以让他忙碌好几年,细佬认为后市看好

以目前RM0.70的收市价,PE仅仅 70/11.66 = 6,刚宣布建议2.5sen的股息,DY= 2.5/70 = 3.57%。。。还算不错的回酬,起码比放FD好。
目前大多建筑股的PE都在10以上,加上melati是盈利公司,以往标政府工程的成功率高达40%。。。个人认为这股还是很有作为。 |

总值2亿9800万元房屋计划 亿成控股获2合约

(吉隆坡5日讯)亿成控股(Melati,5129,主板建筑股)独资子公司——Pembinaan Kery私人有限公司(简称Kery),获得房屋及地方政府部授权两项房屋计划合约,总值2亿9800万令吉。
亿成控股向马交所报备,上述合约当中,第一项计划是在吉隆坡设计和兴建500单位的组屋和公共房屋的附属工程,价值为8810万令吉,为期30个月。
第二项合约则在该位于吉隆坡的公共房屋计划下,兴建1600单位的组屋和附属工程,价值达2亿1590万令吉,为期36个月。
亿成控股指出,Kery之后会配合上述合约,与房屋及地方政府部签署一项正式合约。
该公司称:“这计划预计为亿成控股截至2012年8月31日止财年,以及合约期限内的财年,带来正面的每股盈利贡献。”[NanYang] |

建筑业务合约减 亿成次季净利挫49%

(吉隆坡24日讯)亿成控股(Melati,5129,主板建筑股)截至2012年2月29日财年次季,净利按年挫48.8%,报44万7000令吉,上财年同期为87万3000令吉。
另外,次季营业额按年增长10.32%,即从上财年同期的1685万6000令吉增至1859万6000令吉。
税前盈利方面,集团从上财年同期的115万6000令吉,下挫44.03%至64万7000令吉。
集团次季每股盈利也从上财年同期的0.73仙,下滑至0.37仙。
此外,该公司在截至上半年的营业额为3064万4000令吉,上财年同期为3258万令吉,按年滑5.9%。
亿成控股上半年净利为87万令吉,较上财年同期的189万6000令吉下跌54.11%。董事局在季度财报指,盈利下滑的主因是建筑业务合约减少。
虽然如此,上半年税前盈利为125万令吉,较上财年同期的253万9000令吉跌50.77%。
该公司合计半年的每股盈利为0.73仙,上财年同期则是1.58仙。[Nanyang] |
