麥納首要8405萬購墨爾本產業

(吉隆坡5日訊)麥納首要(MAGNA,7617,主板產業組)與澳洲Yucal私人有限公司簽署瞭解備忘錄,以2千600萬澳元(約8千405萬令吉)收購後者位於墨爾本的產業,以進行發展總值高達2億1千萬澳元(約6億7千890萬令吉)的住宅產業發展計劃。
該公司發文告表示,名為Dynasty Living得產業發展計劃涵蓋樓高25層,320個公寓單位,發展總值和發展成本份別達2億1千萬和1億4千800萬澳元,預計將在2011年第四季動工,並在2013年竣工。

萬拿第一盈利猛漲5倍

(八打靈再也19日訊)萬拿第一(MAGNA,7617,主要板建築)今日宣佈今年首半年業績,稅前盈利猛漲5倍至620萬令吉。
期間,營業額增長11%至5420萬令吉。
據文告,能取得如斯增長主要歸功士拉央One Sierra及莎阿南U1的房屋發展計劃﹔其次是位于古晉路Boulevard綜合商業公園和武吉加里爾的房屋發展計劃。
目前,該公司銷售額超過4億令吉,每股收益比去年同期達4倍增長至2.51仙﹔淨負債率降至0.65倍,現金儲備增至2800萬令吉。
該公司在澳洲墨爾本Dynasty Living公寓的房產計劃,62%或320個單位已售出,工程將于2013年完工。[ChinaPress] |

麥納首要8542萬澳洲購地‧無力付款被解約

(吉隆坡1日訊)麥納首要(MAGNA,7617,主板產業組)以2千600萬澳元(約8千542萬5千285令吉)收購墨爾本一塊地段與產業的計劃,遭賣方澳洲Yucai解約,主要是麥納首要在無力支付收購餘額下違約。
麥納首要發文告表示,接獲Yucai的解約通知,除非麥納首要在14天內處理違約問題,同時支付法律費440澳元,否則Yucai將暫停合約。
麥納首要早前計劃向Yucai購入面積約2千764平方公尺的地段與產業,麥納首要正針對上述問題考慮下一步行動,並將進一步公佈。(星洲互動) |

專注大馬澳洲房市 萬拿第一放眼7億銷售

(吉隆坡28日訊)房地產發展商萬拿第一(MAGNA,7617,主要板建築)迄今持有5項正在進行的房地產計劃,並預計今年銷售額能達7億令吉。
該公司首次踏出國外,以2億1000萬澳元(約6億7566萬8000令吉)藉澳洲子公司向澳洲Yucal私人有限公司收購墨爾本的一項房產,預計今年可帶來銷售額達4億令吉。
同時,上述計劃料在明年2月回到大馬進行預覽推介。
該公司執行董事拿督拉哈迪安馬末說:“上述計劃將于2013年建竣,其中62%單位已售出,其余將公開給大馬投資者認購,想必會引起市場購興。”
他今日出席萬拿第一的特別大會后,向記者如是指出,列席者尚有財務主管曹劍超。
目前萬拿第一僅會專注在澳洲計劃和巴生谷一帶的房產計劃,暫對其他市場不感興趣。
每年至少完成2工程
在本地,該公司擁有4項發展工程正在進行中,分別有來自士拉央One Sierra、莎阿南U1的房屋發展計劃、古晉路Boulevard綜合商業公園和武吉加里爾的房屋發展計劃,市場反應良好,大部分單位已售出,所有計劃料在明年竣工。
曹劍超說:“公司每年都會完成2至3項工程,營業額得以保持。”
萬拿第一仍有兩項未發展計劃,分別為八打靈再也加星路(Jalan Gasing)的綜合發展計劃,發展總值(GDV)約6億令吉。
另一項位于黎明國民型華文女學校安邦路的商業住宅發展計劃,發展總值超過10億令吉。
展望房產領域,拉哈迪安馬末認為,有地房產的需求量會提升,銷售量會上揚;同時不看好供過于求的商業辦公樓,預計吸引力會下降。
他認為,武吉加里爾會是一個擁有發展潛力的地區,在該地的計劃反應熱烈,推介1小時后200個單位全面售出,工程會在明年完工。 [ChinaPress] |

(吉隆坡5日訊)萬拿第一(MAGNA,7617,主要板建築)計劃結合現金及發新股,出價1億令吉,收購PCM建築私人有限公司位于莎阿南20英畝土地,預計可在今年末季完成。
該公司今日向馬證交所報備,獨資子公司萬拿生態城(Magna Ecocity)將以支付7000萬令吉現金,余下3000萬令吉則透過發股償還;前者將發行111萬4286股新股予PCM建築。
文告說,上述地段用以發展成綜合住宅及商業計劃,發展總值估計達8億3267萬令吉,總發展成本則為6億2483萬令吉,預計可帶來2億784萬令吉盈利。[ChinaPress] |
