Magna Prima buys 4ha of KL land for development
KUALA LUMPUR: Magna Prima Bhd yesterday sealed a deal to acquire 4.09 hectares of prime land along Jalan Kuching here for a mixed development project with a gross development value of about RM730mil.  The project is anticipated to kick off and launch for sales within the next six months with completion targeted for 2010, Magna Prima said in a statement.  Magna Prima will fully undertake the project, which will feature 20 units of three-storey shops; two blocks of 200 signature offices; one block of 15-storey offices; a hypermarket on the lower ground and ground floors; five levels dedicated to retail shops, departmentstores, a cineplex and bowling centre; two blocks of 800 service apartments and three levels of underground parking with about 5,000 bays.  The total gross development floor area is estimated to be 3.187 million sq ft, excluding the parking area.   “The acquisition of this land is in line with Magna Prima’s business model, which is purchasing land with development order for fast turnaround time,” executive director and chief executive officer Lim Ching Choy said.  “This development carries numerous potential and business opportunities, especially since it is located in a high density and established area with a high population,” he said. – Bernama

根据我的少少经验,通常private placement/附加股之后股价就会下调。。。

原因可能是为了吸引投资者购买private placement/附加股或以较高的价钱发出private placement/附加股,所以会有人支持股价或抄高她。而公司发出private placement/附加股之后,或是因为目的达成,或是因为票数大量增加,或是因为没人支持股价了,股价就可能会下跌。

另外请问blackcat98兄,
Magna现在的盈利增加是因为那KLCC附近的高级公寓的缘故?
请问那高级公寓计划的盈利贡献到几时结束?
Magna还有别个发展计划在进行着吗?

我还不打算投资Magna,只不过想给给意见。。。

疑前管理層涉不當行為 麥納首要報案

麥納首要(MAGNA,7617)已向警方報案,指控其前管理層和子公司麥納Park和Perembun(馬)有限公司的交易涉及不當行為。

麥納首要發文告披露,該公司於本月9日報案,指控2004年9月25日的一項綜合發展委任中或涉及不法。

有關委任信中,麥納Park委任Perembun 為綜合發展計劃的主要承包商。該計劃包括承建56間商店辦公樓、567個車位的停車場和397間吉隆坡公寓。

Perembun過後於2004年10月26日,和麥納首要另一家子公司麥納首要建築有限公司簽署聯營協定設立MPC─Perembun公司。

在聯營計劃下,Perembun 作為主要承包商須轉讓工程計劃予MPC - Perembun,工程約值5636萬令吉。

麥納首要指控,在同年10月27日,Perembun和MPC-Perembun另簽附加協議,並把工程價調低至5486萬令吉。

作為轉讓合約的代價,MPC-Perembun聯營公司付予Perembun 150萬令吉的獎掖付款。

麥納首要說,當時麥納首要、麥納Park和MPC中有共同的董事,不過在交易前MPC董事部並沒有議決通過另訂附加協議。

報案書上表示,在工程轉讓中調低工程價和支付給Perembun獎掖付款是不當與令人懷疑的,因為這樣的安排對麥納Park、MPC或麥納首要皆無益處。

Employees’ Share Option Scheme (僱員認股計畫) 簡稱ESOS,執行價都比市價還要底,目的是要獎勵有貢獻的員工們鼓励他們繼續為公司打拼。
i)停此現有的僱員認股計畫,
ii)建立新的僱員認股計畫代替現有的,
iii)私下配售,Mr.Business 上面已經解釋清楚。

未必是,根據資料所得Avare5月的時候只剩下20%單位 (大約16),估計在5600萬左右( 16 units* $3.5mil = $56mil ), 平均下來一個月也不過貢獻560萬,而且林董事在10月份曾經表示magna營業額60%主要貢獻來自於MagnavilleDataran Otomobil
還有一點,營業額急增和最近政府推出大型計畫脫離不了關係,南柔計畫,北方走廊,消除產業盈稅,大馬第二家園和最近大馬版的迪斯尼傳聞,已經吸引不少外資進駐,從klse quarter report可以看到近期許多發展商逐漸反虧為盈,尤其UEM最明顯不過,雖然magna很少接到政府工程,但是整個產業的需求不斷走高,房價高企,取消產業盈稅後所產生的影響,直接帶動了整個國家產業區域發展,magna也從中受惠不少,不然Avare那裡能吸引到70%的外國買家,而且最後剩下幾個單位也是吊高賣。

请问那高级公寓计划的盈利贡献到几时结束?


我不清楚,Avare在今年1026日宣布sold out,所以貢獻出現4rd quarter為此??是這樣算的嗎???或是工程完畢,收到bank/ customerfull payment才能納進revenue???

Magna还有别个发展计划在进行着吗?


除了The Avare (RM309mil)外,magna手中包括其他發展項目:
Magnaville (GDV RM169mil)
Dataran Otomobil 汽車工業園 (GDV RM269mil)
Casa Prima (GDV RM56mil)
最近收購一塊jln kuching地皮(GDV RM730mil)

Magna Prima pierces overhead resistance

SHARES on Bursa Malaysia slipped into a series of technical pullbacks last week, in tandem with the falls on Wall Street and regional stock markets.

The benchmark Kuala Lumpur Composite Index (KLCI) staged a short technical rebound last Monday but it soon fizzled out on falls of the regional markets. The KLCI hit its intra-week high of 1,393.29 before unfolding four consecutive days of losses, hitting its intra-week low of 1,338.14 last Thursday, giving an intra-week trading range of 55.15 points.

Key heavyweight index-linked counters fell on persistent profit-taking by institutional investors.

Second and third liners also continued to succumb to selling pressure as retail players headed for the sidelines.

On the New York Stock Exchange, stocks continued to decline on concerns of rising crude oil prices and the lingering effects of the subprime woes. The Dow Jones industrial Average closed at 12,980.88 last Friday, giving a week-on-week loss of 129.17 points, or 0.99 per cent.

The tech-heavy Nasdaq Composite Index consolidated in step of the broader market, closing at 2,596.60 points last Friday, registering a week-on-week loss of 21.91 points, or 0.84 per cent.

In Hong Kong, stocks tumbled on concern of rising crude oil prices and the faltering trend on the Wall Street.

The Hang Seng Index closed at 26,541.09 last Friday, recording a week-on-week loss of 1,073.34 points, or 3.89 per cent.

In Tokyo, stocks continued to consolidate, breaching its psychological support of 15,000. The Nikkei 225 Index closed at 14,888.77 points last Thursday, giving a week-on-week loss of 265.84 points, or 1.75 per cent.

Last Friday, Magna Prima posted a strong gain of 60 sen, or 15.87 per cent, to close at RM4.38, posting a week-on-week gain of 52 sen, or 13.47 per cent.

Here are the readings of some of its technical indicators.

Moving Averages: Magna Prima's daily price trend stayed above its 10-, 20-, 30-, 50-, 100- and 200-day moving averages.

Momentum Index: Its short-term momentum index continued to stay above its neutral reference line.

On Balance Volume (OBV): Its short-term OBV continued to stay above its 10-day moving averages.

Relative Strength Index (RSI): Its 14-day RSI had since stayed above the 60 level. Its technical reading stood at the 67.08 per cent level at the market close last Friday.

Outlook

Magna Prima's late-week rebound bucked the faltering trend of the KLCI.

Its week-on-week gain of 52 sen turned out to be the top gainer of the week.

Chartwise, Magna Prima's monthly price trend rose closer to its intermediate-term high of RM5.75 registered on February 2000.

Its weekly price trend staged a technical breakout of its overhead resistance (See Magna Prima's weekly price trend - A1:A2) in early October.

Its weekly price trend went on to hit its intra-day high of RM4.62 on October 26.

Magna Prima's daily price trend staged a technical breakout of its short-term downtrend (See Magna Prima's daily price chart - B3:B4) last Friday.

Its daily price indicator continued to trend above its intermediate-term uptrend (B1:B2).

Its weekly and monthly fast Moving Average Convergence/Divergence (MACD) indicator continued to stay above their respective slow MACDs.

However, its daily fast MACD continued to stay below its daily slow MACD. Magna Prima's 14-day RSI stood at the 67.07 per cent level last Friday.

Its 14-week and 14-month RSI were at the 78.97 and 88.64 per cent levels respectively.

Its daily price trend may consolidate last Friday's strong gain of 60 sen before resuming its prior technical rebound.

A continuing stay above its short-term downtrend (B3:B4) will then witness Magna Prima's daily price trend before taking out its previous high of RM4.62.
