林木生集團次季淨利增10%

（吉隆坡30日訊）林木生集團（LBS，5789，主要板房產）截至6月底次季，淨利按年增10%，至2174萬令吉。

同期，營業額攀升10%至2億2302萬令吉，主要由太子城（Bandar Saujana Putra）、翠湖新城（D’Island）、金馬崙金山新鎮（Cameron Golden Hill）、皇子城（Bandar Putera Indah）、Sinaran Mahkota和Midhills工程貢獻。

林木生集團上半年淨利起7.7%至3331萬令吉；營業額微增1.6%至3億5387萬令吉。

該公司現有18項執行中工程，截至8月23日未進賬銷售約7億7600萬令吉。儘管市場充滿挑戰，林木生集團有信心可進一步改善2015財年業績表現。【中国报财经】

提早獲逾億還款 林木生集團挪4320萬派息

（吉隆坡1日訊）林木生集團（LBS，5789，主要板房產）比預期早獲得總值2億港元（約1億800萬令吉）的脫售資產所得，將挪4320萬令吉供特別派息。

該公司2013年脫售珠海資產予珠海投資控股，今日向馬證交所報備稱，第2批脫售所得比預期早4個月進賬，將用作減輕截至2015年底財年的貸款成本，並強化現金流及獲利。

文告指出，1億800萬令吉中3780萬令吉將償還銀行貸款，1620萬令吉將支付貿易應付，1080萬令吉供營運開銷，余下4320萬令吉將供特別派息。

林木生集團2013年4月脫售珠海資產予珠海控股投資集團，當時市值16.5億港元（約8億9300萬令吉），其中5億港元（約2.7億令吉）以現金支付，同時獲珠海投資控股股份。

當時協議尚包括從2014年至2017年分4期攤還另8億5000萬港元（約4.6億令吉）。【中国报财经】

We refer to the announcements dated 10 April 2013, 17 June 2013, 12 August 2013, 26 September 2014 and 30 December 2014 in relation to the Disposal by Dragon Hill Corporation Limited (“DHCL”), a wholly-owned subsidiary of Intellplace Holdings Limited, which is in turn a wholly-owned subsidiary of LBS Bina Group Berhad (“LBS” or “Company”) to Jiuzhou Tourism Property Company Limited, a wholly-owned subsidiary of Zhuhai Holdings Investment Group Limited (“Zhuhai Holdings”) of the following:- the entire issued and fully paid-up share capital of Lamdeal Consolidated Development Limited; and the entire issued and fully paid-up share capital of Lamdeal Golf & Country Club Limited, for and aggregate sale consideration of HKD1.65 billion (“Disposal”). The Disposal Consideration of HKD1.65 billion is in the form of cash HKD500 million, 225.5 million new shares of Zhuhai Holdings which is listed on the Hong Kong Stock Exchange and deferred cash payment of HKD850 million to be payable in 4 tranches from 2014 to 2017. The new Zhuhai Holdings shares have been received on completion date. The cash proceeds of HKD500 million has been fully utilised in February 2015, as reported in the unaudited Interim Financial Report of the Company for the financial period ended 30 June 2015 (“Second Quarterly Report 2015”). 林木生集团的销售强劲、展望良好，促使分析员上修今明财年的销售额和财测。

董事经理丹斯里林福山在上周特大后指出，尽管面对目前的市况，仍有信心在今年达到至少8亿令吉的销售额。

截至上月25日，该公司取得5亿9100万令吉的销售，相比去年同期的4亿6400万令吉，增长27%。

JP Apex证券分析员在报告中指出，未入账销售额企于7亿7600万令吉，足以支撑未来超过1年的获利能力。

首8个月的销售额，已占去年销售额6亿4500万令吉的92%，加上积极的宣传，因此将现财年的销售预估，从6亿5000万令吉，上调至8亿3000万令吉；下财年则从7亿令吉，调高至9亿令吉。

林福山披露，集团推出的5项主要产业项目包括蒲种太子城的产业、蒲种翠湖新城（D’Island）住宅和柔州峇株巴辖皇子城的产业，皆取得不俗的成绩。

他指出，集团将谨慎拓展持有的2718英亩地库，未来发展总值达217亿令吉。

林木生集团（LBS，5789，主板产业股）截至6月杪次季，净利达2170万令吉，按年扬9.6%；同期营业额报2亿2302万2000令吉，年增8.5%，按季升70.5%。

合计上半年，公司净利录得3330万令吉，年增7.4%；营业额攀高1.6%，报3亿5386万5000令吉。

行家建议
林木生集团的5.91亿令吉销售，比去年同期高出27.4%，相等于2014全年6.45亿令吉销量的92%。

虽然次季销量仅2.1亿令吉，低于首季的2.34亿令吉，但鉴于目前艰巨的营运环境，我们认为公司成绩不俗。

因此，我们把今明年销量目标，分别提高至8.3亿令吉与9亿令吉，财测也调高1%至10%。

另外，林木生集团早前脱售中国资产，因而取得总值6亿港元（约3.27亿令吉）的付款，其中2亿港元（约1.09亿令吉）今年到手。

随着令吉走软，预计可额外赚取2600令吉的汇兑收入。

基于产业领域放缓，目标价被下修35仙，不过，相信7.1%周息率可为股价带来支撑。

自2002年，林木生集團有限公司已成功經營中國珠海國際賽車場。

灵活处理融资限制 林木生冀增首购族优惠

（吉隆坡13日讯）林木生集团（LBS，5789，主板产业股）希望，政府和国家银行能够灵活地处理融资指南，以及给予首次购屋者更多优惠。

林木生集团发表文告指出，因为家庭收入或成员增加而有必要升级的第二次购屋者，也应给予优惠。

这是林木生集团的预算案愿望清单，该公司说：“集团希望政府能够检讨和缓解打房措施，缓冲目前的经济挑战。”

另外，政府也能通过联营或以合理价格买卖，为私人房地产发展商提供更多土地，从而加强开发项目。

“政府可以提供更好的基设以提升土地价值。”

政府也能在可负担房屋上，提供更多优惠，从而减轻中下收入群体的负担。

林木生第三季淨利揚26%‧派特別息6仙

（吉隆坡26日訊）林木生集團（LBS，5789，主板產業組）因稅務下跌，截至9月30日止第三季淨利成長26.12%至1千970萬6千令吉，9個月淨利也成長13.85%至5千301萬4千令吉。

不過，因部份工程結束及新產業計劃進賬速度放緩，第三季營業額下跌8.02%至1億3千656萬6千令吉，9個月則下跌1.26%至4億9千零43萬1千令吉。

董事部建議派特別股息，每股6仙，除權日為2016年1月5日。

根據林木生集團文告，雖然稅務減少導致淨利提昇，但若以稅前淨利而言，第三季及9個月都因營業額下跌而分別微跌1%及3%。

從年初至今，該公司收入主要來自蒲種太子城、翠湖新城、金馬崙金山新鎮、皇子城計劃。

林木生集團表示，儘管產業市場嚴峻，但仍有信心可憑17項工程及截至10月31日為止的10億令7千萬令吉的未進賬收入，在2015財政年裡取得好成績。

看好明年房产前景 林木生集团冀销售破10亿

（八打灵再也27日讯）林木生集团（LBS，5789，主板产业品股）董事经理丹斯里林福山看好2016 年房产市场前景，并放眼集团可取得超过10亿令吉的销售目标。

他表示，纵然明年房产市场走势众说纷纭，但集团已做好勘察及准备，明年依然以巴生谷为主力，并以持续发展可负担房屋及中上房产为主。

“也有很多人说今年市道不好、房产走缓等，尤其在实行消费税后会惨淡，但我们的业绩在9 至11 月间突然提升，印证国人对房屋的需求依然存在。”

他指出，在中国宣布购买大马国债等，巩固马中金融的措施后，更有助稳定大马的经济。”

他是于昨晚出席该集团举办的“时髦眼镜夜”媒体之夜接受访问时这么说。

该集团执行董事拿督斯里林福成、拿督威拉林福源、拿督林福翔及拿督林梅香，亦出席并与一众媒体人欢聚及交流。

林福山指出，集团今年的销售额已达10 亿7200 万令吉，冲破年头设下的10 亿令吉销售目标，其中85% 的销量来自巴生谷。

他补充，林木生集团目前在巴生谷、柔佛、金马仑、怡保等地拥有约2800 英亩地库，未来项目发展总值达220 亿令吉。

珠海建马六甲文化馆

另一方面，林福山透露，为进一步推广大马文化及促进马中关系，集团将在其位于中国珠海的珠海国际赛车场项目中建设马六甲文化馆及大马资讯中心，展示我国的多元文化交流，并让当地人更了解大马。

去年破10亿胜预期 林木生今年攻12亿销售

（吉隆坡5日讯）去年突破10亿令吉的销售目标后，林木生集团（LBS，5789，主板产业股）今年再接再厉，将销售目标设在12亿令吉。

董事经理丹斯里林福山在今天的2016年展望汇报会上指出，该集团去年销售额，达到10亿2900万令吉，胜于目标。

他表示，大马经济基本面仍处在良好阶段，加上公司不断推出符合市场需求的产业项目，因此成功达标。

“我国在去年首三个季度的经济增长率，平均达5%水平，我们认为这属正面，并没有经济倒退的迹象。”

林福山提到，汇率贬值并没有冲击所有国内行业，其中以出口为导向的行业和旅游业从中受惠，而产业也因为价格低廉，受到国外投资者的青睐。

“令吉贬值并没有让整个市场陷入困境，如橡胶手套领域、旅游业等皆从中得益；而在旅客人数增加的带动下，说不定能够提振本地房产销量。”

今年推15项目

另外，林木生集团今年将推出15项项目，总发展值为25亿令吉；另外在截至去年杪，未入账销量总额达到9亿9300万令吉，而随着项目建设完成，将会转为营业额。

他补充，去年的总销量比2014年高出60%，而在各区域销量表现中，85%来自巴生谷产业项目，而15%来自彭亨和柔佛的项目。

林木生集团现拥有1076亩未开发地库，预计发展总值215亿令吉，未来项目包括公寓、排屋、可负担房屋、高档产业以及商业项目如店铺和厂房。

短期债务 不影响现金流

林木生集团不认为，今年为推出的15个项目而举债的方式，将会影响财务表现和现金流。

“15项产业都由银行贷款完成，当然，这会增加负债率，但这些对公司来说是短期债务，有能力在两年内偿还债务，这也不会影响企业现金流。”

林木生集团在2015财年的负债率为0.69倍，短期债务为8亿3909万令吉。

该股今天收报1.38令吉，平盘，成交量为62万3500股。

珠海赛车场周边土地发展待批

林福山透露，林木生集团正等待来自中国珠海政府批准，发展旗下珠海国际赛车场的周边土地。

（吉隆坡25日讯）林木生集团（LBS，5789，主板产业品股）截至去年底末季，净利跌1.57%，录得2299万7000令吉，上财年同季报2336万4000令吉。

该公司向马交所报备，末季营业额起10.7%，录得1亿8996万9000令吉，上财年同季报1亿7159万2000令吉。

根据公司文告，营业额改善主要是因为Saujana Putra城、D'Island Residence、金马伦Golden Hills、PuteraIndah城、SinaranMahkota和Midhills等工程贡献。

累积全年，林木生集团净利增8.7%，报7601万1000令吉；营业额扬1.82%，报6亿8040万令吉。

该公司指出，去年全年累积销售额达10.3亿令吉。

截至今年1月底，进行中产业发展项目达15项，未结账销售额达10.7亿令吉。

加上即将推介的新工程，林木生集团管理层有信心，新财年内财务表现进一步改善。

行家建议
林木生集团全年净利取得7600万令吉，符合我们7480万令吉的预测。

我们认为，该公司11亿令吉的强劲未入账销售额，加上今年12亿令吉的销售目标，促使盈利展望明朗，至少可确保一年半的盈利表现。

据我们所知，该集团正探寻扩大巴生谷的地库，瞄准大面积的地皮，供未来发展城镇项目。

今年销售额上看12亿 林木生有望逆市突围

（吉隆坡3日讯）林木生集团（LBS，5789，主板产业品股）在低迷的市道中逆势突围，分析员看好该公司今财年能延续增长势头，以亮眼销售推动更高营业额。

联昌国际投行研究分析员在报告中指出，许多发展商在去年的销售下滑，不过，林木生集团表现却超越大市。

分析员说，该公司在去年销售额逾10亿令吉，比2014年的增长55%，表现令人激赏。

由于专注于大众市场，相信该公司今年的销售，能维持在10亿至12亿令吉，而劲扬的销售，将在接下来数年转换成强稳的盈利。

该公司在2015年的营业额，仅企于6亿8000万令吉，不过，截至去年12月的未入账销售额则达9亿9300万令吉，若再加上今年预计的亮眼销售，估计可带动2017年的营业额提高至10亿令吉。

另外，林木生集团设定将至少30%的盈利作为派息，因此，致力在今明财年派发6仙的特别股息，而用以派发特别股息的资金，是脱售中国珠海资产所得。

周息率上看9%

若计算普通和特别派息，分析员估计，林木生集团今明财年周息率可达7%至9%。

尽管排除特别派息，该公司今明财年的周息率，仍处于4%至5%的诱人水平。

整体而言，分析员给予“增持”投资评级，目标价定于1.85令吉，同时看好林木生集团未来的盈利增长，能在2017财年，将市值推高至10亿令吉以上，吸引更多投资者。

释放中国资产价值

林木生集团在中国珠海，持有占地264英亩的国际赛车场，不过，相信在升级转型为综合旅游景点后，能释放更多的价值。

该公司正寻求监管单位的放行，将该片土地打造成旅游景点，包括有商业和零售店，估计在接下来的6至12个月，能取得当地政府的批准。

林木生集团在2013年，以16亿5000万港元，脱售珠海2个地段，若保守估计，剩余地库和首2块土地每平方尺售价，估计为4亿4000万令吉，相等于该公司现有市值60%。

分析员说，该公司或会售地套现，或和中国发展商合作发展该片土地。若成事，或有另外一轮的特别派息和提供公司足够的资金，拓展大马的地库。

林木生中国珠海2盛事 赛车场升级转型揭幕

（吉隆坡15日讯）林木生集团（LBS，5789，主板产业品股）将于本月19日至20日，于中国珠海推介马六甲文化经贸中心及马六甲文化节，同时也为中国珠海泛珠三角赛车节掀开序幕。

林木生集团与珠海九洲控股集团，去年9月在马六甲签署合作意向书，除了提升珠海国际赛车场与转型计划，也包括了文化中心的发展以展示中马之间的关系。

马六甲文化节及马六甲文化经贸中心开幕礼，将由马六甲州政府举办，在中国珠海国际赛车场举行。

这项盛事展现马来西亚的西南部历史、食品摊位、文化表演，也展现我国与中国之间的历史关系。

此外，中国珠海泛珠三角赛车节，也会同步在中国珠海国际赛车场进行。

林木生集团于1993年活跃于珠海市的管理及顾问一职。

林木生集团董事经理丹斯里林福山，除了担任珠海国际赛车场的董事外，也是珠海市人民政治协商会议的活跃委员（珠海市政协）。

第三笔递延款项到手 林木生集团4244万派息

（吉隆坡16日讯）林木生集团（LBS，5789，主板产业股）提早收到脱售中国珠海项目的第三笔递延款项，并将挪4244万1000令吉作为特别派息。

该公司向马交所报备，今日收到的第三笔款项为2亿港元（约1亿610万2000令吉），比原定的12月31日的截止日期，提早到手。

这笔2亿港元的付款，其中1亿港元（5305万1000令吉）将用来偿还银行债务，强化公司的现金流。

另外8000万港元（4244万1000令吉）供特别派息，其余的2000万港元（1061万令吉）则支付应付账款和其他账款。

林木生集团于2013年，以总值16亿5000万港元的现金与股票，脱售中国珠海的发展项目。

其中交易方式为13亿5000万港元现金，余额则是以香港上市公司珠海控股的股票支付。【南洋网财经】

We refer to the announcements dated 10 April 2013, 17 June 2013, 12 August 2013, 26 September 2014, 30 December 2014 and 1 September 2015 in relation to the Disposal by Dragon Hill Corporation Limited (“DHCL”), a wholly-owned subsidiary of Intellplace Holdings Limited, which is in turn a wholly-owned subsidiary of LBS Bina Group Berhad (“LBS” or “Company”) to Jiuzhou Tourism Property Company Limited, a wholly-owned subsidiary of Zhuhai Holdings Investment Group Limited (“Zhuhai Holdings”) of the following:- the entire issued and fully paid-up share capital of Lamdeal Consolidated Development Limited; and the entire issued and fully paid-up share capital of Lamdeal Golf & Country Club Limited, for and aggregate sale consideration of HKD1.65 billion (“Disposal”). The Disposal Consideration of HKD1.65 billion is in the form of cash HKD500 million, approximately 225.5 million new shares of Zhuhai Holdings which is listed on the Hong Kong Stock Exchange and deferred cash payment from the Promissory Notes of HKD850 million to be payable in 4 tranches from 2014 to 2017. The new Zhuhai Holdings shares have been received on completion date.
