次季遜預期‧下半年料好轉‧莫實得控股3年財測下修

(吉隆坡23日訊)莫實得控股(BSTEAD,2771,主板種植組)次季核心淨利按年挫76.5%、按季跌81.2%至2千130萬令吉,低於市場預期,惟分析員預測在種植、產業股發力下,下半年有更強勁表現。

不過,部份業務展望欠佳,分析員紛紛下調今後3個財政年財測。

黃氏唯高達下修其2012至2014財政年淨利預測16%、9%與6%,每股派息各調低至34仙、39仙與41仙,主要是莫實得重工(BHIC,8133,主板工業產品組)盈利減,種植業務的成本上揚,預測下半年將在鮮果串產量改善下有更強勁表現。

“新近獲葛京路60英畝地段發展計劃,挾其珍珠白沙羅發展計劃強勁品牌,葛京路發展在捷運暢通下可釋放每方呎900令吉發展值,使每股價值增強93仙。"

不過,該行在調低莫實得重工的目標價後,把莫實得控股的目標價由7令吉30仙調低至7令吉20仙。

次季表現失利,主要是商船營運由盈轉虧1千250萬令吉,原棕油價按年挫8%至3千168令吉,鮮果串挫5%、藥劑業務營運盈利跌20%,產業盈利按年跌8%,只有製造與貿易銷售增長,營運盈利按年增長8%。

聯昌研究預期重工業賺益由17%收窄至8%,且旗下發馬(PHARMA,7081,主板貿服組)貢獻低,因此調低莫實得控股今後3年財測11至13%。

惟考量白沙羅370間客房Royale Bintang四星級酒店7月營運,該行將莫實得控股的目標價由5令吉26仙調高至5令吉49仙。

基於原棕油生產成本增長、造船與出租業務續蒙虧,而旗下巡邏艇訂單遞補由以往5億令吉下修至1億令吉,達證券下調今後3年財測20.5%、15.4%、16.1%,調低目標價至6令吉35仙,前為6令吉50仙。(星洲日報/財經)

獲國防部7千萬合約衝擊微‧莫實得控股財測不變

(吉隆坡12日訊)莫實得控股(BSTEAD,2771,主板種植組)屬下莫實得海軍造船廠獲得國防部頒給7千萬令吉的護衛艦零件供應、維修等合約。

分析
分析員認為,鑒於規模不大,上述合約影響有限,最大利好僅反映莫實得海軍造船廠是國家海軍的“御用船廠"。

豐隆研究指出,假設賺幅為10%,新合約僅貢獻莫實得控股少過0.4%的常年淨利。

該行補充,雖然莫實得控股掌握65%股權的莫實得重工(BHIC,8133,主板工業產品組)蒙虧,但該集團其餘種植、房產、醫藥、貿易、製造和金融業務表現良好,維持“買進"評級和6令吉15仙目標價。

豐隆研究表示,莫實得重工持有莫實得海軍造船廠的20%股權,由於上述新合約只將前者的訂單推升1.36%至104億令吉,整體效應微乎其微。

該行稱,相比下,莫實得重工手上的90億令吉巡邏艇合約存變、化學船銷售減記、商務船業務虧損等事項的影響更深遠,恐怕造成該公司繼續陷於虧損。

該公司評級和目標價各為“守住"和2令吉10仙。

大馬研究指出,由於看好莫實得重工可在2012至2015財政年期間,每年爭取1億5千萬令吉的維修合約,因此新合約仍在預期範圍之內。

大馬研究說:“不過,該公司現有季度業績疲弱,我們正考慮重估其財測。"

該行給予莫實得重工“守住"評級和2令吉90仙目標價。(星洲日報/財經)

联合石棉董事陈励嘉 任莫实得独立非执董

(吉隆坡11日讯)莫实得(BSTEAD,2771,主板种植股)宣布,委任原联合石棉(UAC,4537,主板工业产品股)独立非执行董事拿督陈励嘉(译音)入董事局。

莫实得向马交所报备,现年60岁的陈励嘉将受委为独立非执行董事。目前,陈励嘉也担任即将被私有化的联合石棉独立非执行董事。

陈励嘉也是马来西亚特许秘书及行政人员协会(MAICSA)会员,并从1998年开始担任证券监督委员会委员迄今。
另一方面,莫实得发布文告指出,联合石棉逾97%的小股东(莫实得除外)通过了选择性削资、资本回退以及派发股息的提案。

私有化计划完成后,联合石棉将成为莫实得独资子公司。莫实得也不打算维持联合石棉的上市地位。

联合石棉股东将获得1亿1130万令吉或每股4.30令吉(设定发售价)的现金,比公司截止最后5个交易日平均交易价高52.48%。

寶實得1.1億隆市購地

(吉隆坡6日訊)寶實得(BSTEAD,2771,主要板種植)子公司計劃以總值1億1495萬令吉,向軍人基金局(LTAT)收購3塊位于吉隆坡面積12.8畝土地。

該公司向馬證交所報備,子公司Mutiara Rini已與軍人基金局進入收購該批土地的買賣協議,將以1億669萬令吉收購土地,並支付政府部門遷移等所需的約826萬5000令吉額外費用。

文告指出,該批土地位于吉隆坡Cochrane路,屬于永久地契,不過目前為止投資金額及賬面價值待公佈;寶實得將透過貸款及內部融資籌集資金。

“這項收購計劃完成后,Mutiara Rini地庫將進一步擴大,該公司亦可在吉隆坡市中心進行更多發展項目。”[ChinaPress]

“超低價”購地被棕油價疲弱抵銷‧莫實得控股財測下調

(吉隆坡7日訊)莫實得控股(BSTEAD,2771,主板種植組)以1億零668萬9千407令吉,向大股東武裝部隊基金局(LTAT)收購吉隆坡的3塊總面積達12.842英畝的地段,其中8英畝為住宅用地,餘下則是商業地段。

分析
分析員普遍“冷待"莫實得控股以“超低價"購地,他們認為原棕油“跌跌"不休的影響更深遠,紛紛藉此調低財測和目標價。

目標價調低
黃氏唯高達表示,莫實得控股的出價為每平方尺191令吉,不僅遠低於市價300令吉,在納進捷運等利好後,這塊土地的價值會更高,加上該公司具備打造大型房產計劃的良好紀錄,估計平均地價可升至900令吉。

不過,這項房產計劃至少須待2014年才會推介,該行暫未納進這項利好,反而在考慮到近期原棕油行情疲弱下,下修2012至2014財政年盈利預測7至10%,並調低目標價。

無論如何,該行指出,莫實得控股的股價為2013財政年10倍本益比,以高達7%的週息率來看,整體估值仍屬廉宜。

豐隆研究認為,目前評估上述房產計劃仍言之過早,他們也在下修2013至2014財政年原棕油價格至2千800令吉後,將該公司的2013至2014財政年盈利預測調低10至18%。(星洲日報/財經)

種植業務走軟莫‧實得控股第三季淨利挫35%

(吉隆坡20日訊)受到種植業務盈利滑落影響,莫實得控股(BSTEAD,2771,主板種植組)截至2012年9月30日止,第三季淨利挫跌35.57%至7千790萬令吉,前期為1億2千零90萬令吉。

這也導致首9個月淨利較前期4億1千830萬令吉,走跌36.36%至2億6千620萬令吉。

不過,第三季營業額卻揚升17.91%至25億8千零60萬令吉,前期為21億8千870萬令吉,而首9個月則從前期60億零150萬令吉,增長25.50%至75億3千210萬令吉。

派10仙股息
該公司也建議派發10仙中期單層股息,將在12月13日除權,享有日訂在12月17日,並會在12月28日支付予股東。

無論如何,由於業績表現欠佳,莫實得控股股價跌破5令吉關口,一度走低4仙至4令吉97仙,閉市掛4令吉99仙,跌2仙。

該公司發表文告指出,今年首9個月,種植業稅前盈利滑瀉39.42%至1億6千180萬令吉,歸咎於棕油產品價格及鮮果串產量下跌5%至81萬4千580公噸。

首9個月棕油平均價為每公噸3千零76令吉,較前期3千350令吉走低了274令吉或8%。

貿易及製造業稅前盈利揚升35.84%至1億零310萬令吉,受惠於銷售高企及盈利改善;藥劑業在納入發發(Pharmaniaga)的貢獻後,上升55%至7千880萬令吉;金融及投資業在艾芬集團(Affin Group)貢獻帶動下,暴漲103.16%至7千720萬令吉。

產業領域盈利揚30.8%
產業領域稅前盈利也起30.8%至7千560萬令吉,主要是因為售地計劃取得一次性賺益。不過,重工業卻因商業造船營運虧損而蒙受5千零70萬令吉赤字。

莫實得控股預期末季棕油價仍受棕油庫存高企衝擊,加上來自中國及其他市場的需求趨軟,不過隨著從明年起降低棕油出口稅,相信接下來可激勵棕油價回彈。

至於藥劑業前景光明,衛生部頒發的特許經營合約將是主要的成長動力;貿易及製造業盈利則由油站營運催化;而持續入賬的產業銷售也將對產業領域作出正面貢獻。(星洲日報/財經)

產業盈利強勢‧莫實得展望續正面

(吉隆坡13日訊)莫實得控股(BSTEAD,2771,主板種植組)重工業務前景有望改善,但分析員憂慮商業合約將持續蒙虧,加上種植業務貢獻減低可能拖累整體盈利表現,所幸長期盈利仍獲產業臂膀推動,未來前景依舊正面。

重工業務前景料改善
達證券近期與莫實得控股管理層會面就各大業務發展進行交流,發現巡邏艦計劃上軌,工程將在2013財政年全力推進,其中設計工作已經完成,賺益相對較高的建築工作則計劃在明年首季於檳城和紅土坎船塢進行。

“同時,管理層也透露快艇合約(10架)已經完成,並成功按時運送,未來有望增取更多新合約。"

不過,莫實得重工(BHIC,8133,主板工業產品組)旗下商業合約卻是拖累2012財政年盈利增長,甚至是導致重工業務蒙虧的主因,儘管管理層有信心最糟的情況已經過去,但達證券卻持保守態度,預見相關合約將在2013/2014財政年繼續失血。

“莫實得重工早前持有3艘化學油輪現租賃於第三方,但礙於高利息成本導致業務持續蒙虧,好消息是飽受超支困擾的駁船(AccommodationBarge)工程已經完成,現進行裝備工作,意味著未來虧損風險減低。"

至於房產業業務方面,達證券說,葛京路(JalanCochrane)重新開發案,以及巴生武吉拉惹(Bukit Raja)土地發展計劃將從2015財政年起推動相關業務成長。

“短期內,莫實得控股將脫售安邦183產業,以近期實達集團(SPSETIA,8664,主板產業組)收購英國最高專員署土地每平方呎2千200令吉價格計算,集團有望藉此取得龐大盈餘。"

目前,莫實得控股可能與武裝部隊基金(LTAT)聯營在葛京路再開發案首期工程興建發展總值達20億令吉,集宜家(IKEA)和購物廣場於一身的綜合產業發展計劃,並可能在明年於武吉拉惹土地進行綜合發展計劃,其中顯著比例將保留作工業用途。

種植業務貢獻減少
另一方面,歸咎於原棕油價格走跌,以及重工業貢獻增加,達證券預見2013財政年種植業務貢獻減少至30%以下,但管理層有信心原棕油價在強勁需求和供應問題干擾下,將在明年首季反彈至每公噸3千令吉水平。

“但考量到印尼園丘潛在脫售可能,我們預見2013財政年鮮果串收成成長可能持平。更重要的是,礙於原棕油價格走跌,印尼資產脫售價可能折至4千萬美元,可是鑒於多元營運問題,集團將之脫售仍是明智之舉。"

整體而言,達證券說,莫實得控股長期盈利能見度將獲得產業臂膀強化,加上集團在盈利走低之際仍維持穩定派息,2012財政年每股股息料達30仙,相等於5.9%週息率,因此建議投資者在巡邏艦工程入袋可能帶來的評級重新評估前“買進"。(星洲日報/財經)

莫实得买新公司1.6亿雪州购地

(吉隆坡27日讯)莫实得(Bstead,2771,主板贸服股)宣布两项企业活动,包括以3000万令吉购入一公司股权,以及以1亿3000万令吉收购雪兰莪一块200英亩土地。

莫实得向马交所报备,独资子公司BaktiWira发展私人有限公司收购Astacanggih私人有限公司1600万每股面值1令吉的股票,相等于缴足股本的80%。

同时,这两家公司也同意再收购一块位于雪兰莪巴生加埔的油棕树废耕地土地,占地200英亩。

莫实得表示,这两项交易所需资金将通过银行贷款和内部融资。

1.3億聯購巴生土地‧莫實得打造工業產業

(吉隆坡28日訊)莫實得控股(BSTEAD,2771,主板種植組)宣佈以3千萬令吉現金收購Astacanggih的80%股權及將和Astacanggih聯手以1億3千萬令吉現金,向Awan Megah公司收購位於巴生武吉拉惹的200英畝土地,相等於每英畝70萬令吉。

收購股票行動已於12月21日完成,至於購地行動將於6個月內落實。

分析
達證券指出,建議收購的200英畝土地毗鄰莫實得控股和朝聖基金局聯營的700英畝發展地段,結合900英畝的地段將帶來經濟規模效益,可共享基建和其他服務。

該地段位於策略性地點,可銜接高速大道,附近為知名的產業計劃如實達生態景苑(Setia Eco Park)和實達阿南(Setia Alam)。

該位於武吉拉惹的聯營地段預訂在明年動工,包含了綜合產業,其中很大部份是工業產業,據公司文告指出,由於合順(UMW)在該地區設立庫存和測試廠,令該區的工業地需求升高。

莫實得控股總共須付出1億3千400萬令吉代價,包括3千萬令吉收購股票和以1億零400萬令吉收購土地的80%擁有權,這相等於該公司7億1千800萬令吉現金儲備的18.7%。

初步搜查Commercialasia.com的資料顯示,該地區95英畝的農業地叫價1億零340萬令吉,相等於每平方尺24令吉99仙,而莫實得控股以1億3千萬令吉購地,相等於每平方尺14令吉92仙。

另一方面,達證券對文告中未公佈太多有關Astacanggih的詳情深感意外,Astacanggih公司的現有股東也是土地賣主Awan Megah的董事,因此看來是雙向關聯交易。

達證券認為,需要更多詳情以更清楚瞭解此交易,現階段保持盈利預測不變,維持莫實得控股的“買進"評級,目標價5令吉83仙。(星洲日報/財經)

拉惹山200英畝地 寶實得:可取25%回酬

(吉隆坡3日訊)寶實得(BSTEAD,2771,主要板貿易)指出,收購Astacanggih有限公司,旨在增加地庫,相關200英畝土地收購案預計取得25%回酬。

寶實得今日向馬證交所報備指出,收購Astacanggih是一項企業活動,讓集團有機會增加地庫;透過收購Astacanggih,該公司成功收購了拉惹山(Bukit Raja)合起來共200英畝的土地,鄰近700英畝土地也屬于該集團聯營公司。

寶實得以1億6000萬令吉購下這片200英畝土地的80%擁有權,該公司指出,有信心從200英畝土地發展成本上取得25%回酬。

該公司和獨資子公司Bakti Wira發展有限公司于2005年4月11日,開始跟Awan Megah有限公司交涉,收購后者子公司Astacanggih,最終在2012年12月底完成80%股權收購案。[Nanyang]

Further to the Company’s announcement dated 27 December 2012 on the above Acquisitions, the Company wishes to further announce the following:

The Acquisitions are a corporate exercise undertaken by BHB and present an opportunity for the Boustead Group to increase its land bank to benefit from economies of scale by combining the 200 acre development lands with the adjacent 700 acres land held under Jendela Hikmat Sdn Bhd, a company in which the Boustead Group and Lembaga Tabung Angkatan Tentera (“LTAT”) jointly hold 60% equity interest.

The Acquisition of 80% Astacanggih Sdn Bhd (“Astacanggih’) forms part of this corporate exercise to acquire an 80% interest in the 200 acre development land in Bukit Raja at a total price of RM160 million or RM18.37 per square feet.

BHB and Bakti Wira Development Sdn Bhd, a wholly owned subsidiary of BHB ("BHB Group") had started negotiations with Awan Megah Sdn Bhd on their proposed sale of the Bukit Raja land on 11 April 2005 while BHB received an offer letter from the shareholders of Astacanggih Sdn Bhd on their proposed sale of Astacanggih on 15 June 2012.
However, the BHB Group was only able to conclude the final agreements in the third week of December 2012 after a prolonged negotiation with the respective parties.

Based on its experience, BHB is confident the acquisition of the 200 acres of development land at Bukit Raja will be able to generate a return on development cost of 25% from the RM160 million investment.

寶實得1.6億購地 遭質疑欠透明度

(吉隆坡6日訊)寶實得(BSTEAD,2771,主要板貿易)透過收購巨雲私人有限公司(Awan Megah)子公司,增加地庫一事,引起各界關注,並質疑這宗收購案的透明度。

財經週刊《The Edge》報導,公眾利益批評這類協議的透明性,一般是在缺乏公開招標,或僅限不為人知的私營團體,將土地脫售給大企業獲利。

寶實得近期完成收購Astacanggih,成功購得拉惹山合起來共200英畝的土地,鄰近700英畝土地也屬于該集團聯營公司,質疑聲四起。

這主要是因為該公司收購的土地涉及土地發展權利官司,原先持有Astacanggih的商人迪巴,因此狀告現任巫統雪州聯委會婦女組主席拿督拉惹羅比雅上議員。

羅比雅為巨雲擁有人,同時也是迪巴控訴的違約方。

這宗官司去年底展開聽證會時,引起各界矚目,迪巴驚人供詞還涉及數名政治人物,但在2星期后,迪巴卻匆匆撤銷控訴,並與寶實得達成協議。

寶實得前景複雜 預期2013派息26仙

(吉隆坡5日訊)寶實得(BSTEAD,2771,主要板貿易)業務涉及多行業,遭券商認為未來展望預期複雜,但肯納格證券研究則認為,該公司歷年以來派息政策會是一個救命丸,預期2013年將派息26仙,2014年派息29仙。

寶實得今早開市跌2仙,報4.83令吉,休市時,該股報4.84令吉,微跌1仙,計有11萬2100股易手,交投淡靜。

閉市時,寶實得平盤報4.85令吉,成交量38萬5500股,全日游走于4.82令吉至4.85令吉之間,窄幅波動。

肯納格證券研究分析報告指出,寶實得業務涉及金融投資、貿易業、製造業、重工業、房地產、及種植業,旗下資產高達17億令吉。

“由于寶實得不同的業務模式,我們相信,該公司業務前景將複雜化,但寶實得歷年以來的派息政策也在同時,化做一顆救命丸,有助于穩定投資者心態的作用。”

莫实德控股 斥亿元购隆3地段

(吉隆坡19日讯)莫实德控股有限公司(BSTEAD,2771,贸易服务组)透过独资子公司Mutiara Rini私人有限公司,已完成以1亿670万令吉代价,向武装部队基金局购入3幅地段。

在致给大马交易所的文件中,莫实德控股表示,于2012年11月6日提出的建议中收购,已经宣告完成,及收购付款也已解决。

上述收购的12.84英亩地段,位于吉隆坡Cochrane路。

在公司早前的声明中,它说,上述收购将透过银行借贷和内部基金融资。

它补充,这将让Mutiara Rini扩大其现有地库,及建立机会以在市中心发展。

莫实德控股对上述地段的前景乐观,因它位于市中心策略性地点,加上拥有主要高速公路及接近公共设施。

莫实得去年净利下跌31.7%

(吉隆坡25日讯)莫实得控股(BSTEAD,2771,主板种植股)在截至2012年財政年第四季(截至12月31日止)净利按年下跌21.7%,至1亿5050万令吉;按季比较则大起93.2%。2012財政年全年净利下跌31.7%,至4亿1670万令吉。       

该集团第四季营业额按年成长4.8%,至26亿7900万令吉;全年营业额增长19%,至102亿令吉。同时,宣佈派发7.5仙第四次中期股息,將於3月14日除权。

莫实得控股副主席兼集团董事经理丹斯里洛丁说:「儘管面对充满挑战的一年,我们欣慰仍能取得6亿1900万令吉的税前盈利表现。同时,我们在此季度再度派发股息,將2012財政年的股息推高至32.5仙,相等於6.25%週息率。」

种植业贡献2亿盈利

莫实得控股的种植业务虽在上財政年面对原棕油价格下滑及较高的营运成本影响,但仍以2亿零600万令吉的盈利继续成为集团的主要贡献来源。原棕油价格平均每公吨达2902令吉,相比去年的歷史新高3272令吉明显走低。全年鲜果串產量比上財政年稍微减少2%,达110万公吨。

其他业务方面,產业业务在2012財政年取得1亿6100万令吉的盈利;贸易与製造业务取得1亿5900万令吉盈利,按年增加40%;金融与投资业务的盈利按年锐增144%,至1亿1000万令吉;药剂业务盈利按年增长19%,至8000百万令吉;海事领域则蒙受9700万令吉亏损,为了减轻亏损,集团將减低对建造大型商业船的依赖,转向开发较小型的商业船只。[东方日报财经]

莫实得获28亿贷款

(吉隆坡15日讯)莫实得(Bstead,2771,主板贸服股)子公司———莫实得海军造船厂(Boustead Naval Shipyard),今日获得28亿4000万令吉的融资便利。

莫实得在文告中指出,上述第二期便利属于总额达49亿令吉的联合便利,第一期为在去年3月19日签署的20亿6000万令吉。

据了解,此联合便利是由艾芬投资银行、大马投资银行和马银行投资银行主理,主要用作建筑6艘供予大马皇家海军的第二代巡逻船舰。

第二期便利并不会影响公司每股净资产,但负债率则会从1.23倍提高至1.32倍。[南洋网财经]
