AXIS產託缺短期利好

(吉隆坡22日訊)AXIS產業信托(AXREIT,5106,主板產業投資信托組)第三季淨利符合市場預期,惟由於欠缺新資產收購消息,分析員普遍對該公司短期成長動力保持謹慎態度。

肯納格研究指出,AXIS產業信托原本放眼在今年內收購額外3億8千萬令吉至4億令吉的新資產,惟至今沒有下文,私下配售計劃限期也因此展延至2014年4月。

AXIS產業信托9個月核心淨利報6千300萬令吉,按年成長7%,第三季每單位股息則為4.7仙,按年成長9.3%。

黃氏唯高達研究卻相信AXIS產業信托仍具備短期成長潛力,主要因該公司旗下32%可出租空間租約將於明年到期,租金可能被上調,而整體租用率保持在95%顯示資產素質保持良好。

馬銀行研究說,AXIS產業信托目前仍在進行價值3億1千700萬令吉的貨倉和工業辦公樓入注計劃,成功落實可帶動2014財政年每單位股息增加1.1仙。

然而,聯昌研究指出,缺乏新資產可能導致AXIS產業信托2014上半年盈利表現平平,業績展望不誘人。

興業研究強調,雖然AXIS產業信托週息率仍高於10年政府債,惟量寬退場時機不明確卻對產業信託領域具備負面影響,削弱產託週息率。

安聯投資研究指AXIS產業信托目前以超過6%週息率交易,相信這是項頗誘人的回酬,且該公司旗下產業大多是租給跨國企業或上市公司,未來收入料保持穩定。(星洲日報/財經‧報道:李三宇)

雅饰房地產售雅饰广场

(吉隆坡26日讯)雅饰房地產(AXREIT,5106,主板房產信託股)以3400万令吉脱售雅饰广场(AxisPlaza),並计划把脱售获利约1100万令吉作为2014年次季的免税利息派发信託单位持有者。

雅饰房地產的托管公司--拉昔胡申託管公司,与新加坡邮政旗下的独资子公司Collective Developers私人有限公司签署买卖协议,前者將位于莎阿南Glenmarie的雅饰广场脱售予后者,售价为3400万令吉,並预计可在明年4月完成。

雅饰房地產首席执行员拿督斯华特拉柏奕表示,该资產脱售计划预计將为雅饰房地產2014財政年(12月31日结帐)带来1100万令吉的盈利贡献。

该公司计划將有关获利派发给信託单位持有者。

「我们有意將出售资產的获利1100万令吉,以每单位2.35仙,作为2014年次季的免税股息。」

至于余额將用作减低负债率至33%,以符合负债率低于50%水平的房產信託条例,另外也作为雅饰房地產未来收购资產的用途。

根据文告,出售雅饰广场也符合该房產信託的投资目標,管理层相信长达8年以上的拥有权已完全优化当中的潜在价值。

管理层表示,雅饰广场未来的租金上涨空间有限,所以在目前有利的市场条件下脱售该广场,並把资金重新部署在其他可增加收益的资產。

资产成熟攫取盈利 Axis 产托续售更多资产

(吉隆坡28日讯)Axis产托(AXREIT,5106,主板产业信托股)以3400万令吉脱售Axis Plaza,分析员不感意外,并预计该公司可能会脱售更多其他资产。

Axis产托周四宣布,以3400万令吉现金,脱售位于莎阿南Hicom Glenmarie工业区的Axis Plaza,所得的1100万令吉或每单位2.35仙,计划派发给股东,剩余的款项将用于减低负债率,及提供未来并购的能力。

分析员指出,对这项宣布并不感意外,且持正面态度,因为管理层已透露将脱售一些资产,尤其是当这些资产已完全成熟。

该股周五闭市时,收于2.91令吉,平盘。

肯纳格投行指出,Axis产托可能会脱售其他资产,因其所有资产的重估收益合共达2亿2500万令吉,且由于资本投资比率低,相信在2014财年收购资产将会艰难。

考虑这项交易在内,分析员提高2014财年的实际净收入(RNI)和每单位股息(DPU)各11%,为1亿480万令吉和22.8仙。

同时筹划收购新资产

不过,艾芬投行研究相信,管理层可能在2014年上半年收购新资产。该公司早前透露,脱售计划将连同收购计划,以确保对每单位股息的影响最小。

该行稍微调整2013至2015财年的净利预测,分别为下调0.9%、上调0.7%和下调2.5%。

由于债券殖利率反转,以及失去了为实际净收入贡献2%的资产,肯纳格投行上调Axis产托与10年大马政府债券(MGS)的回酬利差1.0%,至3.15%,分析员因而下修目标价,从3.28令吉微调至3.13令吉,尽管每单位股息因脱售计划而走高。

不过,评级上修至“超越大市”,因2014财年的每单位总股息(GDPU)将大幅增加,并提供投资者7.8%,相当不错的总回酬。

目标价总回酬14.5%

肯纳格投行相信,投资者会追逐脱售计划的获利。

考量更大的风险溢价后,我们的目标价仍提供14.5%的总回酬率。

“然而,派发收入分配予股东后,且缺乏大型收购,我们可能会再次检讨我们的评级或目标价。”

安联研究则维持“买入”评级和3.77令吉的目标价。

艾芬投行研究也维持“买入”评级,不过,目标价从3.73令吉,下调至3.61令吉。

“我们继续喜欢Axis产托,因其积极主动的管理,无论是在加强现有资产组合,还是在不断探索新的商业机会。”[南洋网财经]

(吉隆坡7日訊)AXIS產業信托(AXREIT,5106,主板產業投資信托組)成長潛能大,正協商3億1千700萬令吉租金回酬達7至8%的產業,儘管去年11月遭賣壓,唯黃氏唯高達認為其產業不受電費上漲打擊,因而調高評級至“買進”。

黃氏唯高達表示,電費調高,然而AXIS產托只有20%產業開銷為電費,同時不受產業估值稅衝擊(因其產業不在吉隆坡),產業出租率也達95%。

AXIS產托自從去年8月被調低評級,變得更有吸引力,主要是涉具韌力的工業與物流領域,可提供7%未來回酬。

黃氏唯高達將該公司由“持有”調高至“買進”,目標價維持3令吉70仙。

除了一些產業在裝修,也從主要物流區建更多工業園中獲利。

其AXIS Business Campus與Wisma Academy裝修中,未來可促進淨回酬。

該公司目前有3億1千700萬令吉資產收購還在談商;最近與AME集團簽署股權各佔半的聯營建古來再也93公頃土地進行聯營協議。3億多收購案包括柔佛的工業建築、北賴的工業設施、沙亞南的物流貨倉和八打靈再也的工業建築。

有關i-Park工業園正進展良好,可能是接下來3個財政年的收購目標。

AXIS產托最近也與AME集團簽署股權各佔半的聯營建古來再也93公頃土地進行聯營協議。

黃氏唯高達調高現財政年財測3%,主要是Axis Plaza脫售獲利和電費調漲等因素,而售出產業所造成的收益留失、債務成本提高等因素,2015財政年則調低4%。

該公司最近宣佈以3千400萬令吉脫售Axis Plaza予新加坡郵政(SingPost),料捎來1千100萬令吉淨收益,這座大廈的脫售,預料可派每單位2仙紅利,估計今年派發。

黃氏唯高達說,AXIS產托浮動利率短期貸款包括2億9千萬令吉週轉信貸,今年將透過發附加股調低。除此,並沒有其他再融資風險,近期以4.1%至4.2%混合利率發伊斯蘭債券債,平均債務成本為4.35%,增加其融資成本25基點,料不太衝擊盈利。(星洲日報/財經‧報道:張啟華)

愛可思產託 全年獲利1.1億

(吉隆坡20日訊)愛可思產托(AXREIT,5106,主要板產托)上財年截至12月底末季營業額按年增長3.4%至3619萬令吉,淨利大跌32%至2937萬令吉,並宣佈每股派發4.70仙股息。

馬證交所報備指出,愛可思產托發布最新業績,上財年全年營業額按年上升7%至1億4198萬令吉,其中539萬令吉為房產業務貢獻,剩余935萬令吉為非房產業務。

該公司上財年全年淨利報1億1128萬令吉,淨利揚8%,全年派息高達18.50仙,但仍低于上個財年的每股18.60仙。

另外,該公司今日也向馬證交所報備,該公司在上月19日對旗下13項房產進行重估。

文件指出,重估前,這13項房產淨賬面價值為5億7964萬令吉;在進行重估后,房產總值達5億8951萬令吉。

愛可思產托說,在完成重估后,取得重估盈余達986萬9000令吉,每單位未審核淨資產從原本的2.209令吉,增長至2.230令吉。

該公指出,有其中3項資產是根據證券監督委員會(SC)產托的條例要求,資產必須每3年進行重估一次所進行;至于剩余9項則必須跟進最新市值而重估。[中国报财经]

AXIS產託:價格稍跌‧房產收購料回溫

(吉隆坡21日訊)AXIS產業信托(AXREIT,5106,主板產業投資信托組)認為,與去年居高不下行情相比,資產價格今年將稍被壓縮,浮現收購良機。

該公司首席執行員兼執行董事拿督史提沃利萊在匯報會上透露,市場環境重歸正常,促進房產收購活動開始回溫。

放眼購3.8億資產

他補充,該公司在去年難以覓得收購機會,因此專注於進行資產強化措施(AEI),但將在今年放眼收購5項資產,總值為3億8千萬令吉,因資產價格較去年更為合理。

“目標資產包括柔佛的6座工業建築、檳城的1座工業設施、沙亞南的2座物流倉庫、八打靈再也的1座辦公兼工業建築以及巴生港口的1座DC措施。”

他同時披露,收購資產所需資金中有2億5千萬令吉是透過發新股籌措,其餘的則通過銀行貸款融資。

“發新股計劃已獲大馬股票交易所批准,受批准發行數量為最高9千萬股,發行價取決於近期平均價格,籌措資金共2億5千萬,規定在今年4月前必須發行。”

AXIS產業信托在去年以3千400萬令吉脫售Axis Plaza,為今年帶來額外每單位收益分配2.37仙,但他表示今年不一定會續脫售資產,胥視整體產業組合而定。

“當旗下產業逐漸陳舊,我們會`刷新’產業組合,首先會考慮進行資產強化措施,但若該資產沒有增值空間,我們將在其高峰時刻出售,回饋單位持有者。”

該公司在去年裝修Axis Business Campus,他表示在完工後,預計可為該公司每年帶來753萬3千令吉,預期總收益為13%。

業績方面,該公司2013財政年淨利漲7.9%,淨資產價值溢價31.885,每單位收益分配達18.5仙,旗下31項資產的平均佔用率達94.87%。(星洲日報/財經)

分析员唱好收购策略 Axis产托新资产收益上看8%

(吉隆坡23日讯)分析员正面看待Axis产托(AXREIT,5106,主板产托股)专注于收购工业资产的策略,并估计新资产有望带来8%的净收益。

管理层在业绩汇报会透露,有信心在2014财年收购新资产。

目前,该公司正在物色总值3亿8000万令吉的工业资产,分别遍布在槟城、莎阿南、巴生港口与柔佛。

肯纳格投行分析员积极看待该公司的潜在收购活动,因为这些资产有望为该公司带来7至8%净收益。

“在当前的低利率环境下,这些都是很难得的高收益资产。”

拟售成熟资产

同时,分析员也相信该公司可能考虑在新财年,进一步脱售一些成熟的资产。

“此外,我们也看好Axis产托的资本管理策略,我们相信该公司在2013财年增加了固定利率贷款,将有助于转移利率欠稳所带来的财务风险。”

该公司通过固定期限贷款及把贷款锁定在低利率,积极改善其资本管理。

Axis产托通过发行第二批回教债券,利率为4.1%,把其固定:浮动利率贷款的比例,改善至60:40,2012财年为38:62。

分析员认为,该公司管理层此举,是为了避免2014财年出现任何利率调涨,这样做可让他们感觉比较安心。

翻新产业开销料6310万

Axis产托的长期:短期债务投资组合的比例,也改善至50%:50%(2012财年为38%:62%),此举与我国其他产业投资信托致力改善混合贷款组合(更多固定利率与长期贷款投资组合)的策略并行。

然而,与怡保花园产托(IGBREIT,5227,主板产业信托股)、大马凯德产托(CMMT,5180,主板产业信托股)及双威产托(SUNREIT,5176,主板产业信托股)相比,Axis产托的固定利率与长期贷款组合比例仍然是偏低的。

加强内部增长

尽管如此,兴业研究分析员看好Axis产托的资产加强措施,有利于加强其内部增长,因为该措施以往通常为该公司带来介于8至9%投资回酬。

“未来2年,该公司将翻新Axis商业园C座,以及把目前为单层体育馆的Annex,重建为多层办公室与仓库,预计资本开销达6310万令吉。”

综合上述因素,分析员维持给予该股“中和”评级及每股2.93令吉目标价,但重申若该公司成功收购可带来收益增长的资产,将成为该股潜在重新评估催化剂。[南洋网财经]

(吉隆坡5日訊)儘管市場認為政府債券收益率走高導致大馬產托公司的周息率漸失吸引力,安聯研究認為AXIS產業信托(AXREIT,5106,主板產業投資信托組)風險有限,主要是涉高回酬的工業產業、產業多元化與其良好管理紀錄有助降低風險,維持“買進”評級。

管理層最近在公佈第四季業績時,公佈其2014財政年策略,包括透過強化資產、持續採取展開有利併購行動,和脫售無法強化之資產以回饋投資者。

安聯從管理層匯報會得知,AXIS產託2014年將有6項收購計劃,約為3億8千萬令吉,或等於2013財政年資產管理額(AUM)的25%。2013財政年84%租約到期租戶繼租,平均租金增長達8.1%;其餘16%到期租戶中,85%獲新租戶。

2013年出租率達94.9%,相比2012年96.2%。

脫售AXIS大廈財測上調

安聯調整2014財政年財測8.2%與0.1%,其中2014財政年是因脫售AXIS大廈。這項調整後,今後3財政年的核心淨利將以9.6%、6.1%與2.4%成長,主要由租金調漲34%、15%與17%驅動。

其股價已在2013年5月高峰調整近30%,2月4日閉市價2令吉85仙,2014與2015財政年淨回酬達7.2%與6.9%仍屬具吸引力,相信市場已“高估”未來12個月的債券收益風險。

維持“買進”評級,目標價由3令吉77仙調低至3令吉43仙;調整後的目標價意味今後3年淨回酬達6.0%、5.7%與5.8%。

(i) authority to allot and issue up to 90,762,819 new Units to facilitate a placement exercise; and


(ii) authority to allot and issue up to 2,000,000 new Units for the purpose of the payment of management fee to the Manager in the form of new Units.


In addition, Maybank IB wishes to announce that the Manager proposes to undertake the following:


(i) renewal of the authority to allot and issue up to 86,040,951 new Units, representing up to 18.65% of the existing issued fund size of Axis-REIT of 461,239,089 Units;


In order to accommodate the issuance of up to 86,040,951 new Units pursuant to the Proposed Authority to facilitate the Proposed Placement, the Manager proposes to increase the existing issued fund size of Axis-REIT from 461,239,089 Units up to a maximum of 547,280,040 Units; and


(ii) the Proposed Subscription.

RECURRENT AND OPTIONAL INCOME DISTRIBUTION REINVESTMENT PLAN (“IDRP”) APPLICABLE TO 2014 FIRST INTERIM INCOME DISTRIBUTION
On 21 April 2014, the Board of Directors of Axis REIT Managers Berhad (“Board”), the management company of Axis Real Estate Investment Trust (“Axis-REIT”) (“Manager”), has announced the quarterly results for the financial period ended 31 March 2014 and proposed a first interim income distribution in respect of the period from 1 January 2014 to 31 March 2014 of 5.30 sen per unit (of which 4.42 sen per unit is taxable and 0.88 sen per unit is non-taxable in the hands of unitholders) (“2014 First Interim Income Distribution”).

The Board has determined that the IDRP, which allows unitholders of Axis-REIT to reinvest their income distribution in new units, will apply to the 2014 First Interim Income Distribution, in which the gross electable portion of 2.20 sen per unit out of the 2014 First Interim Income Distribution of 5.30 sen per unit (which is taxable in the hands of unitholders) (“Electable Portion”) can be elected to be reinvested in new units and the remaining portion of 3.10 sen per unit (of which 2.22 sen per unit is taxable and 0.88 sen per unit is non-taxable in the hands of unitholders) will be paid in cash.

The IDRP also provides the unitholders the option to reinvest the entire Electable Portion or part of the Electable Portion based on the proportion as determined by the Board. In this regard, the Board has also determined the proportion of the Electable Portion in which the unitholders can elect to reinvest in new units will be 1.10 sen per unit (which is taxable in the hands of unitholders) of the Electable Portion, and the remaining 1.10 sen per unit (which is taxable in the hands of unitholders) of the Electable Portion will be paid in cash. If the unitholders elect not to participate in the IDRP, then the Electable Portion will be paid wholly in cash.

The Board wishes to announce that the issue price of new units to be issued pursuant to the IDRP applicable to the 2014 First Interim Income Distribution has been fixed today (“Price Fixing Date”) at RM3.20 per new unit. The issue price is based on the five (5)-day volume weighted average market price (“VWAMP”) of the units up to and including 18 April 2014, being the last trading day immediately prior to the Price Fixing Date of RM3.4005 per unit, and after adjusting for a discount of RM0.2005 which is approximately 5.9% discount to the five (5)-day VWAMP of RM3.4005 per unit.

The Board has also announced on even date that the book closure date pursuant to the 2014 First Interim Income Distribution and the IDRP has been fixed for 6 May 2014.

Barring any unforeseen circumstances, the new units arising from the exercise of IDRP will be listed on the Main Market of Bursa Malaysia Securities Berhad on 16 June 2014.
