UEM阳光:地价高企 发展商暂难降屋价

(吉隆坡2日讯)UEM阳光(UEMS,5148,主板產业股)执行董事兼首席执行员安华沙林表示,虽然建筑材料豁免销售与服务税(SST),但由於其他成本仍高企,因此,发展商要降低房价,並不容易。
销售与服务税(SST)9月上路,取代之前的消费税。在新税制下,大部份房地產建材均被豁免徵税,因此,財政部长林冠英呼吁发展商重新检討房价。並表示,希望发展商直接降低屋价,而非透过折扣或送礼回馈购屋者,否则可能考虑重新徵收建筑材料和服务的税务。
针对降低房价的问题,安华沙林今日出席活动时表示,虽然他们也希望下调房地產价格以让购物者受益,但暂时而言,还未感受到成本减低的好处,因此难以调降价格。
「从成本的角度分析,部份房地產原料虽豁免税务,但房价也受到其他因素影响,如地皮价格走势、整体建筑开销等。」对于政府的呼吁,他表示,將以观望態度等待进一步指示。
另外,他也也乐观相信公司能够达到所设下的12亿令吉全年销售目標。该公司计划在末季推出价值3亿5000万令吉至5亿令吉的项目。
截至6月尾,UEM阳光获的售为6亿6380万令吉,未入账销售也维持在49亿令吉的健康水平。
联手Grab打造无现金社区
安华沙林是在出席UEM阳光与马来西亚Grab达成合作伙伴新闻发布会时做有关披露。两家公司將携手在3个社区打造无现金社会。包括为Publika购物商场打造一个无现金支付的环境,让顾客和商家均从中获益。
GrabPay(马、新、菲)执行经理黄慧婷表示,使用GrabPay电子支付的消费者將可在Publika购物商场获得一个方便简易的购物体验,而商家可以通过收集消费者的购物行为而提升业务。

澳房产移交进展顺利.UEM阳光财测可达标
UEM阳光(UEMS)澳洲产业并未出现违约潮,大马投行表示,集团澳洲房产计划产权移交工作进展顺利,足以应付贷款责任,看好集团2018至2020财政年财测达标。
(吉隆坡10日讯)UEM阳光(UEMS,5148,主板产业组)澳洲产业并未出现违约潮,大马投行表示,集团澳洲房产计划产权移交工作进展顺利,足以应付贷款责任,看好集团2018至2020财政年财测达标。

澳房产没出现违约潮《澳洲财经评论》(Australia Financial Review)日前引述UEM阳光董事经理兼首席执行员安华沙林称,若位于墨尔本中央商业区(CBD),发展总值3亿澳元的公寓计划能达到90%移交比例,集团将感到非常欣慰,因此揣测UEM阳光可能面对至少10%的违约率。
不过,UEM阳光反驳称,纵然市况欠佳,墨尔本的Aurora和Conservatory等公寓项目并未出现任何的违约情况,因此大马投行相信这不会对集团2018至2020财政年财测带来任何影响。
大马投行说,Aurora的SP3期和SP3A期产权移交率达到95%和87%,SP4和SP5期产权移交工作将在今年5和10月陆续进行,有望延续正面移交趋势。
“SP4和SP5期将带来额外9970万澳元,加上整栋服务式公寓脱售予腾飞集团(Ascendas)旗下酒店信托公司所得的1亿2000万澳元,Aurora的贷款义务将不成问题。”
Conservatory则正进行SP1期移交工作,并在短短2周内即达到64%移交率,成功取得1亿4380万澳元,集团预期未来将移交额外50个公寓单位将可全面偿还1亿8000万澳元的工程贷款。
目前,Aurora已全面售罄,而Conservatory认购率也达到96%。
综合以上,大马投行维持UEM阳光“买进”评级和1令吉目标价不变。
投资大行信心背书,成功提振投资者对UEM阳光的信心,带动股价周四一度大起5仙或6.85%,至78仙,最终收在75仙,涨2仙或2.74%。

1. The Company wishes to announce that it had on 29 March 2019 entered into a Collaboration Agreement with Grab Partners (“Collaboration Agreement”) to govern the relationship of both UEMS and Grab Partners with regard to the Proposed Collaboration (“Collaboration”).
2. UEMS and Grab Partners noted that the terms and provisions of the Collaboration Agreement are similar to the MOU and that the purpose of the Collaboration Agreement is to strengthen the terms and provisions detailed out under the MOU signifying a definitive understanding of the parties’ obligations in relation to the Collaboration.
3. The Collaboration is:
a. Non-exclusive but Grab Partners shall give preference to UEMS in the Area over other property developers and UEMS shall give preference to Grab Partners over any other transportation and e-payment service providers in the Area;
b. Carried out within the Area only, with priority given to specific area within Mont’Kiara, Dutamas, Iskandar Puteri and other areas agreed by both parties; and
c. Principally related to:
i. Implementation of cashless payment services by GPay;
ii. Implementation and provision of Grab Services; and
iii. Exploration of other business opportunities.
4. UEMS and Grab Partners will also undertake a branding exercise and marketing initiatives to utilise and complement each other’s competencies, expertise and common areas or space, and bring out the best of both parties’ synergies for the benefit of the Collaboration.
5. Any cost relating to the activities carried out under the Collaboration shall either be jointly borne by both UEMS and Grab Partners or separately by each party depending on the nature of the activity as per the Collaboration Agreement.
6. The Collaboration Agreement is valid as follows:
a. Two (2) years from 2 October 2018 (“Term”);
b. Two (2 )years from the expiry of the Term (“Initial Renewed Term”); and
c. Duration to be agreed by both parties upon the expiry of the Initial Renewed Term (“Further Renewed Term”).
7. The Collaboration Agreement is available for inspection at the Company’s registered office at 19-2, Mercu UEM, Jalan Stesen Sentral 5, Kuala Lumpur Sentral, 50470 Kuala Lumpur during normal business hours from Mondays to Fridays (except public holidays) for a period of three (3) months from the date of this announcement.

The Company wishes to announce that its wholly-owned subsidiary, Sunrise Berhad (“SB”) had on 15 April 2019 subscribed for 500,001 new ordinary shares representing 50% + 1 share of the equity interest in MLM for a cash consideration of RM256,060,275 equivalent to the Proposed Subscription Price. The other 50% is held by MLE.

Pursuant to Paragraph 9.04(g) of the Main Market Listing Requirements of Bursa Malaysia Securities Berhad (“Bursa Malaysia”), the Company wishes to announce that its wholly-owned subsidiary, UEML was served with a Notice of Arbitration (“NOA”) on 17 April 2019 filed by IECSB in relation to disputes arising from the Agreement and Conditions of PAM Contract 2006 (With Quantities) (“Agreement”) together with a Letter of Award dated 15 June 2012 (“LOA”) for the construction of Imperia in Puteri Harbour, Iskandar Puteri, Johor (“Project”) seeking a declaration sum of RM29,250,266.79 as the total amount of the final account. The LOA is to be read together with the Agreement (collectively referred to as the “Contract”).
2. IECSB was appointed by UEML as the main contractor for the construction of the Project under the Contract at a sum of RM268.6 million. Its scope covers the:
a. Overall main works; b. ‘Stesen Suis Utama’ (“SSU”) and ‘Pencawang Pembahagian Utama’ (“PPU”); and c. Construction of mock-up units.
3. IECSB has raised certain claims with respect to the performance of the obligations in the Contract and seeks inter alia, a declaration that RM29,250,266.79 be the total and final amount of the final account or any other amount assessed by the Arbitral Tribunal.
4. UEML’s position is that IECSB’s claims are without merits and UEML will vigorously defend its position accordingly.
5. The Company believes that the NOA and potential arbitration proceedings are not expected to have material financial and operational impact on the Company for the financial year ending 31 December 2019. Further announcements on any material development of the matter will be made to Bursa Malaysia from time to time.
