(吉隆坡4日讯)马电讯(TM,4863,主板贸服股)宣佈,與UEM阳光(UEMS,5148,主板产业股)、依斯干达投资有限公司,同意延长合作协议期限6个月,至明年6月3日。

马电讯、UEM阳光(UEMS,5148,主板产业股)和依斯干达投资在去年12月,为探讨在努莎再也提供资讯與通讯科技(ICT)基建與通讯服务,签署三方合作协议。

另一方面,马电讯在另一项文告中表示,與依斯干达投资、UEM阳光、Centios和Cisco Systems国际,针对探讨在努莎再也建立精明城市、建筑與服务,以及全球创新中心,而签署的五方合作协议已逾期,並表示无意延长合作协议期限。[南洋网财经]

- ACQUISITION OF SHARES IN AURA MUHIBAH SDN BHD
UEMS wishes to announce that UEM Land Berhad, a wholly-owned subsidiary of the Company, has on 28 January 2014 acquired two (2) ordinary shares of RM1.00 each in Aura Muhibah Sdn Bhd ("AMSB") representing 100% of the total issued and paid-up share capital of AMSB for a cash consideration of RM2.00 only ("the Acquisition"), resulting in AMSB becoming an indirect wholly-owned subsidiary of UEMS.

AMSB was incorporated in Malaysia on 11 December 2013 with an authorised share capital of RM400,000 comprising 400,000 ordinary shares of RM1.00 each and paid-up share capital of RM2.00 comprising 2 ordinary shares of RM1.00 each.  AMSB is presently dormant and its intended principal activity is property development.

UEM陽光攜手吉隆坡甲洞發展新產業計劃

(吉隆坡5日訊)繼森那美(SIME,4197,主板貿服組)後,UEM陽光(UEMS,5148,主板產業組)再情牽種植公司,攜手吉隆坡甲洞(KLK,2445,主板種植組)聯營發展新產業計劃。

根據媒體邀請函,UEM陽光將在本週五與吉隆坡甲洞舉行簽約儀式,屆時將公佈相關聯營產業發展計劃詳情。

UEM陽光近來積極與種植公司聯營產業發展計劃,該公司在去年9月才剛推介與森那美聯營發展的武吉日落洞(Bukit Jelutong)發展總值達16億令吉的產業發展計劃。(星洲日報/財經)

EM阳光 吉隆甲洞携手 古来打造200亿產业计划

(吉隆坡7日讯)大马房產和种植业的两大巨头--UEM阳光(UEMS,5148,主板產业股)和吉隆甲洞(KLK,2445,主板种植股)在今日正式签署联营合约,携手在柔佛古来(Kulai)打造两项综合房產发展计划,总发展价值(GDV)高达200亿令吉。         这也是吉隆甲洞首次踏足依斯干达特区的房產业。

这两项发展计划,分別是位於古来的努沙再也(Gerbang Nusajaya)和Fraser新都会(Fraser Metropolis)。努沙再也和Fraser新都会的土地,目前的总价值是17亿4000万令吉,分別由UEM阳光和吉隆甲洞所持有。

UEM阳光执行董事拿督莫哈默依扎丁(Dato' Mohd Izzaddin)指出,努沙再也將交由Scope Energy私人有限公司进行发展,而Fraser新都会则由Aura Muhibah私人有限公司发展。

吉隆坡甲洞持有Scope Energy的60%股权,剩余的40%由UEM置地持有;至于Aura Muhibah公司,其60%股权由UEM置地持有,吉隆甲洞则持有40%股权。

「在努沙再也的发展项目,UEM阳光和吉隆甲洞各佔40%和60%的比重;而Fraser新都会的发展,则各佔60%和40%。」

莫哈默依扎丁和吉隆甲洞首席执行员丹斯里李爱贤,週五在双方代表和媒体的见证下,正式签署联营合约,並在之后的记者会上,如此指出。

他指出,努沙再也的发展计划,共佔地500英亩,该地毗邻马新第二通道(Linkedua Expressway),总发展价值为50亿令吉。该发展共有住宅和商业及零售单位,各佔75%和25%,该项目估计耗时约8年。

至于Fraser新都会发展项目,位於依斯干达区的北端,距离柔佛市中心约30分钟的车程。该项目共分为两期,第一期佔地2500英亩,总发展价值为150亿令吉,耗时15年。至于第二期(也是佔地2500英亩)目前未有任何发展计划,將待首期完成后才发展。

莫哈默依扎丁表示,基於较为谨慎的做法,这两项发展计划將从即日起的18个月后才会推出,所以预计明年中才会正式推出新盘。

他预计,努沙再也的房產发展计划的价格,將达到每平方米40令吉;而Fraser新都会则为每平方米8令吉。

此外,他预测,UEM阳光2014年的总销售將达到30亿令吉(仅计算已推出的房產计划),相比去年的28亿令吉,但该目標仍会受到市场环境变化而影响。

同时,他也透露,UEM阳光目前的未入帐销售达40亿令吉。

吉隆甲洞首次踏足依斯干达

除此,李爱贤指出,这是吉隆甲洞首次在柔佛的依斯干达特区进行房展发展计划,同时,对于找到UEM阳光合作伙伴感到荣幸,並表示这將会是个「双贏」的联营。

他指出,这两项综合发展计划的目標市场,其中50%为本地人,另外50%的对象则是新加坡、印尼、韩国和日本等投资者。

吉隆甲洞的房產业务目前佔总业务的5%,他预计,在未来数年,房產业务对营业额的贡献比重將提高至15%。

UEM陽光財測不變

(吉隆坡10日訊)吉隆坡甲洞(KLK,2445,主板種植組)與UEM陽光(UEMS,5148,主板產業組)攜手在柔佛發展價值200億令吉的產業計劃。

雙方是以“互為回饋”方式進行合作,包括讓吉隆坡甲洞在UEM陽光持有的500英畝Gerbang努沙再也50億發展計劃中持股60%;而吉隆坡甲洞擁有的2千500英畝古來FraserMetropolis150億城鎮發展計劃,則由UEM陽光主導60%股權。

分析
雖然分析員普遍看好上述合作計劃,卻認為不足以構成重大重估利好,加上UEM陽光仍面對產業領域放緩威脅,因此紛保持該公司財測與評級不變。

賣地將兌現1.71億盈利

不過,由於預測UEM陽光將從賣地程序中兌現1億7千100萬令吉盈利,豐隆研究上調2015財政年財測25%。

興業研究認為,上述合作計劃是項雙贏項目,惟由於計劃推介日期料在2016年至2017年之間,因此不會對UEM陽光造成短期財務影響。

馬銀行研究則說,合作計劃涉及的換地活動,讓UEM陽光能夠多元化和擴充旗下地庫,長期展望正面。

“透過涉足古來150億令吉發展項目,UEM陽光可捕捉可負擔房產及工業產業的強勁需求,尤其在旗下奴莎再也可負擔有地房產和工業計劃來到尾聲之際,上述新計劃顯得更重要。”

黃氏唯高達研究不排除2家公司未來或進一步合作,因為吉隆坡甲洞是雙溪毛糯最大地主之一,惟考量產業股投資情緒保持疲弱,且依斯干達區公寓可能供應過剩,UEM陽光短期內難有重估潛力。

肯納格研究強調,現有股價而言,UEM陽光是以每股重估淨資產值的56%折價進行交易,因此短期內雖可能繼續受投資士氣不佳影響,下行空間卻有限。(星洲日報/財經‧報道:李三宇)

UEM陽光末季淨利猛挫61%

(吉隆坡25日訊)UEM陽光(UEMS,5148,主板產業組)因完成了重大產業計劃,導致截至2013年12月31日止,末季淨利猛挫61.27%至7千795萬6千令吉,前期為2億零127萬4千令吉。

不過,全年淨利卻從前期4億4千835萬8千令吉,增長29.17%至5億7千914萬1千令吉。

派息4仙

末季營業額則下跌16.04%至5億7千311萬3千令吉,惟全年營業額揚升26.36%至24億2千528萬9千令吉。

董事部建議派發4仙終期股息。

UEM陽光發表文告指出,末季表現遜色,主要是因為完成了“MK28”計劃,但全年仍捎來27億令吉銷售,當中17億令吉來自國內業務。

同時,該公司也錄得34億令吉未入賬營業額。

UEM陽光預見政府的打房措施將導致今年房市深具挑戰,惟樂觀看待今年的表現將勝過去年。

另一方面,該公司董事經理兼首席執行員拿督萬阿都拉呈辭,其職務由UEM集團董事經理兼首席執行員拿督依薩丁暫代,即日起生效。

萬阿都拉從去年12月初起開始因病缺席公司事務,相信這次的呈辭與健康相關。

無論如何,UEM陽光已成立委員會鑑定及遴選新任董事經理兼首席執行員。(星洲日報/財經)

(吉隆坡26日訊)UEM陽光(UEMS,5148,主要板房產)原任董事經理兼總執行長拿督萬阿都拉昨日辭任職位后,驚傳今早已逝世!

UEM陽光一名高層證實,萬阿都拉于今早5點45分因癌症逝世,享年56歲。他自去年12月3日開始一直在休病假,其職務由執行董事拿督依札丁依斯烈接任。

UEM陽光昨日向馬證交所報備,萬阿都拉因病辭任,公司稱正找尋適合人選,出任董事經理兼總執行長一職。 

招募人選

該公司指出,已組成委員會物色和招募人選,目前董事經理一職將由執行董事拿督依札丁依斯烈暫代,直至有新董事經理出現。

另邊廂,UEM陽光截至去年12月底末季,營業額按年下滑16%至5億7311萬令吉,淨利跌16%報7796萬令吉,每股派發4仙股息。

根據UEM陽光發出的文告指出,公司因售地推高全年營業額,按年成長26%至24億2529萬令吉,淨利報5億7914萬令吉,增長29%。

UEM陽光目前共擁有大約1500個房屋單位,包括在禮讓東(East Ledang)房產項目、28滿家樂以及在溫哥華的房產計劃。放眼國際,該公司正物色澳洲墨爾本的兩塊土地,以發展高級公寓。【中国报财经】

UEM陽光受惠房市復甦

(吉隆坡6日訊)UEM陽光(UEMS,5148,主板產業組)全年淨利增長29.17%至5億7千914萬1千令吉,符合市場預期,分析員相信房市漸漸復甦,將為該公司注入更大的成長動力。

政府在2014財政預算案宣佈進一步打房措施至今已4個月,興業研究相信經過去年末季及今年首季的艱難期後,房市情緒及需求將從次季起逐步復甦。

“雖然該公司目前的估值已納入打房措施大部份負面影響,不過鑒於需要時間增強柔佛依斯干達市場,因而未真正獲`買進’評級。”

UEM陽光管理層放眼2014財政年取得32億令吉銷售,並設定3項關鍵表現指標,即營業額、淨利及股本回酬分別寫下25%、10%及10%成長。

雖然25%營業額成長目標看來過於激進,但仍符合興業的成長目標,主要獲41億令吉未入賬銷售支撐。

除了打房政策,馬銀行研究也對依斯干達持續抱持謹慎態度,並預計該公司今年僅能取得27億令吉產業銷售。

“為了反映與吉隆坡甲洞(KLK,2445,主板種植組)交換地段計劃捎來1億7千100萬令吉賺益,我們將UEM陽光今年財測上調25%,但明年財測則遭下修5%。”

UEM陽光今年將推出總值38億令吉產業計劃,大幅超越去年的16億令吉。(星洲日報/財經‧報道:李永權)

The intended principal activity of UEMS Canada is investment holding.

The Acquisition is not expected to have a material effect on the earnings or net assets of the UEMS Group for the financial year ending 31 December 2014. None of the Directors and/or major shareholders of the Company and/or persons connected with them are deemed interested in the Acquisition.

推新公寓 UEM阳光放眼70%认购率

(吉隆坡18日讯)UEM阳光(UEMS,5148,主板產业股)预计该公司在满家乐(Mont'Kiara)新推出的Residensi22共管公寓B座,將在今年杪取得70%的认购率。       

UEM阳光首席行销员西蒂玛丽安莫哈末德莎表示,该公司在昨天开始销售Residensi22共管公寓B座,至今已取得20%的订购率。

「A座是在去年9月推出,取得了100%的认购率。我们有信心B座可以创造另一个成功例子,因为此项发展计划是迎合我们目標市场的需求。」

她在今天出席该项发展计划的记者会上,如此表示。

Residensi 22发展项目的毛发展总值约9亿7100万令吉,每平方呎的参阅销售价是750令吉,是一项持有永久地契发展项目。

该项发展共有534个单位,每单位的面积介于1878平方呎至3163平方呎。

此外,西蒂玛丽安透露,UEM阳光目前拥有4451.54公顷地皮,毛发展总值高达800亿令吉,足以在未来15年內发展,当中包括去年在澳洲墨尔本收购的两块地皮。

「在满家乐,我们还有16.59公顷的地皮,我们將在今年杪推出另一项发展项目。」

不过,她不愿透露有关项目的详情。【东方网财经】
