今天开始CD了,股价开始达到0.195了。。。

** FRASERS COMMERCIAL DOWN 12.5 PCT AFTER RIGHTS ISSUE PLAN
Shares in Singapore's Frasers Commercial Trust dropped as much as 12.5 percent on Wednesday after it announced plans to raise S$213.9 million ($128.5 million) in a 3-to-1 rights issue and would borrow S$675 million to refinance debt maturing this year.
The property trust had gross borrowings of S$945.5 million, of which about S$624.5 million will mature in the second half of 2009, the company said in a statement late on Tuesday.
The rights issue is fully underwritten by DBS Bank , BNP Paribas , Oversea-Chinese Banking Corp and Standard Chartered's Cazenove Asia unit. |

12月, 3月, 6月, 9月是良好的时间进入购买。
一月,四月,七月,十月是良好的时间出售。
2月, 5月, 8月, 11月,需要远离。理由是季度业绩发布的这几个月。出售好消息经常发生,市场的震荡,由于涌入的好的和坏的盈余报告。
12月, 3月, 6月, 9月,在下降周期的季节,是良好的时间进入低。恰逢月末报告资金。粉饰作用。一月,四月,七月,十月后,价格上涨了一段时间,达到上限,其好时机获利了结。 |

OCBC raises target on Frasers Commercial Trust

OCBC Investment Research raised its target price on Frasers Commercial Trust to $1.31 from S$1.23 and maintained its ‘buy’ rating, citing the company’s possible debt reduction, an expected rise in income and attractive valuation.
Frasers units were up 0.4% at $1.16 on Tuesday. The units have increased 58% so far this year versus the 27% gain in the FT ST Midcap Index .
With the recent sale of its KeyPoint property to Bayfront Ventures Pte Ltd for $360 million, Frasers is likely to sit on net proceeds of $357.8 million and book in a gain of $72.8 million, OCBC said.
OCBC noted that Frasers is likely to use the bulk of the sale proceeds to redeem half of its series A convertible perpetual preferred units and reduce its existing debt.
Frasers is also expected to gain from interest savings as a result of the early refinancing of its S$500 million term loan facility at favourable borrowing margins, OCBC said.
It added that Frasers’ acquisition of the balance 50% interest in Caroline Chisholm Centre and direct tenant leases at China Square Central are likely to contribute positively to the company’s rental income.
OCBC said the stock was trading at an “attractive” price-to-book ratio of 0.87 times. |

Frasers Centrepoint Asset Management (Commercial), the manager of Frasers Commercial Trust, today announced a $7.7 million asset enhancement initiative (AEI) for the office tower at China Square Central to create a more contemporary, elegant and conducive working environment to meet the modern needs of its office tenants.
Located in the Central Business District, China Square Central is an 11-year old building consisting of a 15-storey office tower and rows of offices, shops and restaurants that were converted from traditional shophouses.
The office tower, known as 18 Cross Street, has a floor plate of approximately 18,000 square feet. The enhancement works is scheduled to commence in November 2012 and is expected to complete within 6 months.
During this period, office tenants will continue to operate with minimal disruption. The enhancement works include installing new furnishings, upgrading the main lobby, enhancing the drop-off point, refurbishing the common areas, lift lobbies and restrooms and installing new facilities such as shower rooms and multi-media display units in lifts. In addition, a new security system with turnstiles and card access system will be installed.

星狮商产信托(Frasers Commercial Trust,FCOT)宣布耗资770万元为中国广场中心(China Square Central)进行提升,以提供更现代、优雅及舒适的工作环境。进行提升的范围包括加宽大堂的面积、建造更舒适及环保的洗手间,以及在新脚车公园增建沐浴设施以供骑脚车的人士使用。提升工程预定于2012年11月展开,预计将在6个月内完成,其中将包含常在甲级办公楼见到的陈设与设施。这是FCOT积极采取的资产管理策略之一,目的是为了持续从其产业组合中释放更多价值,令其产业可带来更多收入。

Frasers Commercial Trust’s (ND8U.SG) fiscal-1Q13 DPU was soft, as expected, CIMB says, noting it was 21% of the house’s FY13 forecast.
It notes 1Q13 DPU was up 5% on-year and down 10% on-quarter, as expected, due to the loss of contributions from the divested Keypoint and its Japanese assets.
“Upcoming quarters should see a significant uplift when CPPU redemption savings and increased take-up at China Square Central kicks in.”
CIMB estimates savings from CPPU redemption alone could boost DPU by around 0.35 cents a quarter. While the 92.6% occupancy at Singapore assets appears low, it should see a significant uplift when a major tenant starts its China Square Central lease from April 1, it notes.
It keeps an Outperform call, citing upside from gearing up for acquisitions, CPPU redemption and asset enhancements; “we continue to see legs in its share price rerating given the in-built DPU growth through FY15 and attractive yields.” It raises its target to $1.49 from $1.42 on lower borrowing costs. The stock is down 0.4% at $1.36. |

星狮商产信托(Frasers Commercial Trust)在昨天闭市后公布其3Q13业绩,可分配收入从去年同期的1,100万元增加31.2%至1,440万元。公司宣布派发每单位0.0219元的股息,比3Q12高出28.8%。尽管如此,公司的收入从去年同期的3,570万元下跌16.1%至3,000万元,由于脱售了吉坊(KeyPoint)和日本产业。但若不包括吉坊和日本产业在内,毛收入则是增加2.5%。派息提高主要是由于在今年1月和4月份赎回了3亿1,970万个A系列可转换长久性优先单位。
启示:公司的产业租金得以上调料将对其未来的可分配收入带来正面贡献。公司将继续密切留意利率及澳元汇率的走势,并采取保守的态度,以减低风险。 |

星狮商产信托(FrasersComm)在截至2013年12月31日的1Q14录得净产业收入从上一年同期的2,290万元微跌3.5%至2,210万元,主要是因澳元兑换率带来外汇亏损及中央公园(Central Park)的租用率下降。
由于澳元走弱,公司的产业营运开支稍微下降1.7%至660万元。
虽然本季度的总回报年比下跌57.2%,但单位持有人可分得的收入从1Q13的1,500万元仅下降8.6%至1,370万元。
启示:尽管可分得的收入减少,但每单位派息激增约30%至0.025元,由于A系列可转换长期优先单位的派息额减少。 |
