(吉隆坡1日讯)美得再也(MITRA,9571,主板建筑股)宣布,获MRCB Builders私人有限公司颁发总值7430万6000令吉的工程合约。

美得再也向马交所报备,独资子公司Pembinaan Mitrajaya私人有限公司在今日获颁合约,负责为MRCB Builders位于八打灵再也中心的第3高楼,进行上部结构工程。

根据文告,该工程将在下月9日展开,预计在2018年2月9日竣工,为期14个月,将为公司未来净利带来贡献。【e南洋】

美得再也第三季赚2690万

2016年11月29日
(吉隆坡28日讯)美得再也(MITRA,9571,主板建筑股)截至9月杪第三季,净利按年微升4.19%至2690万2000令吉,或每股净利4.03仙,高于上财年同季的2582万令吉。

同季营业额扬11.89%,从上财年的2亿2470万令吉,增加至2亿5141万4000令吉。

建筑、产业发展,及南非投资部门,是推动营业额增长的主要因素。

其中,建筑部门是主要贡献来源,当季营业额取得2亿2877万令吉,较上财年同季的2亿929万令吉,按年涨9.31%。

累计首9个月,净利涨20.34%至7498万4000令吉;营业额则扬12.64%至6亿9246万2000令吉。

展望未来,集团目前订单为13.5亿令吉,推测建筑部门将持续贡献显著收入。

至于产业发展部门,由于旺沙第9公寓项目进展良好,因此,期望有更高的贡献。【e南洋】

The Company wishes to announce that Pentadbir Tanah Kota Tinggi, Johore, has notified Kemajuan Sekim Baru Sdn Bhd (“KSBSB”), a wholly owned subsidiary of the Company that it has imposed a compulsory acquisition pursuant to Section 16 of the Land Acquisition Act 1960 on 122 lots covering an area of 24,145.49 square metres of freehold land at Sungai Buntu, Mukim Pengerang, Daerah Kota Tinggi, Johor (“the Affected Area”) belonging to KSBSB for purposes of the development of the Pengerang Petroleum Complex. The compensation sum offered is RM31,454,469.00.

KSBSB has obtained development order for a mixed residential and commercial development project at Pengerang in the year 2000 that covers a total area of 54,947.98 square metres. The first phase of the development covering 11,247.77 square metres was completed and fully sold in the year 2012 and the infrastructure works for the remaining areas has been completed. The Affected Area represents 55.3% of the undeveloped portion of the Pengerang project.

KSBSB has today accepted the compensation sum offered with objection and registered its objection to the sum offered. The Directors of MHB and KSBSB will negotiate with the relevant parties to ensure that a fair compensation is received.

最新进展:

美得再也(MITRA,9571,主板建筑股)截至9月杪第三季,净利按年微升4.19%至2690万2000令吉,或每股净利4.03仙,高于上财年同季的2582万令吉。

行家建议:

美得再也该季表现,符合我们和市场的预测,分别达到全年净利预测的82%和75%。

产业市场仍疲软,相信本地产业表现短期内毫无起色,这让建筑业务继续成为主要收入来源。

2016财年总订单额是13亿5000万令吉,产业未入账销售为1亿6510万令吉,两者将扶持2016财年的净利表现。

美得再也目前主要进行的项目,包括位于布城政府行政中心的反贪污委员会Precinct 7工程、满家乐(Mont Kiara)的MK22公寓项目,以及八打灵再也第13区的PJ Midtown项目。

我们维持2016财年每股净利预测14.15仙。由于小型建筑行业平均本益比为11倍,考量了这两个因素后,我们也维持目标价1.56令吉。

美得再也(MITRA,9571,主板建筑股)独资子公司Kemajuan Sekim Baru私人有限公司,位于柔佛边佳兰三湾(Sungai Buntu)的2万4145.49平方米永久地皮,被征用以发展边佳兰石油大厦。

柔佛州政府愿付3145万4469令吉,作为补偿。

美得再也称,上述地皮占公司在边佳兰未发展部分的55.3%。

行家建议:

我们看好这项消息,因为有关地段目前没有发展,而且在每平方尺账面价值仅10.40令吉,收购价却是121令吉,美得再也从中获利2880万令吉。

这有助降低美得再也的净负债率从0.35倍,降至0.29倍。

美得再也目前手上剩余订单13亿5000万令吉,大概维持一年半。

另外获得总值5亿7700万令吉的合约,占我们8亿令吉预测的72%,正竞标总值20亿令吉的合约。

我们认为美得再也“超越大市”,目标价1.49令吉,维持今、明财年的核心净利预测。

传美得再也获4亿工程

(吉隆坡10日讯)消息指出,美得再也(MITRA,9571,主板建筑股)料以4亿令吉的竞标价,赢得一项在阿拉白沙罗(Ara Damansara)的建筑工程。

《The Edge》引述业界来源,美得再也击败其他同行的原因,是该公司的出价非常有竞争力。

因此,美得再也在该项目的赚幅可能不大,不过却可以强化公司的手握订单。

据悉上述合约是在编号PT4002地皮上,兴建9层高的裙楼(podium)及4栋17层高公寓,共有756单位服务式公寓及24单位复式公寓。

该项目由森那美(SIME,4197,主板贸服股)独资子公司Sime Darby Ara Damansara Development有限公司发展。【e南洋】

(吉隆坡8日訊)米特拉再也(MITRA,9571,主要板建築)位于柔佛州的土地被哥打丁宜土地局征用,獲賠3145萬4469令吉。

米特拉再也向馬證交所報備,哥打丁宜土地局在1960年土地征用法令下,征收子公司Kemajuan Sekim Baru私人有限公司(簡稱KSB)所擁有的2萬4145.49平方公尺的地皮,以發展邊佳蘭石油發展中心(Pengerang Petroleum Complex)。

KSB于2000年在該土地進行混合住宅和商業開發項目,總面積為5萬4947.98平方公尺。

Pembinaan Mitrajaya受委任为柔佛依斯干达特区内的Medini城内,一座办公楼发展项目上层结构的主要承包商。

该公司为期24个月的合约,将从明年1月17日起生效,预计在2019年1月16日前竣工。

行家建议:

纳入上述合约后,美得再也今年迄今的订单,企于7亿3600万令吉,符合我们2016财年8亿令吉的目标。因此,维持净利预测不变。

我们预计,该公司现有订单达15亿令吉,等于2015财年建筑业务营业额的2倍。

另外,媒体之前报道指该公司料以4亿令吉竞标价,赢得一项在阿拉白沙罗的建筑工程。

若属实,该合约将增加美得再也的订单,至19亿令吉。

我们也对美得再也将脱售柔佛边佳兰一片6公顷的土地,感到正面,因上述土地并未有发展计划,也显示公司地库价值高。

行家建议:

17亿合约在手.美德再也争公寓工程

(吉隆坡6日讯)美德再也(MITRA,9571,主板建筑组)手握17亿工程订单,分析员预期若夺得投标中的阿拉白沙罗公寓计划,可能是下一道催化动力。

根据丰隆投行研究,该公司获颁总值1亿8300万令吉的西海岸大道(WCE)合约后,令2016年全年成功竞标总值9亿2000万令吉,逼近该公司10亿令吉的全年目标。

依《The Edge》财经报刊去年年杪的报道指出,美德再也已投标一项发展总值4亿令吉的阿拉白沙罗公寓工程计划,丰隆认为,若脱颖而出成功争取合约,该公司订单可再藉此由目前的17亿令吉,推高24%至20亿令吉。

该行表示,尽管美德再也过去3年的年均复合增长率企于69%,但该公司业绩表现值得称道,在2016至2018财政年收益增长率为10%的前提下,其估值仍偏低,估计截至明年可录得7.1至7.7倍之间的本益比。

该行将该公司目标价订在1令吉95仙,给予“买进”评级。

(吉隆坡23日讯)美德再也(MITRA,9571,主板建筑组)以422万令吉收购雪州雪邦一块0.8621公顷土地,以作为未来发展用途。

该公司发文告表示,整个购地计划将通过内部资金融资,并预计在现财政年第四季完成。

The Board of Directors of Mitrajaya Holdings Berhad (“MHB” or “the Company”) wishes to inform that, Mitrajaya Equipment Resource Sdn Bhd (“MERSB”), a 60% owned subsidiary of MHB has on 23 March 2017 entered into a Sale & Purchase Agreement (“SPA”) with Visible Profit Sdn Bhd (“VPSB”) to acquire a leasehold land in Sepang, Selangor (“the Land”) at a total cash consideration of RM4.22 million (“Purchase Price”) (“the Acquisition”).

(吉隆坡14日讯)美得再也(MITRA,9571,主板建筑股)子公司,获委任为吉隆坡“卓越中心”(A Centre of Excellence)的承包商,负责兴建该建筑物,总值2亿7379万5138令吉。

美得再也向交易所报备,子公司Pembinaan Mitrajaya私人有限公司,是在周五接获STF资源私人有限公司颁发的合约。

合约将在4月26日起生效,为期24个月,料在2019年4月竣工,相信可贡献美得再也未来净利。

The Board of Directors of Mitrajaya Holdings Berhad (“MHB” or the “Company”) is pleased to announce that its wholly owned subsidiary, Pembinaan Mitrajaya Sdn Bhd (“PMJ”) has on 14 April 2017 accepted a contract from STF Resources Sdn. Bhd. for the appointment of PMJ as the building contractor for the construction and completion of ‘A Centre of Excellence’ at Lot 44, Jalan Dato’ Onn, Mukim Bandar Kuala Lumpur, Seksyen 51, Wilayah Persekutuan Kuala Lumpur for a contract sum of RM273,795,138.00 only (“the Contract”).

The Contract will commence on 26 April 2017 for duration of 24 months and is expected to be completed by April 2019.

The Contract is expected to contribute positively to MHB Group’s future earnings.

None of the Directors or major shareholders of the Company and persons connected with such Directors or major shareholders have any interest in the Contract.

合约总值2亿7379万5138令吉,将在4月26日起生效,为期24个月,料在2019年4月竣工。

行家建议

我们对上述消息保持中立,因属于现财年8亿令吉新增订单目标内。

该合约占了目标34%,美得再也还需获得5亿2700万令吉合约才能达标。

且我们8亿令吉的新增订单目标,低于管理层10亿令吉预期。

假设“卓越中心”税前盈利赚幅为11%,该合约未来2年会贡献1130万令吉净利。

目前手上18亿令吉订单,则将提供1.5年的盈利可见度。

加上Wangsa 9未入账销售达1亿5000万令吉,一样有1.5年盈利可见度;南非业务未入账销售则约700万令吉,所以维持今明财年盈利预测,“超越大市”评级和1.49令吉目标价。

Mitrajaya Holdings Berhad ("MHB" or "the Company")- Compulsory Acquisition Land by Johore State Government
Further to the announcement on 8 December 2016,  the Company wishes to inform that Pentadbir Tanah Kota Tinggi, Johore, has notified Kemajuan Sekim Baru Sdn Bhd (“KSBSB”), a wholly owned subsidiary of the Company that it has imposed a compulsory acquisition pursuant to Section 16 of the Land Acquisition Act 1960 on another 2 lots covering an area of 1,327.0588 square metres of freehold land at Sungai Buntu, Mukim Pengerang, Daerah Kota Tinggi, Johor (“the Affected Area”) belonging to KSBSB for purposes of the development of the Pengerang Petroleum Complex. The compensation sum offered is RM1,766,812.24.

KSBSB has on 20th April 2017 accepted the compensation sum offered with objection and registered its objection to the sum offered. The Directors of MHB and KSBSB will negotiate with the relevant parties to ensure that a fair compensation is received.
