美德再也獲逾1億合約

(吉隆坡16日訊)美德再也(MITRA,9571,主板建築組)接受布城控股私人有限公司頒發的一項總值1億1千184萬令吉的合約,以在布城與建和完成城市校園(City Campus)發展計劃第一期工程。

美德再也重組眼睛護理業務‧建築訂單支撐財務

(吉隆坡7日訊)美德再也(MITRA,9571,主板建筑組)將對旗下蒙虧的眼睛護理業務展開重組,希望該業務在兩年內轉虧為盈,同時相信建築訂單將於接下來2至3個季度內加速兌現,支持未來財務表現。

握6.63億工程訂單
公司董事經理陳永標在股東大會後表示,公司上月杪出爐的首季業績表現低迷,營業額及盈利雙雙走跌,是因為產業銷售放緩和建築工程兌現量偏低所致,但情況料在接下來好轉。

“首季業績疲弱起因為業務週期低潮,並非營運或基本面問題,公司尚持有約6億6千300萬令吉工程訂單在手,已啟動工程料在來季陸續兌現,而新推介產業計劃也料能支持未來盈利表現。”

該公司目前在國內持有兩項總值約2億5千萬令吉的產業計劃,並計劃今年8月推介其中之一。陳永標認為,國內高檔產業市場確有放緩跡象,但中價和廉價屋買氣依舊持穩。

他補充說,儘管建築訂單額約為上財政年總營業額的2.5倍,但公司仍積極在國內找尋其他競標機會,而且已參與多項工程競標,地點涵蓋西海岸經濟特區、柔南依斯干達經濟區等,同時也有份參與競標雙溪毛糯通加影捷運線車站承包工程,目前仍等待競標結果。

陳永標坦言,在股東大會上,有股東表達對眼睛護理業務仍面臨虧損的關注。

“為帶動眼睛護理業務擺脫劣勢,我們正對該部門展開一系列重組,包括強化Optimax眼睛護理中心的知名度,促進未來銷售,我們近期也剛把位於檳城的護理中心改為眼睛專科醫院,預料該醫院對未來營業額助益良多。”

海外焦點依舊專注南非房產
海外方面,該公司海外焦點依舊專注在南非,目前在當地握有2億5千萬令吉住宅產業計劃在手,並經營佔地300公頃的高爾夫球俱樂部,帶進經常性收入。

他說:“我們去年在南非推介的小型獨立洋房單位接獲良好迴響,而且市場調查顯示當地市場保持穩定,相信類似銷售趨勢將延續至今年。”(星洲日報/財經)

答:
美德再也截至2012年3月31日為止,持有的現金為344萬6千令吉,存放在金融機構的款項為8萬6千令吉,不過,銀行透支則為1千384萬7千令吉,使現金及相等於現金的款項總額為負數(尚欠)1千零31萬5千令吉。而保留盈利則為1億3千270萬2千令吉。

該公司截至2012年3月31日為止,首季淨利減少至283萬3千令吉,前期則為淨利985萬9千令吉。營業額也跌至3千338萬6千令吉,前期為7千937萬3千令吉。該公司首季每股淨利為0.72仙,前期為2.69仙。

同期該公司的每股資產值為84仙。
美德再也的繳足資本為1億9千876萬6千令吉,由3億9千753萬2千股每股面值50仙的股票組成。

美德再也825萬購產業發展公司49%

(吉隆坡27日訊)美德再也(MITRA,9571,主板建筑組)以825萬令吉,收購產業發展公司――Primaharta發展的49%股權,促使該公司成為獨資子公司。

美德再也發文告表示,此舉讓公司能夠自Primaharta發展的表現中全面受惠,估計截至12月杪帶來815萬令吉的全面收入。

此外,美德再也的每股淨資產值,估計過後由79仙增加到81仙;負債率估計也由50%提高到52%。(星洲日報/財經)

Further to the Company’s announcement on 26 December 2012 on the Proposed Acquisition, the Board of Directors of MHB wishes to announce further as follows. All abbreviations used herein shall have the same meaning as those used in the earlier announcement.


Place of inspection of the Share Sale Agreement (“SSA”)
The SSA is available for inspection at the registered office at No. 9, Blok D, Pusat Perdagangan Puchong Prima, Persiaran Prima Utama, Taman Puchong Prima, 47150 Puchong, Selangor Darul Ehsan during normal business hours for a period of 3 months from the date of first announcement on 26 December 2012.

Funding
The Consideration will be financed through internal funds and/or external borrowing. As the Consideration will be paid by instalment, the Company shall endeavour to use its internal funds to fund the instalment payments as and when it falls due. Should the internal funds be insufficient at any point of time to meet the instalment payment, the Company will use bank borrowings to fund it. However, at this point of time, the Company is unable to ascertain as to the amount that would be financed through bank borrowings.

Details of vendor
The Directors of Kina-Tegas Sdn Bhd are Mohd Zain Bin Abdul Aziz and Sahrul Isa Bin Ismail. The shareholders are Mohd Zain Bin Abdul Aziz and Kok Siew Leng holding 30% and 70% of the issued capital of Kina-Tegas Sdn Bhd respectively.

Contingent Liability
There is no contingent liability to be assumed by the Company for this Proposed Acqusition.

該公司截至9月30日首9個月淨利下跌77.15%至677萬4千令吉,因為原料成本高企導致營運開銷走高,加上產業銷售放緩和建築工程兌現量偏低所致,但相信接下來的情況會改善。

同時,該公司早前表示,將對旗下蒙虧的眼睛護理業務展開重組,期望有關業務能在未來兩年內轉虧為盈,並相信建築訂單將於接下來2至3個季度內加速兌現,以支持未來財務表現。

目前該公司的建築訂單企於5億6千410萬令吉,並將逐步釋放,直到2014年。該公司去年獲頒多項大型工程,特別是從國家基建公司手中攫取兩項輕快鐵延伸計劃B配套工程,共值近1億令吉,至於海外據點仍放在南非市場,目前在當地握有2億5千萬令吉住宅產業計劃,並經營佔地300公頃的高爾夫球俱樂部,可帶來持續性收入。

(吉隆坡22日訊)美德再也(MITRA,9571,主板建筑組)接獲東海岸經濟區發展委員會一紙總值6千134萬7千611令吉合約,以在吉蘭丹南部農業城(South Kelantan Agropolitan)興建300個房屋單位和15個管理單位和基礎設施工程。

該公司發文告表示,相關工程為期104週,預期在2015年2月24日竣工,有望為集團未來盈利作出正面貢獻。(星洲日報/財經)

(吉隆坡11日訊)米特拉再也(MITRA,9571,主要板建築)子公司Pembinaan Mitrajaya私人有限公司獲頒1173萬2679令吉合約。

米特拉再也向馬證交所報備,子公司昨日獲得東海岸經濟特區發展理事會頒發彭亨Muadzam Shah Cattle研究與創新中心的建築合約。

米特拉再也指出,該合約為期65個星期,預計該工程可在明年7月17日完成。

該公司也看好,這項合約將貢獻公司未來收益。[中国报财经]

他說,公司去年獲頒的輕快鐵工程因為延緩而尚未進行,所以該項工程的營業額也未能反映在2012財政年賬目上,但預料工程將於現財政年開動,屆時相信會推動營業額。

陳永標也說:“儘管建築材料與員工薪金走高,致使市場競爭愈加劇烈,但公司正積極攫取更多工程合約,加上今年的產業銷售有所增長,相信有助抵銷這些負面因素。”

他披露,公司現階段開始向有關當局申請發展兩項於2015年動工,合計總發展值約10億令吉的產業發展計劃,包括位於旺沙馬朱的3座高層公寓,以及萬津一塊180英畝地段的城市混合發展計劃,希望於年內獲批准。

現有的發展計劃,陳永標指旗下武吉加拉和蒲種的產業銷售還算理想,兩項計劃預計可捎來3千萬令吉的淨利;南非業務將維持現狀,發展穩定後,才考慮進行拓展計劃。

詢及去年蒙受虧損的保健業務,他表示,作出調整後,業績已有改善跡象,預計2013財政年可轉虧為盈。

美德再也截至2013年3月31日止,首季業績顯示保健業務虧損縮小80.6%至11萬令吉。

而該公司整體業務由於產業銷售上漲,帶動淨利揚升3.64%至293萬6千令吉,首季營業額接近翻倍,漲98.92%至6千641萬令吉,主要由建築業務所帶動,但由於成本高企,賺幅受挫,因此對淨利的影響有限。(星洲日報/財經)
