答:
雙威產托2013財政年首季表現符合預期,分析員認為,儘管辦公樓環節表現趨疲,但零售和酒店業務穩健,加上新購置資產將克敵小相關營收缺口,維持未來3個財年盈利目標不變。

馬銀行研究表示,首季淨利按年成長18%至5千200萬令吉,表現符合市場預期,主要是多數資產取得正面租金調整(13.5%),抵銷酒店和辦公樓資產低租賃率衝擊。

目前,雙威塔租賃率為18.2%,管理層正積極積極透過更具競爭力的租金配套來吸引新租客。

但興業研究認為,隨著辦公樓供應料增加,管理層對辦公樓領域前景持續感到憂慮,預見2013年業務貢獻將有所減少。

不過,管理層雖積極尋找新租戶,但並不會削價出租,對淨產業收入(NPI)不會帶來負面衝擊。

2013至2015年淨測不變
興業補充,憑藉雙威產托良好營運記錄,以及辦公樓環節僅貢獻營收的10%,相信相關環節任何潛在負面衝擊將可獲得穩定零售和酒店業務相抵。

同時,該公司管理層也預期雙威醫療中心收購計劃將對2013財政年NPI帶來“中和"影響,因收入貢獻將抵銷未來雙威太子廣場(Sunway Putra Mall)關閉維修18個月的影響,維持2013至2015財政年2億零920萬令吉、2億3千580萬令吉和2億8千590萬令吉淨利目標不變。

豐隆研究說,與其他主要產業投資信托相比,雙威產托估值出現折價,主要歸咎於其多元化資產組合,但縱然辦公樓業務表現不甚理想,也僅貢獻組合NPI的8%,因此維持其“持有"評級不變。

各證券行普遍保持持有的評級,合理價介於1令吉49仙至1令吉63仙之間。(星洲日報/投資致富‧投資問診室)

雙威金字塔租金猛漲‧雙威產託次季料賺5700萬

(吉隆坡17日訊)雙威產業信托(SUNREIT,5176,主板產托組)即將出爐的業績,有望符合馬銀行研究和市場預期,次季淨利料按年或按季增8到10%,至5千500萬到5千700萬令吉,帶動上半年核心淨利,按年起14%到1億零800萬令吉。

馬銀行研究表示,次季淨利有望走高,歸功於該公司旗下雙威金字塔購物中心的租金成長強勁,加上資本管理活躍,抵銷酒店和雙威塔租用率走低問題。

管理層放眼每年收購至少1項產業,馬銀行認為,該公司明確的資產方向也是受看好的原因,未來業績驚喜或來自具增值效應的收購計劃。

該公司接踵而來的資產包括雙威大學、莫納什大學和雙威Giza購物中心,總值4億令吉。

該公司也在12月杪完成雙威醫藥中心的收購計劃,估計每月的租金收入達160萬令吉,按年增幅為3.5%。收購計劃完成後,雙威產託的債務比估計自9月的0.33倍提高到0.38倍。

馬銀行保持淨利預測,2013至2015財政年可循環淨利預測,各為2億零710萬、2億1千970萬和2億5千150萬令吉。

馬銀行估計,該公司次季紅利為2仙,促使年初迄今的股息達4仙,值得一提的是,雙威產託2013年的總回酬為5%,也較大資本產託的4.6%優。

次季净利扬11% 双威产托收入分配2.19 仙

(吉隆坡23日讯)双威产托(Sunreit,5176,主板产业信托股)截至2012年12月31日次季每单位派2.19仙收入分配,净利则扬10.6%报5612万2000令吉。

次季营业额按年下滑4.4%至1亿582万令吉;每单位盈利从上财年同期1.89仙,增加至2.08仙。

累计两季业绩,双威产托净利按年涨14.3%至1亿813万1000令吉;营业额则扬0.1%报2亿559万2000令吉;每单位盈利从上财年同期3.53仙,增加至4.01仙。

双威产托董事部建议,次季派发每单位2.19仙的第二次中期收入分配,以及建议派发0.97仙的预付收入分配(2013年1月1日至2月13日)。

截至2012年12月31日财年、完成收购双威医疗中心后双威产托净资产价值经过重估录得49亿6000万令吉,相较于之前的46亿3000万令吉。

展望未来,双威产托总执行长拿督黄中立在文告表示,现财年每单位收入分配将超过上财年。

“公司放眼在3至5年,透过收购活动使资产价值超过70亿令吉。”

双威产托在另一分报备文件指出,公司颁发双威(Sunway,5211,主板产业股)总值2亿5840万令吉工程合约,以负责Sunway Putra Mall购物中心的扩建和翻新。[南洋商报财经]

金字塔與醫藥中心
為主要盈利動力

黃氏唯高達說,雙威金字塔與雙威醫藥中心為未來主要盈利動力,醫藥中心的租金第三季開始全面入賬,低融資成本也可為集團帶來很大節省,相信有助抵銷此財政年雙威布特拉購物中心的租金損失。

“雙威產託受看好是因它有龐大、穩定的產業,同時可以與主要資產協作,回酬率達5.2%,可從具韌力的群眾市場獲利。"

雙威產託第二季營業額按年跌4%,主要是為配合今年4月雙威布特拉購物中心關閉裝修,逐步搬離的租戶促使租金收入逐減。全年淨利為1億零80萬令吉,也符合該行預期。該季派3.16仙股息,包括1月至2月5日派發的0.97仙。

雙威布特拉購物中心目前詳情仍不明,公司頒發2億3千800萬令吉裝修工程予母公司雙威(SUNWAY,5211,主板產業組),該行預料實際成本將因專業費與交易成本而提高。

儘管辦公與酒店業務下挫,淨利繼增長,主要受租金調整、更低融資成本,使上半年利息節省達1千100萬令吉;過去3年迄今,租金調整率約18.6%。

馬銀行研究說,雙威塔出租率料有望有目前的82%,改善至今年6月的逾90%。

達證券說,以管理層每年注入一產業在產託的目標,預料未來3至5年,其產託規模可由目前50億令吉增長至70億令吉。

肯納格研究說,潛在注入的產業包括母公司雙威旗下的雙威大學、雙威Giza或莫納什大學。

基於辦公與酒店貢獻疲弱,興業研究調低今、明、後財政年盈利約1%,中至長期盈利與股息成長仍然正面,這主要建立在雙威布特拉購物中心修繕後可獲更高、雙威金字塔租金下財年調整,有強勁產業促成內部成長。

買進劵商心頭好.新資產注入振興 雙威產託跑贏大市

目標價:1.63令吉

雙威產托(SUNREIT,5176,主要板產托)資產注入跑贏大市,翻新的雙威太子綜合辦公樓租金高于預期,料可推動股價。

基于有效的資本管理,該公司2013上半年節省的1100萬令吉成本利息,有助債務平均水平從4.67%下降到3.73%。

該產托宣布派發第2次中期利息,每單位2.19仙,推動上半年每單位至4.22仙,符合我們預計全年可達7.8仙的推論。下半年走勢會較弱。

我們相信,該產托2013財年也可維持將所有收入作為股息分配給股東。

雙威太子商場在本財年第2季擁有超過3年,強勁的19.3%續租租金,2014財年,翻新后的商場,高達57.9%的淨租賃面積(NLA)。

我們預計,商場新翼的出租會讓續租租金提高。

(吉隆坡31日讯)虽料双威产托(Sunreit,5176,主板产业信托股)办公室和酒店资产表现持续走弱,但分析员相信强劲的零售资产,有能力支撑集团整体表现。

双威产托日前宣布截至2012年12月31日次季表现显示,旗下办公室资产表现因一些租赁合约不获更新而下滑。

拉昔胡申研究分析员表示:“无论如何,我们发现Sunway Tower现有的租客有兴趣租下已经空置的单位,所以我们预料,未来的办公室业务会更好。”

分析员也预测,若现有租户增加租用单位,Sunway Tower的出租率将在今年6月份时超越90%。

另一方面,酒店资产营业额贡献下滑,主要是因为客房入住率不高,以及企业活动较少。

达证券行分析员表示:“新主题乐园如柔佛乐高乐园(Legoland)开张,游客的目的地选择增加,导致双威产托旗下酒店的入住率受到冲击。”

尽管酒店资产业绩差强人意,但表示认为,“旅游大马2014年”活动开跑后,预料可激励国内旅游,酒店业者将因此受惠。

私下配售超認購2.8倍 雙威產託復牌跌1仙

(吉隆坡6日訊)雙威產托(SUNREIT,5176,主要板產托)私下配售2億1476萬個新單位,以籌資3億2000萬令吉,獲超額認購2.8倍,但無助股價漲勢,復牌跌1仙。

該產托管理公司雙威產托管理(Sunway REIT Management Sdn Bhd)今日發佈文告指出,籌資所得將用以償還購地與雙威醫療中心(Sunway Medical Centre)的短期債務。

“這項私下配售獲海內外投資者熱烈響應,超額認購2.8倍,待這計劃完成后,可助增加雙威產托流動率。”

雙威產托週二(5日)早上9時開始停止交易,但未進一步說明復牌日期及停牌原因,《星報》報導,雙威產托因配合私下書面競購停牌;私下配售2億1476萬個新單位,每單位訂價1.49令吉。

雙威產托指出,1.49令吉訂價較截至週一(4日)的5日加權平均股價(VWAP),折價約2.9%。

雙威產托今早10點復盤,以1.52令吉迎市,跌2仙,跌幅雖一度收窄並重返1.54令吉后,再度跟隨大市走低。休市及閉市同收在1.53令吉,跌1仙,全日成交量達257萬8500股。

SUNWAY REAL ESTATE INVESTMENT TRUST (“SUNWAY REIT”)

PLACEMENT OF NEW UNITS IN SUNWAY REIT (“PLACEMENT”)
We refer to the announcements dated 9 October 2012, 10 October 2012, 28 November 2012, 30 November 2012, 18 December 2012, 31 December 2012 and 5 February 2013 in relation to the Placement (“Announcements”). Unless otherwise defined, the definitions set out in the Announcements shall apply herein.

On behalf of the Board, RHB Investment Bank wishes to announce that following the bookbuilding process, the Board has fixed the Issue Price at RM1.49 per Placement Unit representing a 2.9% discount to the 5-day volume weighted average price of Sunway REIT units as of 4 February 2013 of RM1.535. As such, a total of approximately RM320 million was raised resulting in 214,765,000 new units to be issued. RHB Investment Bank, Credit Suisse (Singapore) Limited, Credit Suisse (Securities) Malaysia Sdn Bhd, The Hongkong and Shanghai Banking Corporation Limited, Singapore Branch, and Maybank Investment Bank Berhad acted as placement agents for the Placement.

The proceeds from the Placement will be utilised to fully repay bank borrowings drawn from Sunway REIT’s existing debt financing facilities which was used to satisfy the Purchase Consideration for the acquisition of the SunMed Property and to defray related expenses.

The issuance of 1,974,600 units is pursuant to the part payment of management fees in units to Sunway REIT Management Sdn Bhd, the Manager of Sunway Real Estate Investment Trust, for the second financial quarter ended 31 December 2012.

The total management fee payable to the Manager for the second financial quarter ended 31 December 2012 amounted to RM5,997,514.61, whereby approximately RM2,998,627.56 was satisfied via the issuance of new units to the Manager. Based on the 10-day volume weighted average price of the units up to and including 31 December 2012 of RM1.5186, the number of units issued to the Manager was 1,974,600 units.
