CKSB was incorporated in Malaysia on 28 May 2015 as a private limite company under the Companies Act, 1965 and is currently a dormant company. CKSB has an authorised share capital of RM400,00/- divided into 400,000 ordinary shares of RM1/- each and an issued and paid up share capital of RM2/- comprising two ordinary shares of RM1/- each.

None of the Directors and/or substantial shareholders of Paramount or persons connected with them has any interest, whether direct or indirect, in the aforesaid acquisition.

With reference to our earlier announcements dated 2 January 2015, 10 March 2015, 25 March 2015, 1 April 2015 and 15 April 2015 in relation to the Proposed Acquisition, the Board of Directors (the Board) of Paramount Corporation Berhad (Paramount) wishes to announce that in accordance with the SPA, the sale and purchase of the Tranche 1 Lands comprising nine (9) contiguous parcels of freehold land held under title Geran 162622 Lot 17171, Geran 162623 Lot 17172, Geran 162624 Lot 17173, Geran 162625 Lot 17174, Geran 162626 Lot 17175, Geran 162627 Lot 17176, Geran 162633 Lot 17182, Geran 162635 Lot 17184 and Geran 162636 Lot 17185 all situated within the Mukim of Dengkil, District of Sepang, State of Selangor measuring in total area of approximately 191.8549 acres is deemed completed on this 28 day of July 2015, being fourteen (14) days from the date of payment of the Balance Purchase Price of RM165,472,549.20 for the Tranche 1 Lands by Paramount to the Vendor.

产业市场放缓 百乐园延迟推出新项目

(吉隆坡1日讯)百乐园(Paramount Corp Bhd ( Financial Dashboard))总执行长周胜忠指出,基于国内产业市场走缓,该集团将暂时搁置推出新项目,惟发展中项目则不受影响,将继续推出新期计划。

据了解,该集团将展延推介雪州八打灵再也13区、巴生吴福发路和槟城峇都交湾的新发展项目。

“我们非常关注公司的新发展项目。因而,决定延迟所有新计划的推介期,但不包括雪邦沙叻丁宜的发展计划。”

周胜忠上周接受digitaledge DAILY访问时直言,该公司无意暂缓数项发展中项目,毕竟公司已投入资金,而且突然展延也将造成很多不便。

百乐园(基本面:1.4;估价值:2.6)预计会在今年尾,推介位于沙叻丁宜,总占地237.3英亩,发展总值高达12亿令吉的城镇发展计划。这是该集团位于巴生谷的第二项城镇发展。

“我们对沙叻丁宜项目的推介充满信心,主要是当地产业售价一般介于可负担范围。再者,该项计划属于有地产业,因此风险和现金流的需求,和综合发展项目不一。”

他指出,综合发展项目的构思阶段很漫长,这会导致公司现金流吃紧,而利息成本则将减削相关项目的赚幅。

“我们在沙叻丁宜的有地产业,售价低于50万令吉。我们尝试以合适的产品针对正确的市场。我认为,我们将在今年达到相对保守的4亿令吉销售额。”

周胜忠指出,百乐园有展延新发展项目的能力,因该集团截至今年6月30日的资产负债表,负债率低至0.26倍。该集团坐拥1亿4538万令吉现金。

年初至今,百乐园的销售额达2亿7800万令吉。尽管有意展延新项目的推介,但该集团仍有信心达成全年4亿令吉销售目标。

“我们的目标只是4亿令吉,不是40亿令吉。由此可见,我们的规模并不大,而是恰到好处。”

他承认,今年7月和8月的产业销量,按年下跌30%。

“我们发现购屋者情绪出现转变。一般民众都对大额项目有所保留。”

尽管如此,百乐园今年将推介总达2亿令吉的新项目,其中9800万令吉来自莎阿南Glenmarie的Paramount Utropolis,其余4000万令吉则是沙叻丁宜项目。

截至今年6月30日的2015财政年首半年,百乐园净利按年下滑1.3%至3725万令吉,上财年同期为3774万令吉,主要是伯乐大学学院(KDU)因折损费用而损失,以及今年1月启用的Glenmarie Utropolis新校舍带来的利息成本。

半年营业额则从同期的的2亿3202万令吉,扬20.8%至2亿8026万令吉。

尽管产业前景不太乐观,周胜忠有信心该集团本财年表现,将比2014财年更出色。

他曾在今年1月警告,基于高价产业市场需求放缓,导致今年的营运环境与去年一样充满挑战。虽然可负担房屋需求有增无减,奈何却受贷款条例紧缩影响。

“目前尚无法预计当前的挑战,会否在未来几个月延续。”

周胜忠曾是大马华侨银行(OCBC Bank ( Financial Dashboard))总执行长和董事。他认为,政府应该拟定更多刺激私人消费,包括产业领域消费的政策。

“否则,我国经济料在今年第四季放缓,并在明年首季进入衰退。”

“单看产业领域,它或许不是国家经济的主要支柱,但纳入其他与产业领域有关的行业,其贡献将非常显著。”

產業貢獻‧百樂園第三季賺1553萬

(吉隆坡19日訊)產業業務貢獻,百樂園(PARAMON,1724,主板產業組)截至2015年9月30日止第三季淨利上揚6.12%至1千553萬令吉,令9個月淨利微揚0.77%至5千278萬令吉。

第三季營業額增長22.72%至1億4千771萬7千令吉,帶動9個月營業額上升21.45%至4億2千797萬5千令吉。

高銷售及工程進賬貢獻,產業業務營業額及稅前淨利於第三季增長27%及16%,促使9個月營業額及稅前淨利上揚25%及19%。

教育業務營業額揚15%,稅前淨利則因KDU大學院校新校區折舊及利息開銷影響下滑11%,讓9個月營業額上升13%,稅前淨利跌7%。

業務展望,該公司預計,產業市場維持低迷,旗下新產業發展計劃出售率50%至70%,截至2015年9月30日止,9個月銷售額4億令吉,教育業務料持續面臨劇烈競爭,但整體集團表現將比去年好。(星洲日報/財經)

商產盈利提高‧百樂園末季淨利漲48%

(吉隆坡24日訊)百樂園(PARAMON,1724,主板產業組)的商用房產盈利提高,加上前期撥備推高比較數據,截至去年12月31日止第四季淨利猛漲47.56%至1千490萬1千令吉。

全年淨利上揚8.33%至6千768萬1千令吉。

產業銷量減少,拖累第四季營業額下跌6.09%至1億4千805萬9千令吉。產業和教育業務改善,全年營業額上升12.94%至5億7千603萬4千令吉。

派息5.75仙

董事部建議派發每股5.75仙股息。該公司在報告中說,末季產業稅前盈利增加40%至1千900萬令吉,抵銷教育稅前盈利減少28%至390萬令吉的衝擊。(星洲日報/財經)

房產业需求仍在 百乐园推7.7亿发展项目

(吉隆坡25日讯)由於看好房產市场仍有需求,因此百乐园(PARAMON,1724,主板產业股)今年推出翻倍的发展项目,发展总值达7亿7000万令吉,並设定比去年更高的销售目標。

虽然市场上有许多声浪表示,今年將是艰巨的一年,不过百乐园首席执行员周胜忠表示,从数据来看,大马部分地区仍显示供不应求的情况。同时,全马各地许多人迁移至巴生谷发展,因此这一带仍有需求量,该公司计划推出发展总值高达7亿7000万令吉的项目,较去年推出的3亿1300万令吉项目,高出一倍。

4.8亿销售目標

「另外,我们为今年制定了4亿8000万令吉的销售目標,比去年的销售额高约13%左右。」他是在今天媒体匯报会上对记者讲述百乐园今年的发展前景。

该公司昨天公佈2015財政年末季(截至12月31日止)业绩,净利按年大涨47.56%,至1490万令吉;营业额下跌6.09%,至1亿4806万令吉。全年而言,该公司净赚6768万令吉,按年上升8.33%,而营业额则上扬12.94%,至5亿7603万令吉。并建议派发5.75仙股息。

营业额表现下滑的原因包括,早前的建筑合约已完成,同时,格林玛丽大学城(Utropolis Glenmarie)的新校舍刚竣工,并於去年將成本反映在账目上。

该公司今年將推出的项目,包括商业用途、有地住宅產业,以及综合高层公寓。周胜忠指出「我们推出的项目涵盖层面广泛,包括不同的產品类型、价格,以及地点。」

该公司今年將在双溪大年、峇都加湾,以及雪兰莪地区推出新盘。而当中有至少30%为可负担价格的有地產业。

不过,他亦坦诚,由於聘请中介以及提高房產质量,以提升销售,因此,將缩减公司赚幅,较2、3年前低3%左右。

教育业务方面,虽然今年经济放缓,不过,他认为教育是必要的服务,不会受经济景气影响。同时,在未来三年,该公司旗下学院的学生人数。预计每年將提升20%。

百樂園首季淨利跌58%

(吉隆坡12日訊)房地產銷售減少,拖累百樂園(PARAMON,1724,主要板房產)截至3月底2016財年首季,淨利按年降低58%至969萬令吉。

百樂園向馬證交所報備,首季營業額跌31%至1億1333萬令吉。

百乐园次季净利劲扬70% 派息2.5仙

(吉隆坡17日讯)产业部门带动,百乐园(Paramount Corp Bhd)第二季净利劲扬70%。

这家产业发展商今日向大马交易所公布,截至6月杪次季净利达2390万令吉,或每股5.65仙,相较于上财年同期的1406万令吉,或每股3.33仙。

次季营业额从1亿1526万令吉,增26.06%至1亿4530万令吉。

该集团宣布派发每股2.5仙的中期单层股息,定于9月28日支付。

产业部门的收入增39%至1亿760万令吉,同期是7770万令吉,归功于所有发展的较高渐进入账,以及Sejati Residences、Sekitar26 Business及Greenwoods Salak Perdana项目的销售走高。

由于收入增加,税前盈利扬43%至2460万令吉。

该集团指出,旗下教育业务的收入维持在3740万令吉。不过,税前盈利较同期的610万令吉,大增112%至1300万令吉,因脱售公寓取得640万令吉收益。

百乐园首半年净利跌9.8%至3360万令吉,或每股7.95%,同期是3720万令吉,或每股8.82仙,因产业部门贡献较低。

该集团表示,营业额跌7.7%至2亿5860万令吉,并指来自产业部门的收入为1亿8210万令吉,较去年同期的2亿610万令吉跌12%,这是由于Utropolis和Sekitar26 Business项目销售走低。

总执行长周胜忠很满意次季的表现,并将之归功于产业业务改善,以及KDU大学学院的入学学生提高。

由于大学搬迁至Glenmarie,脱售位于八打灵再也的学生宿舍而取得的收益,也提振业绩表现。

展望未来,他表示,商业产业的前景正改善,因投资者探讨作出长期策略投资。

“计划推介的商业项目如Sekitar26 Enterprise店铺、Greenwoods Salak Perdana店屋,以及Paramount Utropolis Batu Kawan店铺,有望满足需求。”

这将辅以多个住宅项目,以保持其商业策略。

百乐园也在敲定槟城峇都交湾的新发展项目,其中将复制在Glenmarie的Utropolis项目,即一所大学大都市的概念。

不过,周胜忠指出,教育业务将继续面对挑战,因高等教育部分竞争激烈,许多私人高教机构通过折扣和促销方式,大幅减低学费。

“小学和中学部分的竞争也提高,因更多新学校预定在2016至2018年开学。”

百乐园
全年销售可达3.5亿

目标价:2.18令吉

最新进展

受益于产业销售走高和入账进度加速,百乐园(PARAMON,1724,主板产业股)截至6月杪次季净利按年大涨70.03%至2391万2000令吉,营业额也增长26.07%,录得1亿4530万6000令吉。

累计首半年,净利却按年下跌9.79%至3360万2000令吉;而营业额则降7.72%,至2亿5863万5000令吉。

同时,公司宣布当季派息每股2.5仙。

行家建议

百乐园次季净利表现和股息派发,均符合预期。

百乐园上半年销售仅有1亿2900万令吉,但随着近期推出更多项目,预计该公司能达到全年销售预测的3亿3000万至3亿5000万令吉。

自7月起,该公司已推出Utropolis峇都加湾零售商铺、莎阿南Sekitar26双层零售办公楼及景林商铺等发展总值达2亿5200万令吉的项目。

此外,该公司的教育业务也取得不错的表现,首半年的学生人数,从8130人增加至8667人,增长达6.6%。

现阶段,维持百乐园的“买入”评级,目标价为2.18令吉。

百乐园参与酒店发展

2016年8月28日
(吉隆坡27日讯)百乐园(PARAMON,1724,主板产业股)和新加坡莱萨特国际(Lasseters International)携手合作,进行酒店发展项目。

根据文告,百乐园昨日和莱萨特产业私人有限公司(LPSB),以及莱萨特管理(马)私人有限公司(LMSB)签署联营协议,且进一步拟定联营公司Super Ace资源(SAR)的持股权。

Super Ace资源原为百乐园的独资子公司。在签署协议后,百乐园将持有45%的股权,而LPSB和LMSB则各别持股54%和1%。

三方将通过Super Ace资源,携手在雪州莎阿南格林玛丽(Glenmarie)占地21.7英亩的百乐园Utropolis,进行酒店发展项目,同时就酒店建筑物设计装修和酒店营运商,共同分享本身的看法。

莱萨特产业和莱萨特管理,为新加坡上市公司莱萨特国际的独资子公司。

一旦敲定发展成本预估、酒店营运商身份和相关细节后,百乐园将适时作出公布。【e南洋】

JOINT VENTURE AGREEMENT AND CESSATION OF SUPER ACE RESOURCES SDN BHD AS A SUBSIDIARY COMPANY
Further to our announcement dated 25 August 2016 on the Joint Venture Agreement (JVA) entered into between Paramount Corporation Berhad (Paramount), Lasseters Properties Sdn Bhd (LPSB) and Lasseters Management (M) Sdn Bhd (LMSB) for the joint equity participation in Super Ace Resources Sdn Bhd (SAR), the Board of Directors of Paramount wishes to announce that SAR has on this 20 September 2016 increased its issued and paid-up capital to RM100,000.00 based on the following shareholding proportion:

宿舍公寓销售上半年已入账.百乐园第三季净利1116万

(吉隆坡23日讯)由于学生宿舍公寓销售已经在上半年入账,拖低百乐园(PARAMON,1724,主板产业组)截至2016年9月30日止第三季净利按年下挫28%至1115万9000万令吉,拖累首9个月净利下挫15.19%至5278万令吉。

第三季营业额也下挫8.75%至1亿3477万7000令吉,9个月营业额也下挫8.07%至3亿9341万2000令吉。

公司董事经理周胜忠在文告中表示,学生人数以及销售单位按季增长,显示公司今年表现符合预期。

他说,“大马产业市场谨慎乐观,地点良好的房屋需求依然稳定,中等价位及可负担房屋需求增加。商业和工业类型产业需求,也因精明投资者寻求长期收入资产而增加。”

他补充,该公司最近在槟城推出196个单位零售单位,已经售出95个单位,发展总值8000万令吉。

教育业务充满挑战,同业以削价方式竞争,惟该公司已经建立良好信誉,并且在教育品质上严谨把关,预料会继续获得良好成长。

Paramount Corporation Berhad (the Company) wishes to announce that the Company had on 20 December 2016 incorporated a new subsidiary named as Paramount Coworking Sdn Bhd (PCW) under the Companies Act, 1965 by subscribing for 99 ordinary shares of RM1.00 each in PCW representing 99% of the total issued and paid-up share capital of PCW.
