帮帮忙,看Clause , 关系到Refinance

Section 14.01   Costs



All Legal fees disbursements expenses incurred in the creation of this charge shall be borne by the chargee without prejudice to the chargee’s right to recover such costs where it is so provided for udner this charge. In the event that such costs are debited to the chargor(s)’s account, they shall bear interest thereon at the default rate calculated from thre first day of the month following the date of debit and until payment shall be charged on the said land in addition to the principal sum hereby advanced and shall form part of the first payment due under this charge.


All cost, charges and expenses incurred hereunder by the chargee including any expenditure incurred in the enforcement of this charge and/or the guarantee or in the giving of any notice or in the making of any demand under, purusant to, or in respect of this chargee or any monies secured by this charge and all other monies whatsoever paid by the chargee in respect of the said costs, charges, expenses and expenditure or otherwise howsoever and all or any sums and monies paid or expended by the chargee under this charge and/or the guarantee expenses or implied shall be payable by the chargor(s) to the chargee on demand and shall bear interest threon at the default rate calculated from the first day of the month following the date the sums are paid or expended and such sums and interest shall on demand be paid to the chargee by the chargor(s) and until payment shall be charged on the said land in addition to the principal sum hereby advanced and shall form part of the first payment under this charge.




这个14.01 Clause,  是不是说明AxBank有权利算回Loan Agrt ( Under Zero Moving Cost ) 的 Legal Fee , 当Refinance from PxBank and fully redemption after lock in period ?
我有问过Axbank, 他们说大约是RM1900-RM2,200 ....      ,   是大概这样吗 ?




我的Loan 状况是这样 ,


AxBank

Initial Loan Amount : RM138,000
Tenure : 30 years
Letter Of Offer Date : 14 Oct 2005
Lock In Period : 5 Years ( From the date of 1st drawdown of loan - 13 Dec 2005 )
Interest Rate : BLR + 0.25%
Current Outstanding Loan : RM109,000




PxBank - Offer 我以下的 Refinance Packages
Loan Amount : RM160,000
Tenure : 30 years
Lock In Period : 5 Years
Interest Rate : BLR - 2.30%  
Legal Fee :   Bear by Ownself




请各位大大给点意见 , 如果Axbank charge back Legal Fee RM2,000 + Discharge Fee RM700 + Pxbank Legal Fee Est . RM2,500  ( 全部约 RM5,200 - RM6,000 ) , 这样子refinance 还值得吗 ?

Interest         6.3+0.25=6.55    6.3-2.3=4.0
Year Loan         25             30
Total Interest     103,891         105,826
如果你把loan或year loan减少就很值得

如果是我,我会立刻refinance,因为以前利息太贵了

refinance的好处,而且可以节省更多利息。

---节省利息。
---降低每月供还费用。
---取得而外的现金。
---减少供还期限。
---减轻债务

    看来文不对题。

    其实AXBank的东西就是那样。爽爽Charge你多的钱,无厘头的,你有时都无法预料。律师费一般过了锁定期就不会追究(除非他们用文字硬掰)。

    所以长痛不如短痛。

lz借楼一下,因为我的疑问类是refinance, 我两年前跟银行借了200k, 现在我的屋子银行价可以去到350k,如果不要re-finance可以叫银行top-up给我吗?因为re-finance要penalty的。有这样的事吗?有的话明天就电我的banker。

谢谢大家的意见.

如abcdz兄所说, 长痛不如短痛 , 不过还是很不甘愿Axbank用文字硬掰, 开始说Zeron Moving Cost, 现在我要 refinance from Pxbank after lock in date - 13 Dec 2010  , 还要花招Charge back Legal Fee , Stamp Duty & etc ...... , 有方法向Bank Negara投诉吗 ?

existing loan charged by 那间银行?100K -2.1 或 -2.2%, 看银行
