胜宝工业信托的1Q13毛收入及可分配收入分别提高9.5%和7.1%

胜宝工业信托(Sabana Shari’ah Compliant REIT)宣布,它在截至3月31日的首季录得毛收入及净产业收入分别增加9.5%至2,150万元及2,030万元。表现提高主要由于在4Q12收购了位于新加坡实龙岗的产业,并已开始带来租金收入。可分配收入跃升7.1%至1,550万元,每单位派息从1Q12的0.0226元提高6.6%至0.0241元。主理公司的总裁Kevin Xayaraj表示:“我们很高兴能取得增长,并将把焦点继续放在通过收购来加强组合,同时积极地管理我们的资本结构。”

启示:虽然环球经济前景欠佳及新加坡工业产业市场似乎受抑制,公司对其FY13表现依旧乐观。成立总值5亿元的多元货币回教债券计划将有助扩大资金来源和增加融资灵活性,以供日后进行收购、发展项目及资产提升工程。 本帖最后由 icy97 于 18-7-2013 10:48 PM 编辑

胜宝工业信托(Sabana REIT)是全球最大型合乎回教法的上市房地产投资信托(REIT),它报截至2013年6月30日的第二季度取得亮丽的成绩;净产业收入攀升6%至2,020万元,而毛收入则上升5.9%,由于去年10月购买的资产带来新贡献。另一个刺激因素是金融衍生品的合理值增加,让公司可派发的现金从去年的1,450万元提高了7.5%至1,560万元,这意味着每单位派息为2.40分,比2Q12高出5.7%,并与1Q13相若,尽管单位数目增加至6亿4,970万个。截至2Q13,公司组合拥有21个产业,价值12亿元,并已全面出租。

启示: 在未来几个月,公司将会更新5个3年期的大租约,它们将在2013年11月到期。这些大型租约占了公司毛收入接近45%。公司预期最少有一个大型租约会续租,其余4个正在商讨中。

现在这股跌倒很低了,真的有点心动。。 不过如果经济不景气的话,他的影响会比retail 和office reit 更糟。。 有谁了解他的property吗?

毕竟,dy closed to 9%的确很吸引。。
