僑豐實業 看好淨利超越去年

(吉隆坡21日訊)僑豐實業(OSKPROP,6661,主要板房產)預計幾年淨利和營業額成長,將超越去年表現。

該公司執行董事黃祖星稱:我們在過去2年的工程,將在今年持續貢獻成長。”

僑豐實業盈利按年增75.9%,至5546萬令吉;營業額亦從2億1560萬令吉,倍增至4億5569萬令吉。

黃祖星在股東大會后稱,該公司還有50億令吉發展總值,可供未來5至7年發展。

有需求才收購

“我們不會隨意購買土地然后空置一旁。我們會在看見需求時進行收購,之后在6至12個月內推出發展項目。”

他指這提供發展商迅速週轉,協助主要經濟蕭條或對業務帶來的影響。

自3月起,僑豐實業利率和銷售都可看見成長趨勢。該公司在上週推出668單位全面裝修服務公寓Eclipse Residence,至今已售出70%。

這是該公司在Pangaea 5個階段發展的第3階段,是在賽城占地6.5公頃綜合發展,涵蓋小型辦公室靈活辦公套房、精品零售商店和精品酒店。

對于旗下Emira零售和服務公寓工程,僑豐實業正面看待這預計將在今年第3季推出的零售單位。

黃祖星稱,據悉零售巨頭永旺將在對面建設一座商場,料將惠及Emira。【中国报财经】

浅谈侨丰地产(OSKPROP)

侨丰产业(OSKPROP)成立于1997年。在1999年11月17日,侨丰控股(OSK)向一家上市公司-TCL Premier Holdings Berhad提出献购。这间控股公司的主要业务来自于一间证券公司,OCBC Securities (Melaka) Sdn Bhd。在2011年11月21日,这项收购计划也顺利的完成。当时,侨丰在完成这个收购后,就把90%侨丰产业股份从侨丰控股抛售在这间公司,也把它作为核心业务,从金融行业转换成地产业,并且改名为侨丰产业。



侨丰产业一直以来都由丹斯里黄宗华(图中左二)和弟弟黄宗金领军。在2007年,黄宗华一度以退休为由辞呈董事一职。过后女儿黄依清也担任非独立非执行董事。直到2013年,黄宗华才重新接手回董事一职。同时,在2013年的10月9日,现年29岁幼子黄祖星(图中左一)也被委任成为执行董事。



侨丰产业的盈利处于不断的上升趋势,这几年的销售更是积极。2013全年销售额从2012年的RM592mil 飙升到 RM812mil,增长37%。而营业额则由RM215.6mil 激增至 RM455.7mil, 上涨了1.11倍。未入账的销售额更突破了RM1.1bil 的亮眼成绩。

犹记在2012年侨丰曾和大马Groupon联手合作,共同推广位于赛城的Paragon Sofo。Paragon Sofo套房位于该公司在赛城的Pan’gaea混合发展计划内。雨文不知道这个销售手法的推动力帮助有几大,但至少当时我看到这个广告时,印象十分的深刻,记忆里应该是第一间在Groupon里,推广房地产的业务。可想,这个公司的确很认真地以多个轨道来推广各个项目。



侨丰没有特别的派息政策。虽然如此,2013年全年派息达到10仙。若维持去年的派息,以目前的价格,周息率也有5.2%,还蛮具有吸引力。2012和2011年全年派息有7.5仙,以当时的价位,周息率维持大约6-7%。



在各项发展项目之中,最引人瞩目的莫过于早期在2007年,侨丰产业向联合机构(LienHoe)以7500万零吉收购位于白沙罗再也的Atria 商场。当时,Atria 商场的市值是7900万零吉,出租率只有51.89%。由于联合机构当时因为拖欠安联银行的债务,不幸也陷入了PN1的困境,所以就以低于市价的价钱把Atria商场抛售给侨丰产业。



Atria购物商城的重建计划预计今年年尾会完成。这项发展总值10亿零吉。这是一个综合性的发展,包括重建一栋购物中心,和两栋建有大概400各单位的多用途小型办公室(SOFO)。办公室已经全部完成出售,购物中心将会以租金为未来带入固定收入。这个发展的承包商也是大有来头,他们是北京城建集团(马)私人有限公司,曾经是北京奥运体育馆(俗称「鸟巢」)、北京首都国际机场和伊朗捷运等工程的承包商。这项承包合约总值RM228mil。



简单的预计这个发展会带来多少的利润。当初和联合机构以RM 75mil 收购,在年报里记载着NBV是 RM166.7 mil,承保建筑费一共大约RM 230 mil,GDV总值 RM 1 bil。

1bil – 166.7mil – 230mil= 603.3 mil
除去25%税务,预算大约带来 RM450mil的净利润。这是一个很客观的数字。

450,000,000/ 243,706,360 = RM 1.84

单单这项计划想象带来的数字是非常无敌可观。不过,真实的profit margin 也许没有这么高,这只是按照一些基本的资料粗略的预算。



其实当年侨丰购买了Atria商场之后,公司股价并没有一路顺风顺水。在2007年提出了第二次的附加股计划,当时的附加股,认购价为RM1。之后在遇上经济风暴,股价曾经一度重挫到两毛钱。随着经济好转,在2011年,丹斯里向股东提出了献购,以87仙向持有的股东购买。虽然这个价钱并不怎样吸引,由于股价长期都在横盘,当时也获得了不少股东接受这个献购。丹斯里的股份也从26%累积到了68.3%。当初如果不小心接受献购的股东,难免看到今日的股价必定会很痛心。

最近大股东的动作会令人联想到私有化的动作,加上非常可观的未来收入,真的会令人很怀疑。无论如何,雨文只是纯粹预测,并不提供任何买卖的建议,须知道今日的价钱已处于历史新高,任何决定必须【买卖自负】。

侨丰产业净利飙2.6倍

(吉隆坡22日讯)侨丰产业(OSKPROP,6661,主板产业股)截至3月底首季,净利达2286万5000令吉,较上财年的634万4000令吉,大涨2.6倍。

该公司向马交所报备,业绩表现亮眼,因为进行中产业发展项目已进入后期阶段,且新推介的产业认购率高。

营业额涨1.5倍,达1亿3972万2000令吉,上财年为5688万6000令吉。

侨丰产业指出,现财年内,将持续兑现已锁定的销售额,也会继续推介新发展项目。

由于目前负债率低,该公司有能力持续购买新地,保障未来收益。【南洋网财经】

僑豐產業次季淨利揚143%

(吉隆坡14日訊)歸功於旗下產業發展計劃盈利貢獻增加,僑豐產業(OSKPROP,6661,主板產業組)截至2014年6月30日止第二季淨利從前期的1千123萬6千令吉走揚143.16%至2千732萬2千令吉,拉動首半年淨利大起185.48%至5千零18萬7千令吉,去年同期為1千758萬令吉。

派息5仙

第二季營業額上揚77.44%至1億8千402萬6千令吉,拉動首半年營業額倍增至3億2千374萬8千令吉,按年漲幅達101.59%。

該公司董事部建議派發每股5仙中期股息,除權和享有日將在稍後決定。

僑豐產業發文告指出,雖然產業領域料持續充滿挑戰,但集團所有進行中的工程料對下半年財報帶來正面貢獻。

“同時,集團也繼續利用品牌形象,以及成功的產品創新與誘人促銷配套,以在日趨競爭的環境中行銷可負擔價格產品。有鑑於此,董事部樂觀今年下半年表現將令人滿意。”(星洲日報/財經)

侨丰产业5600万卖地 承建1395 间PRIMA 屋

(吉隆坡28日讯)侨丰产业(OSKPROP,6661,主板产业股)以5600万令吉,脱售一块土地予一个马来西亚房屋计划(简称PR1MA),并担任后者住宅区计划的主要承包商。

侨丰产业向马交所报备,独资子公司侨丰产业私人有限公司(简称OSKP)把位于吉打双溪大年Bandar Puteri Jaya城镇(简称BPJ城镇)的部分土地,转让给PR1MA。

完成交易后,PR1MA将委任OSKP担任该土地的主要承包商,负责兴建1395间排屋单位、基建、设备和设施,估计可在2年内竣工。

侨丰产业指,上述合约不但可响应政府推动的兴建可负担房屋计划,也可加速BPJ城镇的发展。

资料显示,BPJ城镇总面积达2500英亩,而上述脱售土地则在第三期发展范围内,总出售范围约有56英亩。【南洋网财经】

业绩大跃进兼估值偏低 侨丰产业潜质优厚

(吉隆坡14日讯)侨丰产业有限公司(OSKPROP,6661,产业组)在赛城所发展的幻影湖边公寓和别墅令人留下深刻印象,该公司在今年上半年业绩中,净利较一年前飙涨了185%。

今次净利润大增,主要是该集团在进行中的工程大有进展所致。

在今年上半年业绩中,该公司的净利与少数股东权益是5020万令吉,而营业额是3亿2370万令吉。去年同期的净利与少数股东权益是1760万令吉,而营业额是1亿6060万令吉。

在这个财政年内,该公司的净利与少数股东权益常年化后,将创下逾1亿令吉的纪录。

虽然目前未有分析师报导该公司的前景,一名产业分析师表示:“假设侨丰产业所拥有的100%项目和总发展值(GDV)不过于激进,公司的价值应该是至少目前市值的两倍。”

据一项相当低调的调查显示,该集团在目前和未来的项目中拥有69亿令吉的总发展价值。

截至2014年6月30日为止的业绩中,其未入账销售额是10亿令吉。

根据审计结果,截至2014年6月30日止6个月期间的毛利率为31%,而净利润率是21%。

该公司的市值是6亿3500万令吉,其价值较同行出色。

根据彭博社的数据显示,对于投资者来说,其股本回报率(ROE)达21.14%与相对估值的7.4%平均净资产收益率是有体面的。

其他小型和中型地产商也获得了两位数的净资产收益率,它们分别是恒大置地有限公司(TAMBUN,5191,产业组),其股本回报率是30.30%、下来是汇华产业有有限公司(HUNZPTY,5018,产业组)是25.12%,以及置地通用有限公司(L&G,31741,产业组)是20.24%。

市场观察家指出,然而,这部分的小型和中型的产业股,可以归因于投资者对股市运作绞尽脑汁,要怎样在未来使用他们的钱。【光华日报财经】

僑豐實業全年淨賺逾億

(吉隆坡4日訊)僑豐實業(OSKPROP,6661,主要板房產)截至去年底2014財年淨利幾乎翻倍,淨賺1億184萬令吉,建議每股派息5仙。

該公司于上個月12日向馬證交所報備,全年淨賺1億184萬令吉,比去年同期高出84%;營業額揚升47%至6億6854萬令吉。

該公司末季淨利起69%至3010萬令吉;營業額增41%至2億617萬令吉。

該公司指出,淨利成長主要因為,賽城Pan’gaea計劃、吉隆坡Mirage住宅計劃,及白沙羅再也Atria多用途小型辦公大樓(SOFO)的建築工程所帶動。

該公司認為,房地產發展領域將在今年面對挑戰,特別是在銀行更嚴謹的貸款政策,及消費稅落實后,但該公司樂觀相信,強勁財務狀況下,已做好準備迎接挑戰。【中国报财经】

维持今明年目标 侨丰产业推10亿产业项目

(吉隆坡17日讯)侨丰产业(OSKPROP,6661,主板产业股)去年受产业市场放缓所拖累,决定延迟推介产业项目,以等待更合适的时机。

但董事经理兼总执行长丹斯里黄宗华指出,公司仍会维持今明两年的目标,即推介发展总值10亿令吉的产业项目,为盈利表现带来支撑。

今年投资1亿

即将在今年推出的产业项目中,有20%至30%位于吉打的双溪大年。

《The Edge》财经日报引述黄宗华谈话称:“公司不会把地库闲置太久,因为这将对流动现金造成负担。”

虽然侨丰产业的销售额,在领域内相对偏低,但公司将专注推出高赚幅的产业项目,以取得可观的盈利。

目前,公司拥有640公顷的地库,分别位于巴生谷和双溪大年,预计发展总值达70亿令吉。

另外,根据《星报》报道,公司今年将拨出1亿令吉的资本开销,来进一步扩展地库。

另外,黄宗华也认为产业交易量下滑是好迹象,因为这代表产业领域并没有发展过热的现象。

同时,他也相信产业价格能够在政府的打房措施下,维持稳定水平。

闭市时,侨丰产业收报1.89令吉,全日跌1仙或0.53%,总成交量为2万7400股。【南洋网财经】

OSK PROPERTY HOLDINGS BERHAD ("OSK PROPERTY")RECEIPT OF NOTICE OF UNCONDITIONAL MANDATORY TAKE-OVER OFFER FROM RHB INVESTMENT BANK BERHAD ON BEHALF OF OSK HOLDINGS BERHAD ("OFFEROR")
The Board of Directors of OSK Property ("Board") wishes to announce that OSK Property has on even date received a notice of unconditional mandatory take-over offer ("Notice") from RHB Investment Bank Berhad on behalf of the Offeror to acquire all the remaining securities as follows:-
i.    all the remaining ordinary shares of RM1.00 each in OSK Property ("OSK Property Share(s)") (excluding 3,172,800 treasury shares) not already held by the Offeror and the persons acting in concert with the Offeror ("PAC(s)");
ii.    all the outstanding Warrants C 2012/2017 in OSK Property ("Warrant(s)") not already held by the Offeror and the PACs ("Offer Warrant(s)"); and
iii.    any new OSK Property Shares that may be issued prior to the closing date of the Offer (as defined below) arising from the exercise of the outstanding Warrants not already held by the Offeror and the PACs,
(items (i) and (iii) are collectively referred to as the "Offer Share(s)")
at an offer price of RM1.95 per Offer Share ("Share Offer Price") and RM1.00 per Offer Warrant ("Warrant Offer Price"), respectively ("Offer").

The Offer Shares and the Offer Warrants shall be collectively referred to as the "Offer Securities".

A copy of the Notice is attached herewith and the same will be posted to the holders of Offer Securities within seven (7) days from the date of this announcement.
