（吉隆坡30日讯）家盟吉（GBGAQRS，5226，主板建筑股）放眼建筑业务订单增长至15亿令吉，当中包括有机会攫取数项总值4亿令吉的新工程。

根据家盟吉文告，这些新工程计划包括吉隆坡国际机场（KLIA）的新交通管理中心、一个新区的警察总部，以及轻快铁（LRT）、电动火车站（KTM）和机场直透快铁（ERL）的“停车转乘”（Park and Ride）设施。

截至今年9月，该集团建筑订单达11亿令吉，可支撑至2016年。

家盟吉获1.73 亿合约

（吉隆坡2日讯）家盟吉（GBGAQRS，5226，主板建筑股）获颁1亿7300万令吉合约，负责在梳邦再也兴建Tropican Metropark住宅公寓。

根据文告，这项由GDP建筑私人有限公司颁发予家盟吉独资子公司———Gabungan Strategik私人有限公司的合约，总值1亿7299万539.32令吉，将家盟吉的建筑订单推高至13亿令吉，可支撑至2016年。

这项住宅公寓建筑工程，包括两栋28层楼高的服务公寓、多用途礼堂、游泳池、健身房和多层停车场。

家盟吉总执行长黄振贵表示，这项合约不仅让公司能参与巴生谷产业发展，也肯定了家盟吉在保证高品质工程和服务的能力。

作為建築商與利基產業發展商，2014年將是“豐盈”年。

各大基建計劃將開跑

家盟吉（GBGAQRS，5226，主板建筑組）首席執行員黃振貴說，政府最近公佈各大基建與高效益計劃，如吉隆坡國際機場的空中交通指揮中心、輕快鐵、KTM電動火車與機場快鐵（ERL）的“停乘設施”等。新的縣警察總部，也將開放予該公司競標。

建築業目前面臨無數挑戰，最嚴重者乃是員工短缺，在原料、電費、運輸費用等成本上漲聲中，2014年尤為艱巨。

產業發展方面，2014年財政預算案所宣佈的“打房”系列措施，預料產業購買者年初將更謹慎選擇；惟這為時不久，期望下半年購屋情緒改善，購屋者料主要以價值定位與有升值產業為考量。

專注國內計劃

“總之，公司對領域展望長遠，將貫徹多項成長策略，期望把公司帶領至另一層次。”

首先，該公司專注於貫徹國內現有計劃，巴生河流域捷運（KVMRT）雙溪毛糯至哥打白沙羅工程，截至2013年第三季已建設30%，料可如期於2016年中建竣。最近贏取1億7千300萬令吉在首邦市建Tropicana Metropark，訂單因此增至14億令吉，可忙至2016年。

政府最近宣佈的系列計劃賦予增訂單契機，期許建築業的良好執行紀錄，贏取信任參與上述高效益計劃。

“同時，我們將繼續促銷正興建中的產業發展。迄今依斯干達特區兩計劃各售35%、55%，雪州蒲種計劃售75%。買家的信任支持，鼓舞我們在巴生河流域推展更多計劃。”

“燃油與電費上漲，勢對建築與產業發展起漣漪。儘管事前獲取建材作為未來建築營運，若絕對需要會與客戶就訂單｀磋商’。”

AQRS集团执行董事脱售4.22%

（吉隆坡21日讯）AQRS集团有限公司（GBGAQRS，5226，建筑组）执行董事米拉纳斯比已经在1月16日脱售其在集团持有的1500万股或占4.22%股权。

在周二致给大马交易所的文件中显示，脱售上述股票后，他的持股权减少至5.88%或2087万股。

他是以每股1.12令吉，脱售1500万股予大股东Ganjaran Gembira私人有限公司，涉及总值1680万令吉。

收购上述股票后，Ganjaran Gembira的持股权增加至8.45%。

文告中也显示，AQRS集团执行董事和拿督阿兹占有意出售其股份给Ganjaran Gembira。

AQRS集团是综合建筑与工程服务供应商，以及是主要时尚产业发展商。它是在2012年7月31日上市。[光华日报财经]

（吉隆坡1日讯）通常每年开始是企业界养精蓄锐，为每一年取得良好成绩作好准备。而家盟吉有限公司（GBGAQRS，5226，建筑组）就是其中的表表者，它在产业领域中是一名初出茅庐的业者。

在国内家盟吉被认为是一颗企业新星，它在2012年7月以每股1.18令吉的价格上市，而当时的估值是以基于2011年本益比的8.4倍计算。如今，该股价格低于其首次公开募股的本益比9.56倍的1.10令吉。

现在，它的市值高达3亿8370万令吉，较TRC协作有限公司（TRC，5054）、Crest建筑控股有限公司（CRESBLD，8591）以及金轮机构有限公司（KIMLUN，5171）为多。但较怡保工程机构有限公司（IJM，3336）、金务大有限公司（GAMUDA，5398）以及WCT有限公司（WCT，9679）为少。

因此，家盟吉的市值看起来相当出色。过去5年，它一直以15％来复合增长。目前，它的订单总值高达14亿令吉，其中的7亿8100万令吉是未入账。该集团现正招标总值15亿令吉的工程合约。

如今它已经完成了2亿7700万令吉的白蒲大道延长路线，以及1亿1000万令吉的芙蓉至新那旺联邦大道。目前，正在进行中的工程，包括3亿350万令吉的巴生谷捷运系统，这项工程需要兴建和完成高架桥导轨，以及双溪毛糯至哥打白沙罗的其他铁路项目相关工程。

最近，它获Tropicana Metropark私人有限公司颁发1亿7299万令吉的合约，兴建2幢28层高的服务式公寓。因此，家盟吉的动力已相当不错了。

该集团首席执行员黄振贵说：“在可负担房屋市场中，其实是有真正的需求。”历来家盟吉在建筑业务中，享有较高的16％至28％毛利润率。这得力于其经验丰富的管理团队，以及他们精于选择工程项目。

他也是家盟吉的创办人兼单一最大股东，持股18.24％。

黄氏称：“我们不会投标一些已知道利润欠佳的工程合约。因为我们有一个产业部门，由于产业盈利‘好转’带动公司整体盈利上升，因此并允许我们严格挑选建造工程。”

他对于家盟吉归类为中型公司，感到不满意。他希望集团能在不久的未来成为一个数十亿令吉的大型企业。

黄氏指出：“对于2014年，我们当然希望能够延续过去的增长模式。然而，在我们的招标工程中，倾向于投标更多有关公共与私营合伙（PPP）以及私营化的项目。我们需要经常性收入与来自公共和私营合伙的项目所巩固。”

除此之外，家盟吉接近锁定位于关丹的新彭亨行政综合大楼“主要部分”合约。整份合约总值4亿令吉，而该集团所占的部分合约则值2亿5000万令吉。

这也许并不奇怪，因为家盟吉在去年9月4日曾宣布，它已认购特殊用途工具（SPV） Kreatif Sinar Gabungan私人有限公司30％股权。

该特殊用途工具主要是用作承担，建议中位于彭亨行政大楼的建筑工程。该公司其他股东为，Kreatif Selaras私人有限公司持股65％，而Sinar Realiti私人有限公司则持有其余的5％。

他表示：“我们也希望加强机械工程（M＆E）业务，并且积极寻找收购这样的公司。若拥有机械工程部门，我们可以节省显著成本，并进一步提高利润率。”

黄氏透露，家盟吉正在与一些团体洽商潜在并购机械工程业务计划。目前，它将该业务外包给分包商。

自从家盟吉在2004年起进军产业领域，它的产业部门已经日渐壮大。最近，该集团公布近期推出的新发展获36％的良好认购率。它就是位于新山名叫The Peak，总值达5亿5700万令吉的公寓发展项目。

他补充 ：“人们看到家盟吉似一家建筑商多个产业发展商。当然，我们开始时是一家建筑公司，贡献整体盈利约70％。然而，过了若干年后，来自产业部门的贡献开始增加，特别是我们已经锁定去年的销售。对于我们发展项目所取得的可观认购率感到鼓舞。我们也不断地在巴生谷和南部地区寻求土地。”

迄今，该集团的主要产业项目包括：The Peak、在乌鲁巴生的Contours、The Avenue @ Kinrara和Gombak Grove @ Setapak。这些项目的发展总值高达4亿4000万令吉，为集团未来3年保持忙碌。

黄氏透露，家盟吉将在2014下半年推出两个发展项目，分别是位于金銮的总发展值达3亿3000万令吉682单位的公寓项目，以及位于蒲种的总发展值达6亿4500万令吉1142个单位的西湖公寓。

黄氏解释说：“随着政府公布楼市降温措施后，目前房地产市场确实出现很多不利因素。不过，我认为市场出现了一些过度反应。当然，‘炒家’将会第一时间被赶出产业市场。但是涉及到可负担房屋时，市场是有真正的需求。这就是我们的策略。因此，我们将会推出低于50万令吉的房屋。”【光华日报财经】

家盟吉获4255万工程

（吉隆坡1日讯）家盟吉（GBGAQRS，5226，主板建筑股）宣布，获RSP建筑私人有限公司颁发，总值超过4255万令吉的工程合约。

根据文告，家盟吉独资子公司GabunganStrategik私人有限公司宣布，于3月24日获得RSP建筑颁发上述总值4255万9393令吉的合约。

该合约将在4月7日起生效，料可在2015年8月6日竣工。

在该合约下，Gabungan Strategik将负责RSP建筑旗下、位于八打灵再也办公大楼计划的土木、水管、地基、钢筋混凝土框架、上层楼板和楼梯工程。

家盟吉（GBGAQRS，5226，主要板建築）獨資子公司獲頒總值約4256萬令吉建築工程合約，料能貢獻該公司2014至2015財年收入，達約2100萬至2150萬令吉。

家盟吉2014至2015財年的建築工程收賬料分別達約3.8億和2.9億令吉。該公司目前訂單是達約12億令吉，放眼本年底能激增達約18億令吉。

家盟吉目前正處于最后階段，競標總值約4億令吉的彭亨州管理中心建築工程合約。

至于該公司房產業務發展計劃，該公司管理員透露，將在本財年次季推出兩個新住宅產業項目（包括發展總值高達6.5億令吉的蒲種西湖項目，和發展總值達3.3億令吉的金鑾鎮上城LINQ項目）。

我們看好家盟吉獲頒的合約和發展計劃，因此調高建築業務的收入預期，從3.5億令吉增加至4.5億令吉。

我們對該公司維持“增持”投資評級，新目標價為1.55令吉。

競標逾10億工程‧家盟吉擬強化19億訂單

（吉隆坡26日訊）家盟吉（GBGAQRS,5226,主板建筑組）積極競標價值超過10億令吉的建築工程，希望進一步強化現有19億令吉訂單。

該公司首席執行員黃振貴在股東大會後表示，公司放眼擴大建築業務規模，讓訂單隨時保持在20億令吉以上水平。

“這些年來，我們在建築業建立了強穩的工程組合和營運規模，相信多年的領域經驗能協助我們攫取競標中的訂單。”

該公司目前持有的訂單，包括有捷運（MRT）工程、道路提昇工作等，預計能讓集團忙碌至2016年。

“大馬財政部近期預測國內建築業將在今年取得9.6%成長率，歸功於更多已推介的大型基建發展和產業發展計劃，這對公司而言是項好消息，因我們在建築和產業界均有涉獵。”

至於產業界展望，黃振貴表示公司謹慎看待發展商目前面對的挑戰，惟補充對公司旗下發展計劃持正面看法，因多數是能夠吸引買家的可負擔房產。

他透露，公司過去數月來持續強化行銷活動來提振現有房產計劃的訂購率。

（吉隆坡2日訊）家盟吉（GBGAQRS，5226，主要板建築）董事局建議，私下配售相等于繳足資本10%的新股，預計最多可籌得5361萬令吉。

家盟吉今日向馬證交所報備，截至今年6月2日，公司繳足資本總值為8888萬令吉，共有3億5552萬股（包括100萬5300股庫存股）。該公司有1億5998萬4000隻憑單，憑單持有者都有認股權，建議每持有1憑單可認購家盟吉1股，在憑單屆滿期內，憑單行使價為1.30令吉。

該公司預計，若上述計劃獲全數認購，公司繳足資本將擴大至1億2887萬6000令吉，共有5億1550萬 4000股，換言之私下配售新股的10%規模為 5155萬400股。

根據報備文件指出，該公司以每隻配售股發行價1.04令吉計算，這項私下配售計劃預計最多可籌得5361萬令吉。在籌得這筆資金后，公司會將其中5296萬令吉，做為至少3個月的營運資本，剩余的65萬令吉做為私下配售活動經費。
