辟捷控股1.2亿买地

(吉隆坡31日讯)辟捷控股(PJDev,1945)宣布以1亿2420万令吉,向利直南(DKSH,5908,主板贸服股)购买面积达25万8746平方尺土地。

文告指出,公司透过子公司Sun-PJDC完成该项收购计划。

另一方面,该片位于八打灵再也的土地是99年地契土地,将于2067年届满。同时也建有办公室、工业建筑和货仓。

该公司表示,通过收购有关土地,除了提高公司产业发展的地库外,也同时进军八打灵再也地区。由于位置适中,拥有重新发展成零售产业和服务式公寓的潜能。[南洋网财经]

此股买了就收着拿利息,公司发展非常好,吉隆坡titiwangsa单轨,双轨轻快铁站,就是去云顶车站,怡保路和敦拉薩路交界处河边上有一座新大厦,有一天桥直接连接轻快铁站,已命名menara PJD。蕉赖优城将来也是轻快铁站,putu车站也有他们的瑞园酒店,还有电缆工厂,地库等资产。而它只有4亿多股票,真正价值3元以上。如果公司照目前发展路线走,将来前途一片光明!

黃宗秋不再是辟捷大股东

(吉隆坡13日讯)随着辟捷控股(PJDEV,1945,主板产业股)董事经理黃宗秋脱售了在该公司大股东Dindings Consolidated私人有限公司的持股权后,不再是前者的大股东。

根据文告,黄宗秋脱售了在Dindings Consolidated的所有股权后,在辟捷控股仅剩下不到5%股权。

傳黃宗華合併辟捷僑豐產業

(吉隆坡16日訊)丹斯里黃宗華崛起為辟捷控股(PJDEV,1945,主板產業組)大股東,引發市場揣測後者可能與僑豐產業(OSKPROP,6661,主板產業組)合併。

根據《The Edge》報導,部份市場人士並不排除相關可能,因黃宗華為兩家公司大股東,將兩者整合將可取得協同效益,其中辟捷控股可透過僑豐產業的品牌效益來推動銷售,特別是即將推介的新產業發展計劃銷售,而僑豐產業則可從辟捷控股建築和建材等其他業務中受惠。

因此,現在的問題是黃宗華將如何掌控兩家產業發展公司,而重組計劃會否如市場傳言般浮現。

交易所資料顯示,黃宗華胞弟--黃宗秋是在11月12日宣佈脫售持有辟捷控股20.34%股權的Dindings Consolidated私人有限公司全數股權後,宣佈退出前者的大股東行列。

Dindings Consolidated視為黃宗華和黃宗秋兩兄弟的投資臂膀。隨著黃宗秋全數脫售其在Dindings Consolidated的持股權之後,黃宗華現以21.31%持股,成為辟捷控股最大股東,同時透過投資臂膀Land Management私人有限公司持有僑豐產業71.65%股權。

值得一提的是,黃宗華妻子潘斯里許彩梅也是通過Dindings Consolidated持有辟捷控股的重大股權,現與小兒子黃祖星同樣擔任後者執行董事。(星洲日報/財經)

闢捷發展冀3至5年 推出40億發展計劃

(吉隆坡21日訊)闢捷發展(PJDEV,1945,主要板產業)目前進行發展總值達16億令吉計劃,放眼未來3年至5年,推出發展總值達約40億令吉計劃。

闢捷發展董事經理黃宗耀指出,截至目前,在巴生谷、關丹、檳城和柔佛共有9項正在進行的房產計劃,發展總值達16億令吉,並能維持該集團2014年至2015年。

該公司執行董事黃祖星則指出,9個房產計劃中,公司將于明年6月底完成其中一個住宅房產計劃。

“基于正在進行項目中,發展總值達16億令吉,旗下房產認購平均率已達近80%,未進賬訂單高達8億令吉,看好會帶動整體業績持續增長。”

他今日出席闢捷發展常年股東大會后,在記者會上發表談話;列席者包括執行董事葉運光。

黃宗耀指出,房產發展和製造業務依然貢獻公司總收入最多,接近60%,有信心這兩個業務持續作主要貢獻來源。

詢及是否有計劃要購買更多地,黃宗耀回應,目前擁有的地庫可維持該集團未來3至4年發展,但若真的可找到有價值的土地,不排除續認購。

此外,黃祖星指出,隨著雲頂戶外主題樂園進行重新翻修工程,闢捷發展也將在雲頂高原建設首個度假勝地,以藉此機會擴展酒店和房產業務。

“我們已經提交建議書,並在等待有關當局批准。”

首季淨利勁漲3.5倍

另外,辟捷發展稍晚公佈2014財年首季業績,營業額和淨利雙雙暴漲,營業額按年漲44.27%至2億3613萬令吉;淨利更勁漲3.5倍至3040萬令吉。

文告指出,公司所有業務包括製造業、建築業、房產業、酒店與休閒業表現同步走好,是推高業績主因。

辟捷發展有信心,國內需求將走穩,未來將繼續專注核心競爭力,以取得更好業績。

只要股東受益
不排除合併

針對市場傳僑豐實業(OSKPROP,6661,主要板房產)和辟捷發展有望合併,黃宗耀認為,只要對股東有益,不排除任何協議。

“我們不能對此傳言給予任何意見,因為還沒收到任何消息。”

但他指出,若未來有任何重組建議,可讓股東受益,不排除會達成任何協議。

談及政府推出多個房地產降溫措施,黃祖星指出,看好購屋者對房產需求依然強勁,不會影響房產發展業務。

他說,如果依照從前案例,每當政府推出任何新政策時,勢必會對市場帶來自然反射效應,但都是短期的,估計介于2至3個月。

至于消費稅落實后,葉運光指出,建築成本必定會上漲,發展商為維持賺幅,必定會提高房價,但必須考量市場需求,若需求低,那房產發展或走緩。

黃祖星則說:“若我們能在正確時間和優越地理位置推出概念正確的房產計劃,相信購屋者將傾向于購買我們推出的房產,需求依然走強,認購率可達70%。”

黃宗耀指出,政府宣布提高房地產盈利稅(RPGT)並沒顯著影響公司旗下房產發展業務,因公司目前較專注于巴生谷發展,柔佛只佔少部分。

“上述舉措是為了遏制投機活動,預計最大影響或是依斯干達區,加上客戶大部分是本地購屋者,在整體房產計劃中,僅有10%至12%外國購屋者,所以影響不大。”

擴展緬甸業務
加強電纜業貢獻

辟捷發展預計本地電纜需求將放緩,因此將不斷擴展緬甸業務,並開發油氣等新產品,抵銷本地需求放緩衝擊。

黃宗耀指出,該公司已進軍緬甸和越南市場,並發現兩國對電纜需求良好,單單緬甸,公司已成功取得約幾百萬銷售額,目前此業務表現最好。

至于進軍油氣市場計劃,他說,辟捷發展正努力探討這領域,並計劃要開發更多適合用于油氣領域的電纜產品,希望能在未來供應給多家本地油氣公司。

詢及是否瞄準爭取馬石油(Petronas)批准,以可供應電纜至這些油氣公司時,黃宗耀笑著回應:“大部分油氣公司都獲頒馬石油工程,若我們要供應電纜給他們,自然也需得到馬石油批准。”

截至上財年,電纜業務在本地需求和基建發展走高帶動下,營業額按年提高12%,貢獻約2億令吉至公司收入。

他說,若真的可在未來供應電纜給油氣公司,將可額外貢獻營業額20%。

增生產線提高建材量產

為了滿足國內外需求,辟捷發展計劃提升位于柔佛和霹靂州的建材製造工廠,斥資數百萬令吉安裝2至3條新生產線。

消費稅開跑或導致建材價格上漲,但黃祖星看好,隨著政府不斷推出發展計劃和建築工程,將激勵建材需求持續強勁。

黃宗耀指出,由于新加坡需求高,該公司目前把40%建材產量出口至該國,至于未來,相信建材出口比率或提高至50%,另有50%供本地。

此外,他看好2014大馬旅遊年,並指出酒店與休閒業務都屬于長期投資,若真的找到優越地理位置建設酒店,也是個好機會。

“我們剛在柔佛市中心,斥資不超過2000萬令吉認購一棟商業建築屋,計劃明年開始翻新成為三星級酒店,這也是公司在柔佛首間酒店。”[中国报财经]
