(吉隆坡23日讯)辟捷控股(PJDEV,1945,主板产业股)今天向马交所报备,大股东丹斯里黄宗华,即日起担任公司非独立兼非执行主席。

现年69岁的黄宗华今年11月通过旗下的Dindings Consolidated私人有限公司和Land Management私人有限公司,持有辟捷控股21.31%股权。

黄宗华目前是侨丰控股(OSK,5053,主板金融股)和侨丰产业(OSKPROP,6661,主板产业股)的总执行长兼董事经理。

(吉隆坡31日讯)辟捷控股(PJDEV,1945,主板产业股)宣布,以总值2亿2000万令吉,脱售该公司位于吉隆坡敦拉萨路的辟捷大厦(Menara PJD)予Able Starship私人有限公司。

该公司向马交所报备,这座办公楼共28层,总建筑面积达79万6355平方尺,目前达44万5111.84平方尺的面积出租予公共工程局(JKR),租约到2015年10月31日截止。

上述办公楼所涉投资成本为1亿2920万6000令吉,截至6月30日止,账面价值为1亿1621万1000令吉。

脱售这项资产后,该公司将获得高达2亿2000万令吉的现金,可用来偿还银行贷款及做为营运资本;预计将于脱售活动完成1年内,全数用完这笔收入。

辟捷控股指出,脱售计划预计于2014年上半年完成,该公司可取得每股净利相等于22仙。

现在凭单价格0.505,加上行使价1.00,买一股母股成本约为1.51令吉。母股现在价格1.43左右,相对而言又便宜又保险,卖了凭单买母股,不但有股息收,升值也快。理由只是因为凭单持有者都是炒家,高风险群和炒股盘手拥有,危险啊各位,赶快卖了凭单挽母股。

因为PJD每年赚钱4千多万,都有派息5%,今年已经知道的赚取有1亿4千万了,还有3个季度赚益不计在内,就此推算,PJD今年股息应该有15%以上,各位散户小股东们快点放了凭单买母股,有差价赚取,又保险又有股息收,别昏了脑,错过价差,下来就是危机了!

林伟才2.2亿购辟捷大厦

(吉隆坡18日讯)顶级手套(TOPGLOV,7113,主板工业产品股)创办人兼主席丹斯里林伟才早前通过旗下私人公司,以2.2亿令吉收购辟捷大厦(Menara PJD)。

林伟才是在去年12月31日透过AbleStarship私人公司,向辟捷控股(PJDEV,1945,主板产业股)收购坐落在敦拉萨路的PJD大厦。

这座办公楼共28层,总建筑面积达79万6355平方尺,目前达44万5111.84平方尺的面积出租予公共工程局(JKR),租约到2015年10月31日截止。

顶级手套执行董事林将源向《The Edge》财经周刊表示,林伟才是以个人名义收购产业,与公司本身无关。

林伟才也在12层高的Empire Subang办公楼,拥有其中3.5层,也是顶级手套总部所在地。他已把其中3层出租,公司仅使用半层。

除此之外,林伟才旗下另一间公司———Value Add私人公司,去年以2亿2600万令吉收购The Icon@tun Razak的东翼。

顶级手套此前已收购Value Add私人公司的27%股权。林伟才本身持有Value Add私人公司的68%股权,其余5%属于顶级手套执行董事兼林伟才弟弟林伟兴(译音)。[南洋网财经]

辟捷1.86亿卖地

(吉隆坡21日讯)辟捷控股(PJDEV,1945,主板产业股)向马交所报备,以1亿8604万3888令吉脱售一块土地给AgilePJD发展私人有限公司。

根据文告,辟捷控股独资子公司———PJD Regency私人有限公司,与Agile PJD签署上述土地买卖协议书。

上述位于吉隆坡的永久地契土地,面积为4万1130平方米,截至2013年6月30日的价值为8560万1000令吉。

辟捷控股通过文告指出,通过上述企业活动,可释放该土地的潜在价值。

联营发展

与其同时,辟捷控股独资子公司———PJD-MM2H私人有限公司,也与Agile PJD发展签署了股东协议书(SA),以30%和70%的股权比例,共同发展上述土地。

这股派息不错,适合我们长期投资者买入。可是最近被人一路炒高了,不知是福还是祸?但有一点是肯定的,没有炒家在搞鬼,此股一定会更好,請不是真心投资者离开吧,别搞乱好生意。要炒去炒那些烟酒赌博的公司,这些干净的公司就留给我们有宗教信仰人吧!阿弥陀佛!

怎么讲是炒家?现在的价钱还不算贵。可能渐渐地被投资家发现所以股价慢慢上至到合理的价位。

今年,辟捷控股(PJDEV,1945,主板产业股)得新任主席丹斯里黄宗华(金融界精明企业家)如虎添翼,业务登上新高峰指日可待。

辟捷控股已经拥有逾50年的历史,它成功完成许多着名和口碑极佳的的计划,包括吉隆坡市的D’Majestic、蕉赖的YouCity、USJ的You One、柔佛州的You Terrace、槟城的Wellesley Residences以及关丹Sand Series的Swiss-Garden Residences。

辟捷控股从事五大业务,皆经营有方,年年赚钱。

1.产业发展———加速成长

它有数十年经验,今日是着名产业发展商,有望于明年挤入我国十大产业公司之列。目前,它的发展计划庞大。

(A)巴生谷蕉赖,20.6英亩,永久地契。
此地点极近捷运站,计划兴建1400个单位服务公寓、办公楼、商业楼之综合城镇。前两年推展总值6亿4000万令吉首两期高楼计划(1090个单位),成绩极佳。

无论是酒店入住率、营业额与盈利,过去两年都创新高,今年将取得双位数成长。

3.电缆———保持强劲

它生产具有防火性能电缆,国内蓬勃建筑活动制造强大需求,它在越南的工厂已在去年投入生产,品牌日益被接受,销量持续增长。今年,它仍有强劲之盈利表现。

4.建材与贸易———依然良好

它生产溷凝墙板与销售普通建材,由于国内外需求保持强大,预期可提高销售额与盈利。

5.建筑———大有进步

由于国内私人与政府领域的建筑活动增加,它取得更多订单,今年盈利势必提高。



未来盈利有成长

在2013年6月财报中,董事主席乐观的评语,预示公司将有高成长。果然,2014年6月财政年首季每股盈利已有6.7仙,整年估计可达20至25仙,比去年13.4仙成长了50至86%(不包括特殊盈利)。

股息有望增加

目前,公司净借贷1亿9700万令吉。当它以2亿2000万令吉售辟捷大厦,以1亿8600万令吉卖吉隆坡地皮和以1亿2400万令吉买八打灵地皮全部完成后,将无债一身轻,还有几千万令吉净现金。

即使不景气,即使借贷高,公司不忘股东利益,10年来不停派息(过去4年皆5仙)。今年,公司将变成净现金公司,加上盈利大增,派较高股息的机率相当高。

在无重估产业与售产业盈利入账之下,公司每股净有形资产是2令吉51仙,储备金达6亿8400万令吉。

由于超过15年不曾送红股,今年业绩又大唱丰收,因此分红股回报股东之日理应不会太远。

今年企业活动精彩
(一)完成以2亿2200万令吉售辟捷大厦,净利1亿零100万令吉。
(二)完成以1亿8600万令吉卖首都地皮,净利5300万令吉。之后,买下新公司30%股权,参与产业发展计划(中国财团持70%股权)。
(三)完成以1亿2400万令吉买6英亩地皮,进军八打灵旺区之零售与服务公寓产业市场。
(四)辟捷控股与OSK产业合并(市场传言)。根据交易所的最新资料显示,丹斯里黄宗华及家族分别拥有辟捷控股的约31%股权以及侨丰产业的73%股权。
(五)子公司OlympiaCable上市马交所(2009年建议)。

总结

競購檳2酒店 辟捷PLENITUDE勝算高

(吉隆坡7日訊)消息指出,辟捷發展(PJDEV,1945,主要板產業)和PLENITUDE(PLENITU,5075,主要板產業)已進入最后階段,競標僱員公積金局(EPF)旗下檳城酒店。

財經週刊《The Edge》報導,僱員公積金局即將公佈旗下2間檳城酒店,即格尼度假酒店公寓(Gurney Resort Hotel & Residences)和檳城諾瑟姆套房酒店(The Northam All Suite Penang)的成功競標者,競標篩選過程已處最后階段。

報導引述消息來源說,PLENITUDE及涉及和持有酒店的辟捷發展,都是進入最后階段的競標者之一。不過,有別與辟捷發展,PLENITUDE只是競標格尼度假酒店公寓。

根據報導,至少有2家上市公司和1家私人公司被僱員公積金局篩選,進入競標最后階段。

公積金局希望通過上述房產脫售,取得介于2億令吉至2億3000萬令吉。

公積金局公關總經理聶阿芬迪回應財經週刊《The Edge》詢問時指出:“我們確實已篩選競標者,但基于競標過程保密,無法披露相關競標者、收購價,以及房產淨賬面價值。”

聶阿芬迪說,脫售上述酒店的目的,與脫售其他資產相同。

“一旦遇見機會,我們就資本化房產的投資,為會員產生收入。”【中国报财经】
