末季净赚1.5亿 怡保花园产托派息1 . 83仙

(吉隆坡30日讯)受惠于谷中城和TheGardens购物广场的盈利贡献,怡保花园产托(IGBReit,5227,主板产业信托股)截至2012年12月31日财年末季录得1亿4688万7000令吉净利。

甫在去年9月份上市怡保花园产托,也宣布派发每单位1.83仙的收入分配。

另一方面,怡保花园产托在末季录得1亿297万7000令吉营业额,以及4.32仙的每单位盈利。

合计全年,怡保花园产托的净利和营业额分别报1亿5329万2000令吉和1亿1528万5000令吉。

全年的每单位盈利和每单位收入分配,则是4.51仙和1.83仙。

怡保花园产托通过季度财报指出,谷中城购物广场和TheGardens购物广场,分别录得1亿300万令吉和6730万令吉的租金收入。[南洋商报财经]

- REVALUATION OF INVESTMENT PROPERTIES
1.       Introduction
The Board of Directors of IGB REIT Management Sdn Bhd, the Manager of IGB REIT, is pleased to announce that IGB REIT has undertaken a revaluation of its investment properties, namely Mid Valley Megamall and The Gardens Mall (“Revaluation”).

2.       Purpose
The purpose of the Revaluation was to ascertain the current market value of the investment properties for accounting purposes in line with the Malaysian Financial Reporting Standard 140 and pursuant to clause 10.03 of the Securities Commission’s (“SC”) Guidelines on Real Estate Investment Trusts (“REIT Guidelines”).

The Revaluation is in accordance with the valuation requirements of REIT Guidelines, and do not require the SC’s approval.

3.       Revaluation surplus
The details of the Revaluation surplus are set out in the tabulation below:

The Revaluation was undertaken by Henry Butcher Malaysia Sdn Bhd, an independent firm of professional valuers.
The Revaluation surplus of RM100 million has been incorporated into the accounts of IGB REIT as at 31 December 2012.

4.       Effects on net asset value
Based on the unaudited financial results of IGB REIT for the period ended 31 December 2012, the net asset value per unit is RM1.02 after incorporation of the Revaluation surplus of RM100 million.

5.       Documents available for inspection
The valuation reports in relation to the Revaluation are available for inspection at the Manager’s registered office at Level 32, The Gardens South Tower, Mid Valley City, Lingkaran Syed Putra, 59200 Kuala Lumpur during normal office hours from Monday to Friday (except public holidays) for a period of three (3) months from the date of this announcement.

This announcement is dated 30 January 2013.

我以前买kasset 转换的。。。 哈哈
不能卖出了的

为何不能卖出? 96units 也是股,只是散户的系统不能输入该数量而已,得托经纪帮忙下单在“odd lot market”卖而已。。  发表于 31-1-2013 10:59 AM

IGB〉〉控制〉〉IGBREITS〉〉拥有MIDvalley和GARDEN。

KASSETS 要清盘了。。。 因为资产已经卖给IGBreits。。 然后把资金分发给所有的股东。。。

(吉隆坡31日訊)怡保花園產托(IGBREIT,5227,主板產業投資信托組)最新業績表現符合市場預期,分析員預料園中城(The Gardens Mall)租金調整和谷中城可能在家樂福(AEON BIG)退租後重新組合其租戶,將成為該股獲重新評級的催化劑。

怡保花園產托2012財政年第四季取得4千700萬令吉核心淨利,全年淨利共5千300萬令吉,和分析員及管理層在招股書的預測相近。

興業研究指出,谷中城仍是主要收入來源,貢獻怡保花園產托全年約75%的淨產業收入,惟隨著園中城逐步進入成熟期和專走高檔路線,未來收入成長將可超越谷中城,中期內兩家商場的盈利貢獻差距將收窄。

該公司將100%可派發的收入用於股息派發,共每股1.83仙,符合市場預期。

聯昌研究表示,園中城正處於租金調整周期的初期,在2010年的首度租金調整中,平均租金上漲11.8%。預料在今年9月進行主要租金調整時,將採用相同的漲幅,到時53%可出租面積的租金都將調升。

同時,谷中城12.3%可出租面積將可能轉換為許多更小的單位,而帶來更高租金收入。由於永旺已是谷中城的最大租戶,租用了17.6%可出租面積,該公司在收購家樂福之後,可能會減少租用面積,若真如此,相信有關店面的租金會顯著加,最近MPH書店就是一個明顯例子。

估值比同儕廉宜
缺乏新零售資產


黃氏唯高達則認為,怡保花園產托提供5%周息率和股價比淨資產價值溢價30%,估值仍比其它零售同儕廉宜,但其大股東缺乏新的零售資產,因此該公司只能依賴內部有機成長,位於柔佛的Southkey商場是長期的催化因素,至於收購其它商場則面對市場上缺乏優質零售資產的問題。(星洲日報/財經)
