看很多人都推荐这粒股,Dividen %不错,不过此股主要业务只局限于房地产,接下来马来西亚经济即将进入寒冬时期,房地产多少被影响,没人还会在这个时候傻到去买“高价格;低价值”的屋子,房产觉得是火不及来的了~

纯粹分享个人意见,我是最近才开始研究股票,有错请插,乘机学习

金群利發文告說,57歲的李典和自2012年起擔任首席執行員,這位具32年屋業發展經驗的發展商,1997年創立金群利,領導集團18年。

金群利涉及的城鎮發展包括芙蓉達城(Bandar Sri Sendayan)、居鑾金鑾鎮(Taman Seri Impian)等;拿督李持股41.68%或2億2千935萬股,同時持有2千248萬單位憑單。

何官訓具備23年產業發展經驗,1992年馬大工程系畢業。

金群利集團 展延購蒲種地計劃

(吉隆坡8日訊)金群利集團(MATRIX,5236,主要板房產)展延總值9500萬令吉收購蒲種土地計劃。

該公司向馬證交所報備指出,由于該處位于蒲種的土地仍有訴訟待解決,故購地計劃展延至今年10月19日,並與賣方IRDK創投簽署附署協議展延購地。

文告指出,土地原訂發展總值5億令吉房產計劃。

該計劃4月宣布,原訂3個月內完成,金群利集團要求賣方提供訴訟解除證明,同時要求出示之前買賣協議。

“若無法在4個月內提供以上文件,購地子公司金群利私人有限公司有權終止買賣協議。”【中国报财经】

PROPOSED ACQUISITION OF RESIDENTIAL LAND HELD UNDER HS(D) 297055, PT8790, PEKAN KINRARA, DAERAH PETALING, NEGERI SELANGOR BY MATRIX CONCEPTS (CENTRAL) SDN BHD (" PROPOSED ACQUISITION")
Unless otherwise defined, the terms used herein shall have the same meaning as defined in the announcements dated 21 April 2015 , 1 June 2015 and 11 August 2015.
We refer to the earlier announcements as mentioned above in relation to the Proposed Acquisition, the Board of Directors of Matrix Concepts Holdings Berhad wishes to announce that MCCSB has on 8 September 2015 entered into a Supplemental Agreement  to vary the terms  of the SPA, among which, the salient terms regarding the extension of the Completion Date  which has been extended free of interest to the later of :-
(a)    19 October 2015; or
(b)    19 August 2015 plus the number of days taken by the Vendor commencing from 29 June 2015 until the later of:-
(i) the date of receipt by MCCSB's solicitors of the presentation receipt for the withdrawal of private caveat entered on the Land by one of the Vendor's purchasers ("  Vendor's Previous Purchaser") and evidenced by either the or any evidence from the land office showing that the said private caveat has been removed from the Land; and
(ii) the date of receipt by MCCSB's solicitors of a duly executed,attested (by a solicitor) and stamped settlement agreement made bewteen the Vendor and Vendor's Previous Purchaser evidencing the revocation/recession of the sale and purchase agreement between the Vendor and them, as the case my be together with evidence of refund or payments ( if any)

The Vendor and MCCSB hereby agree that notwithstanding the above, MCCSB shall be entitled to terminate the SPA in the event the Vendor is unable to perform the conditions stated in Item (a), (b)(i) and (b)(ii) above within four (4) months from the date of the said Supplemental Agreement.

The Vendor  has also on the same day, 8 September 2015 executed a Power of Attorney to appoint MCCSB to be its lawful attorney to do all or any of the relevant acts, deeds, instruments and things within Malaysia at MCCSB's own costs and expenses to, inter alia, attend to all the transactions, management or to carry out all and every matters requisite and necessary for the submission of any changes in the density/plot ratio of the development on the Land inclusive of all matters relating to the dealing or liaison with the land office, governmental departments, ministry and all other relevant authorisites in connection thereto, the finer details of which are more particularly described in the Power of Attorney.

A copy of the said Supplemental Agreement and the Power of Attorney are available for inspection for a period of 3 months from the date of this announcement.

净利虽跌31% 金群利第三季派息3.5仙

(吉隆坡17日讯)虽然金群利集团(MATRIX,5236,主板产业股)截至9月30日第三季净利跌31.1%,至3108万4000令吉;惟仍宣布派息3.5仙。

同期营业额挫18.4%,报1亿2136万7000令吉。

首3季赚1.8亿

累计首9个月,净利则涨39.9%,达1亿7638万4000令吉;营业额也起25.1%,报5亿5941万4000令吉。

该公司宣布派发每股3.5仙的第三次中期股息,将迄今的全年股息推高至11.25仙。

根据文告,当季营业额滑落,是因为产业销售入账减少。

不过,按年比较,该公司新增了2财源,分别是教育及俱乐部营运业务。

尽管如此,净利仍走跌,主要归咎于仍在初步阶段的新业务还在蒙亏中。

目前,金群利集团仍聚焦在芙蓉的BandarSri Sendayan,以及居銮的Bandar Seri Impian。

主席拿督莫哈末哈斯拉表示,近期推出的Bandar Sri Sendayan项,在短短5个月内,已得到约75%的认购率。

未入账销售大增至6亿4050万令吉,足以让公司忙碌至2018年。

另外,金群利集团也宣布更换财年截止日期,从12月31日改至3月31日,因此,下个财年将包含15个月,即从2015年1月1日至2016年3月31日。【南洋网财经】

我们仍正面看待该股前景,因可从大巴生谷区域可负担房屋的强稳需求中受惠。

金群利最新業績表現亮眼,分析員預測,儘管產業發展嚴峻,但該公司仍能憑著可負擔房產穩健成長。

金群利在寫下3千100萬令吉的第三季淨利後,將2015財政年9個月淨利推高到1億7千600萬令吉,已達市場全年預測的90%。

豐隆研究表示,第三季表現亮眼,主要是因為產業表現比預期好及賣出工業地段後的額外收入。

在銷售方面,金群利在9個月新銷售達到6億1千200萬令吉,為7億令吉全年目標的87%。

分析員預測,可負擔房產可繼續帶動金群利成長,在巴生河流域價格低於60萬令吉的房產仍取得不錯的銷售成績。

安聯星展表示,憑著無可媲比的每平方尺低於10令吉的超低地價,金群利可以輕易第獲得25%以上的賺幅,在產業放緩的期間仍能保持競爭力。

(吉隆坡14日訊)金群利(MATRIX,5236,主板產業組)兩大旗艦城鎮計劃在市場情緒疲弱期間創高銷售紀錄,分析員看好持續推出可負擔房屋發展計劃可提供穩定獲利,上調財測。

兩大城鎮計劃創銷售紀錄

安聯星展表示,該集團兩項旗艦城鎮計劃―芙蓉達城(BSS)及居鑾金鑾鎮(TSI)在市場情緒疲弱期間反其道而行,取得熱烈反應,其中達城貢獻整體營業額80%。

為應對可負擔房屋強勁需求,該集團大部份推出的產業價格每單位定價在60萬令吉水平以下,促使其發展計劃在市場情緒謹慎期間取得良好出售率。

2014財政年該集團取得6億3千萬令吉產業銷售,2015財政年也如期朝7億令吉銷售目標前進,首9個月取得6億1千200萬令吉銷售業績。

該行看好未來銷售動力料維持上升趨勢,因該集團還有許多可負擔房屋連續推出市場。

“達城依然是該集團最價值連城的發展項目,設有基礎設施的平均土地成本僅每平方呎7令吉,提供的可負擔產業則每平方呎售價200令吉,顯著高於同儕利潤。”

該行認為,此競爭優勢將令該集團的純城鎮發展計劃處於最佳位置,於市場挑戰期間跑贏大市。

安聯星展指出,達城的新空軍訓練營基地料在2016年杪完成,未來將額外容納1千500位員工,料為該城鎮增添新活力。

明年首季推9億房屋

另外,該集團也計劃於2016年第一季,在森州Kota Gadong Perdana推出第三個旗鑑城鎮發展計劃,發展總值9億令吉,擁有3千閒價格40萬令吉以下的可負擔房屋。

納入高產業銷售及更換財政年(從2015年12月更換至2016年3月)因素,該行上調2015至2017財政年盈利預測22%、10%、6%。

該集團派息政策至少40%,相等於2017財政年7%回酬,為全馬發展商最高,安聯星展預計,強穩資產負債表讓該集團有能力每季派息。
