公共产托3200万购地

(吉隆坡26日讯)公共产业信托(ARREIT,5127,主板产业信托股)以3200万令吉,收购一块雪州地皮,以及当地的一栋四层办公楼兼仓库。

根据文告,公司的托管人联昌国际回教托管人私人有限公司,昨日与卖家VilaArmada私人有限公司签署买卖协议,收购有关产业和土地。

其中,土地面积达6259平方米,而当地的四层办公楼兼仓库,名为“东芝泰格(Toshiba Tec)大马私人有限公司”。

该产业目前已出租,每月租金为17万3333.33令吉。

公共产业信托的管理公司指出,这宗交易可为单位持有者,带来持续回酬。【南洋网财经】

阿瑪納產託 2400萬柔州購資產

2016年4月20日
(吉隆坡20日訊)阿瑪納產托(ARREIT,5127,主要板產托)指出,已通過委托人聯昌集團伊斯蘭信托和Pipeline Distribution私人有限公司簽署買賣協議,以2400萬令吉購買柔佛一項資產。

據阿瑪納產托向馬證交所報備指,上述產業位于新山日落洞(Jelutong)地區,上述資產包含一間單層廠房及附帶3層樓的辦公樓,該產業位處一塊永久地契(Freehold)地段。

阿瑪納產托指,在去年7月30日收到獻議書時,已支付賣方1%或等同24萬令吉的訂金,之后在簽署上述買賣協議時再支付9%或216萬令吉;目前尚有90%或2160萬令吉必須在交易完成時繳清。

阿瑪納產托表示,上述交易將透過現金及借貸完成,而之前脫售阿瑪納產托旗下部份產業所得資金也會用于此次產業買賣用途。【中国报财经】

ARREIT - 阅读、记录、等待

我想REIT的年报应该是最简单易懂,图文并茂的解释业务的进展,读起来也不会闷气。最近我又翻看了ARREIT的年报,就做点纪录+功课给大家参考一下:

1。 预计2016年度的盈利会超过6分,同时会派发部分脱售产业的盈利于股东。(在公告处我们可以看到脱售Wisma AmanahRaya已在1月27日完成,预计将实现约8.31mil的盈利(realize profit))
2。Silverbird的官司已接近尾声,silverbird在高庭败诉后就向联邦法院提出上诉,并定于5月31日过堂。(我相信这是最后一次的官司了,ARREIT的胜算相当高。)
3。管理层成功把债务再融资5年(利息与往年一样)
4。管理层把脱售产业的资金留下来收购产业(管理层已锁定数项回酬率超过6.5%的产业进行投资,并在3月25日宣布以32mil收购办公楼与仓库,前提是租客需签下6年的租贡合约。)
5。今年租约到期的租客都愿意续租,这也意味着除了silver bird工厂之外,所有产业的出租率都是100%。
这几天,ARREIT的走势并不怎么乐观,一直在87.5-89分的价位游走,因此我就耐心等候,有便宜货就买一点点投机,没有就算了,我预计Q1'16的业绩会有1.8分左右,股息最少也有1.6分或接近1.8%左右。

看了数据,我觉得它有几个值得投机的地方

1月实现脱售产业,可能会出现比往常较高的派息虑。eg 2sen。
5月尾官司告捷,回收产业。(能够顺利出租更好)
silverbird可能需要赔偿过去2-3年的租金(1.5倍)- 有固然好,没有也无所谓。
比对下bursa公告里3月31日与去年12月31日的NET ASSET VALUE / INDICATIVE OPTIMUM PORTFOLIO VALUE,预料Q1'16的EPS高达1.8分。


若全年的股息6分以上或DY=7%左右,虽然投资的潜在回酬并不高,但却胜在稳定。大部分散户对它的兴趣并不是很大,有部分投资者甚至觉得若要投资REIT,那干脆放在FD更好;投资REIT的付出与投资其它类型的股票都差不多,何不选高回酬的股票? 对我来说,这其实并没有对错的分别,只要觉得适合自己就好,因此我偶尔也会找REIT来投机一下,就当做打发时间与磨练自己的观察力好了。

阅读年报后,记录下来自己的看法与投机的理由,接下来就是等待了。有便宜货就买,没有就算了。

售產業‧租金增‧公共產託股息料逾6仙

(吉隆坡7日訊)公共產業信托(ARREIT,5127,主板產業投資信托組)在教育及工業領域前景看俏,推動租金收入,加上有望將部份產業脫售所得回饋股東,因此分析員看好今明兩年股息將能維持在6仙以上。

資產總值11億

公共產托於2007年2月上市至今,總回酬率達到93.30%,年初至今則增長了3.5%,截至2015財政年,旗下擁有13項產業組合,資產總值合共11億令吉。

MIDF研究表示,公共產托是其中5家週息率最高的產托;據2015財政年,每單位分利為6.3仙,淨週息率達到6.3%,對比領域平均週息率5.5%。

MIDF預計,公共產業信托將把部份出售產業的收入回饋單位持有人,因此,預估在2016財政年,每單位分利可維持在6仙以上。

同時,在2017財政年,公共產業信托將能從新收購的資產獲取收入及在教育及工業領域前景看俏支撐租金收入下,進一步支撐6仙以上股息派給的可能性,這將使得該產托週息率更具吸引力。

MIDF表示,與同儕相比,公共產托產業組合涉及較多教育產業,租金收入主要來自於辦公樓資產(30%),其次為貢獻逾30%的教育資產。

公共產托於今年1月出售辦公大廈Wisma Amanahraya後,面對的收入虧損預計將能從收購兩項資產中相互抵銷。

公共產托於今年5月20日,以3千200萬令吉收購位於格林瑪麗市(Bandar Glenmarie)的倉庫,另一項以2千400萬令吉收購位於柔佛廠房的計劃則在進行中。

MIDF以股息貼現模式(DDM)(要求回酬率7.9%及永續增長率1.5%)估值公共產業信托,給予合理價1令吉零5仙,惟沒有給予評級。(星洲日報/財經‧報導:劉玉萍)

公共产业信托
4000万赛城买办公楼


2016年6月17日
(吉隆坡16日讯)公共产业信托(ARREIT,5127,主板产业信托股)以4000万令吉收购位于赛城的一栋办公楼和地皮。

根据文告,该地皮占地约8312平方米,并建有一栋办公楼。

目前,该办公楼由Contraves私人有限公司租用。

该项收购活动符合公共产业信托管理公司的主要投资目的,提供持续性回酬给单位持有人。

同时,房地产投资的主要焦点是确保所有投资获得回酬和增值。

接下来,公共产业信托将持续关注于通过策略收购,扩大基金规模。

负债率微升

收购近期会完成,本财年会带来净利。

由于将通过贷款融资80%的收购价,所以负债率将略提高至29.5%,高于目前约26%。【e南洋】

公共信托售产托和管理公司
日企Kenedix 9113万接手


2016年12月20日
(吉隆坡19日讯)公共信托有限公司(ARB)以总值9112万7979令吉,脱售公共产业信托(ARREIT,5127,主板产业信托股)和产托管理公司的股权,给日本房地产资产管理公司Kenedix机构。

公共产业信托向马交所报备,ARB与Kenedix间接持有独资子公司KDA资本签署协议。

根据协议,ARB将分别以514万5000令吉,脱售公共信托产托管理私人有限公司(ARRM)的73万5000股或49%股权,以及通过场外交易以8598万2979令吉,脱售公共产业信托的8598万2979个单位或15%股权给KDA资本。

一旦完成脱售活动后,ARRM的股权架构将出现变动,ARB和KDA资本的持股率将分别达51%和49%。

同时,KDA资本将会成为公共产业信托的大股东。

此外,KDA资本会委任两名代表进入ARRM董事部。

基金规模目标20亿

随着股权架构有变,ARRM将会换名为“公共信托-Kenedix产托管理私人有限公司”,符合ARRM新的品牌策划,以及反映策略投资者KDA资本的崛起。

ARB董事经理阿德南在出席该项签署协议仪式后向媒体指,与Kenedix合作,将可借助互相在资产管理和产业发展方面的知识和专才。

“这打造一个新平台,建立一项策略及拥有协同效应的联盟,以及促进与国际投资者、银行和发展商的人际网络。”

Kenedix是日本其中一家最大型的独立房地产资产管理公司。
另一方面,阿德南表示,公司计划在未来3至5年,把公共产业信托的基金规模扩大一倍,达20亿令吉。

他表示,公司将会持续放眼收购资产,以达到该项目标。

“我们希望能够为该产托提供更好的回酬,无论是股息或是资本回酬。”【e南洋】

On behalf of the Board of Directors of AmanahRaya-REIT Managers Sdn Bhd ("ARRM"), the management company of AmanahRaya REIT, MIDF Amanah Investment Bank Berhad wishes to announce that the existing shareholder of ARRM, namely Amanah Raya Berhad ("ARB") had on 19 December 2016 entered into the following agreements with KDA Capital Malaysia Sdn Bhd ("KDA Capital"):

(a) Share Sale Agreement between ARB and KDA Capital in respect of the proposed disposal by ARB of 735,000 ordinary shares of RM1.00 each in ARRM equivalent to 49% shareholdings in ARRM to KDA Capital for a cash consideration of RM5,145,000 only;

(b) Shareholders Agreement between ARB and KDA Capital to regulate the relationship between ARB and KDA Capital as shareholders of ARRM; and

(c) REIT Unit Sale Agreement between ARB and KDA Capital in respect of the proposed purchase of 85,982,979 REIT units representing 15% of AmanahRaya REIT's units from ARB by KDA Capital at RM1.00 per REIT unit equivalent to RM85,982,979 by way of Direct Business Transaction subject to the approval of Bursa Malaysia Securities Berhad.
