准备5000万资本开销 耐斯福特明年强攻房产

耐斯福特(KNUSFOR,5035,主板贸服股)和怡克伟士(EKOVEST,8877,主板建筑股)都是我国著名建筑商拿督林刚河旗下的企业,很多时候都被市场误以为是两家业务重叠的建筑公司。

林刚河的侄儿,即耐斯福特和怡克伟士首席执行员林景清接受《资汇》专访时提醒,耐斯福特是专注下游业务,怡克伟士则是专攻上游业务,两家公司并不会互相竞争,所以没有进行大整合的需要。林景清表示,耐斯福特要在明年再拨5000万令吉,进一步扩充房产业务。

耐斯福特2010财政年营业额达3亿1600万令吉。该集团旗下共有3大业务:1)建筑分包合约;2)销售原料及租藉机械;3)房屋发展。

根据《彭博社》数字,房产业务在去年只贡献大约1150万令吉,比重远远不及另外两大核心业务。虽然没有一个明确的目标比例,但林景清表示,耐斯福特将在明年积极攻打房产市场。

「我们已经准备5000万令吉的资本开销,以拓展房产业务。」

据悉,耐斯福特目前唯一的房产项目就只是加影金山岭(Kajang Perdana),但足以让该集团忙碌五年。

耐斯福特在加影金山岭拥有200英亩土地,其中100英亩已在首阶段被发展成住宅和商店办事处。如今,耐斯福特要在今年结束前展开第二阶段,推出200个单位的房产,毛发展总值(GDV)高达5亿令吉。

林景清披露,第二阶段的地产将以每单位40万至50万令吉出售,该计划可在明年起为公司带来盈利贡献。他笑说,耐斯福特在5年前每单位房产只售20万令吉。林氏估计,第二阶段的赚幅可以胜于首阶段,因吉隆坡捷运系统(MRT)已让加影房产成为当红炸子鸡。

耐斯福特当年推出新计划时,正好碰上政府要建设加影金山岭交流大道,导致林景清必须改变全盘房产计划的设计。谁知塞翁失马,焉知非福,正是因为林景清的计划被政府拖延,其房产价格随后才托著吉隆坡捷运系统的福气而水涨船高。

「我们是加影金山岭的拓荒者,当年没有什么捷运系统,只有一片绿绿的森林。现在看来,我们还真的很幸运。」

回到如何使用5000万令吉的资本开销,林景清表示,他已经瞄准两个地点,依斯干达特区或是大吉隆坡一带。说得再明确点,其实林景清是有意启动柔佛中央商业区(CBD)计划,并继续扩张加影地盘。

根据大马交易所文告,耐斯福特将与Kumpulan Prasarana Rakyat Johor私人有限公司以及Danga Bay私人有限公司联手为新山转型。无论如何,CBD计划目前还没有任何显著进展。林景清表示,公司可能随时改变主意,把5000万令吉用来扩充加影地库。

鲁斯福特成新山大型计划主导公司

(吉隆坡2日訊)魯斯福特(KNUSFOR,5035,主板貿服組)的聯合公司受委為新山市轉型工程主導公司,將負責美食中心等大型計劃。

該公司發表文告說,40%聯合公司CBD發展在31日(週二)接獲柔佛經濟策劃局的信件,原則上委任CBD發展擔任新山美食中心的主要承包商,以及新山市中心轉型計劃的主導發展商。

柔佛政府在信中表示,CBD發展需先提呈備有商業模式等細節的計劃書,州政府將在隨後做出正式決定。

新山美食中心計劃稱為“The Wave”,州政府計劃將新山的熟食小販安置到“一個大馬美食中心”(1 Malaysia Food Court)新建築,這是新山市轉型計劃之一。

魯斯福特表示,上述委任不會影響股本、淨有形資產和現財政年盈利,長期而言料可推動該公司業績成長。(星洲日報/財經)

耐斯福特委柔王子为主席

(吉隆坡26日讯)建筑与产业发展商———耐斯福特(KNUSFOR,5035,主板贸服股),委任柔佛苏丹依布拉欣殿下之子东姑伊斯迈为主席兼董事,从今年8月21日起生效。

根据日前的文告,年届29的东姑伊斯迈,也是耐斯福特的大股东。

随着东姑伊斯迈的加入,该公司董事部将会出现4张新面孔,包括拿督达因马力、林真恒(译音)、林正君(译音)及阿云德吉星。

同时,江慧玲(译音)、曹财良(译音)、林景清及拿督林刚瑞(译音),则以个人理由辞去董事职务。

东姑伊斯迈毕业于澳洲Hale学校,并曾在印度的军校就读。

不排除内部擢升 耐斯福特年杪确定新CEO

(吉隆坡7日讯)目前群龙无首的耐斯福特(KNUSFOR,5035,主板贸服股),将在今年杪前落实新任总执行长人选。

该公司执行董事林坚恒出席股东特别大会后,向《南洋商报》表示:“我们已经有两、三个人选,有者是其他上市公司的掌舵人。

“同时,我们也不排除从内部擢升,相信今年底就会确定新任总执行长人选。”

拟定3大业务方向

自从该公司前任总执行长林景清于8月杪离职后,该职位一直悬空至今。

除了林景清离职之外,该公司的董事部也在柔佛苏丹依布拉欣殿下之子东姑伊斯迈出任主席兼董事职位后,重新洗牌。

根据林坚恒,目前新董事部已经为公司拟定未来的三大发展方向,即贸易、建筑与产业,并冀望新财年的营业额与净利能够倍数增长。

该公司在截至今年6月30日止次季,净赚1857万5000令吉,较上财年同期的204万5000令吉,按年劲扬8倍。

现财年同季营业额也按年狂飙4倍,至1亿5502万5000令吉,上财年同期为3092万9000令吉。

尽管如此,该公司预计,现财年表现将比上财年逊色,主要是该公司在上财年完成了高速大道建筑工程,作出显著贡献所致。

询及公司未来发展大计,林坚恒说:“从现在开始,我们将会通过内部增长,平衡发展三大核心业务。”

新山购地发展公寓

随着本地建筑领域发展蓬勃,从事建筑材料贸易的耐斯福特,打算耗资100万令吉,扩充位于柔佛新山的贸易办事处。

林坚恒表示,依斯干达特区发展火红,激励新山的建筑项目林立,预料将大大刺激贸易需求。

看好家具贸易潜能

“除了建筑材料需求剧增之外,我们也看好家具贸易的潜能,因为很多国内与新加坡企业相继在该区成立公司,他们需要装置办公室家具。

“我们正在探讨采购家具的发展潜能,估计3至6个月内,便可落实这个发展计划。”

他续称,该公司暂时会继续以柔佛为建筑发展基地,但不排除会把业务版图扩大至其他州属。

对于产业市场的走势越来越火红,林坚恒说:“我们希望进军新山产业市场,最近我们在新山物色了一些地皮,预计再多2至4个月,便会确定交易。”

他披露,该公司相中的地皮占地10英亩,规划用来发展4栋高级公寓,发展总值料达10亿令吉。

他补充称:“一旦落实,这将是我们进军新山产业市场的首个项目。”

目前,该公司拥有大约100英亩地库,主要集中在巴生谷。[南洋网财经]

ACQUISITION OF SUBSIDIARY BY KNUSFORD PROJECT MANAGEMENT SDN BHD (Formerly known as Knusford Autohaus Sdn Bhd)
The Board of Directors of Knusford Berhad ("the Company") wishes to announce that Knusford Project Management Sdn Bhd (formerly known as Knusford Autohaus Sdn Bhd), a wholly-owned subsidiary of the Company had on 12 February 2014 acquired the entire issued and paid-up share capital of Tetap Aman Kapital Sdn Bhd for a cash consideration of Ringgit Malaysia:  Two Only (RM2.00), resulting in Tetap Aman Kapital Sdn Bhd being the wholly-owned subsidiary of Knusford Project Management Sdn Bhd.

Tetap Aman Kapital Sdn Bhd was incorporated on 23 December 2013, with an authorised and issued and paid-up share capital of RM400,000.00 and RM2.00 respectively, and is currently dormant.

料推动未来4年收益 耐斯福放眼柔新合约

二零一四年二月二十一日 晚上十一时十八分
(吉隆坡21日讯)耐斯福有限公司(KNUSFOR,5035,贸易服务组)即将落实依斯干达区2份总值9000万令吉合约,预料可推动公司未来3至4年的收益。

执行董事林坚恒透露,上述合约涉及一项计划管理专家团队的管理和监管建筑进程。

“柔佛是一个蓬勃市场,不过,当地却缺乏上述专家。”

他告诉马新社:“身处贸易领域,及拥有一个经验丰富员工团队后,我们有能力争取该区的两项新工程。”

林坚恒拒绝透露这些计划的细节,只表示它们属于占地32.37公顷的高档住宅发展,及将在未来2个月内推介。

耐斯福透过旗下子公司,经营4个领域,包括贸易与服务、产业发展、产业投资和建筑。

随着全国建筑业的成长,该集团已扩充其经营及开始建筑材料贸易,辅助集团的机械业务。

贸易仍然是该集团收支的最大贡献者(占80%),而林坚恒预料现财政年该部门将带来相等的贡献。

该集团截至2013年9月30日止第3财季的收益,从2012年度的4963万令吉晋至6252万令吉。

耐斯福的扩充不局限在柔佛,因它计划扩充到其他州属如雪兰莪。

他说,可负担房屋是今天市场的优先,该集团接下来的计划将专注于迎合中低收入阶层。

虽然建筑和发展业的展望仍然具竞争和挑战性,但是林坚恒表示,该公司将继续投标新计划。【光华日报财经1】

耐斯福特获1200万工程 次季净利挫89%

(吉隆坡29日讯)耐斯福特(KNUSFOR,5035,主板贸服股)获得Para Impiana私人有限公司颁发,总值1200万令吉的发展计划工程管理合约。

根据合约,独资子公司耐斯福特项目管理,将负责ParaImpiana位于柔佛Aquaint Danga Residensi住宅发展计划的工程管理,内容包括策划、设计行政、建筑进度管理,以及其他必要服务。

Para Impiana将在未来5年内,每月支付耐斯福特项目管理20万令吉作为报酬。

约满后,双方可选择延长合约。

另一方面,耐斯福特宣布,次季净利按年下滑88.45%至214万5000令吉,或每股盈利2.15仙,因为除产业投资业务外,所有业务盈收贡献皆下滑。

同期营业额报8096万令吉,较上财年同期的1亿5502万5000令吉,跌47.78%。

合计半年,净利按年跌83.96%,达316万6000令吉,或每股盈利3.18仙;营业额则年跌31.08%,报1亿4372万2000令吉。【南洋网财经】

The Board of Directors of Knusford Berhad (“KB” or “Company”) (“Board”), is pleased to announce that our wholly-owned subsidiary, Knusford Project Management Sdn Bhd (“KPMSB”), formerly known as Knusford Autohaus Sdn Bhd had on 28 August 2014, entered into a Project Management Agreement (“PMA”) with Para Impiana Sdn Bhd (“PISB”) for the appointment of KPMSB as the project manager for the construction and completion of a mixed development project known as “Aquaint Danga Residensi” located in Johor Bahru, Johor (“Project”).
