Encorp 获6392 万工程

(吉隆坡10日讯)Encorp(EnCorp,6076,主板产业股)宣布,接获Paramount Promrnade私人有限公司颁发总值6392万令吉的吉隆坡商业发展计划的下部结构工程。
根据大马交易所的文告,Encorp是通过非直接子公司Encorp建筑私人有限公司,获得上述合约。
该集团预计,这项合约可为集团在2013财年和2014财年带来盈利和净资产贡献。

(吉隆坡22日訊)ENCORP公司(ENCORP,6076,主板產業組)以2千132萬5千零68令吉現金脫售一棟辦公樓予雪州發展機構(PKNS)。
該公司發文告表示,相關產業售價為2千665萬6千335令吉,但在扣除PKNS享有的20%折扣,或相等於533萬1千267令吉後,該產業淨售價為2千132萬5千零68令吉,公司料可藉此取得789萬零275令吉稅前盈利。(星洲日報/財經)

ESMSB was incorporated as a private limited company in Malaysia on 20 February 2013 with an authorised share capital of RM100,000.00 comprising 100,000 ordinary shares of RM1.00 each, of which 2 ordinary shares of RM1.00 each have been issued and fully paid-up.
EPSB was incorporated as a private limited company in Malaysia on 20 February 2013 with an authorised share capital of RM100,000.00 comprising 100,000 ordinary shares of RM1.00 each, of which 2 ordinary shares of RM1.00 each have been issued and fully paid-up.
The principal activity of ESMSB and EPSB is property investment.
The incorporation of ESMSB and EPSB will not have any material effect on the earnings and net assets of Encorp Group for the financial year ending 31 December 2013.

ENCORP終止聯營合約

(吉隆坡5日訊)ENCORP公司(ENCORP,6076,主板產業組)宣佈,該公司與Indi Makmur有限公司及Lunarhati有限公司較早時簽署的聯營合約已經終止。
該公司文告指出,該公司通過獨資子公司-Encorp Must有限公司於2007年4月4日簽署的聯營合約,隨合約中某些條款未能達致,使涉及各造同意終止有關聯營合約。
文告指出,Encorp Must有限公司將獲得另兩方退回500萬令吉的預支款項。(星洲網)

Upon termination, Indi Makmur and Lunarhati shall refund to EMSB the advance consideration of RM5 million pursuant to the terms of the JVA.
The termination of JVA will not have any material effect on the earnings per share and net assets per share of Encorp for the financial year ending 31 December 2013.

Cahaya Alam 发展项目 Encorp 建社区中心设施

(吉隆坡15日讯)Encorp(EnCorp,6076,主板产业股)宣布,将在Cahaya Alam发展项目兴建社区中心设施。
Encorp执行主席拿督斯里阿芬迪指出,社区中心设施包括幼儿园、民众会堂及祈祷室,而设施将提升社区的便利性。
阿芬迪补充,Encorp Cahaya Alam房价升值率领先周边地区,过去两年来平均升值了50%。
“公司致力维持产品品质、标准、价值和服务,我们的Cahaya Alam Camellia2发展计划、在大马建筑发展局QLASSIC标准下被评为全马第三产业发展计划。”
Encorp Cahaya Alam工程已完成一半,包括中档和商用产业。
目前,公司将专重完成面积达90英亩的排屋和独立式洋房兴建工程。
另一方面,阿芬迪表示,公司计划在Encorp Cahaya Alam兴建补习中心,为当地小孩提供免费补习服务。

(吉隆坡9日讯)Encorp(EnCorp,6076,主板产业股)向马交所报备,获总值4270万令吉的住宅和区域设备承包合约。
根据文告,Encorp子公司———Encorp建筑私人有限公司,今日收到Tindak Murni私人有限公司发出上述主要承包合约。
根据合约,Encorp建筑将在18个月内(2013年7月15日至2015年1月14日),负责在赛城兴建72间3层楼排屋、一间变电站、一间保卫亭和一间办公司。

(吉隆坡17日訊)ENCORP公司(ENCORP,6076,主板產業組)宣佈,該公司以銷售價495萬5千150令吉,脫售旗下Encorp海事公主港口產業發展計劃的3個公寓單位,給公司董事及相關人士。
該公司文告指出,該公司旗下公司-ENCORP依斯干達發展公司,以10%折扣脫售上述產業單位,給公司董事拿督斯里莫哈末阿凡迪諾瓦威以及相關人士,使它們的淨銷售實價為445萬9千635令吉。上述產業坐落在新山蒲萊。(星洲網)

Encorp获6999万公寓工程

(吉隆坡27日讯)Encorp(ENCORP,6076,主板产业股)获颁6999万3984.06令吉的合约,参与吉隆坡市一项服务式公寓发展计划的建筑工程。
根据文告,Encorp间接子公司———Encorp建筑有限公司,获NRY建筑私人有限公司颁发上述合约,为Peninsular Smart私人有限公司建筑和完成位于拉惹朱兰路(Jalan RajaChulan)的公寓产业工程。
这项主要合约期长27个月,直至2015年9月27日。
据了解,这栋30层楼高的服务式公寓发展计划,共含129个单位公寓、其中7层楼为停车场、1层底层,还有2层作为公寓休闲设备兼游泳池。[南洋网财经]

Letter of Award issued by NRY Architects Sdn Bhd for and on behalf of Peninsular Smart Sdn Bhd | The Board of Directors of Encorp is pleased to announce that Encorp Construct Sdn Bhd, a wholly-owned subsidiary of Encorp Construction & Infrastructure Sdn Bhd, which in turn is a wholly-owned subsidiary of Encorp, has on 27 June 2013 accepted the Letter of Award issued by NRY Architects Sdn Bhd for and on behalf of Peninsular Smart Sdn Bhd (“Employer”) for the construction and completion of main contract works for “Cadangan pembangunan pangsapuri servis 30 tingkat yang mengandungi: 1 blok pangsapuri servis 20 tingkat berjumlah 129 unit, 7 tingkat podium tempat letak kereta, 1 tingkat basemen dan 2 tingkat kemudahan-kemudahan pangsapuri dengan kolam renang di atas Lot 288, Seksyen 57, Jalan Raja Chulan, Bandaraya Kuala Lumpur” (“Main Contract”) for a contract sum of RM69,993,984.06.
The duration of the Main Contract is 27 months from 28 June 2013 to 27 September 2015.
The award of the Main Contract is expected to contribute positively to the earnings and net assets of Encorp Group for the financial years during the Main Contract period.
The Company does not foresee any exceptional risk other than normal operational risk associated with the Main Contract.
None of the directors and/or major shareholders of Encorp and/or persons connected with them has any interest, direct or indirect in the Main Contract.
The Board of Directors is of the opinion that the above Main Contract is in the ordinary course of business and is in the best interest of Encorp Group.

(吉隆坡22日讯)Encorp(ENCORP,6076,主板产业股)最大股东兼执行主席拿督斯里莫哈末艾芬迪,把旗下30.5%股权,全售予管理层。
根据马交所资料,通过Lavista私人有限公司持有Encorp的30.5%股权的莫哈末艾芬迪,已经把手中所有的Lavista股权,出售给Encorp集团总执行长杨肃安及总营运长莫哈末依布拉欣,大股东的身分也因而转移。[南洋网财经]

(吉隆坡24日讯)Encorp(ENCORP,6076,主板产业股)主席兼执行董事拿督斯里莫哈末艾芬迪宣布辞职,并由非执行董事拿督汉慕扎接任。
Encorp向马交所报备数项人事变动,当中包括现年65岁的莫哈末艾芬迪,为追求其他事业发展而请辞,并由汉慕扎顶替。
汉慕扎则曾在安永会计事务所担任执行董事,也曾在政府部门的科技研发管理担任要职。
此外,Encorp也宣布,分别委任拿督菲罗索和莫哈末伊布拉欣为非执行董事和执行董事。
另外,执行董事艾菲达也宣布,决定为了另一发展机会而辞职。[南洋网财经]

ENCORP產業獲逾1億合約

(吉隆坡25日訊)ENCORP產業(ENCORP,3468,主要板房產)獨資子公司,獲賽城主要發展商Setia Haruman頒發總值1億1406萬令吉合約,在賽城興建綜合商場。
該公司今日向馬證交所報備,獨資子公司Encorp建築私人有公司承建的這項綜合商場,包含1棟4層樓高的辦公樓、5層的停車場、公共設施與1層樓半商店,及24層樓高的家居辦公單位(SoHo)。
“這項合約為期24個月,由今年9月2日至2015年9月1日期滿。”
Encorp產業說,上述工程可在合約有效期間,良好貢獻公司收益與淨資產。
另一方面,該公司總執行長楊肅安今日在公開場合說,Encorp產業接下來將推出更多高價值與特別的房產計劃,相信下階段成長將更有看頭。
“這些計劃將與公司品牌包括Encorp Strand廣場相互輝映,當該廣場今年底開幕后,料將是巴生谷最富有吸引力的社區廣場。”

管理層收購引購興‧ENCORP續看漲

(吉隆坡7日訊)ENCORP公司(ENCORP,6076,主板產業組)高級管理層近期收購主席拿督斯里阿芬迪持有的30.6%股權,引發市場對公司的濃厚興趣,推動股價短期內翻了一番,但分析員考量到在盈利改善和估值遭低估,相信股價漲勢應不止於此。
肯納格研究表示,隨著ENCORP首席執行員楊肅安和首席營運員莫哈末依布拉欣在內的高級管理層收購主席持有的30.6%股權,市場對該公司的興趣日趨濃厚,推動近期股價大起。
受到相關消息影響,ENCORP過去3週漲勢凌厲,從最低的66仙走揚83.3%至1令吉21仙高位,該股今日閉市收報1令吉18仙,平盤,今年為止累積漲幅100%。
但除了上述原因外,肯納格研究相信市場憧憬該公司今年第二季開始盈利將顯著改善,也是推動股價強勁走揚的因素之一。
今年首季,受產業發展計劃高行銷開銷,以及伊斯蘭債券融資成本走揚等影響,ENCORP錄得510萬令吉淨虧損,但營業額則按年走揚72%至7千200萬令吉。
但該證券行指出,鑒於迄今未入賬銷售達9億令吉,加上Cahaya Alam和哥打白沙羅計劃進展順利,以及預計在2014年杪推介的峇都丁宜(Batu Ferringhi)總值2億令吉合約,相信未入賬銷售和潛在新銷售將確保未來2至3年有4億至5億令吉產業發展營業額入袋。
“該公司現有特許經營權每年帶來1億1千萬令吉穩定營業額收入,料集團未來2至3年年均營業額將達到5億至6億令吉。”
此外,ENCORP現手握5億5千萬令吉工程合約,將確保相關業務未來2至3年持續忙碌。
整體來說,肯納格研究認為,儘管股價從今年7月初的每股62仙飆漲至1令吉17仙的歷史高位,但相信該股遭到低估,其截至3月杪賬面值和淨資產值企於每股1令吉55仙和1令吉10仙,若根據猜量推算(Back of envelope)計算,其重估淨資產值(RNAV)將介於1令吉85仙至2令吉30仙。
“就算以保守的40%折價計算,該股價將介於1令吉11仙至1令吉38仙,平均值1令吉25仙,將至少提供10%潛在上漲空間,因此給予`短線買進’評級,目標價1令吉25仙。”(星洲日報/財經) |

自Encorp(ENCORP,6076,主板产业股)大股东兼执行主席拿督斯里莫哈末艾芬迪宣布,脱售30.6%股权予总执行长杨肃安及总营运长莫哈末依布拉欣等管理层后,股价不但闻风上扬,投资者也对该股兴趣渐浓。
不过,我认为股价扬升不全因为上述消息而受到激励,而是截至今年次季的业绩表现。
回顾Encorp今年首季的业绩表现,公司虽然录得7200万令吉的营业额,却净亏510万令吉,主要受累于产业发展计划和回债发售计划的高成本开销。
此外,Encorp当时最大且唯一的盈利来源,是旗下独资依斯干达区公主港的发展计划。
虽然该计划带来9亿令吉销售额,但当中6亿令吉是未入账收入。
合理价1.25令吉不过,上述大笔未入账收入,也显示了未来的收入保障,加上其他陆续开跑的产业发展计划,如位于峇都丁宜(Batu Feringgi)总值2亿令吉的产业发展计划等,料产业发展业务在未来2、3年可带来4亿令吉至5亿令吉的贡献,协助公司达到未来3年,每年录得超过5亿令吉至6亿令吉营业额的目标。
另外,我们猜测Encorp建筑业务订单总值约5亿5000万令吉,也足以让该部门忙碌2至3年,并提供稳定收入。
整体来说,虽然Encorp目前股价已较今年7月初的62仙大增89%至1.17令吉,但我们认为该股实力不仅如此。
根据我们1.85令吉至2.30令吉的每股实际净资产价值(RNAV)预测,再加上折价40%,Encorp每股应为1.11令吉和1.38令吉,平均值是1.25令吉。
有鉴于此,我们决定给予1.25令吉的目标价,以及“短线买入”评级。[南洋网财经]
