KUALA LUMPUR: Eco World Development Group Bhd is on track to achieve its RM7bil sales target over the financial years FY15 and FY16.

It said on Thursday the target would be supported by its six on-going projects and four new projects this year and several others planned for launch in 2016.

The four projects are Eco Sanctuary in Shah Alam, Eco Terraces in Penang, Eco Tropics and Eco Business Park III in Iskandar Malaysia.

“Eco Sanctuary in Shah Alam is slated to be the group’s flagship luxury eco township in the Klang Valley whilst Eco Terraces, an exclusive condominium development in Ayer Itam, will be the Group’s first project launch in Penang.

“The revised masterplan for Eco Tropics and upcoming launch of Eco Business Park III in Iskandar Malaysia is scheduled to be unveiled in the second half of 2015,” it said.

Eco World posted net profit of 3.06mil in the quarter ended Jan 31, 2015 on the back of RM158.03mil in revenue. EPS was 0.6 sen.

In the first quarter of FY15, it achieved RM439.9mil in sales of which RM225.3mil was from projects in the Klang Valley and the remaining RM214.6mil came from projects in Iskandar Malaysia.

“As at Feb 28, 2015 year-to-date group sales amounted to RM621.1mil, with RM290.5mil contributed by projects in the Klang Valley and RM330.6mil contributed by Iskandar Malaysia projects,” it said.

Eco World said these sales were derived from ongoing projects and the new products released by Eco Majestic and Eco Summer to cater to the upgrader market have performed very well.

今年推4项目 绿盛世30亿销售额可期

(吉隆坡19日讯)绿盛世(ECOWLD,8206,主板產业股)表示,为了迎合市场的需求今年预计推出4个发展项目,同时有信心在今年达到30亿的销售额,2015至2016年的销售目標为70亿令吉。

绿盛世也在週四公佈截至2014年11月1日至2015年1月31日的业绩,这期间的营业额为1亿5802万令吉,税前盈利为563万7000令吉,净利为305万9000令吉。此外,该公司年初至2月28日的销售额已达到6亿2110万令吉,其中巴生谷的產业项目贡献2亿9050万令吉、3亿3060万令吉来自柔佛依斯干达项目。

绿盛世集团首席执行员拿督曾建华表示,「我们计划在未来数个月推出4项发展项目,包括位於莎阿南的EcoSancuary、檳城的EcoTerraces、以及位於依斯干达的EcoTropics和BusinessPark2。」

曾建华是在週四的股东大会后,对记者发表谈话。出席记者会的也包括首席营运员拿督拉祖、执行董事兼首席財务员拿督连国汶,以及执行董事刘添雄。

另外,绿盛世今天也宣佈,委任丹斯里刘启盛为该公司主席,於3月20日起生效。

曾建华向记者表示,未来房產价格预计將不会出现放缓或下跌的情况。

「建筑材料以及土地价格近期没有下跌的跡象,加上员工成本增加,因此,房屋销售价格难以回落。」

此外,他提到消费税不会对该公司造成显著的影响,「公司所推出的项目中,有70%为住宅產业,而住宅產业的买卖交易是豁免消费税,因此消费者对住宅產业的需求依然存在。」

绿盛世目前拥有4950英亩土地,其中包括已开发和未开发土地;该公司目前总发展价值为550亿3000万令吉。

曾建华表示,「我们会继续寻找机会购买更多的土地,以迎合市场对住宅的需求,其中我们较为留意的区域为檳城、巴生谷、以及依斯干达。」

「在良好的销售表现,加上在今年將会推出4个项目,明年也会推出2项新產业项目,我们有信心在今年以及明年分別达到30亿以及40亿令吉的销售额。」

对於绿盛世国际的上市进展,曾建华表示,目前正等待证券监督委员会的批准。去年10月16日,绿盛世宣佈,计划通过收购寻求上市的绿盛世国际,以进军伦敦和澳洲等国际市场,而绿盛世国际是由刘启盛及其团队所经营及管理的公司。

绿盛世股价週四涨5仙或2.59%,收报1.98令吉,成交量为125万8400股。【东方网财经】

(吉隆坡20日訊)綠盛世(ECOWLD,8206,主板產業組)2015財政年首季表現符預期,分析員相信隨著企業重組活動即將結束,加上新產業發展計劃推介和強勁未入賬銷售,將可確保來季盈利表現更為強勁。

其中,整體來看,各大證券行相信隨著丹斯里劉啟盛重新委任為主席,加上集團內部經驗豐富的管理層,以及重組計劃即將落幕將讓管理層可全心投入營運工作,有望帶動集團再創高峰,因此普遍維持評級和目標價不變。

綠盛世2015財政年首季淨利為310萬令吉,營業額為1億5千800萬令吉,各大證券行認為首季財報符合預期,其中大馬研究預期,隨著集團收購綠盛世私人有限公司8大資產的企業活動告一段落,未來有望繳出更為強勁的盈利表現。

“今年首季盈利數字反映出綠盛世私人有限公司帶來的22日貢獻,我們預期在新產業發展計劃排隊推介下,來季盈利表現將更強勁。”

在完成資產收購計劃後,綠盛世將在巴生河流域、柔佛和檳城擁有4千950英畝發展總值達550億令吉的地庫。

全年30億令吉銷售目標可期

同時,聯昌研究指出,綠盛世今年首季已銷售4億4千萬令吉產業,相信在新產業推介扶持下,全年30億令吉銷售目標可期。

綠盛世將在今年推介4項新產業發展計劃,其中包括Eco Terrace、Eco Tropics、Eco Business Park 3和Eco Santuary。

此外,安聯星展研究和馬銀行研究指出,截至今年1月杪,綠盛世未入賬銷售達31億令吉,將可確保短期盈利能見度,因此馬銀行研究維持綠盛世2015、2016和2017財政年核心淨利6千310萬令吉、1億5千770萬令吉和2億7千330萬令吉目標不變。

雖然各大證券行普遍維持評級和目標價不變,大馬研究卻獨派眾議,認為以全面稀釋後每股淨資產值2令吉36仙折價25%來計,綠盛世除權後合理價為1令吉77仙,現有股價已超出合理價範圍,因此下調評級至“守住”。

綠盛世今日開高走低,以起2仙的2令吉開出,但後不敵拋壓回弱,終場收跌5仙至1令吉93仙。

我不是很明白这个free warrant,我看到我被配到了400 unit的warrant,然后呢?
不好意思新手上路,我还不是很懂warrant是什么?warrant的期限是7年,意思就是说7年里面我可以用这些warrant,以一个warrant 2.08的价位换成母股,这样了解对吗?

綠盛世鷹擊長空‧劉啟盛世傳奇

要瞭解一個人,可以透過閱讀自傳或個人資料,而要瞭解一家公司,特別是像綠盛世(ECOWLD,8206,主板產業組)這樣一家新公司,那就得從常年報告中下手。

翻開2013年財報,綠盛世在前言中就清楚把轉變定為發展主調,希望通過在外觀、性格、條件或功能性的顯著轉變,在一個看似無盡的旅程中追求革命性成長和結果,以開啟逐步改變生態居住景觀的新篇章。

邁入2014年,綠盛世轉變成績有目共睹,但蛻變之路仍在延續(A continuing revolution),不免讓人好奇2015年和更久的以後,綠盛世的發展之路該怎麼走,且聽新任非執行主席丹斯里劉啟盛怎麼說……

速戰速決
20年經驗作根基

香港夯劇《巾幗梟雄》裡,男主角柴九經常將“人生有幾多個十年?”掛在嘴邊,對於一個默默用20年打造出實達集團(SPSETIA,8664,主板產業組)這個產業王國,卻落得一切歸零,重新開始的局面,劉啟盛說,自己今年已經57歲了,沒有幾個20年了,因此打造新事業的模式,絕對不能像當年實達集團般循序漸進。

“我們可以利用超過20年的市場經驗,在不夠5年的時間內建立起全新的產業王國。”

於是,綠盛世便是在這樣的思維下,快速壯大至現有規模。綠盛世最初映入投資者眼簾,是在2013年與實康(SALCON,8567,主板貿服組)聯營新山市中心的綜合產業計劃後,而隨後獻議以近2億3千零68萬6千令吉收購富閣苑開發(FOCAL)的65.05%股權,讓投資大眾開始對這家公司留下深刻印象。

借殼上市只是綠盛世大展鴻圖的起點,集團後來以總值17億7千617萬6千令吉,收購子公司——綠盛世發展(Eco WorldDevelopment)旗下的8項發展總值達300億令吉的產業發展計劃權限,以及E c oMacalister發展和綠盛世工程管理(EcoWorld Project Management)股權,正式拉開躋身全馬大型產業發展公司的序幕。

發展總值達550億
負債比僅0.54倍

正是透過一次又一次的大型企業活動,綠盛世才能在成立短短2年,即擁有4千946英畝土地,發展總值達550億3千萬令吉,成為全國規模數一數二的產業發展公司,但負債比卻僅有0.54倍,而這一切都是在曾為銀行家的劉啟盛規劃之中。

“財務架構對一家公司是很重要的,如果負債龐大,就可能成為另一個一馬發展有限公司(1MDB)。”

分門而治
創SPAC進軍國際

就是基於財務考量,劉啟盛才決定再次開創產業領域的先河,以特別併購公司(SPAC)的模式,為綠盛世鋪平進軍國際市場的道路。

他說,若將綠盛世國際業務納入綠盛世內,集團負債比將進一步膨脹,因此分門而治是最佳選項。

“SPAC無需任何的盈利紀錄,靠的是經營者的營運經歷,我們可以個人名義收購優質產業,再以成本價注入綠盛世國際,是快速推進國際業務發展的最佳模式,因為做生意是不可以等的。”

更重要的是,澳洲和英國的會計處理(Accounting treatment)與大馬截然不同,產業發展公司只能兌現10%至20%頭期款,其餘80%至90%款項只能在工程竣工後納入賬面,劉啟盛認為,若將國際業務也納入綠盛世,國際業務將成為本地業務拓展的絆腳石。

因此,猶如2013年年報所說,他相信綠盛世的演變,分道而行將成為卓越公司的重要據點。

目前,綠盛世國際正忙與英國Ballymore集團聯營發展總值23億英鎊(約125億4千萬令吉)的Wardian、London City Island和Embassy Garden產業發展計劃,其中半數將在今年推介。

當中,London City Island發展總值為6億1千700萬英鎊,Wardian和Embassy Garden發展總值則為6億1千萬英鎊和11億英鎊。

與此同時,綠盛世國際也計劃在澳洲悉尼進行發展總值為3億澳元(約8億6千500萬令吉),涵蓋300個住宅單位的產業發展計劃。

望子成龍
做參謀為子引路

劉添雄代父复辟,市場普遍都預期他將繼承父業,成為新一代的產業大亨,而劉啟盛也首度公開談論接班人的話題。

劉啟盛說,自己現只是擔任綠盛世非執行主席,為他們提供意見(Idea)和方向,其餘任由新人去發揮。

“未來是屬於年輕人的,我們現只能為他們籌謀和指引方向,等他們在10至15年後上手後,到時他(劉添雄)就可以成為公司掌舵手。”

談起劉添雄,劉啟盛難得流露出身為人父望子成龍的一面,希望長子日後能成為人人眼中的好老闆,而好老闆的重點就是對人友善,這樣人們才會對你忠誠。

“不過,江山代有人才出,他也要學習和接受挑戰,只有這樣他才會贏得他人的尊敬。”

實達易手
轉念回國幫忙

他說,劉添雄在澳洲求學後,原本無意回國接班,但國民投資公司(PNB)向實達集團展開全面獻購後,他才開始轉念,浮現身為人子應該陪伴在父親身邊的念頭,毅然決定回國幫助父親。

“自己辛苦經營的公司沒了,我當時有多麼的低潮,因此他決定回國幫忙,我不勝感激。但他還需多多的學習。”

劉添雄畢業於澳洲墨爾本大學商學系,曾先後在大馬銀行(Ambank)、立峰資產管理公司(Pheim Asset Management)與綠盛世短期實習,並在2013年11月29日受委為綠盛世執行董事。

詢及父子相處之道,劉啟盛說,父子關係總有起落,但整體來說,兩人一起共事還挺享受的。

“就好比夫妻關係一樣,每當爭吵時,只要想起小孩這個共同利益(Common Interest),就會相安無事,父子關係也是一樣的道理。”

為人父立好榜樣

他補充:“最重要的是,身為人父應該做好榜樣,如只是出清持股和退休,他們會如何看待我?我要成為戰士?還是就此認輸?”

因此,在丹斯里阿都拉昔和拿督梁國華決定成立綠盛世時,劉啟盛便鼓勵劉添雄入股,也因此成就了綠盛世今時今日的規模。

“我們努力建立起的一切沒有了,就要學會如何從頭來過,但是我們也從中學習教訓,因此這次以不同的方式重新再來,做得更好。我想給孩子留下爸爸是戰士,爸爸將東山再起的印象。因此,他打算回家幫忙,父親絕對不能放棄,這樣的精神最重要。”

至於未來其他孩子會否繼承衣缽,劉啟盛表示,這取決於他們,但這也要靠他們自己的本事爭取。

劉啟盛與太太潘斯里侯婷婷育有三兒一女,次男、三男和幼女現在英國攻讀經濟、建築學等課程。

大相徑庭
巴特西與綠盛世無衝突

自劉啟盛離開實達集團投奔綠盛世,並高調進軍英國和澳洲產業市場以來,伴隨著巴特西發電廠(Battersea)發展計劃的風風雨雨就一直沒有斷過,他的主席職務去留問題也持續成為市場茶餘飯後的話題。

劉啟盛認為,自己在離開實達後,其實已向巴特西工程控股董事部報備將以私人名義在英國和澳洲進行產業發展計劃,但董事部對此並無異議。

“若董事部覺得有利益衝突,我隨時都可以辭職的,但他們認為我應該繼續領導董事部。”

他認為,要避免出現利益衝突,最重要的是出面說明現存或潛在問題,讓董事部和股東來做最後決定。

“董事的責任就是申報潛在利益衝突,讓股東們決定去或留問題。”

劉啟盛表示,巴特西是可遇不可求的機會,綠盛世的倫敦3項產業發展計劃只是“基本款”(Bread and Butter),兩者根本處於不同的環節,何來利益衝突?

“巴特西是項綜合產業發展計劃,每個單位的每平方呎售價達1千700英鎊,但綠盛世國際新推的3項產業發展計劃都是純住宅產業,每平方呎售價介於800至1千200英鎊,兩者的目標市場根本就不同。”

至於去留問題,他說,自己的職責就是確保在9月合約屆滿前,巴特西發電廠發展計劃順利進行,並順利交棒給接班人。

“沒有人是不可以被取代的,但從財務層面來看,巴特西發電廠發展計劃已取得收支平衡,接班人不會面對甚麼問題的。”

不過,無論最終結果如何,劉啟盛認為:“英國巴特西發電廠將是我留下的遺產。”

求賢若渴
納人才創造巔峰

談起綠盛世的未來,劉啟盛滔滔不絕,但三句離不開人才,也突顯出他的求賢若渴,以及薪火傳承的重視。

他說,一家公司如果追求長期發展,肯定需要培訓人才,如果沒有為未來規劃,這家公司就不會有未來。

“因此,為了確保平穩交班,我們需要在身強體健時就開始規劃未來。我們將招募更多的新血,並加以培訓和指導,希望他們未來能帶領綠盛世再創高峰。”

他坦言,一旦綠盛世成功交班,自己將直接退居幕後,希望保留更多的時間做喜歡的事情。

選賢要才德兼備

對於人才,劉啟盛有自己的一套見解,首先要受過良好的教育,第二就是擁有共同的價值觀。

“如果一個人受過良好的教育,但態度卻目中無人,縱然能力很好,可是我們看不到未來,因他不瞭解人性。”

他補充,除非你是科學家或畫家,需要生活在想像中,否則在商業世界,一定要與人良好相處,畢竟人脈是非常重要的。

“因此,我確保孩子們都保持謙遜的態度。”

劉啟盛指出,自己和管理層從默默無名,再到把實達(Setia)打造成一個強勁的品牌,這樣的學習曲線(Learning curve)應該要傳承下去。

“我現在只是成為綠盛世的門面(Face),並努力教育他們好的價值觀、做好分內工作,提供五星級服務等概念,希望將品牌傳承給新人。”

他補充,消費者向綠盛世買房子,當然需要有團隊來進行後續的維修等工作,維持卓越的文化是很重要的。

“你要贏取消費者的心,我們就得成功傳遞承諾,這樣消費者才會追隨你。”

員工意見也非常重要

不過,他認為,舊的東西只能作為指引,集團應該著眼於如何將層次進一步提昇,因此聆聽員工的意見也非常重要。

“以今年新年的5色紅包封為例,這個點子對相對傳統的我並不能接受,但是提出意見的同事極力捍衛,最終也獲得客戶良好迴響,顯示在某些灰色地帶,老闆應該放手讓他們去嘗試。”

此外,綠盛世也設有公司論壇,給予員工平台來發表意見,讓公司的溝通不只停留在上傳下達,員工的聲音也能由下傳達至管理層。


結語:
與劉啟盛進行過無數次訪談,這次卻是首次兩父子一起坐下接受專訪。可惜的是,在全場1個半小時的專訪中,劉添雄話並不多,與父親的互動也不多,扮演聆聽者的時間居多,讓人根本無法一窺“學習”成績。

不過,蕭邦曾說過“時間是最好的檢查者,而耐心才是最高明的指導者”,有劉啟盛這位閱曆豐富的大亨耐心培育,劉添雄未來接班後,綠盛世能否青出於藍,就讓我們拭目以待。(星洲日報/投資致富‧企業紅人館‧文:洪建文)

小摩:管理层强‧预售亮眼 绿盛世迈向房产巨头

(吉隆坡4日讯)摩根大通(JP Morgan)表示,凭著强劲的管理层领航、系列企业互动陆续完成,加上房地产计划预售表现亮眼,使得绿盛世(ECOWLD,8206,主板产业股)蓄势待发迈向房产巨头的目标。

该機構在报告中指出,随著绿盛世的转型计划以及系列企业活动将陆续在次季完成,公司基础面,如盈利增长以及投资回酬幅度,已接近实达集团(SPSETIA,8664,主板产业股)。
“豐富经验的管理层,强劲的品牌定位,加上拥有黄金地段土地,都成为绿盛世的优势。”

绿盛世的附加股发行计划,料将在次季完成,这项活动可将公司市值,提高四倍至45亿令吉(12亿美元)。

目标價RM2.60

此外,即将上市的特殊收购公司,可让绿盛世在不加重负债负担的前提下,进一步加强公司业务版图。

摩根大通在计入实际净资产價值20%折扣後,调整後的绿盛世目标價为2.60令吉。

销售数字推动股價

该機構也将绿盛世今年與明年的预售增长预测,分别上调10%及12%,预期今年的销售可达28亿令吉,下一年可达37亿令吉,相较管理层订下的30亿以及40亿令吉销售目标。

报告指出,绿盛世在一开始就维持高水平的本益比,但公司预售数字以及实际净资产價值,是推动股價表现的关键。

综观该公司近期的销售记录與发展,纵然目前是淡季,但该公司首4个月销售已达6.2亿令吉,相信在未来4项发展计划推介後,销售增幅将加快。

这些发展计划,包括士毛月的Eco Majestic城镇计划,以及前身为半山芭监狱的武吉免登商业中心(BBCC)项目。

虽然房市购兴减速,加上负债比例扬升或成为隐忧,但绿盛世稳健的品牌,以及公司聚焦在城镇发展计划,将可支撑获利增长,因城镇发展项目始终是需求的保证。
