寶實得斥1.8億購地 漢聯機構獲利1.4億

（吉隆坡27日訊）寶實得（BSTEAD，2771，主要板貿易）子公司寶實得森林汝來私人有限公司（BRNSB）與漢聯機構（HARNLEN，7501，主要板種植）簽署協議，以1億8460萬令吉在沙巴購2土地，擴展原棕油業務。

兩家公司今日分別向馬證交所報備這項有條件買賣協議，2塊土地總面積5955.77畝，位于沙巴拿篤，確切交易價為1億8459萬6825令吉。

寶實得向馬證交所報備文告指出，子公司向漢聯機構子公司Uniglobal私人有限公司，購得該批土地。

漢聯機構則在文告中指出，該批土地最初投資成本為4112萬5000令吉，市值約1億8520萬令吉，脫售計劃預計將在明年1月前完成。

該公司指出，將從脫售計劃中獲利1億4326萬3073令吉，淨賺9309萬6825令吉，4850萬令吉將償還債務、4209萬6825令吉將做營運資本、250萬令吉為脫售計劃經費。

受消息激勵，漢聯機構今日股價異軍突起，早盤走勢較為平淡，午盤越漲越猛，成為今日漲幅最大股項。

開市時，漢聯機構起0.5仙，休市時漲幅擴大至5仙，掛83仙；閉市時，漢聯機構漲24仙，突破1令吉水平，收1.02令吉，成交量171萬6300股。[中国报财经]

一度飆漲30仙 漢聯機構創10年新高

（吉隆坡30日訊）漢聯機構（HARNLEN，7501，主要板種植）與寶實得（BSTEAD，2771，主要板貿易）達成售地協議獲利，早盤股價一度高漲30仙，逼近漲停板水平，盤中創逾10年新高。

以超過1億8000萬令吉高價與寶實得達成售地協議，漢聯機構開市即漲16仙至1.18令吉，早盤走勢看俏，一度高漲30仙至1.32令吉水平，股項幾近漲停板，不過稍后漲幅收窄，休市時揚11仙或約11%，掛1.13令吉，成交量431萬4000股。

閉市時，漢聯機構延續上週五（27日）漲勢，起8仙，掛1.10令吉，成交量474萬1600股，這也是該股2003年7月以來最高水平。

該公司日前與寶實得子公司簽署土地買賣協議，分析師指出，該土地面積僅佔后者種植業務地庫3.5%，購價亦偏高，不過有利于寶實得日后種植業擴展計劃。

豐隆投資研究分析師在報告中指出，若與聯土局多元（FGV，5222，主要板種植）近期收購笨珍聯合種植土地相比，寶實得購價稍高。

“不過這2塊土地靠近該公司旗下2塊最大種植地，有助擴大公司規模，並稍微抵銷高價購地的不利。”[中国报财经]

售沙园丘偿清债务　汉联机构拥净现金

（吉隆坡7日讯）汉联机构有限公司（HARNLEN，7501，种植组）建议，脱售位于沙巴拿笃的2409.8公顷已成熟棕油园，予莫实德控股有限公司（BSTEAD，2771，贸易服务组）。

这项以1亿8460万令吉现金转手的交易，将使得汉联机构获得1亿4330万令吉赚益，并转变其资产负债表，从截至6月30日止的净负债1亿4810万令吉，扭转为净现金地位3650万令吉。

扣除净现金外，汉联机构的企业价值达1亿6010万令吉（市值1亿9661万令吉扣除3650万令吉净现金），包括其余1万3909公顷已种植棕油园（9669公顷在砂拉越及另外4240公顷于柔佛）。这相等于每公顷企业价值仅1万1510令吉。

比较下，该公司建议中脱售2409.8公顷沙巴园丘予莫实德控股行动，价值接近每公顷7万7000令吉。

汉联机构首席财务员刘佑仁告诉The Edge，该公司在砂拉越拥有约1万公顷未发展地库，尚未反映在公司的资产负债表中。

“我们将利用所得资金偿还所有债务。”

刘佑仁补充，公司也将专注于发展其于砂拉越种植地库的努力。

汉联机构截至6月30日止的总贷款与借贷企于1亿4970万令吉，相等于偏高净负债1亿4810万令吉，比较股东基金为2亿3560万令吉。其2013首半年的融资成本为510万令吉，是其截至2013年6月30日止上半年中期盈利1940万令吉的26.5%。

拥有深度价值的汉联机构，随着商品价格滑落而开始蒙亏。在2013上半年，汉联机构净亏损扩大到977万令吉或每股5.27仙，比较之前同时期亏损为558万令吉。差劲表现是因为低原棕油价格冲击了行业利润。

分析师指出：“去年平均原棕油价格企于每公吨2764令吉，比较今年迄今原棕油价格是每公吨2330令吉。这相等于销售价按年16%的减幅，使得成本虽然持稳，利润却因此走低。”

该公司表示，脱售活动所得资金，將用作於营运资本。此项脱售活动，將在4个月內完成。
