巴生谷办公室市场虽不乐观 UOA 产托盈利长期稳定

(吉隆坡20日讯)尽管券商谨慎看待整个巴生谷办公室市场近期的前景,但却相信UOA产托(UOAReit,5110,主板产业信托股)可在长期保持稳定盈利增长。

兴业研究分析员看好该公司的长期盈利增长潜能,主要支撑力来自:(1)在吉隆坡黄金地段的资产地点、(2)有些资产靠近主要交通服务,如轻快铁与捷运站、(3)通过资产强化工程,提升旧资产;以及(4)与附近的其他资产相比,租金不高。

他举例,UOA中心大厦以及UOA II大厦,均位于槟城路,可步行至吉隆坡城中城及武吉免登区。

“有些资产也靠近公共交通服务。孟沙UOA大厦已经有孟沙布特拉轻快铁站,UOA中心大厦及UOAII大厦则,可步行至吉隆坡城中城布特拉轻快铁站(经过吉隆坡会议中心)。”

长期来看,分析员相信即将兴建的士曼丹(Semantan)捷运站,将可提振白沙罗1及2大厦的租赁率,因为两座建筑物都靠近捷运站。

UOA大厦贡献最大

回顾2012财年,UOA产托的主要收入来源是孟沙UOA大厦及UOA II大厦,分别为总营业额贡献26%及25%。

展望2013财年,分析员说:“我们相信这两座建筑物依然是最大贡献者。再者,UOA II大厦的平均租金为每平方尺4令吉,与市中心地区的新建筑物相比(每平方尺6至6.50令吉),算是很低。”

UOA产托是中型资本办公室产托,市值达6.512亿令吉,总投资资产规模逾10亿令吉。

UOA集团通过子公司持有UOA产托的46.25%股权。目前,UOA产托拥有6个办公室资产,全部都坐落在吉隆坡主要商业区。

数资产可注入产托

分析员表示:“作为UOA集团的一份子,有几个资产可能会被注入UOA产托。目前,UOA发展(UOADev,5200,主板产业股)正在兴建几个商业项目。”

另外,UOA产托的潜在收购计有零售或商用产业,即BangsarSouth的The Verticle以及Glenmarie的Kencana Square。

对于第三方收购活动,分析员相信,UOA产托将仅收购资本率介于7至7.5%的资产,符合其资产投资组合的资本率。

综合上述因素,分析员继续唱好UOA产托的前景,长期催化剂来自捷运站链接。

同时,他也相信其长期潜能仍未反映在股价上,因目前的股价距离每股1.77令吉的目标价,仍有15%上涨空间。[南洋网财经]

是的,ex-date前购买就会享有。。之后会升/跌是由市场决定,没人会晓得的。。30号除权当天的参考价(ref price)定会随着调整, 就是拿(29号闭市价)- 0.0528。。之后股价会升会跌靠市场决定。。  发表于 17-7-2013 02:57 PM

末季净赚936万 UOA产托派息2.85仙

(吉隆坡20日讯)UOA产托(UOAREIT,5110,主板产业信托股)在截至去年12月杪末季,净赚935万9000令吉,比上财年同期的4012万5000令吉,按年劲挫76.7%。

现财年末季营业额则按年微扬0.7%,至2163万3000令吉,上财年同期为2149万2000令吉;现财年同季每单位盈利为2.21仙。

全年赚4477万

同时,该公司董事部宣布,在现财年末季派发每单位2.85仙股息,累计四季共派息10.67仙,比上财年分别增加3.26%和1.81%。

累积全年,该公司共净赚4477万5000令吉,较上财年的7612万2000令吉,按年下跌41.2%。

营业额则按年跌1%,至8643万8000令吉,上财年报8734万3000令吉。

该公司指出,现财年末季的租赁率保持稳定,只有少许变动。

该公司说:“在任何无可预见的情况下,我们预计今年的租赁率与平均租金,应该不会出现太大变动。”

该公司将会继续采取积极的营运与资本管理策略,以加强现有产业的收益和回酬,并将继续探讨收购实业的机会。[南洋网财经]

次季獲利揚 UOA產託派息2.63仙

(吉隆坡16日訊)UOA產托(UOAREIT,5110,主要板產托)租賃及入住率定,第2季獲利按年揚3.8%至1153萬8000令吉,並建議每股2.63仙的收入分配。

截至6月30日,該公司營業額按年揚升4.3%至2213萬1000令吉,淨利則從1111萬3000令吉增至1153萬8000令吉。

馬證交所報備文件顯示,UOA產托首半財年營業額報4417萬9000令吉,微揚2.3%,淨利則下滑2%至2371萬令吉。

該公司首半財年總收入分配達到每股5.27仙,除權日落在8月1日,8月29日付款。【中国报财经】

公积金收购5.01% 成UOA 产托大股东

(吉隆坡5日讯)雇员公积金局收购UOA产托(UOAREIT,5110,主板产业信托股)5.01%股权,一举成为大股东之一。

根据马交所文件,该机构在周二时,通过公开市场购入UOA产托的2120万6200股,相当于5.01%股权。

UOA产托的其他四家主要持股公司,分别为Desa Bakti Pantai有限公司、Wisma UOA有限公司、Rich Accomplishment有限公司,以及Damai Positif有限公司,合计持股比例为71.57%。

自從EPF (employee provident funds) 在9月2日買入uoareit (5110) 5.01%股權成為30大股東後,EPF火力全開,在接下來的10多天內另外進行了8次收購,現在已經累計5.37%的股權,EPF 不斷買入uoareit,uoareit背後有好消息?

UOA 产托派息2.45仙

(吉隆坡20日讯)UOA产托(UOAREIT,5110,主板产业信托股)营运开销增加,造成第三季净利按年下滑3.5%。

UOA产托第三季净利报1079万9000令吉,高于去年同期的1119万5000令吉。

虽然净利下滑,公司第三季派发每单位2.45仙股息,稍微低于去年的2.54仙。累计首9个月,公司已派发7.72仙股息。

相比去年2161万8000令吉,UOA产托第三季营业额扬1.8%,至2200万6000令吉。

公司首9个月营业额按年扬升2.13%,至6618万5000令吉。去年同期营业额为6480万5000令吉。

首9个月净利,从去年的3541万6000令吉,下滑2.55%,至今年3451万3000令吉。

另外,UOA产托截至9月公众分散股权为23.27%,不符上市条例,已向马交所要求降低持股要求,目前等待批准。【南洋网财经】
