全国大选即将到来 雪兰莪实业:产业市场将保持疲弱

(吉隆坡28日讯)产业发展商雪兰莪实业(Selangor Properties Bhd)预计,今年本地产业市场将保持疲弱,因为即将到来的第14届全国大选将会导致市场欠稳。

总营运长张昆山指出,大马产业市场自2014年起一直疲弱,全国大选来临之前,将会短期欠稳,这将会继续影响市场情绪。

“它(产业市场)自2014年起一直走软,我们认为今年不会增长,况且今年是选举年。”

张昆山出席股东常年大会后,向记者表示:“选举期间存在很多不确定性,人们通常静观其变,等待(选举)结束为止。所以今年,也许它(产业市场)将保持疲软,希望选举结束后,它会在接近年底回升。”

此外,他指出,大马产业市场的零售、办公楼及住宅产业已经供过于求。

“政府向售价较高的高级公寓祭出的一揽子限制影响了我们,因为我们的土地是优质土地,很难开发中低档房屋。如果我们必须开发这些房屋,那么我们需要找到更便宜的土地。”

他补充说:“基本上市场需要自行调整,因为如果需求不存在,最终它会调整。发展商需要做的就是探讨策略。”

提到集团的财务表现,雪兰莪实业财务总监Lee Tart Choong表示,集团预计在截至2018年10月31日止财年(2018财年)获得“稳定”的盈利及营业额增长,不包括外汇、货币波动和产业增值。

他指出,过去两年,雪兰莪实业从令吉贬值中受惠,并获得外汇盈利,但今年令吉持续走强,情况可能会出现逆转。

“除了外汇风险,我们将像去年那样提供稳定的盈利和营业额。”

他解释说:“海外投资方面,我们可能会看到外汇波动,但在产业投资和产业发展等其他领域,收入和盈利水平应该保持不变。”

截至2017年10月31日止财年(2017财年),该集团的净利按年提升37.46%至9260万令吉,上财年为6736万令吉。营业额则从1亿2093万令吉,按年增长15.91%至1亿4017万令吉。

The Board of Directors of SPB ("Board") wishes to announce that the Company has today received a letter from its major shareholder, Kayin Holdings Sdn Bhd, requesting for SPB to undertake a selective capital reduction and repayment exercise pursuant to Section 116 of the Companies Act 2016 ("Act") ("Proposed Letter").

The Proposed SCR entails a selective capital reduction and a corresponding capital repayment of proposed cash amount of RM5.70 per ordinary share in SPB held by all the shareholders of SPB (other than Kayin Holdings Sdn Bhd), whose names appear in the Record of Depositors of SPB as at the close of business on an entitlement date to be determined and announced later by the Board.

The Board, save for Wen Chiu Chi who is deemed interested in the Proposed SCR, will deliberate on the Proposed SCR and decide on the next course of action. Accordingly, a further announcement will be made in due couse after the Board's deliberation.

Please refer to the Proposal Letter for further details on the Proposed SCR.

SELANGOR PROPERTIES BERHAD ("SPB" OR THE "COMPANY")- REVALUATION OF PROPERTIES
The Board of Directors of SPB wishes to announce that the Company had undertaken a revaluation exercise on all its investment properties (hereinafter collectively referred to as “Asset”) held by SPB and its subsidiaries (collectively referred to as the “Group”).

The purpose of the revaluation is to comply with the accounting standards under the Malaysian Financial Reporting Standards (“MFRS”) 140 on Investment Property.

Following the revaluation exercise, there is a revaluation deficit for an aggregate amount of RM19.099 million, details as set out in the table attached.

This will result in a decrease of 5.60 sen in the net asset per share of the Group.

The valuation on the Asset was conducted by VPC Alliance (KL) Sdn Bhd. The date of valuation for the Asset is as at 31 October 2018.

The total value placed on the Asset by the valuer is RM600.320 million.

The valuation reports of the Asset are available for inspection at the Registered Office of the Company at Lot 6.05, Level 6, KPMG Tower, 8 First Avenue, Bandar Utama, 47800 Petaling Jaya, Selangor Darul Ehsan during normal office hours from Monday to Friday (except for Public Holidays) for a period of three (3) months from the date of this announcement.
