Lippo Malls Indonesia Retail Trust ("LMIR Trust") is the first and currently the only Indonesian retail estate investment trust ("REIT") listed on the SGX-ST since 19 November 2007, which aims to provide exposure to Indonesia's growing economy and expanding retail property sector. It is established with the principal objective of owning and investing, on a long term basis, in a diversifi ed portfolio of income-producing real estate in Indonesia that are primarily used for retail and/or or retail-related purposes. The Trust Manager's focus is to maximize return on the assets by maintaining high occupancy, balanced property and tenant diversifi cation across the portfolio, through proactive asset management of the retail malls and spaces.

As at 31 December 2012, LMIR Trust's portfolio comprises of sixteen (16) quality retail malls (collectively, the "Retail Malls") and seven (7) major retail spaces located within other malls in Indonesia (collectively, the "Retail Spaces"). All of these properties are located in Indonesia with a combined net lettable area ("NLA") of 719,695 sq m and has a valuation of approximately S$1.8 billion.

Strategically located within the large urban middle-class population catchment areas in Greater Jakarta, Bandung, Medan, Palembang and Binjai, LMIR Trust's retail mall properties are everyday malls favoured by middle income domestic consumers in Indonesia. Tenants at the retail malls and retail spaces include well known retailers, such as Matahari Department Store, Carrefour, Hypermart, Ace Hardware, Studio 21 Cinema, Sogo as well as popular consumer brands such as Bread Talk, McDonald's, Starbucks, Fitness First, Giordano, Adidas and KFC.

Occupancy for the portfolio remains higher than the industry average, with an occupancy rate of 93.5% as at 31 December 2012. The portfolio is very defensively placed with staggered lease expiries and a WALE of 5.3 years in the next few years to ensure a steady earnings base.

Going forward, LMIR Trust will look towards focusing on organic growth through proactive asset management to maintain its strong occupancy, as well as strategic acquisitions whenever it is appropriate.

力宝集团将收购更多美国房地产

力宝集团(Lippo Group)的创办人-印尼大亨李文正-在今年较早时候以3亿6,750万美元收购了位于洛杉矶的联邦银行大厦(U.S. Bank Tower),象征着力宝集团进军美国房地产市场。鉴于美国经济出现复苏的迹象,李文正表示,只要是房地产,力宝都会加以考虑。他也说,因为美国经济逐渐复苏,所以力宝将把焦点放在美国市场。当他被问及对印尼盾大幅度贬值的看法时,他表示这并不会影响力宝的收购计划,由于海外交易均由其儿子掌舵的新加坡公司华联企业(OUE)全权处理。华联企业于去年8月表示正在寻求机会,以求在短短的三年里把资产增加一倍至100亿元。除了华联企业外,李文正的家族生意包括在香港上市的产业兼投资公司力宝香港及在印尼的Lippo Karawaci和医院资产PT Siloam International Hospitals。

启示:李文正表示,日后的投资将与联邦银行大厦相似,并着眼于加利福尼亚州、纽约和迈亚密等地的潜在收购。作为其海外投资臂膀的华联企业料将能借助美国资产的规模来大幅度加强其资产组合。

力宝商场信托的3Q13每单位派息提高19.2%

力宝商场信托(Lippo Malls Indonesia Retail Trust)的3Q13租金毛额年比提高13.6%至3,900万元,主要归功于在4Q12收购的六个购物中心带来贡献,以及其他购物中心的租金上调。净产业收入增加12.2%至3,710万元,每单位派息则提高19.2%至0.0087元。9M13的租金毛额及每单位派息分别上升24%和21.7%。若以印尼盾计算,3Q13的租金毛额则是增加25%。虽然印尼盾走弱影响公司的盈利,但公司备有货币对冲工具来缓解冲击。

启示:截至2013年9月30日,公司的负债比为28.2%,其总值4亿7,250万元的贷款中有85%是按固定利率计算利息。公司仍具备宽广的借贷空间,与此同时,它正考虑在接下来三年里向其保荐人PT Lippo Karawaci收购15个目前在建中的购物中心。

(吉隆坡22日讯)力宝集团(Lippo Group)和Grab(前称GrabTaxi)结盟,借助后者提供运输送货服务,扩大印尼电子商务业务。

印尼富豪约翰芮迪斥资5亿美元(20.31亿令吉)投资在Matahari Mall,为Matahari连锁百货店的网购平台,正式打开进军电子商务业务的大门。

作为东南亚最大的德士预召应用软件公司Grab,将为Matahari Mall提供运输送货服务,以推动Matahari Mall的服务。

也是力宝集团董事的约翰芮迪指出,双方在印尼市场结合的专长,有助公司建立更完善的O2O(Online To Offline)体验,确保网络购物者不论在何地,都能轻易收到购物品。

印尼Grab董事经理利基卡拉马迪布拉达指出,速度对于业务而言非常重要。

“你需要在同一时间胜任不同的任务,否则你将会被淘汰和错失良机。”

Grab和力宝集团结盟,凸显出该公司积极在印尼夺取更高的市占率,相较于其竞争对手优步(Uber)和Go-Jek等第三方德士预召服务。

同时双方的合作,显示出当地公司在竞争激烈的情况下,掌握消费者的偏好和各种挑战,在不同的竞争对手中脱颖而出。
