金凤集团100万卖子公司

2017年4月11日
(吉隆坡10日讯)金凤集团(MBWORLD,7189,主板贸服股)以总值100万令吉,全数脱售Emas Kiara营销私人有限公司(EKM)的股权。

金凤集团向交易所报备,脱售EKM股权后,公司接着将以双方同意的价格,把800万股优先股(RCPS)脱售给买方。

金凤集团将从整个交易取得266万9850令吉净利。

此外,脱售计划符合金凤集团脱售亏钱和非核心业务的策略。EKM自2011财年开始就陷入亏损。

这也让集团无需再承担EKM的营运开销,并能够把资源放在与集团策略一致的业务上。【e南洋】

金凤集团在柔佛发展14.6亿海滨项目

(吉隆坡2日讯)金凤集团(MB World Group Bhd)已获得在柔佛州发展综合海滨项目的权利,发展总值预计为14亿6000万令吉。

这家产业发展商今日向大马交易所报备,独资子公司Danga Palm私人有限公司(DPSB)已于12月31日与PIJ Property Development私人有限公司(PPDSB)签署发展权协议。

该发展项目坐落于新山Teluk Jawa,占地约49.62英亩的有期土地,其中15英亩属于政府所有。

该项目将包括商业和住宅单位,包括服务式公寓、可负担房屋、连栋住宅、商店办公室和购物商场。

金凤集团表示:“首阶段发展将是柔佛可负担房屋(RMMJ)项目,名为Taman Perbadanan Islam Telok Permata,占地约15英亩。”

前称Perisind Property Development私人有限公司的PPDSB将获得项目发展总值的7%或至少1亿令吉。

根据金凤集团,该协议提供发展权,而无需以大笔资金直接收购土地。

此外,PPDSB已经获准使用该地进行建筑用途。

金凤集团表示:“这将使集团能够在短时间内启动发展项目,并符合我们通过收购、联营或与地主的其他安排,专注于产业发展活动的策略重点。”

根据协议,DPSB预计在协议签订以及自费获取所有相关批准后的10年内完成项目。

金凤集团指出,该协议料将为集团未来盈利作出贡献,在项目期内分阶段实现盈利。

攫边佳兰快速发展利多.金凤盈利看高一线

(吉隆坡11日讯)金凤集团(MBWORLD,7189,主板产业组)在柔佛州迪沙鲁推出首个470英亩的房屋发展项目,随着油价上升,该公司将有望攫取邻近边佳兰油气业务快速发展所带来的利多。

国家石油(Petronas)主导的边佳兰石油综合中心(PIPC)占地2万英亩,是国内最大型油气发展项目。随着许多油气公司员工已调派到边佳兰,带动当地酒店和住宅需求强劲攀升。

除了油气业,边佳兰也可望从旅游业发展中受益。国库控股(Khazanah)将在毗邻边佳兰的迪沙鲁海岸开发旅游项目,未来会逐步兴建主题公园、酒店和高球场,而Westin、Anantara、HardRock等著名酒店也预期陆续在2018至2019年投运。

兴业指出,目前积极进军边佳兰房市的上市公司不多,土地也多由联邦政府和州政府拥有,而金凤集团的边佳兰项目去年1月推出后,已获得至少70%认购率,去年更录得4亿3000万令吉销售额。

“金凤集团的房产项目主要坐落柔佛,当中以边佳兰居多,占发展总值的57%,其余则以海番村(Teluk Jawa)一带为主。”

该行表示,该公司今年将推出3亿5450万令吉新房产,包括边佳兰项目的新一期住宅。

该行估计,由于该公司自行承建房屋,因此利润会更高,预期2018至2019财政年净利可达4500万至5500万令吉。

未来10年开发35亿项目
今明年销售保持强劲

丰隆研究指出,金凤集团未来10年将开发总值35亿令吉的房屋项目,在2017财政年卖出5亿6600万令吉产业后,相信2018和2019财政年销售将保持强劲,3年营业额有望增长139%。

该行补充,除了边佳兰项目,该公司较早也获得海番村50英亩土地开发权,发展总值料达15亿令吉。

丰隆表示,该公司第三季待进账销售额达2亿7500万令吉,利润也因地价较低而提高,因此预期3年盈利增长可达149%,其中2017和2018财政年核心净利料分别提高70%和64%,各达2700万令吉和4400万令吉。

金凤集团在新山发展1.76亿令吉公寓

(吉隆坡25日讯)金凤集团(MB World Group Bhd)计划在柔佛发展占地6.26英亩,涵盖406个单位的公寓,发展总值达1亿7600万令吉。

金凤集团独资子公司MB Max私人有限公司与该永久地皮持有者Shiya私人有限公司签署了发展权协议。该地皮是由76块小地皮组成,位于新山Sierra Perdana。

金凤集团向大马交易所报备,该集团选择发展权协议,而不是收购地库,是因为后者“将需要大量的现金支出”。在授予金凤集团发展权及该地皮的所有权利后,Shiya将从交易中获得2400万令吉。

Aminah Mohamed及Mohd Isnin Md Latib在1983年10月12日成立Shiya,持股权分别为70%及30%。该公司为私人土建承包商和建筑开发商。

金凤集团说:“此举符合集团专注于产业发展活动的策略方向,通过收购、联营或与地主的其他安排,维持集团的增长。”

展望未来,金凤集团预计,上述项目将为未来收益作出积极贡献。

目前,该集团在柔佛发展着8个项目。金凤集团由非独立执行董事Simon Sim Yow Yung掌控,他通过Kim Feng Capital私人有限公司持有该集团的70.24%股权。
