协和加速海外发展；再收购澳洲产业

协和(Hiap Hoe)宣布以1亿零500万澳元收购第三个策略性产业。该产业位于澳洲墨尔本中央商业区，是一座顶级的零售与办公楼混合用途产业。其可出租总面积为1万1,922平方米，因租户组合健康及多元化而取得高租用率，并将带来稳定收入，由于其按面积计算的加权平均租期约为4.8年。值得留意的是，收购也附带一张建筑142间客房的酒店的规划准证，因而给予公司庞大的空间来提升该产业，同时从当地对酒店客房的需求中受惠。公司在这不久前分别以4,380万澳元及2,880万澳元收购了位于澳洲的另外两个产业。

启示：公司正通过投资于签订了长期租约的产业来取得稳定收入，并正朝向海外市场发展，由于新加坡的土地成本日增及产业价格趋软的风险提高。德意志摩根建富(DMG & Partners)青睐公司的原因是，公司执行项目的记录良好及其对土地储备的态度严谨，所以维持公司的‘买入’评级和0.86元目标价。

协和的3Q13净利激增149.8%

协和(Hiap Hoe)报3Q13收入从去年同期的4,080万元激增98.6%至8,110万元，主要由于住宅项目(Signature at Lewis、Skyline 360°和Waterscape at Cavenagh)按进度确认的收入为8,050万元，比去年同期的2,490万元高出许多。加上上市投资增值令其他收益大幅度提高，所以本季度的净利激增149.8%至3,330万元。9M13的营业额及盈利分别提高58.1%和65.2%。自从新加坡金管局在今年6月实施总偿债率框架后，新私宅的销量从2Q13的4,538个单位减少了46.5%至3Q13的2,430个单位。

启示：由于新加坡产业市场充满挑战，公司将把其在新加坡中山园综合发展的成功模式带到其在海外的业务。公司将于本月为其在澳洲墨尔本的酒店招标和甄选经营者。
