Saizen REIT is a Singapore-based real estate investment trust ("REIT") established with the principal investment objective of investing in a diversified portfolio of income-producing real estate located in Japan, which is used primarily for residential and residential-related purposes, as well as real estate-related assets.

Listed on the Singapore Stock Exchange on 9 November 2007, Saizen REIT is the first REIT listed in Singapore to offer access exclusively to Japanese residential properties.

Saizen REIT's portfolio is geographically diversified over 14 regional cities in Japan. The properties are generally located in close proximity to business districts and transportation hubs and/or in residential neighborhoods. They target mass market tenants such as small families, working couples without children, working singles and students.  As home ownership in Japan is relatively low at 60%, strong demand for rental housing across Japan is expected to continue.

Saizen REIT has a corporate family rating of Ba3 from Moody's Investors Service, Inc.

最善房产信托(Saizen REIT)在截至2013年12月31日的季度录得毛收入提高5.2%,因刚收购的产业带来贡献。虽然营运净收入下跌8.1%,金融衍生品增值有助盈利提高15.4%至4亿5,350万日元。六个月的收入及盈利分别提高5.7%至20亿日元及7.5%至7亿7,280万日元。

(新加坡3日讯)森那美(SIME,4197,主板贸服股)无法在倒置收购新加坡最善房地产信托(Saizen Reit)的框架协议期限届满前,签订合约,各方还在洽谈中。

《联合早报》报道,最善房地产信托于上周六(1日)表示,有关框架协议的完成期限(9月30日)已过,但最终仍未能签订合约。

“各方还在洽谈中,如果能解决剩下的课题,管理人将签署最终合约。”

在8月15日,森那美旗下新加坡森那美产业和澳洲Hastings Deering(HDAL),与日本住宅资产管理人(JRAM),签署框架协议脱售产业。

双方协议,HDAL将会脱售位于澳洲的特定工业产业给最善产托,并回租相关产业。

而新加坡森那美产业或是受委公司,将会获得最善产托的新单位,作为倒置收购该产托的一部分活动。

完成收购交易后,新加坡森那美产业将持有最善产托超过30%股权,并能通过申请豁免,向最善产托的股东提出全面收购献议。

(新加坡20日讯)日本住宅资产管理人(JRAM)指出,若森那美(SIME,4197,主板贸服股)无法在3月杪前,针对新加坡最善房地产信托(Saizen Reit)的倒置收购召开特大,双方协议将终止。

JRAM今日向新交所报备,自新加坡森那美产业收到原则上批准以来,就一直表示“正在着手准备”。

该产托指,无法确定何时召开股东特别大会或确定该倒置收购计划会在何时完成。

11.2亿售工厂

若到3月底无法完成,双方协议将终止。

去年10月,森那美旗下独资子公司森那美东方投资私人有限公司(SDEIPL)和新加坡森那美产业,与JRAM就新加坡最善房地产信托倒置收购计划达成协议。

SDEIPL独资子公司澳洲Hastings Deering(HDAL)和Austchrome Pty Ltd,将脱售澳洲20个工业产业单位,给新加坡最善房地产信托,总值达3亿5580万澳元(约11.2亿令吉)。
