（吉隆坡22日訊）南方油脂（SAB，5134，主板工業產品組）雪蘭莪地庫潛能被忽略，預測重估後價值將超越集團市值，高達5億6千100萬令吉。

南方油脂於1980年設立，業務涉及種植、油脂化工、保健、倉庫及物流，市值4億2千萬令吉，手握1億4千800萬令吉淨現金，在雪蘭莪哥打甘文寧首要地段持有約645英畝種植地。

實際價值料每股7.77令吉

這塊永久地段發展潛能被忽略，以目前股價計算，股東等於免費持有該地及現金，公司價值嚴重低估，實際價值應至少10億令吉或每股7令吉77仙。

目前該地每平方呎賬面值5令吉，交通便利且鄰近怡保置地（IJMLAND，5215，主板產業組）價值110億令吉的Rimbayu城鎮計劃。

若把該地轉換至產業發展用途釋放價值，據怡保置地及麗陽機構（TROP，5401，主板產業組）提呈的發展計劃預測，潛在發展總值將超過30億至40億令吉，如果選擇脫售，則可賺取5億至6億令吉現金收益，每股貢獻3令吉65仙至4令吉40仙現金。

以鄰近地區土地成交價估算，哥打甘文寧地段市值每平方呎20令吉，重估淨資產值至少5億6千100萬令吉或每股4令吉10仙，高於集團市值。

（吉隆坡28日讯）南方油脂有限公司（SAB，5134，工业产品组）已斥资1亿3690万令吉，收购Gejati建筑私人有限公司，后者是其一家间接独资子公司。

上述交易将透过现金和公司内部注销方式进行。

它在致给大马交易所的文件中称，它已在2014年3月25日，认购Gejati建筑的1亿3690万股每股面值1令吉的新普通股，并‘透过综合现金和公司内部注销方式’付款。

声明指出：“在完成认购新股后，Gejati建筑现已成为南方油脂的99%直接子公司，而前者的缴足资本将提高到1亿3700万令吉，包含1亿3700万股每股面值1令吉的普通股。”

南方油脂和其子公司涉及油脂化学、保健、种植与加工，同时也从事投资于本地和海外的其他棕油相关领域。

Following-up on our previous note dated on 22 Jan 2014, we revise Southern Acids (SAB) fair value from RM7.77 to RM9.20 after adjusting our previous valuation of RM20 psf to RM27 psf (inclusive of land conversion cost) on SAB‟s 644.49 acres in Kota Kemuning, Shah Alam, which is now worth at least RM758m, larger than the company‟s current market capitalization of RM572m. Our new valuation is based on the latest transacted price by Eco World Development which had recently purchased 308.72 acres of land in the vicinity for RM470.6m or RM35 psf. Given its strategic accessibility and freehold land status, we find that SAB should deserve a higher value.

An established name in oleochemical industry... SAB remains primarily an oleochemical player with roots in Klang tracing back to the late 1970s. With an annual capacity of 100,000mt, its trading partners for its palm-based fatty acids and glycerine products are mainly from US, EU, Japan, China, Korea, Middle East and India. The company, which was listed on the Main Market in 1991, eventually diversified into oil palm plantation (8,483ha), healthcare (Sri Kota Specialist Medical Centre in Klang with 232 beds) and dry bulk warehousing and export loading services (capacity: 40,000mt at North Port, Klang). The founders, under a consortium, currently own about 48% followed by Lembaga Tabung Haji, 13%. Plantations dominate the company‟s bottomline, making up 56% followed by oleochemicals 40% while healthcare and warehousing & conveying services contribute the remainder. Interestingly, the company also holds about 4.6% equity in Main Market-listed Paramount Corporation, valued at RM26.2m, based on current market capitalization.

… but has a hidden gem waiting to be unearthed. SAB owns a 644.49-acre freehold plantation estate in Kota Kemuning which currently sits on the balance sheet at RM5 psf. The landbank, which is easily accessible via the Shah Alam-Kemuning Highway and North South Expressway, is adjacent to the RM11bn Bandar Rimbayu project which was launched by IJM Land in 2012. However, management recently indicated that there are no plans to develop the said land in the next 1-2 years, which we estimate could reach up to about RM10bn in GDV if it were to do so.

Solid balance sheet and steady earnings performance. SAB has reported steady earnings growth for the last three years on the back of improved plantation sales contribution while the oleochemicals business remain steady. Besides that, the company‟s balance sheet and operating cash flow are healthy. Its current cash position stands at RM148m with zero borrowings. For the 9mFY14 financial results, the company‟s cumulative core net profit of RM30.4m already accounted for 83% of the Group‟s earnings in FY13. We expect a minimum DPS of 6sen to be announced during the 4QFY14 results next month.

週四（24日）南方油脂收在全日最高價4令吉99仙，上揚81仙，為全場最大漲幅股，成交量達152萬7千400股。

南方油脂在雪蘭莪沙亞南擁有644.49英畝土地，當初大眾研究的估值為每平方呎20令吉，隨著綠盛世（ECOWLD,8206,主板產業組）近期在鄰近地區以每平方呎35令吉買地，南方油脂的地價有望升高。

理應獲更高估值

大眾研究認為，包括轉換成本，南方油脂的土地價格可增至每平方呎27令吉，意味著這項資產的價格將飆至7億5千800萬令吉，超越該公司的市值5億7千200萬令吉。

“這塊土地地點適中，也是永久地段，我們認為南方油脂理應獲得更高估值。”

該行補充，上述土地接近沙亞南－哥大甘文寧大道和南北大道，怡保置地（IJMLAND,5215,主板產業組）總值110億令吉的Rimbayu城鎮也近在咫尺。

雖然該公司管理層近期表明未來兩年無意發展上述土地，但大眾研究估計，若發展房產計劃，規模可上看100億令吉左右。

（吉隆坡25日讯）南方油脂（SAB，5134，主板工业产品股）近期价量齐升，周五更创下历史新高，遭大马交易所发出“不寻常市场活动”（UMA）质询。

南方油脂今天早盘就持续走高，最高更一度扬升19.8%，触及5.98令吉，为上市以来最高水平。

不过，接获UMA质询后，股价午盘回退，闭市报5.63令吉，全天扬64仙或12.83%，成交量报222万5100股。

南方油脂从周三开始走升，闭市上扬3.21%或13仙，成交量达到25万4100股，较周二暴增近7倍。

股价周四以4.99令吉挂收，全天涨升19.4%或81仙，成交量为152万7400股，较周三多5倍。

年初迄今，南方油脂股价涨幅已超过100%。

回应UMA　南方油脂回吐25仙

（吉隆坡28日讯）上週五（25日）接获不寻常交易活动询问（UMA）的南方油脂（SAB，5134，主板工业股），在早盘答覆大马交易所的询问后，股价应声下跌，全天挫跌25仙或4.44%，至5.38令吉，是全场第6大下跌股。       

南方油脂週一早上9点至10点暂停交易，以针对大马交易所的不寻常交易活动询问（UMA）一事作出回应。

该公司在文告中指出，对于南方油脂在上週四和週五不寻常的股价和交易波动，管理层经过一番谨慎查询后，表示毫不知情。

「我们对于市场是否流传任何洽谈或討论阶段的企业发展、谣言並不知晓。」

该公司管理层表示，其中最有可能使公司价格和成交量上升主因，是某研究分析报告调高了南方油脂的一块地皮的价值预测，从每平方呎20令吉，上修至每平方呎27令吉，因此，使到市场注意该公司。此外，该公司管理层找不到任何其他原因，以解释该股在过去两个交易日不寻常的波动。

据悉，调高南方油脂地皮价值预测的研究机构为大眾投行。

该投行在24日的报告中调高了南方油脂在莎阿南哥打哥文寧的一块面积644.49英亩种植地的价值预测，並表示，一旦开发该地皮，估计其发展总值约100亿令吉。

然而，南方油脂董事局在答覆交易所的文告中澄清，该地皮在短期內將继续用来种植油棕，並没有任何发展计划。

南方油脂股票復牌时，虽然以5.66令吉全天最高水平高开，稍微高于上週五闭市价5.63令吉；但开盘不久，便急速下跌至5.31令吉，全天最低水平为5.30令吉。

业务带动　南方油脂末季净利增18%

（吉隆坡30日讯）南方油脂（SAB，5134，主板工业股）2014財政年末季（截至3月31日止）净利按年成长18.88%，至1024万4000令吉，去年同期为861万7000令吉；同时，营业额按年微起3.45%，从去年同期的1亿3550万令吉，增至1亿4018万令吉。       

该公司向交易所呈报的业绩报告指出，2014財政年末季净利取得成长，主要是由种植与提炼业务，以及仓库与运输业务带动。

南方油脂的种植与提炼业务末季营业额按年下跌10.6%，至2980万令吉，但税前盈利却成长33.7%，至920万令吉。该公司称，该业务税前盈利取得成长，主要是因为较高的毛赚幅。

此外，该公司的仓库与运输业务在末季的营业额和税前盈利，分別成长43.4%和240.3%，至250万令吉和110万令吉，这主要是因为调高了仓库与处理费。新的收费和处理量增加10.7%，带动该业务营业额和税前盈利成长。

针对2014財政年全年业绩，该公司的营业额为5亿4405万令吉，相比去年的5亿8142万令吉，按年下跌6.43%；不过，其全年净利按年成长11.08%，至4067万4000令吉，去年同期为3661万6000令吉。

南方油脂指出，该公司2014財政年全年税前盈利为6840万令吉，其中的1000万令吉是外匯兑换盈利和利息收入。

展望2015財政年，南方油脂表示，会影响公司表现的关键因素，包括：一、原棕油价格走势；二、外匯波动，印尼盾兑令吉匯率，以及令吉兑美元匯率预计將在2015財政年面临挑战；三、利率走势，大马和印尼预期在今年下半年的升息行动將对南方油脂有利，因为该公司目前是处于净现金的状態。

无论如何，南方油脂认为，2015財政年將是挑战的一年，所以公司將会採取適当的行动，以维持良好的业绩表现。

可發展總值達50億 南方油脂遭低估全日漲27仙

（吉隆坡23日訊）分析師估算，南方油脂（SAB，5134，主要板工業）旗下地庫價值高達11億令吉，可發展總值約50億令吉，現有股價遭低估，消息推動該股漲進今日十大上升股之列。

今早開市時，南方油脂即延續上週看漲走勢，起10仙至5.13令吉迎市，盤中走勢極佳，休市時起12仙至5.12令吉，半日交投17萬2400股；午盤該股“越戰越勇”，至閉市時收全日最高5.30令吉水平，漲27仙，成交量38萬900股，為今日十大上升股前列股項。

輝立財資報告中指出，南方油脂在莎阿南持有的土地，若以市價計算，總值高達11億令吉，該塊總面積644畝的種植地位于莎阿南哥打哥文寧（Kota Kemuning），購于1995年，當初購價僅每平方尺5令吉。

“目前該土地已經是高速道路包圍的地段，初估市價11億令吉，比該公司市值6億4100萬令吉來得更高，若轉而做為房地產發展用途，該土地發展總值即可高達50億令吉。”

分析師指出，倘若該公司決定脫售土地，亦可即刻獲9億令吉進賬，相等于每股6.60令吉現金。

“目前該公已持有1億4800萬令吉淨現金或每股1.08令吉，且沒有負債，未來3年亦有穩定收入來源，基本面可說是相當穩健，加上該股估值遭低估幅度高達40%，是值得買進股項。”【中国报财经】

莎地皮短期不发展　南方油脂专注核心业务

（吉隆坡25日讯）南方油脂（SAB，5134，主板工业股）重申，该公司位于莎阿南哥打哥文寧面积644.49英亩的种植地，在短期內將继续用作种植油棕，並没有任何的发展计划。

南方油脂执行董事林金鑾在公司並没有打算在接受《东方財经》专访时表示，「如公司早前的文告所说的，该种植地皮进行任何发展计划，將继续作为种植用途。」

回顾4月24日，大眾银行分析员撰写的一份分析报告称，南方油脂位于莎阿南哥打哥文寧的种植地被低估，所以將该公司的目標价格从7.77令吉，调高至9.20令吉。这是因为分析员认为，如果该地皮被重估，以市价计算，地皮价值可达7亿5800万令吉，比南方油脂当时5亿7200万令吉的市值高出三成多。

隨著该报告出炉后，南方油脂股价启动了一轮涨潮，並在4月25日接获交易所发出的不寻常交易活动（UMA）询问。然而，南方油脂当时答覆交易所询问的文告中，已经表示不会发展该地皮。

据悉，南方油脂在昨天召开的股东大会，该地皮成为该股东大会的焦点之一，出席的小股东非常关注该地皮的发展详情。

无论如何，南方油脂董事局重申，该地皮短期內没有任何发展计划。

2015充满挑战

另一方面，林金鑾透露，隨著原棕油价格下跌、匯率波动以及成本提升，相信2015財政年（3月31日结帐）將是充满挑战的一年。有鑑於此，该公司將会採取更多节省成本及提升效率的措施，以舒缓经营环境所带来的压力。

对此，南方油脂首席財务员庄奇庸表示，该公司今年將会专注于发展核心业务，並且通过核心业务，以扶持保健业务及仓库业务的增长。目前，该公司总税前盈利的95%来自油脂化学、种植及油较厂业务，剩余则来自保健业及仓库业务。

他表示，该公司今年的资本开销为4000万至6000万令吉，主要是用在印尼建设第二座油较厂，並预测將在明年2月可投入营运，所以料將在2016財政年作出全面贡献。

南方油脂续派息

南方油脂保健业务也將会增聘医生，以提升来自保健的贡献。至于该公司仓库业务，庄奇庸也指出，该公司將会向北港（Northport）重新续租合约。

在股息方面，庄奇庸披露，该公司虽无定下股息政策，但依然將会维持派发5仙至6仙的股息，主要是该公司需要资金发展业务。

针对印尼政府要求外资种植公司將持股从原本的95%降至30%课题，庄奇庸透露，若是实施，將会影响在印尼进行投资的种植公司。不过，这依然有待印尼政府公布进一步的详情。【东方网财经】
