(吉隆坡22日訊)成功置地(BJLAND,4219,主要板貿服)截至4月底首季淨利大挫63%,從1億252萬令吉下滑至3766萬令吉,是受大馬多多博彩(Sports Toto)本季開彩數額降低,導致營業額下滑促使。

馬證交所報備文件指出,至于本季營業額從10億2779萬令吉,按年增37%至14億1083萬令吉,是HR Owen公司整合進成功多多,及房產發展和投資業務具較高付款貢獻。同時,這有助抵消酒店和渡假村較低入住率的影響。

針對現有經濟前景,成功置地董事認為公司在本財年表現會持續充滿挑戰。【中国报财经】

成功置地票据评级AAA

(吉隆坡3日讯)大马评级公司(MARC)表示,成功置地(BJLAND,4219,主板贸服股)海外业务发展稳健,给予该公司10年期6.5亿令吉中期票据计划AAA评级,以及稳定展望。

这项中期票据计划,分别是由国家金融担保机构(Danajamin)担保的5亿令吉中期票据计划,以及由大马华侨银行(OCBC Bank)担保的1.5亿令吉中期票据计划。

大马评级公司在文告中指出,成功置地旗下的成功多多博彩业务,仍是公司的主要收入来源,为公司贡献70.5%的营业额以及80%的营运盈利。

在房地产业务方面,该公司目前进行中的国内住宅与商务发展计划,发展总值达23亿令吉,将支撑公司短期获利增长。【南洋网财经】

国家金融担保与华侨银行 担保成功置地6.5亿票据

(吉隆坡17日讯)国家金融担保机构(Danajamin Nasional Berhad)宣布,将携手华侨银行(OCBC),为成功置地(BJLAND,4219,主板贸服股)10年期的6.5亿令吉中期票据(MTN)计划提供担保。

国家金融担保机构将担保其中的5亿令吉,余下的1.5亿令吉则由华侨银行担保,评级分别是“AAA(fg)”和“AAA(bg)”。

成功集团旗下的成功置地,主要业务为酒店和度假村、产业和博彩等。

从债券计划所筹集的资金,将用于投资旗下的酒店和度假村业务,以及对现有的借贷进行再融资。【南洋网财经】

成功置地净利跌29%

(吉隆坡22日讯)成功置地(BJLAND,4219,主板贸服股)截至10月31日次季,净利年跌29%,至897万2000令吉,逊于去年同期1263万7000令吉。

根据文告,每股盈利也从0.25仙,收窄至0.18仙。

不过,虽然酒店入住率下滑,加上产业发展和投资营收放缓,但整合英国H.R.Owen公司后,有助抵消不利因素,营业额从去年同期的10亿3986万4000令吉,增35.49%,达14亿890万4000令吉。

首半年净利按年跌59.5%,至4663万5000令吉,相等每股0.94仙;营业额则录28亿1973万令吉,年增幅达36.37%。【南洋网财经】

(吉隆坡2日讯)随着备忘录到期,成功置地(BJLAND,4219,主板贸服股)把成功(中国)长城公司的70%股权,卖给香港上市公司嘉年华国际的计划取消。

该公司向马交所报备,上述脱售活动的备忘录已于去年12月31日到期,因此双方没有义务继续。

今年9月,成功置地通过两家独资子公司———成功休闲(开曼)有限公司及成功时代广场(开曼)有限公司,与嘉年华集团签署了解备忘录。

开曼成功休闲持有中国成功长城的51%股权,其余49%股权则由开曼成功时代广场持有。

开曼成功时代广场的持有人为丹斯里陈志远及他的儿子陈永硕。【南洋网财经】

成功置地第三季虧2664萬

(吉隆坡24日訊)成功置地(BJLAND,4219,主板貿服組)截至2015年1月31日止第三季,淨虧損擴大至2千663萬6千令吉,前期是1千972萬令吉。

首9個月淨利則報1千999萬9千令吉,較前期萎縮79.04%。

第三季營業額則按年揚6.07%至14億7千147萬令吉,9個月營業額則報42億9千120萬令吉,按年漲24.20%。

該公司董事部在文告中指出,第三季營業額走高,主要歸功於汽車業務子公司HR Owen貢獻增加,儘管其他業務如博彩、酒店和產業發展業務等均錄得較低營業額。

此外,9個月淨利大幅落後前期,主要因前期業績包含了脫售成功新加坡酒店所賺取的9千470萬令吉盈利。

“儘管生活成本高漲削弱消費能力,及消費稅即將落實,董事部仍謹慎樂觀地認為博彩和酒店業務表現將繼續讓人滿意,產業發展則將把焦點放在海外發展計劃,就現有經濟展望而言,董事部認為剩餘季度表現將繼續充滿挑戰。”(星洲日報/財經)

减值额高业务疲弱 成功置地末季转亏4.18亿

(吉隆坡26日讯)减值额高涨,加上业务表现欠佳,拖累成功置地(BJLAND,4219,主板贸服股)由盈转亏,末季蒙亏4亿1851万7000令吉,去年同期则净赚580万7000令吉。

截至4月30日末季,营业额乃涨4.4%,报16亿2621万3000令吉。

累计全年,该公司蒙亏3亿9851万8000令吉,去年乃净赚1亿462万令吉;营业额则起17.8%,报59亿1741万3000令吉。

根据文告,成功置地的主要业务,是多多博彩及相关业务、摩托车经销及售后服务、房产发展与投资、酒店和度假村营运。

“营业额走高归功于新车和二手车销售表现佳,抵消了其他业务的劣势。”

拖累业绩的因素,包括成功多多较低的营业额、房产发展及投资入账较慢,和酒店业务较低的认购率及平均房价。

商誉减值3.8亿

该公司解释,末季蒙亏主要归咎于,博彩现金制造单位(Cash generating unit,简称CGU)的商誉非现金减值(non-cash impairment of goodwill),高达3亿8073万令吉。

“这是因为CGU的账面价值,高过可收回金额。”

另外,成功置地的联号公司,也出现一笔总值1883万令吉的投资减值。

成功置地4子公司 4224万售成功机构债券股

(吉隆坡3日讯)成功置地(BJLAND,4219,主板贸服股)宣布,旗下4家子公司脱售成功机构(BJCorp,3395,主板贸服股)的2亿1122万股不可赎回可转换无担保债券股(简称ICULS),总值4224万令吉,或相等於每股0.20令吉。

该公司发文告指出,上述脱售所得將用作成功置地的营运资本,而此次出售也是让子公司释放它们在成功机构ICULS的投资,同时,上述债券截满日期为今年10月30日。

文告也表示,截至今年4月30日,每股ICULS的价格为0.215令吉。

儘管上述脱售不会对公司的缴足资本、以及净资產和负债带来任何影响,惟公司將损失317万令吉。

此外,陈志远是成功置地和成功机构的主要大股东。【东方网财经】

成功置地槟岛首推产业 Jesselton Villas售40%

(吉隆坡9日讯)成功置地(BJLAND,4219,主板贸服股)在槟城首推产业项目Jesselton Villas,自去年推出以来销售额达40%。

成功置地有限公司执行董事潘奕成在记者会上表示,这是公司在槟城首次推出的独立式洋房产业项目,大部分买家来自当地。

“该项目为永久地契,共分为三期,发展总值达9亿令吉,拥207兼独立式洋房,共占地58英亩。

首期推出的Kensington花园,占地26英亩,共有69间独立式洋房,发展总值达3亿2100万令吉,主要基建工程会在年底动工。

第二期工程占地约18英亩,第三期则14英亩,尚未定下剩余两期的正式推出日期。

成功集團斥9728萬 入股京都發展

(吉隆坡21日訊)成功集團(BJCORP,3395,主要板貿服)以3466萬新元(約9728萬令吉)認購成功京都發展有限公司擴大后股本的50%股權,成功置地(BJLAND,4219,主要板貿服)在后者的持股權將從100%降至50%。

成功置地向馬證交所報備,配合稀釋股權建議,將抵消成功置地和成功京都發展之間高達1億5274萬令吉擴公司債務,及為成功京都集團營運資本融資。

在稀釋股權建議下,成功集團和成功置地將分別持有成功京都50%股權。

至于成功置地建議將預支現金供營運資本用途,包括償還貸款。上述建議有助成功置地重新規劃財務資源和其他房產發展項目。

儘管上述建議不會對公司帶來影響,但預計稀釋股權可取得1億4790萬令吉收益,估計可在第3季完成此建議。【中国报财经】

消费税奖金派发高 成功置地净利挫73%

(吉隆坡22日讯)成功置地有限公司(BJLAND,4219,贸易服务组)截至7月杪的2016财年首季净利,由上财年同季的3766万令吉,暴跌73.7%至991万令吉。

成功置地向大马交易所报备,碍于大马博彩多多(Sports Toto Malaysia)的博彩业务盈利走低,主要因为奖金派发率走高,外加公司吸纳消费税支出,因而致使其首季净利暴跌。

成功置地表示,首季酒店和度假村业务的盈利,也因融资成本企高而探低。

尽管如此,成功置地2016财年首季营业额按年扬升7.1%至15亿1000万令吉,上财年同季营业额报14亿1000万令吉。

营业额攀高主要因为外汇汇率,以及H.R. Owen Plc增设新分行和汽车销量走高。

归功于产业发展与投资业务的按进度付款企高,致使成功置地的营业额表现看俏。

“这些因素也抵消了大马博彩多多的博彩业务营业额走低,以及酒店和度假村整体入住率及平均房价走低所带来的影响。”

展望未来,成功置地表示,随着我国经济引发通胀效应,本地消费者支出愈趋谨慎,加上令吉汇率疲弱,以及吸纳消费税的影响,博彩业务未来将备受挑战。

“酒店和度假村业务料将表现不俗,而产业发展业务将着重于海外发展计划。有鉴于此,我们认为,成功置地在截至2016年4月杪的财年料仍备受挑战。【光华日报财经】
