Mah Sing wants to be world-class

KUALA LUMPUR: Mah Sing Group Bhd is exploring new business opportunities, including venturing to China, India and Vietnam, to widen its earnings streams and improve its visibility.  

President and group chief executive Datuk Leong Hoy Kum said although the local property market still offered good opportunities for Mah Sing in the coming years, expanding into other fast growing markets would augur well for its future performance.

“Our vision is to become a world-class regional developer and we are seriously checking out these relatively untapped markets to export our brand of properties,” he told StarBiz in an interview.

By building up the company’s reputation and product quality, Mah Sing’s premium lifestyle housing branding is also yielding better margins.  

Its three main product series – the high-end Legenda, medium- to high-end Residence and medium-priced Perdana – are driving sales.

Sales for the financial year ending Dec 31 are expected to hit RM600mil from RM509mil recorded last year.  

Leong said the company was guided by its vision of becoming a developer of choice and an industry trendsetter.  

“We are constantly innovating and learning from best practices around the world, incorporating global designs and elements with a local twist in our developments.  

“There are boundless options for further improvement. The only limitation is our imagination, and of course, it must be financially viable.”  

  
The company has started to collaborate with international architects and consultants to develop more exciting and trendy features and concepts in its projects.  

Its research and development team tracks demand trends and plans competitive product designing and pricing strategies.  

Mah Sing also plans to venture into commercial developments, with its first serviced apartment project in the Klang Valley earmarked for launch early next year.  

After recording strong net earnings growth in the last two financial years : 70.8% in 2004 and 92.5% in 2005 – the company can expect another good year this year with the roll out of more interesting projects.

According to consensus estimates of major research houses, Mah Sing is expected this year to chart 35% growth in net earnings to RM65mil. This compares with net earnings of RM48.3mil and revenue of RM473.5mil last year.

In the first six months this year, net earnings improved 50% to RM31.4 mil against the same period last year.  

The company’s 20% return on equity last year is one of the highest in the industry, which had an average of 8% to 12%.  

Leong targets to launch two or three more projects in the Klang Valley by year-end. It has five ongoing projects in the Klang Valley and three in Johor.

“Perdana Residence, One Residence, Kemuning Residence and Aman Perdana will be our main income driver in the Klang Valley until 2009,” he said.

The company’s projects in Johor Baru are located within the South Johor Economic Region, which is designated as one of the fastest new growth areas in the country.  

Leong said Sierra Perdana in Tebrau-Plentong, which will contribute to earnings from 2007 to 2011, would be able to attract more investors when the 11km coastal road from Permas to Pasir Gudang was completed.  

Development is already quite advanced at its two other projects, Austin Perdana in Tebrau and Sri Pulai Perdana in Skudai.

There are only 53 acres and 67 acres still undeveloped in Austin Perdana and Sri Pulai Perdana respectively. The two projects will be completed by 2009.

我从去年就一直看到它长大
从sgd2.XX到sgd6.30
它的warrant最夸张,有20-30个
有call warrant 和 put warrant
好多个warrant都起超过100%了。

在3.32买进了三lot来test market。。。。我想它是属于long term的,近期的下跌因该是套现。。。。

馬星集團(MAHSING)預計07財年內完成脫售塑膠製造業務,加上收購新地庫,因而獲麥格里證券(Macquarie)給予“跑贏大市”的投資級別,目標價格為4.45令吉

麥格里證券在分析報告指出,受新發展計劃所激勵,馬星集團從05財年至08財年,預計每股盈利年複成長率為21%,且盈利仍有上漲空間。

報告說,如果馬星將脫售塑膠業務所得資金,注入較高回酬的房地產發展業務,預計首5年內取得20%回酬,即可為馬星的估值額外進帳2800萬令吉。

目前,馬星旗下的房地產發展業務,預測股本回酬率為25%至30%。

為改善股票流通率和籌措營運資本,馬星集團(MAHSING,8583)建議以5送1比例派送紅股、4配1比例發行二梯次附加股及私下配售新股。
該集團預料將於明年1月完成私下配售新股計劃,紅股派送和二梯次附加股發行計劃則各於6月及7月完成。

首9個月淨利漲41%

另一方面,馬星集團截至2006年9月30日首9個月表現大躍進,淨利揚升41%至4811萬3000令吉,前期為3413萬2000令吉。

該集團營業額則從前期的3億5202萬3000令吉增長2.65%至3億6135萬4000令吉。

該集團明年將推出另外5項新產業發展計劃,發展總值達12億令吉。現有發展計劃在未來2至3年約4億3100萬令吉陸續進賬,支撐該集團強勁成長。其現有的5項產業發展計劃餘下的發展總值為5億9800萬令吉。

目前,馬星集團整體總發展值(GDV)達22億令吉,其中12億令吉來自5項新發展計劃,分別位于隆市中心、蕉賴、士拉央、莎阿南及柔州地不佬。

此外,當中有4億3100萬令吉為未進賬銷售,預計可供未來2至3年營運;其余則是現有發展計劃,發展值達5億9800萬令吉。

看好柔州產業界前景,該公司放眼,未來柔州產業計劃可貢獻30%營業額,其余70%來自巴生谷。

《福布斯》雜誌(Forbes)選出2006年度“亞太潛力200強”,共有8家大馬公司進榜。在8家上榜大馬公司中,排名不分先後,包括實達、亞航、金鵬集團(TRANMIL,7000)、宇琦科技(UCHITEC,7100)、馬星集團(MAHSING,8583)、巴迪尼控股(PADINI,7052)、CB工業(CBIP,7076)與沿海工程(COASTAL,5071)。
以產業發展為核心業務的實達與馬星集團也穩佔兩席。除了實達早在產業市場有口皆碑外,馬星集團也是近年來備受分析員看好的產業股。

马星将在明年六月进行五配一的附加股。
目前,股价会面对没有足够子弹买附加股的股东的卖压。
要买的朋友,也需考虑附加股的额外资金。

SP Setia 已经发展到一个很大的地步, 开始SLOW DOWN, 如果你们知道的话, SP SETIA 以前也只是第二板的小不点, MAHSING 和SPSETIA 很相似,MAHSING 也是从二板起家, 现在还在高增长, 如果它真的跑去中国发展, 将前途无量

当一家公司需要更多的资金去发展原有或新的业务, 它就必须贷更多的款或发附加股, 所以你必须有足够的钱去认购,不然它会冲淡你的权益, 比如说, 你和你朋友合股开一间公司, 一人拿50千共100千, 你和他都有50%股权,如果你朋友要加多50千而你没能力付出多50千, 他将拥有新的股权66.7%, 而你的股权降到33.33%,
