FIRST LADY
Responding to the increasingly competitive conditions of the retail apparel market in the early 90’s, the Group had the foresight to change its business focus from product line to customer segment. Recognising its competitive strength in the Malay market segment, the Group expanded its scope of business to cater more comprehensively to the needs of this market segment. It opened a 300sqm shop retailing traditional Malay ladies’ fashion clothes under the brand name of First Lady in December 1992 in Tanjong Katong Complex.

The First Lady brand is synonymous with excellent quality, current designs at affordable prices. It has been a household name catering to the lifestyle needs and demands for the Malay market in Singapore since. An in depth knowledge of the market and the know how to anticipate the changing trends of the industry has been key to First Lady successes. All these have given First Lady its reach all sections of the targeted demographics.

There are currently 44 First Lady stores, 3 in Singapore and 41 in Malaysia as well as 1 dealership store. The plan is to continue our expansion in Malaysia targeting 100 stores in the next few years. First Lady intends to open in all the cities and bigger towns throughout East & West Malaysia. It has stopped awarding franchise for First Lady and will continue to expand with only company-operated stores.

PROPERTY INVESTMENT
In 1999, the Group diversified into property investments for rental income. The Group held two (2) properties in 1999, a unit in Blk 190, Lor 6 Toa Payoh, Singapore and 3 units on the ground floor of Ampang Park Shopping Complex, Kuala Lumpur Malaysia. At present the Group holds 59 properties. The property business is the chief contributor to the Group’s operating profits.

The property division of the Group will continue selective purchases of choice retail properties, augmenting its stable source of rental income.

GOLDEN CHANCE
In November 1993, the Group opened Golden Chance Goldsmith inside First Lady store in Tanjong Katong Complex. The retailing of gold jewellery is considered to be complimentary to its existing activities, as it enables the Group to benefit from tapping into a common customer base.

November 2008 marks the 15th anniversary of Golden Chance Tanjong Katong Complex. Over the years, Golden Chance has grown steadily and contributed significantly to Group's profit. Retail space has increased 3 folds from 430 sqft to the present 1300 sq ft.

The aim for Golden Chance is to maintain dominance of the gold jewellery business in the domestic Malay market.

Golden Chance has run one of the most successful and memorable Lucky Draw campaigns since. A total of $258,888 cash will be given away this year.

Second Chance to sell property portfolio into planned REIT

Second Chance Properties has announced it is planning to sell all 45 properties in its portfolio to REIT manager Celestine Management Pte Ltd for $175.4 million with the intention of listing the property fund as a REIT. The planned sale and listing are subject to approval by shareholders and the Monetary Authority of Singapore (MAS).

Second Chance says Celestine Management will provide unitholders of the fund with stable and regular distributions and long-term growth in both distributions and net asset value per unit. This would involve sourcing and acquiring value-enhancing assets in Asia, with an initial focus on properties in Singapore.

As at Aug 31 2013, the net book value (NBV) of the properties was $134,773,500. This means the proposed disposal will result in a gross gain of $40,602,912. About 39% of the proceeds from the disposal will be used to repay debts of the group while 55% of the proceeds will be used to redeploy into operating business or to fund business expansion in the region in order to generate higher return.

The purchase consideration will be fully satisfied by cash or, at the option of the company, in the form of units in the fund for up to 10% of the purchase consideration and the balance in cash.

Second Chance entered the business of investing in properties in 1999-2000. It has held its properties as long term investments and earned steady rental income which became an increasing part of the group’s revenue and profits over the years.

The group said it has reaped the benefits manifold over the past 14 years or so in the property investment business.

“Going forward, the board thinks that it is prudent to significantly reduce the group’s exposure to its investments in properties. Additionally, the opportunity to sell the properties en masse is a rare one and provides the group with an easier and more expedient means of disposing the properties as compared to selling each property individually,” said Second Chance in the press release.

第二房地产(Second Chance Properties)在截至2014年2月28日的2Q14录得收入增加3.9%至1,050万元,主要是由于证券业务的表现提高。但其他业务的表现均下滑。盈利从300万元下跌9.9%至270万元。六个月的收入为1,970万元,大致上保持不变,盈利提高3.2%至660万元。
