我是长期投资者,想请问ALSREIT产托(ALSREIT,5269,主板产托组)的股息稳定吗?可以持续增加?

答:先看看ALSREIT产托最新公布的业绩,该公司2016年末季业绩超越市场预期,分析员基于该公司依然有潜能带来16%的回酬,上调2017至2018财政年财测。

马银行研究指出,ALSREIT产托末季业绩主要由新山城中城广场(KOMTAR JBCC)出租率改善(由89%升至93%)及调整租金结构所推动,在剔除重估收益的1060万令吉下,录得1100万令吉核心净利,累积全年核心净利扬411%,至3600万令吉,超越市场预期。

马银行表示,尽管新山城中城广场出租率改善及租金结构获调整,惟因为KOMTAR大厦及@Mart Kempas出租率下滑,分别为93%及90%(前期为96%及95%)及租户没有更新租约而抵销部份利好。

马银行预料新山城中城广场将持续推动ALSREIT产托业绩,可在2017年贡献56%营业额。

在调整2016年全年业绩后,马银行调整ALSREIT产托2017及2018财政年财测,上修2.4%及2.2%。

马银行认为,ALSREIT产托可从KFCH学院和QSR产业享有稳定及可循环收入,该两项产业在2017年料做出25%的营业额贡献。

马银行认为,ALSREIT产托依然有潜能录得16%的回酬率,且2017财政年的周息率预测为5.6%。

综合以上,马银行维持ALSREIT产托“买入”评级及1令吉15仙目标价。

每2年可加租5%


2017年10月4日
(吉隆坡3日讯)Al Salam产托(ALSREIT,5269,主板产托股)以1亿5500万令吉现金,购买登嘉楼贡巴达Mydin超市。

该公司今日向交易所报备,于10月2日与Mydin Wholesale Cash and Carry私人有限公司签署买卖协议。

完成收购后,Mydin Mohamed控股有限公司会立刻回租该商场,为期30年。同时,Al Salam产托每2年可调高租金5%。

该产托管理人相信,该收购是个扩展投资产业组合的良机,可带来稳定永续收入流。

此外,“三重净租约”模式降低了Al Salam产托的风险,包括产业营运成本走高和其他行政活动。

“Mydin集团的符合回教教义的地位及提供100%清真产品的生意模式,将吸引附近的回教社区。”

该超市的市价为1亿5800万令吉,因此Al Salam产托是以1.9%或300万令吉折价购得该产业。

完成收购后,该产托的投资者组合将从9亿2210万令吉提高至10亿7710万令吉。

Al Salam产托将以银行贷款和/或债务融资来支付款项。

On behalf of the board of directors of Damansara REIT Managers Sdn Berhad, the management company of Al-Salam REIT, RHB Investment Bank Berhad wishes to announce that the Trustee, acting solely in the capacity as trustee for and on behalf of Al-Salam REIT, had on 2 October 2017 entered into a conditional sale and purchase agreement with MWCC for the acquisition of a double storey hypermarket, each floor with a mezzanine level together with 796 car park bays (634 covered parking bays and 162 surface car parking bays), located at Lot 52606 (formerly PT No. 35511), Dataran Austin, Jalan Gong Pak Damat, 21200 Kuala Terengganu, Terengganu Darul Iman for a total cash consideration of RM155.0 million to be satisfied entirely in cash.

最新进展:

Al Salam产托(ALSREIT,5269,主板产托股)以1亿5500万令吉现金,购买登嘉楼贡巴达Mydin超市。

收购后,Mydin Mohamed控股有限公司会立刻回租该商场,为期30年。Al Salam产托每2年可调高租金5%。

Al Salam产托将以银行贷款和/或债务融资来支付款项。这项交易预计明年首季完成。

行家建议:

由于实际利率成本较高(近5.2%),因此,我们中和看待这项收购计划。

由于Al Salam产托将举债完成收购,我们不排除可能会有向单位持有者筹资,因为该产托的负债率,将从2016财年的35.45%,上升至近44.5%。

另外,因成本提升,我们预计收购回酬也会稍高。我们认为,6%的派息率,会随着租金每2年调涨5%而逐年上升。

另一方面,我们上调2018至2019财年盈利预测,幅度为3至4%。盈利的主要推动力,将源自光大JBCC资产5至15%的租金上调率。

调升财测后,我们也将目标价,由1.18令吉上调至1.20令吉,维持“买入”评级。

ALSREIT产托(ALSREIT,5269,主板产业投资信托组)建议以1亿5500万令吉现金收购登嘉楼Mydin霸级市场。

该霸级市场的出租率为95.29%,截至2017年3月31日,资产的净收入为698万5000令吉。ALSREIT产托预期明年首季可完成收购。

马银行研究对此进展持适度正面的看法,该公司和卖方签署的回租架构将提供稳定和经常性租金收入。

该公司也和卖家达致为期30年的三重净租赁(triple-net lease)合约,即租户承担所有的运营花费,Mydin将回租该霸级市场,每两年租金提高5%,但租金详情未透露。收购价比市场估值的1亿5800万令吉低2%。

假设净产业回酬6%和借贷成本5.2%,Mydin霸级市场资产将令ALSREIT产托2018至2020年财测和股息预测上调12%/4%/6%。此外,负债比升至0.44倍(截至2017年第二季为0.36倍)。总产业价值增加17%,至10亿7700万令吉(第二季为9亿2200万令吉)。

马银行研究保持财测不变,继续看好ALSREIT产托的均衡资产组合,包含了长期稳定资产和三重净租赁将提供盈利上涨潜能。
