c.        If the said rent or any part thereof or any payment payable to the Landlord as stated in this Agreement shall be unpaid for fourteen (14) days after becoming payable  (whether the same shall have been formally demanded or not) or if any of the agreements or covenants herein expressed and on the part of the Tenant to be performed or observed shall not be performed or observed or if the Tenant shall become bankrupt or wound-up, whether compulsorily or voluntarily, or enter into any arrangement or composition with its creditors or suffer any distress or execution to be levied on goods then and in any of the said cases it shall be lawful for the Landlord at any time thereafter to re0enter upon Premises or any part thereof in the name of the whole and thereupon this Tenancy shall absolutely determine but without prejudice to the right of action of the Landlord in respect of any antecedent breach of the Agreement on the part of the Tenant herein contained.
d.        The Tenant shall have the option to renew the tenancy of Premises for further them of One (1) year upon the same terms and conditions, covenants and stipulations herein contained PROVIDED THAT:
i.        Notice in writing by the Tenant to exercise the option to renew is given three (3) months before the expiration of the tenancy; and
ii.        The rent payable on the renewed tenancy shall be reviewed subject to further negotiable and having regard to the prevailing market rate of similar premises in the year vicinity of the premises
iii.        Notice in writing by the Tenant to exercise the option to terminate this tenancy agreement is given two (2) months
e.        Any notice required to be given to either party shall be deemed to be sufficiently served if the same is sent by registered post addressed to such party at the last-known address and shall be deemed served fourteen (14) days from the date posting.

e: 通知信以挂号信为准，信件寄至对方的最后地址，从邮寄日期算起，14天后就当作已收到。
