合成2.78億售6塊土地

(吉隆坡19日訊)合成(HAPSENG,3034,主板貿服組)與兩家公司達成買賣協議,以2億7千800萬令吉的價格脫售6塊位於沙巴拿篤的土地。

合成發文告指出,該集團通過旗下獨資子公司合成產業發展私人有限公司與兩名買家──Arrowchip私人有限公司以及Futurenote私人有限公司達成協議,分別以1億3千192萬令吉和1億4千608萬令吉脫售土地予兩者。

上述土地目前主要用作栽種棕油,每年通過鮮果串銷售預計貢獻70萬令吉。

這項脫售行動與合成撤資東馬非戰略性產業的政策相符合,完成後料將為合成帶來1億9千950萬令吉的淨收益,可助把集團的負債率從0.74倍降低至0.70倍。(星洲日報/財經)

合成統一 5.75%股權場外易手

(吉隆坡23日訊)合成統一(HAPSENG,3034,主要板貿易)本週甫開市即見5.75%股權在場外易手,每股3.50令吉,該股隨之上揚。

股市數據顯示,合成統一今早出現一單場外交易,以每股平均3.50令吉買賣1億2600萬股,股權相等于股本21億9100股的5.75%。

在交易推動下,合成統一早盤亦見揚勢,開市時揚2仙至3.49令吉水平,休市時漲幅稍擴大至6仙,掛3.53令吉,半日交投61萬9200股;午盤該股保持揚勢,閉市時起9仙,掛3.56令吉,成交量112萬2800股。

目前合成統一旗下業務相當多元化,其中包括種植、房地產投資及發展、信貸融資,肥料、建材及汽車貿易等。

該公司數月前曾透露,放眼未來2年內,在巴生谷推出發展總值超過10億令吉的房產發展計劃。【中国报财经】

合成“金牌CEO”‧李民富看得到市場

合成(HAPSENG,3034,主板貿服組)業務西渡至半島後,過去8至10年間營業額從5億令吉飆長8倍至40億令吉,未來將放眼產業與產業投資,為集團注入持續成長動力。

集團董事經理拿督李民富接受專訪時說,該集團將專注於巴生河流域的產業發展,此區域人口對各種產業需求殷切,將專注於提供各組合產業,由高檔至可負擔得起產業,若地點佳與符合需求,相信可免於各種宏觀經濟變迭和週期性經濟衝擊。

他披露,今年將推展6項總共20億總發展值的各類型產業發展計劃,今年迄今銷售達6億9千300萬令吉,未進賬銷售達4億6千萬令吉。

他不認為產業市場已飽和或泡沫化,只要迎合各環節需求的產業,包括可負擔得起房屋,將會取得持續成長。

他認為可負擔得起房屋,將是其一個重點,因為這方面的需求將持續;總體策略則推出各種組合產品,迎合不同市場需求,拉抬成長動力。

他認為,透過這些業務的深耕,料業績將取得長足成長。

“在所推展產業中,產業貢獻與成長的動力無限,這點不言而喻。”

產業雖只佔合成營業額20%左右,不過卻在盈利方面貢獻卓著,超越其他業務之貢獻,因此被視為未來業務成長動力。

截至2014年3月31日止首季業績,產業發展營業額按年增長208%至1億7千540萬令吉,而營運盈利增長291%至1億3千710萬令吉,主要受益於東西馬產業發展與脫售非策略產業。

國內產業發展空間大

他認為,在巴生河流域與大馬仍有很大發展空間,會專注於國內產業發展,且會迎合市場需求以抗波動,暫時不會把重點轉移國外。

至於產業投資也一樣,仍聚焦於國內地點絕佳的地段與產業收購。

2004年,原本只在東馬營運的合成,藉收購馬聯大廈(MUI)“西渡”巴生河流域;經過翻修後,上述大廈已被改建為總部大廈。

合成一直努力增加現有地庫,特別是地點絕佳的地段。李民富說,他時時都在探討收購可能性。截至今年5月,目前有地庫2千零90英畝,其中150英畝坐落巴生河流域。

在東馬,透過其有素質的品牌,已是家喻戶曉的屋業發展商;在巴生河流域,則以利基產業著名,常以佈局與素質各擅勝場,在策略地點中營造更高價值。

他強調,合成不僅要為人們建屋,而是要建立有素質的家居,這深獲人們的信任。

合成也是首個在巴生河流域開展“先建後售”理念的發展商,從2007年就開始。

他披露,合成將在蒲種地段建可負擔得起公寓,每方英尺售價約為500令吉,是產業界中低售價之一。

“售價非常具競爭力,然而素質上絕不妥協。每層樓僅4單位,低密度。”

產業投資
商產過剩
長期有市

李民富認為,即使辦公室已供過於求,不過會放眼長遠投資;只要是地點絕佳的產業,自然會釋放價值。

他以其辦公室所在地的合成大廈說,這座大廈前身為馬聯大廈(MUI),以往租金低而不討喜,經過翻修後,即改善與創造附加價值。

產業投資業務下的3棟大廈,將有100多萬平方英尺出租面積,即花旗銀行大廈出租面積逾73萬平方英尺、合成第一大廈32萬6千餘平方英尺;即將於9月建竣的合成第二大廈有逾34萬平方英尺,料可作出正面貢獻;這也是符合綠色建築指數(GBI)的建築。

合成持股50%的花旗銀行大廈,是於2008年全球經濟不景低價買下,目前出租率達99.5%。

提到是否把其產業臂膀分拆上市,他說,這是籌資的一個選項,基於獲得銀行的融資支持,因而目前仍不考慮。

是否會注入產業投資信託(REITs),他認為,這將會在有需要時才這麼做,目前未浮現腦際。

他說,目前主要是獲銀行融資以從事產業發展;目前負債比仍然很低,未來若有需要,會考慮發債或伊斯蘭債券融資。

產業計劃
綠色產業
反應熱烈

2007年推展的蒲種100英畝的D'Alpinia城鎮計劃,總發展值達5億7千100萬令吉,分三期發展,坐落策略地點,處於白蒲大道、南巴生河流域(SKVE)與隆布大道(MEX),交通四通八達。

ANDANA@D'Alpinia的116單位公寓,分為AB兩棟,A棟18樓60單位,B棟17層56單位;每層樓僅4單位,每平方英尺售價約500令吉,預計今年第三季推展。至於同期的30間別墅(Villa),建築面積介於2833至3240平方英尺左右。上述售價比很多推展的同樣產業低,而素質又好。

ANDANA區內,第三季的商業園(Business Park)將建3至4層樓店屋,售價從220萬令吉起跳。

截至今年3月杪首季,其具有綠色建築(GBI)認證的豪華公寓計劃“The Horizon Residences”、Nadi Bangsar Services各獲96%與76%出售率。前者發展值3億9千萬、Nadi Bangsar發展值4億4千600萬令吉。

管理哲學
以人為本
互信互惠

整個業務聘請1萬零200員工,龐大的員工隊伍並不容易管理,但李民富主要是以信任與下放權力,讓管理隊伍從中表現。

李民富說,企業價值是以人為主,建立人與人之間的良好關係與互信,這是集團的核心價值。

“做生意當然要盈利,不過要建立互信,提供有素質產品,這樣才可走得更遠。”

他說,不管是與生意伙伴,或是職員、利益相關者,建立良好關係與互信非常重要,這是生意的開始。

放手讓員工發揮表現

他說,他在加入集團前,是從基層做起,對業務的性質非常熟悉。

他指出,其管理哲學是,把任務交託賢能人士負責,學會放手與信任,鼓舞員工士氣,或者在他們有無法解決的問題時,給予諮詢。

“為員工營運良好工作環境,讓員工可能發揮效能和有所表現,這樣他們便會樂於以一個團隊來工作和發揮表現。”

他說,員工不僅僅要樂於工作,也要有生產力與良好表現,這樣公司才能因員工的良好表現,而繼續邁步向前。

即使膺選最佳首席執行員獎,他也保持非常低調,並把這一切榮耀歸功全體員工努力的結果。

他指出,以身作則便是最好的身教。

根據在該公司工作的一名員工說,李民富有很好的人際溝通技巧,同時具有親和力。

在電梯碰上了,他會與同事打招呼。

為了視察合成第二大廈的工程進展,他親自由底層爬到頂層的30樓。他說,很多同事與他一起上樓時,都不預期他會那麼做。

李民富說,勤於走動是管理的開始,也是管理的實踐;在未升任董事經理前,嘗試去瞭解各業務。

“在每個業務有專業人員,目前不能事必躬親,而是下放給能人,鼓舞他們,至於他們能夠處理的,就放心交給他們去做,而減少干預;他們也高興的表現。”

他說,最糟糕的管理,是導致人們憎恨前來工作;反之,則是沉醉在工作的愉悅,也因表現和做好分內事務,而使公司業務永續和壯大。

油棕業務
講究效益
重視永續

李民富在管理油棕業務時,勤於在芭場走動,讓他培養起的腳力與氣魄。

他說,在種植業方面,集團下油棕業務雖然不是最大的,卻是其中一個最有效率的。

他指出,在沙巴山打根至拿篤區,合成種植有連綿4萬公頃的油棕園,這麼廣袤的油棕種植面積,無論雨量、地質皆是優質的;這在規模、物流整合上,無疑提昇不少效益。

他不願預測原棕油價格走勢,他說,油棕油價格不是人們可以管理的,合成更側重於管理鮮果串與收穫率。

他說,在油棕上游業加強生產力,日後也打算深耕下游業,以創造更高價值。

種植業務首季營業額1億3千840萬令吉,營運盈利達5千810萬令吉。

從今年開始,其棕油提煉廠將獲棕櫚油可持續發展圓桌會議(RSPO)認證,即從種植到廢料處理,皆迎合環保理念。

合成體認到,短期利益不能破壞長遠的永續,這也是為何制定良心政策與計劃,以在營運區的環境與社會經濟層面相諧和。

種植業旗下的Sg Segama園坵,2012年5月就獲RSPO認證,Jeroco園坵也於2013年9月獲認證。

RSPO認證程序是根據永續棕油業的一套國際標準,受嚴峻準則所約束,並且需遵照一套原則行事,才能獲得獨立RSPO稽查的審核通過。這套原則包括透明、遵照法規、種植人與煉油業使用適當的最佳實踐,保護自然資源與生態多樣性、員工須體諒種植區、煉油區群體的處境,新種植地的開墾須負責任,同時持續改善主要區域的活動。
核心業務

得獎無數

合成會專注於核心業務,致力於成為領域佼佼者。在每個涉及的領域,都要儘量做到最好。

在每個領域,都注重素質和員工表現,在企業社會責任方面(CSR),則強調保護環境和回饋當地社會。

合成殊榮無限,李民富連續獲2013年與2014年年度CEO獎,上述獎由卓越品牌獎(Brand Laureate)頒發。

產業為其贏獎無數,其產業臂膀合成置地(Hap Seng Land),因Hap Seng Star馬賽地Autohaus之建築,在特定計劃組和工業組中,膺選2008年大馬世界不動產聯盟(FIABCI)大馬產業獎。2009年再接再厲,合成大廈獲FIABCI辦公樓組產業獎項,金鑾馬賽地Autohaus,在工業建築獎中獲2009年大馬繪測師(PAM)獎。

HAP SENG STAR也令豪華汽車組綻放光芒,分別獲選2011年、2012年與2013年馬賽地卓越服務獎。目前是市場中佼佼的經銷者,所經銷的馬賽地在馬市佔率至少31%。最近剛在怡保路與無拉港投資兩大馬賽地分銷中心,無拉港為東南亞最大的中心。

在炸石業,2012年贏取大馬炸石業協會卓越獎,表彰在環保、工地安全、創新與工藝、人力資本發展與企業社會責任的貢獻。

合成是國內第二大炸石業營運者,有10個炸石場在營運,具經濟價值石頭儲藏量達1億8千萬公噸同時也是國內第二大粘土磚生產商。在沙巴、吉蘭丹、登嘉樓、彭亨和柔佛,總共有8個瀝青廠。

老牌公司
專業管理

合成是沙巴潮籍殷商丹斯里劉玉波所創立的集團,該集團以專業隊伍管理,完全不安插親戚參與管理;集團執行主席是曾擔任皇帽釀酒廠董事經理的丹麥人拿督Jorgen Bornhoft(73歲),首席營運員則為一名德國人,炸石業務由精於礦務的澳洲人負責。

劉玉波創辦

合成的業務是由沙巴斗湖的一間雜貨店做起,時為1946年;合成取“合作邁向成功”之寓意,隨後擴大至木材業務;1982年透過收購馬磨石,從中進軍產業、汽車業、信貸業務。

早期的伐木活動,清理的一些土地,讓它從上世紀70年代起,轉型至種植與產業發展活動。產業發展活動初見於沙巴斗湖、亞庇、拿篤、山打根等,嗣後也在巴生河流域推出多項豪華計劃,包括在孟沙的Nadi Bangsar Service Residence、敦拉薩路的Horizon Residences豪華公寓、蒲種保安圍籬的100英畝綜合發展計劃D'Alpinia。

早期的伐木活動,除了促使合成邁向採購馬賽地木材卡車,也順勢為合成一躍而成首屈一指經銷商製造契機。

目前核心業務包括產業發展、產業投資、炸石廠、信貸融資、豪華汽車銷售等。

李民富簡介

李民富現年60歲,2000年11月1日受委為非獨立非執行董事,2002年3月25日起擔任執行董事,自2005年起擔任集團董事經理,他也是薪資委員會主席成員之一。

李民富也同時擔任玉波控股有限公司(玉波)和合成種植董事經理,玉波是合成集團的控股公司。

1980年加入馬毛石公司(馬磨石(除牌)(MMOSAIC(除牌),3824,主板貿服組)),1995年成為該公司首席營運員,2005年3月31日起擢升為馬磨石董事經理至2007年1月。

1977年畢業於加拿大McMaster大學,考獲文學士。

(吉隆坡27日讯)合成统一(HAPSENG,3034,主板贸易服务股)截至6月30日次季净利上扬21.66%,报2亿4521万令吉,上财年同期为2亿155万令吉。

该公司表示,除了化肥贸易外,其他业务表现都出现改善,推高营运盈利按年走高。

至于次季营业额则从8亿2676万令吉,走高32.73%,报10亿9739万令吉。

首半年业绩方面,合成统一净利取得21.78%增长,报3亿7062万令吉;营业额则扬升20.78%,报19亿5586万令吉。【南洋网财经】

争取产业市场蓬勃商机 协成置地扩充至巴生谷

二零一四年十月四日 晚上六时五十四分
(吉隆坡4日讯)协成统一有限公司(HAPSENG,3034,贸易服务组)将专注于发展其产业支臂协成置地私人有限公司,以在蓬勃的产业市场上分一杯羹。

除了首个在马来半岛赛城附近的项目外,其余项目的发展总值皆超过25亿6000万令吉。

作为一家知名公司,尽管协成统一拥有很多核心业务,但是人所共知它是马来半岛的马赛地房车经销商,以及在沙巴州拥有种植园。协成置地首席营运员许大卫(译音)说:“虽然我们已经在沙巴经营房地产开发业务已有一段时间,不过巴生谷的楼价升幅更具吸引力。在截至今年6月30日止上半财政年,当巴生谷的产业发展获得可观的利润和收入后,这进一步提高我们对该处的投资兴趣。”

今年上半年,产业业务贡献集团整体营业额29%或20亿令吉,以及税前利润77%或5亿5100万令吉。而在去年同期,所贡献的营业额仅8.7%或16亿令吉,以及税前利润13%或3亿9400万令吉。营业额之所以提高,主要是来自吉隆坡的Nadi Bangsar和The Horizon Residences 2项多层高级住宅大楼单位的销售获改善。

Horizon是在去年推介,目前已售出95%的单位。而Nadi虽然尚未推介,但已售出72%。

而称为JTR 2的第3个多层住宅项目则位于吉隆坡市的敦拉萨路。

他指出:“上述项目的位置经已被选定。部分Horizon的单位将会面向皇家雪兰莪高尔夫球场。该集团支付了部分土地的溢价,因为它希望被认同为一家利基市场发展商。”

他表示:“我们将专注于巴生谷的产业发展。目前,公寓单位供应过剩不会阻碍我们的发展,因为我们凭借项目的优越位置作为卖点。”

协成置地在马来半岛的第一个项目,是位于蒲种南部距离赛城仅9公里,面积达100英亩的D’Alpinia。它在2000年买下了这幅土地,并在2007年发售产业单位。

他称:“由于D’Alpinia是在半岛的第一个项目,再加上它处于策略地区,因此我们采用先建后售的销售计划。该产业地点距离市中心30公里(经隆布大道),而距离八打灵再也则是20公里。”

此外,上述地点夹在白沙罗蒲种大道(LDP) 和南巴生谷高速公路(SKVE)之间。而毗邻是预留的狭长地带,作为铺设地下煤气管道。

协成置地在第1及第2期已建成约500间有地房屋,并且完全售罄。它将推出第3期,包括116个中密度共管公寓单位,以及30个双层和2层半的排屋。

虽然高速公路的噪音水平在第1及2期没有那么明显,但可能在第3期是一个障碍。因为目前LDP的汽车流量较多,而SKVE也越来越繁忙。

由于这些不利因素,该公司已为第3期的多层共管公寓单位定价每平方尺425令吉,而有地屋则每平方尺408令吉。此外,第3期还将发展一些商业产业。

上述产业售价能与位于蒲种南部称为O2的住宅单位竞争。后者的多层共管公寓单位售价为每平方尺约500令吉。而O2的综合发展项目总发展值(GDV)达20亿令吉,预计需时8至10年时间完成,而D’Alpinia的GDV大约是5亿7100万令吉。

此外,还有一项由IOI集团有限公司(IOICORP,1961,种植组)发展的Sierra 16城镇也坐落在蒲种南部,但是它远离SKVE和LDP。据资料显示,该城镇的单层排屋售价每间约60万令吉,而双层则售80万令吉起。

由于孟沙和孟沙南部等地点为人所共知,因此发展商往往在这些地点的周边地区发展产业项目以提高其知名度。因此,在这种情况下,买家在购买蒲种及蒲种南部的产业时,通常会考虑汽油费和大道收费等因素。

许氏透露:“我们将会继续在巴生谷收购土地及投资物业。这将是个首要任务。”

他说,该计划是要协成置地成为一家具规模的发展商。集团拥有土地储备大约713.7公顷(1763.59英亩),当中的97%或690公顷是在沙巴州,而其余的23.7公顷则位于巴生谷。

当被问及该公司会否考虑购买巴生谷之外的土地时,许氏称:“我们现在的重点放在巴生谷的策略地点,但是我们也寻求一些具策略性的高价值地点。”

截至今年5月,该公司录得总销售额6亿9300万令吉,而未入账销售则达4亿5900万令吉。截至2013年12月31日止,未入账销售企于5亿7000万令吉,包括1亿600万令吉的购屋预订款项。

现时,协成统一没有计划将产业支臂上市。【光华日报财经】

合成第三季淨利揚38%‧派息15仙

(吉隆坡26日訊)受亮眼產業發展業務大力烘託,合成(HAPSENG,3034,主板貿服組)截至2014年9月30日第三季淨利走揚37.7%至1億9千442萬令吉,帶動首9個月淨利上揚26.8%至5億6千504萬令吉。

業績亮麗,合成每股慷慨派息15仙,今年迄今派息25仙。

第三季營業額微挫0.07%至8億2千892萬5千令吉,首9個月則增長13.5%至27億8千478萬2千令吉。

合成產業營收上揚11%至1億1千270萬令吉,主要是巴生河流域多項豪華公寓計劃推動營運盈利按季上揚521%至1億6千590萬令吉;信貸融資業務營收與營運盈利按年走高12%與7%至3千320萬令吉和2千560萬令吉,截至第三季融資額增長11%至17億2千萬令吉,呆賬率2.01%,相比業界平均1.77%。

肥料貿易營收走低20%至2億1千410萬令吉,營運盈利改善至1千260萬令吉,前期虧損980萬令吉;炸石與建材營運盈利挫73%至160萬令吉;汽車業務營收走高43%至1億8千520萬令吉,營運盈利由140萬改善至190萬令吉。(星洲日報/財經)
