伊!为何有位风水师为什么也预侧此股(29-07-13)?
土月(6/7-5/8),有一只地产股跑出头,即母股不动,儿子动的MULPHA LAND。
但以常理推之,母股不可能落后吧,大股东每星期在吸票,股价水静河飞,想必内有乾坤,耐心等待,必能见曙光。

馬化置地2送3紅股

(吉隆坡29日訊)馬化置地(MULPHAL,7889,主板產業組)建議以2送3比例派送1億3千698萬股紅股,以及脫售新山土地給大股東馬化國際(MULPHA,3905,主板貿服組)和向大股東收購八打靈再也的地段,以整頓集團業務。
馬化置地在文告中指出,將分別以1千491萬2千令吉及475萬令吉脫售新山兩塊地段給馬化國際的獨資子公司Leisure Farm Equestrian公司(LFESB)。有關地段面積分別為2萬6千970平方公尺和5千172平方公尺。
釋放970萬資產價值
該公司將從中釋放資產價值,取得970萬令吉收益。
同時,該公司將以4千707萬令吉或脫售八打靈再也地段所得的23%(視何者為高),向馬化集團服務公司收購馬化產業(馬)私人有限公司的全部股權。
馬化產業(馬)目前在八打靈再也13區擁有8萬6千865平方公尺土地,馬化置地有意在該地發展高檔服務式公寓,估計發展總值約2億至2億5千萬令吉。(星洲日報/財經)

(吉隆坡31日讯)马化置地(MULPHAL,7889,主板产业股)周三有批784万8000股场外交易,交易价为每股1.00令吉,低于每股1.03令吉闭市价。
马交所数据显示,上述场外交易的股票相等于公司的8.59%股权。这批股票是以每股1.00令吉的价格在场外易手,比马化置地周三1.03令吉闭市价低3仙。
周三闭市时,马化置地下跌4仙或3.73%,以1.03令吉挂收,成交量达41万1600股。[南洋网财经] |

成榮 馬化置地 聯營發展高檔房產

(吉隆坡1日訊)成榮集團(MUDAJYA,5085,主要板建築)與馬化置地(MULPHAL,7889,主要板房產)組聯營公司,進軍高級房地產發展業務。
雙方分別向馬證交所報備指出,新聯營公司下成榮集團子公司及馬化置地將分別持股49%及51%。
前者將以24萬5000令吉認購聯營公司24萬5000股,並以1137萬2900令吉現金或每股47.42令吉,認購24萬5000股可贖回優先股。
馬化置地則以25萬4998令吉現金認購現有股,並以255萬5000令吉或每股1令吉認購可贖回優先股。
不過成榮集團認購可贖回優先股所得稍后將根據雙方在聯營公司持股平均攤分,持股49%將獲580萬令吉。
文告指出,聯營公司首個項目將把2塊土地做住宅及商業綜合發展計劃,地點與Tropicana高爾夫球俱樂部毗鄰,有助公司在無需重組業務結構前提下進軍高級房地產發展。
不過,該公司以1.2億令吉向麗陽機構(TROP,5401,主要板房產)購地計劃未完成,目前仍在等待結果。[中国报财经]

- 假设公寓全部售完.
- 假设30%赚副,则7亿有2,1亿 收入,取2亿算/4年=每年收入5千万 (2014-2017年) .
- 公司股数为91320,000 ,则50000000/91320000=0,54(eps 每股净利)
- 这里取 eps=0,40 算 .目前1,00 的股价,pe=2,5 倍 .

马化置地862万卖巴生2地

(吉隆坡10日讯)马化置地(MULPHAL,7889,主板产业股)宣布以862万5204令吉现金,脱售位于巴生的2片地皮予Amazing Acres私人有限公司。
根据该公司文告,双方已签署买卖协议,即将脱售的土地面积达5.1664公顷或55万6106平方尺。
文告指出,Amazing Acres私人有限公司的业务是产业或土地买卖和出租等活动。
马化置地完成售地计划,并扣除总值18万7504令吉相关活动成本后,将取得397万3738令吉收益。其中400万令吉将用来偿还银行贷款,443万7699.98令吉则用作工作资本。
根据资料,马化置地对这项土地的投资金额是655万2500令吉。截至2012年12月31日止,其净账面价值为446万3961.99令吉。上述脱售价格等于每平方尺约15.51令吉。
该公司认为,由于他们无意发展该些土地,脱售可以释放土地价值。[南洋网财经]

(吉隆坡28日訊)馬化置地(MULPHAL,7889,主要板房產)子公司獲大馬大華銀行(UOB)1億7527萬令吉貸款,以購買與發展兩塊土地。
馬化置地今日向馬證交所報備,子公司Mayfair Ventures私人有限公司,獲得大華銀行提供1億7527萬令吉融資資金,作為購買兩塊位于雪蘭莪土地,及發展之用。
馬化置地指出,子公司合法股本和繳足資本分別為500萬令吉和100萬令吉,其主要業務為房產發展。
