很多贷款者常常会觉得很烦恼,因为不了解怎样的配套才是最适合自己。是最低的利息?最低的每月供期?最短的 Lock In Period?最具灵活性?等等问题……寻找适合的房屋贷款(房贷)需要花很长的时间,因为每间银行都被局限于销售自己的房贷配套;银行通常都会说自己的配套是最好的,然后把不利的 Terms & Condition 轻轻带过,这令贷款者更加的犹豫不决。
而现在,身为 Mortgage Consultant 的我们拥有所需的资讯,让贷款者比较不同房贷配套的利与弊,才选择适合自己的配套,无形当中节省了贷款者所付出的时间和精神。最吸引人的地方就是,我们决不向贷款者收费!我们的收入是来自银行,但银行也不会因此而提高贷款者的利息;不管贷款者是向我们还直接向银行贷款,还是能够得到同样的配套。

见客户时,最常听见的几个问题就是“什么银行的利息最低?”听了以后都会叹气,利息最低就是最好吗?身为精明的消费者,我同意能省则省,但是有时候利息高一点点的房贷,却可以带来更大的利益。Kancil & Proton Saga 都很便宜,为什么却有人愿意花更高的价钱买 Honda?买 Toyota?这是因为性能,座位,舒适,品牌,身份等等等。
在很多人眼中,房屋贷款(放贷)的差别只在于利息,其实不然。银行们拥有自己的房贷配套,不同的政策,条件与规则(Terms &Conditions)。就好像
- 估价(Valuation)- 每一间需要融资的产业,都需要经过估价师。银行们有着不相同的估价师,所以给的市价都会有差别。有些银行比较保守,有些银行比较激进;当银行给不到需要的贷款额时,多好的配套都是惘然。
- 贷款额(Margin offinance)- 房屋(Residential)多数银行可以融资屋价 / S&P价的90%(不包括 MRTA/律师飞/估价费);但也有银行可以融资屋价 / S&P价的 95%,甚至 100%(不包括 MRTA/律师费/估价费)。现金不足的贷款者,可以贷款多一些来付头期,律师费,装修等等!
- 贷款期限(Loan Tenure)- 房屋(Residential)多数银行可以提供30年 / 最高65岁;但也有银行可以提供至40年/最高70岁。这可以减低每月供款,适合年级较大的贷款者,或手头较紧的贷款者!
- 每月供期(Monthly Installment)- 除了 Loan Tenure,Monthly Installment 也取决于房贷的利息;有些配套在前几年提供较低的利息,减轻贷款者的负担,适合刚出来社会工作的年轻人!
- 锁定期(Lock In Period)- 多数房贷都有5年的 Lock In Period,贷款者必须在5年后才能取消该贷款,不然就会被罚款;但也有银行提供3年的 Lock In Period,甚至没有 Lock In Period。对于产业投资者,这是个很好的选择。因为只要该产业达到目标价,他们就可以不必被罚款地把产业卖掉!
- 灵活性(Flexibility)- 不同的房贷配套有不同的灵活性。有的配套只允许贷款者还MonthlyInstallment;有的配套允许贷款者随时随地的还母钱(Principle),以缩短贷款期限和节省利息。对于资金充裕的贷款者,这可能是最佳选择!
除了以上那些,还有一些比较含有的条例(Terms &Conditions)。常常听人家说,银行是骗子,有很多有隐藏条例(Hidden Clause);其实是没有的,银行只是根据贷款献议书(Letter of Offer)里的条文来执行。Hidden Clause的出现,是因为银行的工作人员没有清清楚楚地解释整个 Letter of Offer。而贷款者也没有谨慎地了解所签署的配套,抱着便宜就好的心态…… |

对我来说,很多配套都很不错
视乎贷款者想要什么配套,适合怎样的配套
以下的配套都有自己的特点,请看一看
配套一
BLR - 1.8, Fully Flexi Loan Islamic Package
Setup Fee RM200 & Monthly RM10 waived
5 Years Lock In Period, 3% Early Exit Penalty
Loan 35 Year/Age 70
Islamic Package with Maximum Interest of 9.90% (Capping Rate)
Extra payment will gain 0.3% - 0.5% interest p.a
配套二 RECOMMENDED
1st 3 Years Fixed at 4.00%
Thereafter BLR - 1.75%, Semi Flexi Loan
3 Years Lock In Period with 2% Early Exit Penalty
如果预测 BLR 会上升,可以考虑这个配套
配套三 RECOMMENDED
Semi Flexi Loan1st 3 years Fixed at 4.40%, TA BLR-1.8% (150k - 500k)

配套一
BLR-1.80%, Fully Flexi Loan Islamic Package

这配套独特之处:
多数 Flexi Loan 的利息会比 Term Loan 高 0.1% - 0.2%
需要给 RM200 Processing Fee 和 Monthly RM10,有些贷款者觉得不划算
现在这个配套免了这些收费,而利息也和 Term Loan 一样好
这个配套有 Capping Rate of 9.90%
如果不幸运的,BLR 起到 15%,银行最多也只是 charge 9.90% 的利息
这是一种保障(虽然我觉得不会起到那么高)
FlexiLoan 允许advance payment to reduce principle
而这个配套,除了那笔钱可以减少利息,还将会得到利息(0.3% - 0.5%)
例子一:
贷款200千,贷款者放100千在FlexiLoan里
银行会 charge BLR-1.80% on 100千 Outstanding Balance
另一方面,银行会给一年0.3% - 0.5% 的利息on 100千
例子二:
贷款200千,贷款者放200千在FlexiLoan里
银行不会charge 任何的利息,因为OutstandingBalance = 0
另一方面,银行会给一年0.3% - 0.5% 的利息on 200千
这配套会不会很划算呢? |

现在的贷款者比以前精明了一点(尤其是 Cari 的各位)
申请贷款时,会注意 Lock in period, Penalty, Flexibility 等等
这些都比较 common 了,现在谈些比较罕见的

Utilization Fee: An utilisation fee shall be charged at 1% per annum on the unutilised portion of the total loan limit available at last due date whenever the utilisation rate is 30% (Trigger Level) or below the total loan limit available at last due date.
这是某家银行的 Flexi 配套
有点像 Overdraft 的 Commitment Fee,但是 T&C 有点不同
例子:贷款100千,利息 5%,Flexi Loan
当 Outstanding Loan Amount 多过 Total Loan Amount 的 30%
银行会 charge 5% x Outstanding = Interest
假设 Outstanding = 40k,Interest = RM2k pa
当 Outstanding Loan Amount 少过 Total Loan Amount 的 30%
银行会 charge 5% x Outstanding + 1% x (Total Loan Amount - Outstanding)= Interest
假设 Outstanding = 30k,Interest = 1.5k + 0.7k pa = RM2.2k
当 Outstanding 少时,利息竟然会增加

借问一下, full flexi loan 跟 semi flexi loan 的差别就是以下吗?

PROPERTY大大很专业阿,不错,不错,现在BANk已经STANDARDLIZE了,我觉得要看SERVICES和FEATURES比较重要了,难道最低利息就是最好?哈哈哈哈,有时候我要用很长的时间去和顾客说明给他们知道,请相信我们的专业。。。谢谢 |

100%。。。。。以前OCBC有一个+PERSONAL LOAN的但是不知道这个还有没有,为什么要100%?难道连10% 都无法拿出来 |
