The Landlord will on the Tenant made three (3) months before the expiration of the hereby created and if there shall not be at the time of such request any existing breach or non-observance of any covenants on the part of the Tenant herein before contained, at the expenses of the Tenant grant to the Tenant a tenancy of the demised premises for a further term of one (1) years from the expiration of the said term at an increased rent of not exceeding 50% of the present rental but otherwise containing the like covenants and provisos as are herein contained with the exception of the present covenant for renewal;

是不是讲说屋主如有意停止或做任何其他改变必须在3个月前通知租客？

和起屋租不可以超过原有的50%？

应该是...
在租约到期前三个月...可以RENEW一年(起租不超过50%)...

TERMINATE应该是另外的CLAUSE
