Maintain buy at 98 sen with target price RM1.50: Bolton is buying 23 acres of leasehold land (99 years) in Ukay Perdana, Kuala Lumpur, for RM72 million or RM72 psf. Although this is higher than recent transactions of RM40 to RM50 psf, it is fair because the land comes with a development order and substantial earthworks have been done.
Bolton plans to amend the layout to 92 semi-detached units and six bungalows, instead of 184 semi-detached, terrace and townvilla units, to ride on the strong demand for gated and guarded high-end landed developments in the area. The acquisition is expected to be completed by 4QFY2011.
Based on RM220 million gross development value (average selling price: RM2.2 to RM3 million per unit) and RM45 million GDV, the project should boost FY2012/13F earnings by 16% to 35% and realised net asset value (RNAV) by eight or 3% (development over three years).
Assuming 80% debt financing for the land, net gearing will only increase to 24% from 10% currently (Bolton recently secured a RM195 million debt facility).
With strong bookings for 6 Ceylon and Arata@kenny Hills, Bolton's unbilled sales should triple to about RM400 million from RM133 million. Bolton is in a good position to accelerate launches and replenish its landbank, including participating in government land redevelopment in the Klang Valley (there is a scarcity of bumiputera developers with a track record in high-end development). Valuation is attractive at 62% discount to RNAV and 0.7 times P/BV, against small/mid-cap developers' average of 45% and 0.8 times respectively. ' HwangDBS Vickers Research, Aug 11

無懼市場過熱‧寶敦將推30億產業

(吉隆坡21日訊)寶敦(BOLTON,1538,主板產業組)未來12個月內,將在國內各主要發展區推出30億令吉產業計劃。
該公司執行主席拿督阿茲曼雅哈耶披露,這是繼此財政年下半年推出10億令吉計劃後,繼續在產業上大顯身手。
執行董事陳榮光在今日股東大會也說,公司並不擔憂國內產業過熱現象,因為其產業組合由高、中、負擔得起檔次所組成,可在求供中保持平衡與獲良好反應。
其2012財政年推展的計劃,訂購仍然強勁,預測下財政年銷售將超出2011財政年的5億8千600萬令吉水平。截至上個財政年,其未進賬銷售達4億8千460萬令吉。
投資者以產業充抗通膨護盤
“在巴生河流域、檳城與柔佛,產業需求仍然殷切,很多人以產業作為抗通膨的護盤。”
他補充,美國經濟衰退與歐美債信危機,料只會類似2008年全球經濟危機期間,稍微令購屋者遲疑,過後一切求供現象將顯正常化。
他說,儘管家庭債務有增長現象,但只要仍然能償還屋貸,這應該不讓人擔憂。
他希望在即將公佈的財政預算案中,能保持產業盈利稅維持5%不變,使產業領域在穩定基礎下發展。
國行早前祭出的打房策略,包括規定去年1月起,對5年內購置後轉手的產業徵收產業盈利稅5%,並在去年11月對第三房貸者施70%的貸款上限。有消息說,政府可能在2012年預算案中向產業盈利稅“開刀”,不排除回復2007年4月前高達30%的水平。
暫無計劃擴展海外
他表示,目前國內產業計劃發展空間仍然很大,下個步驟會擴大計劃至東馬;迄今暫無計劃擴展海外。
他說,基於產品有更佳創新、包裝和溢價,而且不像上財政年有一筆1千760萬令吉行銷開支侵蝕淨利,預測此財政年淨利將愈來愈好。
截至2011年3月31日財政年,淨利下挫55.16%至1千243萬3千令吉。而截至2011年6月30日止,首季淨利按年增長55%至783萬6千令吉。
續物色新地庫
阿茲曼雅哈耶說,公司有一筆2億5千萬令吉款項,用作未來擴展計劃。
公司目前正與聯營伙伴談商,尋找5億令吉計劃的聯營契機。
他說,目前正受潛在地主接觸,以進行收購土地或聯營可能性,但在評估有關契機期間,將以市場需求為導向,會保持謹慎與掌握市場脈絡。(星洲日報/財經) |

宝敦次季净利飙175%

(吉隆坡26日讯)旗下房地产产品认购率走高,宝敦(Bolton,1538,主板产业股)截至2011年9月30日财年次季,净利按年飙涨175%至837万1000令吉,上财年同期为304万4000令吉。
次季营业额则涨58.3%报1亿81万5000令吉,上财年同期为6367万9000令吉;每股盈利从上财年的1.11仙,增长至3.23仙。
累积两季表现,宝敦净利从上财年的809万9000令吉,倍增至1620万7000令吉。
营业额增长39.5%报1亿6316万3000令吉,上财年同期为1亿1688万9000令吉;每股盈利从上财年的2.96仙,增长至6.2仙。
展望未来,宝敦董事部乐观表示,透过在巴生河流域进行中的发展计划,和未来6个月将推出的新项目,将有助截至2012年3月31日财年交出佳绩。[NanYang] |

寶敦第三季淨利漲3.7倍‧未入賬銷售逾5億

(吉隆坡29日訊)歸功於新產業銷售亮眼,以及高未入賬銷售提振,寶敦(BOLTON,1538,主板產業組)截至2011年12月31日止,第三季淨利從前期的230萬6千令吉,飆升373.37%至1千零91萬6千,促使首9個月淨利成長160.67%至2千712萬3千令吉。
第三季營業額為6千零20萬3千令吉,成長55.04%,提昇首9個月營業額增長43.44%至2億2千336萬6千令吉。
巴生河流域產業發展計劃持續,以及創紀錄的5億1千700萬未入賬銷售支撐,寶敦管理層對截至2012年3月31日止財政年取得良好表現感到樂觀。(星洲日報/財經) |

寶敦尋求聯營發展產業

(吉隆坡27日訊)寶敦(BOLTON,1538,主板產業組)正積極尋找與地主合作的機會,通過該公司的產業專長,共同開發優質的房地產。
寶敦執行主席拿督阿茲曼雅哈耶表示,企業聯營發展產業是可行的,預計這將可為寶敦改變目前土地因快速發展而缺乏的困境。
寶敦最近與CRSC產業私人有限公司簽署協議,通過與CRSC產業合作,以發展文良港總共70單位樓高3層的毗連陽台式房屋,這是該公司在文良港南北花園(Taman Sri Rampai)混合住宅及商業區發展的一部份,整個發展面積達到66.65英畝。
“雖然這是我們首次實行先建後售的發展概念,但我們有信心寶敦在巴生河流域擁有良好和穩固的建築聲譽下,將能確保毗連陽台式房屋可順利的銷售。”
阿茲曼雅哈耶補充,房屋發展的位置適中,可提高房屋的吸引力,而南北花園則擁有這個優勢。
“良好的幾個主要公路可通往市中心,加上是有地產業,這能確保該房屋在完成後能享有穩健的資本增值。”

3.8亿扩充地库 宝敦年杪发7亿回债

(梳邦再也7日讯)宝敦(Bolton,1538,主板产业股)将在今年杪发行总值3亿8000万令吉,为期7年的回教债券。
宝敦执行主席丹斯里阿兹曼亚雅表示,发行上述回教债券,是为了公司2013年价值约17亿令吉的发展计划筹资。
“我们正酝酿扩充地库,发行债券所筹集的3亿8000万令吉,将作为我们为新发展计划收购地库的资金。我们看好巴生谷地区的有地住宅产业发展,因此,我们将继续在巴生谷一带收购地段。”
他日前在公司的常年股东大会后,发表上述谈话。
目前,宝敦共有520公顷的地库,大部分地库位于巴生谷地区。宝敦现阶段持有1亿令吉的现金,其净资本负债比率为0.15倍。
购屋者预定热烈
阿兹曼预测,宝敦截至2013年3月杪现财年的未入账产业销售,将超越上财年5亿5900万令吉的记录。
“我们的产业计划,例如TheWharf、吉隆坡51G和Tijani Ukay的提早预订情况依然热烈,这些计划预计将在未来6个月推出。”
宝敦正推出TheWharf的服务式公寓及零售广场、吉隆坡51G的71间高级公寓单位、以及TijaniUkay的118间零红线别墅(Zero LotBungalow),这3项产业计划的发展总值为8亿5000万令吉。
阿兹曼指出,Tijani Ukay在7月预先推介共取得70%的认购率,这些别墅单位的售价介于220万至450万令吉。
“尽管政府采取各项措施来抑制房屋价格持续走高,但仍有许多人有意购置产业。我们认为,虽然产业投机者炒房或影响购买力,但人们的购兴仍然强劲。”
另一方面,随着土地与建筑原料成本上涨,阿兹曼不认为产业价格会下滑。

440万购满家乐2地段 宝敦发展2.5亿高档产业

(吉隆坡26日讯)宝敦(Bolton,1538,主板产业股)独资子公司宝敦土地私人有限公司,以440万令吉买进位于吉隆坡满家乐的两片永久地契地段。
宝敦土地私人有限公司是与赛益阿兹敏和莫哈末纳兹米,签署买卖合约,买进Seni Buluh私人有限公司;但后者必须确保之前与不同地主签署的买卖合约顺利执行,即15万1747平方米和2万5804平方米的土地。
上述地段没有当局发展批准,而目前建议发展高档综合商业与住宅计划,发展总值约2亿5000万令吉,发展总成本是2亿令吉,预计上述买卖在明年3月前完成后的5年内竣工。
宝敦认为收购有关公司股权,是符合其核心业务,并扩大其地库与提升未来发展盈利。[Nanyang] |

寶敦實業第2季盈利增12%

(吉隆坡19日訊)寶敦實業(BOLTON,1538,主要板房產)截至9月30日財年第2季,稅前盈利增長11.6%至1628萬5000令吉。
根據該公司向馬證交所報備指出,該公司第2季營業額按年下跌9.30%至9144萬1000令吉;稅后盈利則報1242萬6000令吉,按年增長48%;每股盈利則按年增長1.4%至4.65仙。
至于首9個月表現,寶敦實業營業額取得近1億6657萬令吉,及稅前盈利達2921萬8000令吉,各別增幅為2.1%及13.7%。

寶敦實業亞庇聯營發展4.8億計劃

(吉隆坡21日訊)寶敦實業(BOLTON,1538,主要板房產)與Mobuild私人有限公司聯營發展位于亞庇一住宅計劃,預計發展總值高達4億8000萬令吉。
兩家公司各持股一半,Mobuild 提供這塊面積達10.33英畝的土地,而寶敦實業負責發展;這也是后者在東馬的首個發展計劃。
是項發展計劃將包括高級公寓500個單位及50個單位別墅,預計2013年首半年將可推介。
目前,寶敦實業持有面積達1300英畝的地庫。
另外,該公司執行主席丹斯里阿茲曼指出,公司亦向艾芬投資銀行融資達3億7000萬令吉,以供未來收購及發展用途,冀于未來達到10億令吉年銷售目標。[ChinaPress] |

国家金融担保机构 担保宝敦2.3亿回债

(吉隆坡1日讯)国家金融担保机构(Danajamin)宣布,为宝敦(Bolton,1538,主板产业股)的2亿3000万令吉回教中期票据提供担保。
至今已为总值55亿4000万令吉的回教债券计划提供担保,最新担保就是宝敦(Bolton,1538,主板产业股)回教融资便利。
根据文告,该票据期限为7年,其中1亿5000万令吉的票据分为三期发行,并已获得全面认购。
该三期票据的期限介于5至7年,每一期均获得“AAAIS(fg)”评级。
宝敦通过发行上述回教债券所筹措的资金,作为收购土地的资金,以及充当双溪龙新发展项目的发展成本。
根据宝敦的融资解决方案计划,该公司计划筹集3亿7000万令吉,作为资本开支以及业务扩充资金,而上述回教债券计划是整个筹资活动的一部分。

Tijani Ukay訂購率50%‧寶敦有信心12個月賣完

(吉隆坡6日訊)寶敦(BOLTON,1538,主板產業組)執行董事陳榮光指出,預料旗下的Tijani Ukay產業發展計劃,將為公司下個財政年營業額作出15至20%的貢獻。
高檔產業
發展總值3億
他指出,目前Tijani Ukay的訂購率已達到50%,預料在未來12個月內,有希望全部售出。陳榮光今日在一項匯報會上發表上述談話。
他指出,Tijani Ukay為高檔產業發展計劃,發展總值為3億令吉,預期2015年全面建竣。
該計劃包括8間獨立式洋房,以及110間半獨立式洋房,並是個有圍籬及守衛的社區計劃。
陳榮光指出,目前市場出現高檔買主的趨勢,他們想要生活在低密度及青蔥環境,同時尋求獨特及安全的圍籬式社區。

宝敦洽售浮罗交怡商场

(吉隆坡7日讯)配合业务精简化,宝敦(Bolton,1538,主板产业股)正与数方洽谈脱售浮罗交怡Langkawi Fair购物广场。
宝敦执行董事陈荣光说:“我们正与两三个本地潜在买家洽售。
目前尚未取得任何结果,惟一旦完成,我们会对外宣布。”
他补充,由于该广场仍取得盈利,宝敦不急于脱售,因而未设定任何完成期限。
Langkawi Fair购物广场位于浮罗交怡东南部的3.45公顷土地上,是当地最大型购物广场,市值估计达4500万令吉。
陈荣光指出,脱售计划旨在简化宝敦的运作,同时重新调整公司的资金分配以更专注产业发展。

("GASB"), a private limited company incorporated in Malaysia under the Companies Act, 1965 ("Act") for cash consideration at par ("the Acquisition").
GASB has an authorised share capital of RM100,000.00 comprising 100,000 ordinary shares of RM1.00 each, of which 2 ordinary shares of RM1.00 each have been issued and fully paid-up.
Pursuant to the Acquisition, GASB becomes a wholly-owned sub-subsidiary of Bolton. GASB is presently dormant. The Acquisition is to provide Bolton with a dormant company intended for future expansion in its core business of property development.
The Acquisition will not have any material impact on the net assets, earnings and gearings of Bolton Group for the financial year ending 31 March 2013.
None of the directors and/or major shareholders of Bolton and/or persons connected to the directors and/or major shareholders of Bolton have any interests, direct or indirect, in the Acquisition.

烏魯冷岳地售1億 寶敦售地賺5710萬

(吉隆坡11日訊)寶敦實業(BOLTON,1538,主要板房產)以1億令吉的價格,將烏魯冷岳206畝土地脫售予楊忠禮洋灰(YTLCMT,8738,主要板工業),約賺5710萬令吉。
根據該公司在馬證交所發表的文告,旗下Prestige Capital私人有限公司與楊忠禮洋灰旗下Batu Tiga Quarry有限公司已簽署買賣土地協議。
該地租賃截至日期是2111年4月18日,是屬于Prestige Capital私人有限公司在雙溪龍626畝地中,用于採石的一部分。
寶敦透露,該地在2012年9月30日的集團季度業績中,價值2590萬令吉。
該公司說,建議出售后,經過調整的公平股價,截至2013財年3月31日,該地錄得5710萬令吉收益。
