Rawang property boom spreads towards Tasik PuteriDevelopers like Mah Sing bank on Jalan Tasik Puteri punching through to Latar to ease commutes. “The success of M Residence 1 was so fast that it surprised even us,” says Mah Sing Group Bhd deputy general manager of corporate communications, Lyanna Tew, of the developer’s township under construction in Rawang. “We bought the two sites within a space of a few months, because of the very strong response to the first project.” The last few years have indeed seen this northern satellite town moving away from its reputation as an area stigmatised by crime and low values, to one that seems to deserves some of the action from the Klang Valley’s buoyant property market. One development blowing several preconceptions out of the water has been the Emerald and Anggun developments, straddling the Rawang exit of the North-South highway. [size=0.85em]Anggun and Kota Emerald boast of a full-fledged mall and Aeon hypermarket.
Developed by Guocoland (M) Bhd and Hong Bee Property Management Sdn Bhd, houses here are not for the down and out. Semi-detached houses here are on the sub-sale market for around RM825,000 while bungalows on the market hope to fetch up to RM1.7mil. Many put these values down to the nearby Aeon Rawang mall which includes a Jusco hypermarket as well as tenants such as TGV Cinemas, FOS, Maxis and Starbucks. [size=0.85em]A journey along Jalan Batu Arang throws up several property advertisements.
Today, the Jalan Batu Arang corridor is awash with property project advertisements. These include new phases within Bandar Country Homes (eg Ivory Heights, Puteri Heights), the latest phase of Bandar Tasik Puteri (Garden Heights), luxury lakeside homes in Glomac’s Saujana Rawang, as well as more phases in the Anggun and Kota Emerald developments. In Rawang town, there are new projects such as LakeClub ParkHome by DA Land.
It is with this backdrop that Mah Sing debuts its sequel to M Residence 1. Located about 1km south along Jalan Tasik Puteri, M Residence 2 takes up a lovely site surrounded by oil plam plantations, backgrounded by hills and flocked to by a squawking population of migratory birds. Unlike M Residence 1 which is a freehold guarded development, M Residence 2 is gated and guarded with landed strata, leasehold titles. M Residence 2’s first phase, Alpine, comprises double storey link houses on 20’x65’ plots with approximately 1,885 sq ft of built-up area. So far, 203 out of 415 units have been released to the market, of which 80% has been sold. These houses are currently priced at RM458,800 (about RM244 per sq ft). Even though prices have crept up compared to preceding years (eg double storey houses at about RM150 per sq ft some years back in Glomac Saujana Rawang, followed by RM220 per sq ft for M Residence 1 last year), they are lower compared to much of the Klang Valley, with prices being comparable to those in Selayang, Kajang and Bandar Saujana Putra. At the same time, these various projects are resulting in a gradual gentrification of Rawang, which has at times been described as a “cowboy town”. A far cry from the tyre shops and factories making concrete culverts and screws which make up Rawang’s industrial activity, M Residence 1 and 2 offers pathways landscaped with frangipani trees and pavements which gently slope onto wide 50’ streets. The houses themselves come in Mah Sing’s modern and aspirational designs. The developer also stresses M Residence 2′s security features: 8-feet perimeter fencing, CCTV system with motion detectors, and gated and guarded precincts. The jewel in M Residence 2’s crown, however, is a natural lotus lake, it says. The lake will be fringed with jogging tracks, besides a club house with swimming pools, gymnasium, multipurpose hall, convenience store and barbeque area. M Residence 2 is about 37km from the notional Kuala Lumpur centre of Parlimen House. Without traffic, this journey takes 31 minutes.The road leading from the Rawang toll to Batu Arang (Jalan Batu Arang) is notoriously congested however, especially with heavy vehicles. Nevertheless, Tew believes that traffic is looking up for this area with the recent upgrading of this road from two lanes into four. An interchange is also being constructed just after the tolled exit. [size=0.85em]Construction is under way for M Residence 1.
Furthermore, Mah Sing promises that Jalan Tasik Puteri will soon be connected to the Kuala Lumpur-Kuala Selangor Expressway (Latar).
