不要放太多希望在捷运上,虽然可行的话会带动nj的经济,可是就算可行也是2018年后的事情

2011的四年前-2007

依斯干达经济特区- 是否会成功呢?
(2007-06-19) , 《联合早报网》

本文探讨是否值得投资在依斯干达经济特区及特区所面对的问题,作者提出实际的例子让投资者参考。

   a. 治安问题:

   每天翻阅报章,不难发现新山的治安让居民提心吊胆。我这里举几个已经发生及常发生的例子,相信居住新山的人都有同感:

   当你驾车回到家门口刚打开自动门,匪徒已在你家门口等候多时,猖狂到可以在你家人或邻居面前打破你的车镜,要你交出财物,邻居见到也没有人敢伸出援手帮你,因为匪徒猖狂到可能过去砍帮你的人。(这还算幸运之神在帮你了,只损失一点钱财!)

   或者你骑电单车出外时,出现“飞腿”让你人仰马翻。匪徒怕你反抗而对你拳打脚踢,让你无法反抗才抢走你的财物!(这也还算幸运了,跌倒没被车辆碾过。只损失财物和须到医院住几天而已)

   近日的案件看出匪徒已经改变策略,非但要钱还寻求刺激。对受害者做出人神共愤的兽行。

   依斯干达经济特区可能会有保安区,这保安区只在你住宅的范围(好像公寓的保安而已)但保安员也不一定可靠。(拉曼学院就发生保安员图强暴学院生事件)

   作者居住柔佛州,但都会避免到新山购物,因为不会为了省一点钱而让自己遇以上遭遇。

   新山的居民大家需要自保,因为警方人手不足(每次有头条新闻警方都是这句话),警方人手只会忙着捉超速或违规的车辆(因为这是不会有生命危险的任务而且又有额外收入)。警方只会劝告市民晚上十时过后别出门,或别到偏僻的油站上厕所等等!他们无法保护你的安全。发生被抢劫会劝你别报案浪费时间,损失钱财是小事而已。因为每天有很多一样的报案让他们不胜其烦。

   b. 基础设施:

   1.相信近日吉隆坡发生闪电水灾还是记忆犹新吧?这些基本的设施都没有办法决解,如何发展像依斯干经济达特区的大型计划呢?水灾问题出现了怪谁呢?怪天气转变和气候变化无常咯。

   2.国会大厦屋顶会漏水,新法庭大厦水管会爆和问题多多。这些基本建设都无法做好,难保问题不会发生在依斯干达特区的建筑物?

   3.新山的水上浮城计划,金马扬广场当年你是否有参与投资呢?多少资本让你投入大海呢?(投资者已血本无归,欲哭无泪)

   4.几年前的多媒体走廊计划你还有印象吗?开始时就像依斯干达特区这样热,是否成功了呢?依斯干达特区的结果会不会一样呢?

   如果马国政府不把以上“小”问题当一回事(马国政府认为是小事),结果就会像其它大型计划一样成泡沫特区吧!。

2007的四年后- 2011

降温措施推出后 新加坡人转向新山购屋

今年1月中旬出台了新一轮房地产降温措施,手头上仍有一个未清房贷项目的屋主,申请新房贷时,向金融机构贷款的顶限减至60%,也就是屋主最多只能借贷60%款项。

  金融顾问公司SingCapital首席执行员谢诏全受访时表示,这项措施的确令部分本地人转向投资海外房地产。他说:“如果说100万元的房地产,必须支付40万元的现金款项。40万新元可兑换成约90万令吉,在马国购买一间洋房还有绰绰有余。”

  投资马国房产 具杠杆效应

  新元的强劲走势,加上印花税、遗产继承税等的考量,投资马来西亚房地产的确更能发挥“杠杆效应”。

  “过去不少新加坡人投资欧美房地产,但远距离是个问题,有什么事也不可能常坐飞机去解决,投资是希望获利而不是找麻烦。马国就有地理上的优势,至少开车数小时可以到,尤其是新山。”

  “我的第二个故乡—马来西亚”(MM2H)计划,可让达到特定标准的外国人,取得多次入境居留证长达10年(可更新)。一些想要转换生活环境或正规划退休生活的本地人,因此考虑到马来西亚置业。

这项计划主要奖励内容包括:申请者可获多达85%的房贷、免税购买马来西亚生产或组装的轿车、可雇用女佣等。

  50岁以上者需拥有相等于50万令吉的流动资产,及存入15万令吉在马来西亚的银行。50岁以下者需拥有相等于50万令吉的流动资产及每月1万元的岸外收入,并存入30万令吉在马来西亚的银行。

  存入马来西亚银行的定期存款,12个月后可基于支付医药费、教育费或购买房地产等原因提出提取申请。

  戴德梁行(DTZ)马来西亚咨询与研究执行董事高永全表示,目前马来西亚提供给大多数新加坡人的移居管道相当充足,因此MM2H还没有发挥强大的号召力。

  根据马来西亚的官方数据,2002年至2011年2月,MM2H主要吸引到来自中国、巴基斯坦、英国、日本和伊朗人;新加坡排行第六,共有741人参与这项计划。

  有地房产回报较高

  前往新山置业的本地人,除了自住和充当周末度假屋外,也希望具有投资价值,但目前的回报率并不特别突出。

  外国人在马来西亚置业,只能购买超过50万元的房地产;按照新山的房价,这相等于至少是排楼、半独立屋子、洋房、高级公寓或办公楼。

  HO CHIN SOON研究公司负责人何振顺,也是一名估价师兼测量师,他就今年4月刚公布的《2010年房地产市场报告》进行分析整理,指出联邦直辖区和吉隆坡的房价20年来增长2.99倍,槟城增长2.55倍,新山仅增长1.67倍。

如果以排楼的价格来看,10年来槟城岛增长2.14倍,联邦直辖区和吉隆坡的中心增长1.61倍,新山反而下滑0.18倍。

  报告也指出,柔佛去年整体房价扬升2.6%,半独立洋房平均价增值12.3%,排楼微涨1.5%,高楼住宅上升4.1%,独立洋房平均价却相对大跌10.1%。

  何振顺说,有地房产的转售回报率较高,公寓则是租金回报率较高。如果要在马来西亚投资房地产,他会更推荐槟城、雪兰莪和吉隆坡一带,新山仍处于起飞阶段。

  他说:“新山房地产价格的波动不大。它和马来西亚其他地区不同,不是跟着经济起落走,而是跟马来西亚和新加坡两国关系的好坏走,因此金融危机时其他地区的房价掉,新山不跌反升。”

  何振顺认为新山的公寓市场还不成熟,因此无法估算出租的回报率。

  高永全则表示:“总体而言,根据过往的纪录,在马国持中长线投资的有地房产都不会亏钱,但过去10年购买高级公寓的投资者资金仍被套住。近年来租金回报没

  那么理想,要找到租户并不容易,尤其是高档公寓。此外,回报率也不会比新加坡好。”

  谈到新山房地产,他留意到所有投资都集中在马来西亚依斯干达(Iskandar Malaysia),整个柔佛南部的潜能高,发展脚步也比过往快,但房地产投资要较长时间才能取得好的回报。

  他认为商用店屋的回报率较快,有地房产的回报率在成本上扬的压力下会持续增长。

  高永全也表示,随着新马两国关系的升温,更多新加坡的发展商前去新山探路,有助提高房地产的品质。两国政府正式合作推行的计划,也可提振市场情绪。

  何振顺在观望依斯干达的发展。他说,如果地铁真的能够连接新加坡和新山,即使只有一个点,对新山房地产市场有利。

  新山房价料涨一成

  马来西亚房地产发展商会柔佛州分会署理会长许木兴,于5月初接受马来西亚媒体访问时预测,随着全球经济增长,建筑材料价格上调,明年柔佛州内的房地产价格将上调约10至15%,因此今年是进军柔佛州、尤其是新山房地产的黄金时机

  他指出,新山吸引许多来自其他州属、在新加坡工作的年轻人置业。新山人对房地产也有强大的需求和购买力,因此吸引不少发展商前往。

  发展商Gamuda Land在巴生谷以外的第一个项目Horizon Hills,位于马来西亚依斯干达的努沙再也区内,是新山至今最高档的住宅区。2007年开发以来,Horizon Hills的平均转售价比原本售价高出三成,区内四成外国居民当中新加坡人占约80%

近年来新山推出更多高档新颖、多重保安和宽敞舒适的住宅项目,吸引不少新加坡人的目光。马来西亚房地产发展商理事黄健光对马来西亚媒体表示,新加坡投资购屋者逐年增加,去年占8%,今年的新加坡买家预测介于8至10%。

  谢诏全提醒:新加坡人投资海外房地产时,必须量力而为,考虑可能面对的风险,别以为占有汇兑的优势就大胆投资。

  他指出,我国的房贷利息偏低,介于1至2%,马来西亚的平均房贷利息达6%。此外,如果将来新元走软,马来西亚房地产所需缴付的贷款就相对增加。

  对于有能力的投资者,谢诏全建议可考虑“资产抵押贷款”(Equity Term Loan)。在这类贷款下,屋主能以现有房地产作为抵押,借一笔款项,以现金购买马来西亚房地产,然后以出租的租金偿还每个月的贷款。

  当然,屋主必须确保在房地产无法出租时也有能力偿还分期付款,因此最好请专家代为规划。

  新山置业有地理上的方便,投资者须考虑偿还能力及风险。随着依斯干达的发展,及两国交通的合作,新山房地产价格有望调高,但这是一项中长期的投资,不宜充当短期套利。

Lower crime rate in Johor

JOHOR BARU: The crime index in Johor recorded a 20.69% drop last year compared to the previous year.

Johor police chief Deputy Comm Datuk Mohd Mokhtar Mohd Shariff said the achievement was equivalent to a reduction of 5,381 cases due to the commitment of all personnel involved and the police intelligence gathering method.

“We managed to lower the crime index because of the commitment shown by all as well as good cooperation from the public.

“Members of the public are the eyes and ears of the police and I firmly believe the best weapon to curb crime is police and public cooperation,” he said in his speech before presenting appreciation letters to 107 outstanding personnel during the monthly gathering at the police headquarters on Wednesday.

He said the police scored huge success particularly in curbing street crimes as well.

DCP Mohd Mokhtar said the police also clamped down hard on drug dealers and kingpins with 133 nabbed under the Special Preventive Act, last year.

“We are firm in combating drug abuse and trafficking in the state.

“Drug addicts and the dealers are not welcomed in Johor,” he said adding that police would continue its efforts against drug syndicates.

He said the Ah Long or loan sharks were also not spared with 80 of them nabbed throughout last year.

“We will not tolerate their illegal business or heavy handed tactics in dealing with their borrowers.

“I also advice the people not to resort to borrowing from the loan sharks and be mindful of their spending,” he said.

DCP Mohd Mokhtar reminded all personnel not to rest on their laurels in view of the police success last year.

“We have to increase our efforts and erase the fear of crime among the public.

“Crime prevention efforts as well as community oriented policing must be improved upon to ensure its effectiveness,” he said.

He added members of the public must always remember to call the police hotline at 07-2212999 for any enquiries or emergencies especially incidents of crime.

有高调的有钱佬,和有低调的有钱佬,同样是有钱佬,你选做哪一个,命就从那个时候定下来

发展是一定的,关键只是在于快或慢。
如果有holding power,我觉得在这里置业准没错了。
如果想投机,可能就不怎么适合。

柔两关卡虽抽样扫描 游客通关时间仍延误

(新加坡18日讯)马来西亚移民局官员4天前开始采取抽样方式,只要求入境的部分外国游客扫描指纹后,新山关卡和马新第二通道靠近柔佛丹绒古邦关卡的塞车情况已稍微纾缓。

不过,新加坡旅游和快车经营业者透露,这几天每趟快车抵达目的地的时间仍延误一个小时左右。

新加坡学校假期

新加坡快车经营者向马来西亚旅游局反映它们的心声后,后者随后也传达给柔佛移民局,以免打击马来西亚旅游业。

现在正好是新加坡学校假期,许多新加坡人喜欢到马来西亚旅游和探亲,因此目前那里是旅游旺季。

受访的新加坡快车业者表示,由于旅客到了柔佛上述两个陆路关卡,仍旧得下车排队通过移民局及海关,当局每抽样扫描一个旅客的指纹,都会使原本大约15秒的通关时间,拉长几分钟,在人潮拥挤的情况下,通关时间必然加长。

他们也说,当局在学校假期才实行这项措施,的确对他们的营运和车队调动造成不便,也大大影响新加坡人到马来西亚旅游的兴致,他们吁请柔佛当局能尽力使通关程序更顺畅。

(柔佛&#8231;新山19日訊)鋼筋、沙磚和紅磚等建築材料樣樣起價,業者大喊吃不消。

建築材料業者鄭先生向記者表示,據他向廠商瞭解,大馬的鋼筋花鐵,目前已經開始缺貨,相信在約3個月後,缺貨情況將更嚴重。

他說,目前即使代理商大量訂貨,但有錢也不一定能馬上取貨,因為新進訂單的取貨期,已經排到約一個月後了。

他也說,大馬鋼鐵市場很大,加上很多鋼鐵是從中國入口,因此不容易被壟斷。

他表示,由于洋灰不適合囤貨,因此相信至今年7月都不會起價。

但他表示,今年3月的鋼筋每公噸2千550令吉,到了7月相信將漲至每公噸2千850令吉。今年3月每塊60仙的優質紅磚,7月則漲至每塊80仙;中等紅磚在3月時每塊52仙,屆時將漲至每塊60仙;劣等紅磚則將由3月份的每塊40仙,漲至每塊56仙;小沙磚在3月時每塊25仙,7月則將漲至每塊35仙。

Maxis sees big demand in Iskandar

JOHOR BARU: Maxis Bhd sees good business opportunities and prospects in Iskandar Malaysia and wants to contribute to the region’s long-term economic growth.
Chief operating officer Jean-Pascal van Overbeke said the region was moving in the right direction based on the progress and development that has taken place here in the past five years.
He said with the influx of local and foreign investors and new residents to Iskandar Malaysia in years to come, better Internet connectivity would be one of the criteria to support its growth.
“We want to be closer to Iskandar Malaysia by offering what we know best in terms of products and services,” van Overbeke said in a media briefing yesterday.
On that note he said, in the past 15 months, the company has added an additional 328 3G sites, bringing the total to 994 3G sites in the southern region.
Overbeke said Johor Baru received the lion’s share with a third of the total 3G site expansion in the region while more than 90% of the 365 sites in Johor Baru had been upgraded to support high speed broadband allowing maximum speeds of 21 Mbps.
He said the company was also the first service provider to surpass 5,000 3G sites nationwide and was able to deliver high speed wireless broadband and mobile data capabilities covering over 80% of the country’s population.
Overbeke said the achievement was a direct result of massive expansion exercise undertaken by the company in 2010, with a capital expenditure of RM1.44bil.
“Apart from focusing on major urban cities, we also want to extend our reach to secondary and tertiary towns in Sabah, Sarawak and the east coast states,” he said.
Overbeke said as of the first-quarter of 2011, Maxis had about 14.1 million customers with 80% pre-paid subscribers and 20% post-paid customers.

A mega-city taking shape in Malaysia

IT is believed that those who visited Johor Baru five years ago might get lost at the southern gateway if they were to visit it today.

This second biggest city in the peninsula after Kuala Lumpur has undergone a metamorphosis in the past five years. It is probably like Singapore, another red dot city.

Works on the new Coastal Highway connecting Danga Bay and Nusajaya is under way. Once completed, the highway will enhance accessibility to the southwestern part of Johor.

For city folk, the anticipated Eastern Dispersal Link will help ease travel woes from Pandan to the Customs, Immigration and Quarantine checkpoint at the Sultan Iskandar Building.

An EduCity has been planned in Nusajaya and several institutions of higher learning are poised to set up their campus in Iskandar Malaysia.

The Legoland in Nusajaya is scheduled to open next year, while the first Premium Outlet in Southeast Asia will open its door in Kulaijaya by the last quarter of this year.

The Iskandar Malaysia project, launched in 2006, has sparked off many vibrant changes.

"Next year is important in the calendar of this region's growth as many infrastructure projects are scheduled for completion," said Menteri Besar Datuk Abdul Ghani Othman.

Johor Baru member of parliament Datuk Shahrir Abdul Samad is confident that more investors, expatriates and Malaysia My Second Home (MM2H) programme participants will move to Johor Baru-Iskandar Malaysia.

Skudai assemblyman and Johor DAP chairman Dr Boo Cheng Hau believes there are vast business opportunities for foreigners, too.

Based on the statistics from the Immigration Department, there are 5,289 expatriates living in Johor as of June 15, of whom 4,456 are residing in Johor Baru.

Singaporeans, Japanese, Indians and Filipinos make up the bulk of the expatriates, who are mainly employed in the manufacturing and services sectors.

Most of the MM2H participants favour Johor Baru to Singapore as the cost of living in the southern city is deemed more affordable.

A survey by the London-based ECA International on annual cost of living recently placed Johor Baru as the 37th most expensive city in Asia for expatriates this year, as compared with 41st last year. It is slightly behind Kuala Lumpur, which ranked 33rd, and ahead of George Town, which placed 40th in the ranking.

Johor Baru's immediate neighbour, Singapore, is in sixth position. The republic's ballooning property market and food bills, coupled with inflation and higher currency values, are bitter pills which even the locals find hard to swallow. Some have opted to stay or shop in Johor Baru to cushion the impact.

The Singapore factor has, therefore, raised the competitive edge of Johor Baru. Johoreans know well that the Singapore factor is also the cause of their "suffering", which started when the Singapore dollar started to appreciate in the late 1970s. One had to pay RM1.05 for every S$1.

Most Singaporeans cross the Causeway to spend their money, just like the northerners who like to lavish themselves across the border during the weekends.

On average, about 100,000 people use the Causeway daily, making it the busiest land entry point in the world.

With all the changes taking place, it makes sense that Johor Baru has been re-branded "Iskandar Malaysia". Will there be a name change?

MP Shahrir firmly said: "No way."

Johor Baru was founded in 1855 when the sovereign ruler of Johor, Temenggong Daing Ibrahim, established his administrative headquarters there. It was then known as Tanjung Puteri. His son and successor Temenggong Abu Bakar renamed it Johor Baru in 1866

"History shows that Johor Baru is a royal town and state capital. It is a name that cannot simply be changed or replaced," stressed Shahrir.

"Moreover, Iskandar Malaysia encompasses areas beyond Johor Baru, such as Senai, Pasir Gudang, Nusajaya and parts of Pontian."

(檳城、北海23日訊)國際貿工部長拿督慕斯達法宣佈,2011年1月至4月期間,柔佛是以35億令吉的投資額,成為全國之冠。而去年的“全年冠軍”檳城,則是以32億令吉暫時排在第二。

他說,檳州的32億令吉投資額之中,來自本地的投資佔了10億,而22億令吉則是來自外國企業的投資。
