公共产业信托售地进账逾亿
2017年12月16日
(吉隆坡15日讯)公共产业信托(ARREIT,5127,主板产业信托股)宣布以1亿500万令吉,将一块位于莎阿南的永久土地,脱售给Nippon Express(马)私人有限公司。
公共产业信托今日向交易所报备,该公司受托人CIMB Islamic Trustee有限公司,已与Nippon Express签署买卖协议,脱售总面积达5万9336平方米的土地和所有建筑物。
收益240万
该土地现有价值为1亿200万令吉,预计脱售收益为约240万令吉。
公共产业信托称,脱售所得,部分将用于偿还艾芬银行的现有贷款,剩余的则用作营运资本,或部分为未来的潜在收购融资。【e南洋】

AmanahRaya-Kenedix REIT Manager·股东大会通过收购Vista Tower
(吉隆坡12日讯)Amanah Raya REIT产托的管理公司──AmanahRaya-Kenedix REIT Manager私人有限公司召开特别股东大会,通过收购位于吉隆坡敦拉萨路的A级办公大楼,也就是The Intermark的Vista Tower。
AMANAH RAYA集团董事经理艾德南尤索夫在特别股东大会过后,向媒体披露,此次的AmanahRaya REIT大会,通过以4亿5500万令吉收购楼高63层的Vista Tower。
他说,经过此次收购之后,AmanahRaya REIT的总资产值将增加至15亿5000万令吉。他披露,这也是该公司的第16项产业收购计划。该公司也将脱售一些资产以降低资产负债率。
他说,收购Vista Tower是基于投资机会,以及这项A级的优质建筑物位于策略地点,邻近有捷运站、轻快铁站及KLCC等,属于黄金地带。此外,该公司是以低以市价的价格收购。
出席媒体发布会者包括AmanahRaya-Kenedix REIT Manager首席执行员诺拜祖拉、KENEDIX Asia Pte.Ltd.总裁兼首席执行员中尾彰宏及首席投资员伊泽径生。

公共產托营业额微升 去年核心净利输预期

(吉隆坡19日讯)公共房產信托(ARREIT,5127,主板房產信托股)上週四(15日)公佈业绩,2017財政年末季(截至去年12月31日为止)营业额达1509万2000令吉,比去年同期的1429万5000令吉,按年微升5.58%。
全年而言,公共房產信託营业额按年提高5.28%,从去年同期的5738万6000令吉,升至6041万8000令吉。
在解读这最新业绩时MIDF研究认为,该公司的2017財政年3180万令吉的核心净利不符预期,仅占分析员预测盈利的93%。公共房產托的去年末季的每单位派息为1.32仙,全年派息是5.50仙。
分析员表示,由于开支增加,该公司的净利下滑10%。受新收购资產--柔佛州Deluge工厂、格林玛丽城的东芝TEC和赛城Contraves大厦带动,该公司2017財政年的收入按年增长5.3%。
然而,物业或非物业开支的提高,导致该公司的核心净利下降10%。
HELP大学的资產维修成本较高,影响该公司的物业费用从去年的410万令吉,暴涨76%,至720万令吉。
分析员將公共房產信託今年1月份完成收购的Vista Tower纳入2018財政年的盈利预测,將盈利预测上修至6.2%或4140万令吉,并维持「买进」投资评级,目標价为1.12令吉。【东方网财经】 |
